Consolidating its real estate into a new building provided Wyndham with an opportunity to express their brand image through a new warm and welcoming environment. It also brought Wyndham’s environmental responsibility activities home to the headquarters. From the outset the vision included a sustainable focus and desire to educate its colleagues on environmental responsibility. PROJECT CHALLENGES/SOLUTIONS In order to certify the building as LEED CI Certified, there was a perceived increase to the original overall budget by 14% due to: • increase in soft costs for MEP engineering and hard costs for upgraded mechanical equipment • line items for Commissioning, Energy Modeling and LEED Consulting fees not included in the original budget “This certification re-affirms our position as leaders in sustainability and is reflective of our continued WyndhamGreen initiatives.” Stephen P. Holmes Chairman & Chief Executive Officer The Client together with the Project Management firm initiated a pre-qualified and experienced team of consultants to collaborate with the existing design team to analyze the perceived increase in budget and establish a protocol for integrated design decisions. The team found that the MEP baseline design criteria and baseline mechanical equipment already met ASHRAE 90.1 2004 so there would be no increase in either soft or hard costs. By incorporating a sustainable design methodology into the project (increased daylighting, high performance HVAC equipment and motors, energy efficient lighting and electrical fixtures, Energy Star rated appliances and equipment) the team was able reduce the equipment sizes and amount of fixtures as well as lower the historical baseline costs associated with construction pricing standards. As a best practice, commissioning a building, whether the building will be LEED Certified or not, would reduce change orders and risks of integrated system failure. Energy Modeling, another best practice when used as a design tool, allowed the team to test different scenarios for performance and budget criteria. It also helped confirm performance benchmarks were being met within the established budget. An experienced LEED Coordinator proved to be a valuable resource to streamline the process, clarify that no learning curves were charged to the project, and filled in appropriate gaps for pre-qualified team members. In the end, the Project received LEED CI SILVER for 5% under budget. LEED STRATEGIES & RESULTS • Water-efficient plumbing fixtures - 25% less water used • Construction waste management - 88% diverted from landfill • Energy performance exceeding ASHRAE requirements - 16% energy savings lighting, 17% energy savings HVAC, 74% Energy Star equipment and appliances • Recycled content in suspended ceilings, carpet, metal studs, sheet rock, furniture case good, seating, particle board, wood doors • Low-emitting materials such as paints, sealants, carpets, and composite wood, system furniture and seating • Third party Commissioning of critical building systems • On-site storage and collection of Recyclables • Greenguard furniture specified throughout the Facility • Lease terms 15 years • Irrigation system controls • Regional materials including furniture case goods, carpet, metal studs, paint, gypsum ceiling tiles • 100% Greenpower alternative fuel source • Educational tours • Site amenities reduce overall carbon footprint Wyndham Project Manager: Frank Campana Owner’s Representative: The Walsh Company Landlord: Mack-Cali Interior Architect/ Designer: Gensler General Contractor: Gale Company MEP Engineer: AMA Engineers LEED Consultant: Chrisner Group Commissioning Agent: ENERActive Solutions Energy Modeling: M&E Engineers Lighting Design: LDC IT/Telecom Consultant: TM Technology Partners Furniture Dealers: OFP and EvensonBest Project Size: 250,000 sf Number of Floors: 3 Date of Completion: February 2009 Photograph Courtesy of: Gensler and David Joseph Photography ABOUT WYNDHAM WORLDWIDE Wyndham Worldwide has become one of the world’s largest hospitality companies making it possible for travelers to enjoy business trips and vacations of all kinds, all around the planet. Wyndham Worldwide corporate offices around the globe are working together to reduce energy consumption. Through increased awareness, innovation and teamwork they are establishing initiatives targeting new, energy-saving alternatives. Target: Reduce energy in the offices at 7 Sylvan, Parsippany. Action: Purchase energy efficient machines such as new copiers. Result: 7 Sylvan has seen a 22.7% reduction in energy since implementing these measures. Target: Energy conservation is an important step to take when working towards sustainability. A simple method of conservation is to use less energy for lighting. Action: Wyndham Corporate offices use energy efficient bulbs throughout the building. Result: The corporate office at 22 Sylvan in Parsippany consumes 15% less lighting power density than a conventional office building. Target: The Hawthorn Suites Charleston, South Carolina is always looking for ways to lower its energy consumption and become a more sustainable hotel overall. Action: The custom-made DECTRON heating system was installed in the hotel pool. This system allows heat from the air to warm up the pool eliminating the need for a pool heater as well as a de-humidifier. Result: In four years since the DECTRON systems installation, it has paid for itself. This is estimated to be about $20,000 in savings in about two years. In addition, Hawthorn Suites Charleston has lowered its kwh usage from 120kwh in May 2009 to 97kwh in May 2010. Wind power is the fastest-growing energy source in the world. Target: A green fleet review was done on the Company Car Fleet program at Wyndham Exchange and Rentals’ Holiday Cottages by the Energy Saving Trust to see what environmental changes could be made. Action: A car list was implemented that does not allow any driver to choose a lease car that is above 165g CO2, and 17 out of 24 vehicles on the list have lower than 120g CO2 emissions. Holiday Cottages switched car lease providers in April 2009. Since its introduction, 2 out of 5 drivers have chosen high efficiency blue motion, or fuel efficient, engines. Result: Previously, the cars of all the drivers in the fleet cumulatively emitted 680g of C02. The new cars reduce the fleet’s emissions to 650g of CO2. There are 16 more vehicle changes within the next year, and a continuing downward trend in emissions is expected. 10 Energy Conservation Consumption realigned—with sustainability in mind. Wyndham corporate offices around the globe are working together to reduce energy consumption. Through increased awareness, innovation and teamwork they are establishing initiatives targeting reduced energy consumption and new, energy-saving alternatives. Target: To remain a leader in sustainability, Wyndham Worldwide is constantly looking for new and innovative ways to reduce operational costs and conserve energy. Action: Wyndham is purchasing renewable energy that is created from solar and wind power. Result: By purchasing renewable energy, Wyndham continues to reduce its carbon footprint, as well as support innovative solutions to environmental problems, such as using natural resources to create energy, which in turn releases CO2 into the air. This energy not only conserves resources, but does not release harmful emissions. Target: At the Days Hotel Grand Rapids, Michigan, there are many sustainable initiatives implemented in the property’s hotel policy, the initiatives are leading the hotel to become energy efficient. Action: All new guest room lamping is eco-friendly with Energywise sockets and fluorescent bulbs. In-room refrigerators are programmed for energy conservation, and the Ozone Laundry System was installed in November 2008. Result: To date, 778 incandescent bulbs have been converted to fluorescent, and a guest room energy management system with sensors was installed. 11 Replacing one incandescent bulb with an energy efficient bulb means 1,000 lbs (454 kg) less of CO2 is emitted over the bulb’s lifetime. Energy Conservation Consumption realigned—with sustainability in mind. Wyndham corporate offices around the globe are working together to reduce energy consumption. Through increased awareness, innovation and teamwork they are establishing initiatives targeting reduced energy consumption and new, energy-saving alternatives. Target: Wyndham Exchange and Rentals India noted the excessive amount of energy consumed by the use of their air conditioners and therefore looked for a way to reduce energy Action: The air conditioning units were turned off one hour earlier than usual, improving energy usage but maintain a comfortable climate. Result: Due to their cut backs in the air conditioning running times, 6,808 KwH were saved in Q1. Target: Wyndham Exchange and Rentals Novasol began to notice that their employees would unintentionally leave their lights and computer on unnecessarily during the day, or overnight. Novasol decided to develop a program to encourage their employees to conserve energy where they could. Action: Novasol implemented the “Turn It Off” program, which rewards those that turn off their equipment with a ‘Thank You’ note and a caramel candy. In addition to the program, clocks were added to central printers to turn them off during the night, and a virtual server was purchased, eliminating the need for multiple servers. Result: The ‘Turn It Off’ program was useful in educating and training the staff about the importance of conserving energy. The virtual server will reduce the use of 12 old servers into one. Server virtualization this year will close 10 old servers that had an hourly consumption of 177 watts, saving a total of 17,500 KWH per year. Target: The Super 8 of Monroe, Wisconsin, having met the minimum Wisconsin Travel Green distinction, set out to be a leader in lodging properties that use innovative solutions and techniques. Action: 600 square feet of solar panels were installed on the property to reduce monthly water heating costs. Energy efficient lighting was also installed throughout the building, along with motion-detection sensors in guest rooms. The use of heat pumps in Package Terminal Heat Pump (PTHP) units lowered energy costs further. Low energy efficient windows and energy recovery ventilators also helped to make the Super 8 an outstanding property. Result: The solar panels reduce heating costs by about 40%. Motion sensors reduced energy usage by 10%, and PTHP units reduced the energy bill by another approximately 20%. Target: The Wyndham Hotel Group is looking for new programs to save resources and operational costs that can be implemented throughout various brands. Action: Howard Johnson, Travelodge, Days Inn, and Ramada all have mandatory brand standards in place to take effect in the near future for a Compact Fluorescent Lighting (CFL) Program, with some properties already using it. Result: The CFL Program involves properties removing all of their standard lights and replacing them with an energy efficient bulb. The bulbs last longer than traditional lights, produce less heat, and cost less to operate. The fact that they throw less heat means more energy is saved because it doesn’t take as much energy to cool a room down, and that they last much longer than a standard bulb makes them a sound investment. 12 Energy Conservation Consumption realigned—with sustainability in mind. Wyndham corporate offices around the globe are working together to reduce energy consumption. Through increased awareness, innovation and teamwork they are establishing initiatives targeting reduced energy consumption and new, energy-saving alternatives. Target: Wyndham Vacation Ownership Asia Pacific Sydney is committed to reducing its environmental impact by reducing greenhouse gas emissions. Action: By working with the Australia GreenPower program, Wyndham Vacation Resorts Sydney is purchasing power from renewable energy sources such as wind, solar, mini-hydro and biomass power. Result: 25% of Wyndham Vacation Resorts in Sydney obtain power from green energy sources. Fossil fuels (oil, coal, natural gas) are depleted at a rate that is 100,000 times faster than they are formed. Target: Reduce energy usage at the Wyndham Hotel Group Phoenix Data Center. Action: Virtualize servers to reduce energy costs. In addition to the ecological benefits, the new system provides increased security and support many users in various locations. Result: 20 systems have been virtualized in the last six months, saving approximately 9 KwH in electricity and 2.7 tons in cooling. 95 systems have been virtualized to date, with an estimated overall savings of 42.8 KwH in electricity and 12.8 tons in cooling. Target: Wyndham Exchange and Rentals Indianapolis wanted to create opportunities to reduce the use of non-renewable energy sources (Solar, Wind, Bio, and Geothermal.) Action: Worked with the Electrical Power Supplier (IPL) to participate in the “Green Energy Program.” Result: 25% of the total electrical supply for the facility comes from renewable energy sources. 13 Target: Wyndham Exchange and Rentals Pacific looked to launch a program that would help to motivate workers to reduce their energy usage. Action: “Go Green” was launched in July 2008. Energy tracking was implemented in the offices. Result: The savings in electricity use since launching Go Green, from July 2008 to March 2009 is 9%, from 26,234 KwH used in July 2008 to 22,947 KwH used in March 2009, with an monthly average of 25,382 KwH. Water Conservation 14 Water Conservation We’re on the go—to conserve the flow. Each of the three branches of Wyndham Worldwide is addressing ways to reduce water use throughout its brands and office buildings, by using products and implementing services that promote cleaner water as well as more conservative and efficient consumption. Target: Reduce water use in corporate buildings. Action: Water usage reduced through low flow toilets, urinals, and sinks. Result: The corporate offices at 7 and 22 Sylvan in Parsippany consume 20% less water than a conventional office building. Target: There was a need to find new and innovative ways to become more water efficient in the Wyndham Garden Hotel Austin, Texas. Action: In March 2009, The Aqua Grey Water Recycling program was implemented which minimized water usage and utilized grey water to launder linens. Result: About 70% of laundry water was saved and re-used for other operative purposes on site from March 2009 to March 2010. Over 80% of marine pollution comes from land-based activities. Target: Reducing water consumption has been a major focus in the Corporate offices of Wyndham Vacation Ownership in Orlando. Action: All new construction and build-outs installed low flow toilets, urinals and sinks. This requirement is now part of our standard policies and procedures. 15 Result: Low flow fixtures reduced water consumption by 20%. Target: Wyndham Exchange and Rentals Canvas Holidays saw a need to increase their water efficiency and make a positive impact on the earth. Action: Canvas Holidays has started to phase in efficient shower heads in their mobile homes. Updating these shower heads not only helps the environment, but having the latest equipment improves guest satisfaction as well. Result: To date, 6% of units have been equipped, with plans to refit the rest when possible. Recycling/Re-use 16 Recycling/Re-use Using resources with greater care, for greener earth and cleaner air. Offices worldwide are adapting green practices to reduce the amount of glass, paper and plastic waste they generate, from substituting printed correspondence with e-mail, to the addition of single-stream recycling bins, to using FSC-certified recycled paper. Target: Wyndham Exchange and Rentals India recognized an unnecessary amount of paper and paper product usage, and looked for ways to reduce, reuse, or recycle it. Action: The team used two sided printing and email whenever possible, reducing the amount of paper used for inter-office communication. The waste of tissues, rolls, and paper cups in the cafeteria and facilities was tracked and reduced as well. An “Own Your Mug” contest was rolled out to encourage the use of a mug rather than paper cups. Toilet paper rolls were sourced with lesser perforation, and both toilet paper rolls and paper napkins all have messages reading “Use me, but don’t waste me” and “Use only as much as you need.” Result: Through double sided printing and email, 45,000 sheets of paper were saved in Q1. By measuring and tracking the consumption of paper products in the office facilities, 600 packs of tissues were saved in Q1, and consumption of paper cups, which once stood at 12,000 cups per month, is now around 100 cups per month. Target: While paper usage reduction can be challenging to implement quickly in an office, Wyndham Vacation Ownership looked for a way to lessen their impact on the environment through their paper use. Action: Wyndham Vacation Ownership has transitioned to recycled paper products rather than ordering virgin paper, helping to save trees and water used to produce paper. Result: An estimated 3,900 trees are saved annually as a result of switching to recycled paper products. 8 out of 10 bottles end up in landfills and will not begin to biodegrade for at least 700 years. Target: Reduce Wyndham Exchange & Rentals’ impact on the rainforest. Action: All North American publications are printed on Forest Stewardship Council (FSC) certified paper, which uses trees harvested from FSC farms and not the rain forest. Result: 100% of Wyndham Exchange & Rentals’ North American publications are printed on FSC paper, which saved 274,911 trees in 2009. 17 Recycling/Re-use Using resources with greater care, for greener earth and cleaner air. Offices worldwide are adapting green practices to reduce the amount of glass, paper and plastic waste they generate, from substituting printed correspondence with e-mail, to the addition of single-stream recycling bins, to using FSC-certified recycled paper. Target: Reduce waste of paper products such as facial and toilet tissue and paper towels in Wyndham Vacation Ownership resorts. Action: Utilize facial tissue, toilet tissue, and paper towels made of 10%, 20%, or 40% recyclable postconsumer content. Result: Over 50% of Wyndham Vacation Ownership resorts are using green paper products. Target: Seeing the waste created by on-site caterers, Wyndham Exchange & Rentals Europe looked to find a way to reduce waste and increase recycling. Action: Plastic recycling for on-site caterers was introduced, allowing them to reduce plastic waste. The amount of plastic packaging onsite is also minimal, due to another new initiative to work with caterers to deliver food packed in reusable plastic crates. Result: Approximately 8 kg of bottles and packaging are recycled each day. In addition, almost all items are now being delivered in reusable plastic crates except for those that must be packaged individually due to hygiene reasons. Target: Wyndham Exchange & Rentals Novasol wanted to reduce paper waste generated through customer services. Action: Checks are no longer issued as a form of deposit repayment. Novasol also implemented an “E-doc,” or electronic travel document, initiative, so that guests can access their documents online. Recycling one aluminum can saves enough energy to run a TV for three hours. Result: The E-doc initiative has been used by 40,000 customers this year, and is expected to reach more than 150,000 bookings for 2010, which will save Novasol not online printing costs but postage as well. Novasol also reduced printing and posting of checks by between 20,000 and 30,000 checks per year. 18 Recycling/Re-use Using resources with greater care, for greener earth and cleaner air. Offices worldwide are adapting green practices to reduce the amount of glass, paper and plastic waste they generate, from substituting printed correspondence with e-mail, to the addition of single-stream recycling bins, to using FSC-certified recycled paper. Target: Holiday Cottages, focused on moving towards a more sustainable company and sought to increase recycling efforts. Action: The initiative to increase recycling resulted in the separation of waste into four categories- metal, plastic, paper, and glass, which could then be recycled properly. Result: After this initiative was implemented, over 75% of all office waste is now recycled. Target: Guestroom key cards are frequently lost, thrown out, or taken home as a souvenir, limiting the amount of times they can be reused. Wyndham Hotels and Resorts looked for a way to continue providing quality key cards while being environmentally friendly. Target: The Wyndham Orlando hotel wanted to increase its efforts in the recycling initiative. Action: They started renting three 8 yard open top dumpsters for recyclable paper, plastic and cardboard. The Food and Beverage department also purchased 8 recycling bins and ten 44 gallon recycling receptacles to be put throughout the kitchen to increase recycling. Result: An estimated 32 yards per week of cardboard, paper, plastic, glass and aluminum cans were gathered for recycling. 19 Action: Wyndham Hotels and Resorts uses green guestroom key cards, which are made out of 87% recycled content. The cards are reused as much as possible, reducing how often new cards need to be created and purchased. The creation of the cards makes use of recycled material, which lowers the amount of plastic used to make them. In turn, reusing the cards saves more plastic from being created. Result: There are currently an estimated 370,000 green cards in use at Wyndham Hotels and Resorts to date, which is equal to 321,900 cards being made completely from recycled material. Recycling/Re-use Using resources with greater care, for greener earth and cleaner air. Offices worldwide are adapting green practices to reduce the amount of glass, paper and plastic waste they generate, from substituting printed correspondence with e-mail, to the addition of single-stream recycling bins, to using FSC-certified recycled paper. Target: With the large amount of recyclable trash sent to landfills daily in mind, Wyndham set out to implement a program to increase recycling and reduce trash. Action: A single stream recycling process has been implemented in the corporate offices so that workers can easily recycle plastic, glass, and paper in the same bin. This increases recycling by making it more convenient. Individual receptacles may discourage employees from recycling because they have to take the extra step to sort and separate their waste themselves. By taking out this extra step, it is easier for staff to be environmentally friendly. Result: The corporate offices at 7 and 22 Sylvan in Parsippany have recycled 26.7 tons of waste through single stream recycling. These bins are not only in communal areas but at every desk, making it possible for employees to recycle without ever leaving their chairs. Target: Recognizing the need to reduce paper usage wherever possible, Wyndham Hotels and Resorts sought to reform processes in its finance department. Action: Bills are now sent electronically to customers rather than direct mail. Result: 187 trees have been saved per month for a total year to date savings of 935 trees. The 187 trees saved monthly offset the equivalent of the emissions produced from driving 19,636 miles, or 4,338 pounds of carbon. Target: Reduce the amount of waste generated by plastic laundry bags at Wyndham Hotels and Resorts. Action: Design and implement a biodegradable laundry bag at Wyndham Hotels and resorts. These bags serve the same purpose as the previous plastic bags, but will not sit in a landfill. Result: The biodegradable laundry bag is a Wyndham Hotels and Resorts brand standard. 20 Education 21 Education Fun and informative interaction, turning green-awareness into action Wyndham Worldwide corporate offices around the globe are educating staff on the importance of green thinking. From informative newsletters to team-building to finding alternative commuting solutions, Green Teams educate and inspire their fellow workers to spread the word. Target: Wyndham Worldwide wanted to take the next step in educating its associates about sustainability and its green initiatives Action: An online teaching program called “Sustainability 101” was launched around the world in over ten languages. Result: Associates all over the world have been required to take the course and implement sustainable practices into the workplace. Target: Recognizing the need to continue raising awareness and educating their employees, Wyndham Exchange & Rentals Mexico looked for a way to reach out to their staff. Action: A newsletter is sent out to employees quarterly, educating them on the latest sustainable news and trends. This program engages and trains employees so that they are aware of how important it is to act in an environmentally conscious way. Result: The newsletter is received and read by 405 employees quarterly. Target: Excited by the spark of their new green initiatives, the Wingate Valdosta hotel wanted to find a way to make their guests more aware of their new practices. Target: Wyndham Vacation Ownership and Wyndham Vacation Resorts Asia Pacific identified a need to educate children on the importance of taking care of our planet. Action: At the WVO Corporate headquarters in Orlando, Bring Your Kids to Work Day was combined with Earth Day. As the parents of employees brought their children to work, they were introduced to many green practices. The Asia Pacific group developed a Green Kids program called Wynnie and the Wallabies to teach kids how to reduce, re-use and recycle. Result: Educating our children will promote awareness and establish good environmental practices that will carry through to their adulthood. Action: Listings of all of the hotel’s green initiatives were posted in guestrooms as well as around the hotel so guests were able to view their efforts. Wingate Valdosta hotel also became a member of a local program called Sustainable Georgia. Result: Wingate Valdosta has been recognized as a Sustainable leader in the state of Georgia by becoming certified by the Green Hotels Association. Green education is a low cost activity with a high return at work or at home. 22 Community 23 Community Changes happening globally begin with action locally From recycling programs, to purchasing organically grown products, to the construction of a green headquarters building, the favorable impact of Wyndham Worldwide’s green initiatives—and the positive example they set—reach far beyond the local level. Target: Wyndham Exchange and Rentals Indianapolis wanted to find a way to give back to our planet. Action: With the partnership of Indiana Land Trust, they were able to support the Browning Marsh, which is a wet land area with many rare and endangered species. Result: A total of $7,500 was collected and donated to help improve the Browning Marsh. Target: Wyndham Garden Hotel Austin, Texas wanted to make a difference in its community that would help promote environmental awareness while adhering to the needs of its customers. Action: Participated in a purchasing program with Trinity Oaks Wine Company. Wyndham Garden Austin chose Trinity Oaks because they pledged to plant a tree for every bottle of wine bought for the restaurant. The GM also became the chairman of the green committee in the Austin Hotel and Lodging Committee. Result: Purchased enough wine bottles over a span of three years to plant approximately 1400+ trees. Wyndham Worldwide’s Million Pound Challenge of purchasing renewable energy is equal to taking approximately 30,000 of cars off the road for one day! Target: Wyndham Vacation Ownership’s resort teams partnered with the Arbor Day Foundation to promote the planting of trees and Raw Forest Alliance certified coffee. Action: Most Wyndham Vacation Ownership resorts offer Arbor Day Specalty Coffee, shadegrown under the canopy of tropical rainforests by local farm cooperatives in Peru. Result: Providing programs throughout the year remind associates and guests that Wyndham is committed to proptecting the environment and preserving natural resources. The events also serve as educational tools and resources for associates to implement in their lives. 24 Innovation 25 Innovation Eco-friendly planning is how… our Earth will be greener years from now From awareness programs, to nonpolluting heating fuel, to green uniforms made of recycled plastic bottles, Wyndham Worldwide employees are developing and implementing innovative solutions that inspire others to do the same. Target: After reviewing Wyndham Worldwide’s carbon footprint, a strategy was developed to help offset the CO2 emissions of the company. In addition, Wyndham Worldwide sought to raise awareness among franchisees and consumers alike about the importance of offsetting CO2 in the atmosphere. Action: The Million Pounds of Renewable Energy Challenge was implemented on the Wyndham Green website, which encourages the user to send a five dollar e-card, the value of which is donated purchasing carbon offset. The five dollar donation is worth 700 pounds of renewable wind energy, an environmentally friendly alternative to other energy sources. Result: As of November 2009, 1 million pounds of CO2 have been offset. With each e-card sent, the sender not only donates to the challenge, but makes the recipient aware of the program as well. This is equivalent to taking over 30,000 cars off the road in one year. Target: Continuing its trend of using recyclable material in a new and innovative way, Wyndham Hotels and Resorts challenged its uniform company, Cintas, to make a “green uniform” for Wyndham staff. Target: Cleaning office facilities shouldn’t make the air more polluted. That is why Wyndham Exchange and Rentals and Wyndham Vacation Ownership in North America set out to make sure this didn’t happen. Action: Eco-friendly cleaning products and green serviceware are used throughout North America. Result: 100% of the Wyndham Exchange & Rentals’ offices in New Jersey and Indiana as well as over 50% of Wyndham Vacation Ownership Resorts use eco-friendly cleaning products. The sustainable front desk uniform at Wyndham Hotels and Resorts is made from 25 two-liter plastic bottles. Action: Twenty five two-liter bottles are used to create each two-piece suit, which are worn by Front Desk staff. Target: Upholding its innovative spirit, Wyndham Vacation Ownership wanted to find an alternative to paper checks that would make payments to employees efficient and more environmentally sound. Result: To date 24% of hotels have the green uniform, having recycled 5,625 two liter plastic bottles. Each uniform requires 66% less energy and 90% less water to produce than a standard uniform Action: Direct deposit enrollment was actively promoted to the staff as a way to become greener to become greener. There were 73% of total employees enrolled in the program as of October 2008. Result: As of April 2010, there has been a 14% increase to 87% in the number of employees enrolled in the direct deposit program. 26 Wyndham Green’s Program for Kids Wyndham Green’s program for kids is designed to teach children about our environment, our community, and our world. The program was developed to educate children on caring for the planet using out six core strategies: Energy Conservation, Water Conservation, Recycling/ Re-use, Education, Innovation and Community Service. Wyndham Green Kids’ Core Initiatives Energy Conservation • Use less energy when you are home. Water Conservation •Try to save water every chance that you get! Recycling/Re-use • Recycle everything you use. Don’t just throw it away! Education • Teach your friends what you know about being “green”. Innovation • Use creative ideas to help the environment. Community • Volunteer to help out your local towns and parks. Wyndham Green Kids’ Energy Adventure Scavenger Hunt The Energy Scavenger Hunt was designed by WyndhamGreen to educate elementary students about all aspects of energy. Including energy conservation, where you can find energy, and the different types of energy that are on our planet. The scavenger hunt consists of 10 stations with a different question about energy in each station. Along with the stations, the students are given an Energy Passport. Each question from the station is in the passport. Once the student answers every question from the stations in their passport, they are awarded a prize! Upon completion of the scavenger hunt, and by filling out the energy passport, the student is then considered an Energy Expert! This scavenger hunt is not only an educational tool, but it is a fun exercise to keep students engaged about Energy. Wyndham Green Kids Partnerships 27 Wyndham Green has partnered with the EPA and Energy Star to bring awareness to our kids about our planet and sustainability. Spotlight on Green - A sustainable destination Wyndham Vacation Resorts Asia Pacific Seven Mile Beach, Tasmania, Australia The Wyndham vacation resort in Australia is truly a “Sustainable Destination” due to all of the innovative Green initiatives, programs and practices at their location. The resort has: • • • • • • 61 luxury apartments (129 bedrooms) Restaurant & conference center Gymnasium, game rooms & owners lounge Pool, spa and kids splash playground BBQ and picnic area Tennis court and beach activities The goal of creating a sustainable destination evolved from Wyndham’s ‘Green Initiative’. The concept was developed around the existing environmental conditions of the site with the goal of preserving them. Community Engagement and Heritage Preservation Events for guests include local Aboriginal art shows and sales, which allow the guests to learn about the amazing local culture and connect with the flora and fauna through art which depicts themes of ‘bush tucker’ (food from the local forest). Identification and Protection of the Environment through Restoration of Native Habitat An onsite horticulturalist and team have set up a program to restore the native habitat to its original ecosystem. Guests are given a weekly eco-nature education tour and can also participate in the ‘plant your own tree’ program on the resort grounds. Conservation of Biodiversity The collective efforts of the staff and guests has resulted in an increase of the native wildlife living and roaming through the resort, include echidnas, wallabies, blue tongue lizards and various bird species as well as the threatened bandicoots. The property also features butterfly gardens. Bush Tucker Food that is grown on site is both great tasting and has the added benefit of reducing food transport miles. Seedlings were collected locally with emphasis on endangered species. Guests are also encouraged to grab a fishing rod and to try their luck on the shores of Seven Mile Beach. 28 Integration of the Natural and Built Environment The organic theme in the architecture originates from geometries found in nature. The polygonal layouts of some villas are inspired by honeycombs and basalt rock shapes. Other villas are arranged in a spiral, which resembles seashells found on the adjacent beach. Vegetation Reuse Fallen timber from seasonal storm damage in the area is cut and used for firewood as well as landscaping mulch - nothing goes to waste. In addition, structural supports for the resort entrance were created from invasive pines which were removed to plant native coastal gum trees. Other Green Initiatives in Design The windows and patio doors in the guest villas were designed to face the activity areas, promoting guest interaction as well as connecting to the garden views. In the last three years, 20,000 native plants have been planted to help protect the native eco system. Reuse of Wastewater The new aerated wastewater treatment plant with above ground tanks uses ultraviolet light to process the sewage. It is designed to kill micro-organisms within a few seconds without leaving harmful residue or by-products avoiding the use of typical treatment chemicals. After processing, the treated effluent is dripirrigated through the subsoil to promote landscape growth and reduce the resort’s overall water consumption. 29 Energy Design & Efficiency In keeping with green policies, energy efficiencies are evident in the ground lighting as well as recycling of office paper that is shredded and added to the garden compost. Vegetables that are grown for the resort are used in the kitchens. All foods are either grown on site or purchased locally. Only green guestroom amenities are used such as soaps and shampoos. All ceiling lighting is low voltage, all lamps use energy efficient fluorescent light bulbs. Only low VOC (Volatile Organic Compound) paints are used as well as low VOC ammonia free carpets. When waste is collected from guestrooms, they are separated into two separate bins: one for recycling and the other for generalized waste. In addition, each room is fitted with low flow plumbing and water saving shower heads. This also includes all washing machines throughout the resort. Spotlight on Green - A sustainable destination Green, Greener, Greenest Sustainable Entrepreneurship Bungalows of Landal GreenParks are always located at the center, or right next to the most beautiful natural park areas. Landal does its utmost to deal responsibly with these natural resources to the best of its ability. Sustainability is a key element of their mission statement; it is incorporated into their work flow and touches upon the essence of how the parks exist in such close quarters to these beautiful natural areas, ranging from sourcing locally, to utilizing regionally produced products, to what the parks mean to the surrounding area. Sustainable tourism is the key; entailing cultural and social interaction with the local population, local economic development and employment opportunities. This is one of Landal’s strengths: they are very active in the regions the parks are located, and this distinguishes them from their competitors. More sustainable tourism also means more people taking a holiday closer to home, to spare the environment. When a new park is built, or an existing park renovated, the majority of the construction materials used are made of recycled or environmentally sustainable material. Several of the parks also use geothermal heat, solar energy and district heating via cogeneration, whereby one energy source is utilized to produce two new energy sources. Many of the parks have renewable energy, generated from the waste that the parks produce. They also use lowenergy light-bulbs such as CFLs and LED lamps and have appointed energy officers at all their parks. The last few years, Landal has implemented many initiatives varying from low-energy light-bulbs program to the application of geothermal heat and increasing the renewability of energy supply by using the parks’ waste to generate energy. The grey water circuit at Landgoed ’t Loo is an excellent example of reuse. Increasingly, the parks are also able to compensate the loss of forest through reforestation projects. Next is a summary of some of the efforts. The examples can be found practiced at many of the parks. Unfortunately, not yet all of the parks have the capacity to do so, but they are working hard to change that! 30 Spotlight on Green - A sustainable destination Environment Partner Natuurmonumenten Landal GreenParks is an official partner of Natuurmonumenten. This is an active partnership as both organizations see the environment as a top priority, and are dedicated to getting people connected to nature. Natuurmonumenten manages over 250,000 acres of natural area, ranging from forests to wetlands, mudflats and floodplains, and from heath to country estates. These natural areas are often located within visiting distance of Landal GreenParks, and Natuurmonumenten organizes hundreds of activities each year, ranging from a tour with the local park ranger to a trip with a covered wagon to a boating outing or children’s party. to their daily income. For every kilogram sold (2.2 pounds), of their coffee, Puro spends a fixed amount to purchase and conserve part of a rainforest. In Ecuador, Puro has already bought over 2300 acres of rainforest. Fish with MSC Ecolabel On the Landal Green Parks menu you will find sustainably caught fish with the MSC ecolabel. Sustainable fisheries are crucial to reducing bycatch and overfishing. To create sustainable fisheries, sufficient mature fish must remain in the sea to ensure future fish stocks. The Marine Stewardship Council (founded by WWF and Unilever) monitors this and provides sustainably caught fish with certification and an ecolabel. Landal Water In order to reduce CO2 emission from the transport of bottled water, Landal has chosen not to offer pre-bottled water at the parks. Tap water in the Netherlands is of excellent quality. They bottle the water on site at the parks, chill them, and if requested, carbonate them. Naturally, Landal uses glass bottles which can be recycled. At the Stores Birdlife Netherlands Birdlife Netherlands and Landal GreenParks are working together to enable even more people to enjoy birds and the natural areas they reside in. Landal GreenParks supports Birdlife Netherlands with the recruiting of new members. In turn, Birdlife Netherlands helps Landal GreenParks in offering attractive (bird)-sight-seeing packages in the natural areas close to the parks. Paper Landals’ guest magazine ‘Naturally’, the Landal GreenParks and Landal Ski Life brochures and the employee’s magazine Gazette are printed on FSC certified paper. This means the origin of the paper is controlled and is part of a reforestation program. In general, Landal aims to increase its use of online media, for instance by sending out more of its newsletters in digital version to internal and external target groups and minimizing the use of paper within the organization. Restaurants 31 Fair-trade Coffee Landal offers Puro Fair-trade Coffee. This means that Puro coffee farmers in Guatemala, Peru and Congo receive a structural and fixed financial contribution The guests are offered regional and local produce at the stores. For example, at parks located in the province of Drenthe one can find ‘Drents Goed’ and ‘Kempen Goed’ products, which are locally grown or produced. These are healthy and tasty products. Many of the parks also have regional organic produce. Green Savings Energy Savings Low-energy light-bulbs are used wherever possible on the park grounds and in the buildings, while LED lights are used in the pools. Landal has also installed water-saving showerheads in the bathrooms. They also use a 100-items green savings checklist. This list is distributed to all Landal GreenParks and overseen by energy officers. E-View Landal has experience in how to make the energy and gas use of a park visible. With E-View, an online monitoring system that allows for improved management of energy use and costs, it is possible for Landal to trace leakage and even excessive energy and gas use. Spotlight on Green - A sustainable destination Room Thermostats For quite some time, Landal has been using automated room thermostats in the chalets, which respond to movement and light, and automatically switch to a lower temperature when light or movement are no longer registered. Geothermal Heating Geothermal heating is used as a sustainable heating source at Landal Terschelling (Netherlands) and Landal Brandnertal (Austria). Geothermal heating is an environmentally friendly alternative for using fossil fuels. Using a geothermal heat pump the heat is extracted from underground. In the winter this geothermal heat is used for heating the accommodations. In the summer the heat is pumped into the ground, keeping the accommodations at a comfortable temperature. For other energy requirements, carbon neutral woodchips are used. Corporate Social Responsibility Sustainable entrepreneurship is all about People, Planet & Profit. For Landal this also includes charity work; Landal GreenParks helps the less fortunate to enjoy an unforgettable holiday at one of our parks. On a regular basis they offer stays at the parks free of charge to the Make-A-Wish Foundation Netherlands, the Cancer Center in Amsterdam (part of VU Medical Center) and to Beyond the Moon, a Belgian wish foundation. The Landal GreenParks based in Germany is also participating in the charity sector, such as Villa Kunterbunt (comparable to the Dutch Villa Pardoes, or American Children’s Inn). Besides working together with various charities, individual requests are also considered. In 2009, Landal asked readers of their guest magazine ‘Naturally’, to put forward who they thought deserved a free stay at the parks and why. A jury made a selection from all the suggestions sent in, and granted one hundred free stays. National Children’s Aid Foundation Landal GreenParks partners with the National Children’s Aid Foundation. By working together, Landal and Children’s Aid give vulnerable children a positive experience by providing them a weekend or midweek stay at one of Landal’s parks. The National Children’s Aid Foundation helps children that need a little support, who have gone through difficult times and need a “little bit of luck”. (Foster) Families with financial difficulties or youth welfare organizations often do not have the financial resources to provide anything extra such as bicycles, holidays, swimming lessons, sports or a Christmas present. Children’s Aid helps by providing this extra financial support. The two organizations also work together to increase the visibility of the Children’s Aid Foundation, and to increase fundraising opportunities. Make-A-Wish Foundation The Make-A- Wish Foundation has been fulfilling wishes of children afflicted with life threatening diseases for the past 21 years. Since it was established in 1989, over 3500 wishes have been granted. A stay at Landal GreenParks has often times been one of the wishes granted over the years. Asthma Foundation Based on guidelines established by the Asthma Foundation, Landal has created special accommodations suitable for use by people with Asthma or COPD. This way they can also offer enjoyable holidays to guests suffering from various lung diseases. At many of its parks, Landal also offers smoke-free chalets. 32 Spotlight on Green - Renewable Energy Vineland Ramada Inn Uses Solar Innovation for Power With the demand for sustainable practices growing each year, many companies have been trying to find ways to become more cost efficient while preserving the environment. There were many advances in the field of sustainability, but few of which stand out compared to what is going on at the Vineland Ramada Inn in New Jersey. In March of 2010, the Vineland Ramada Inn revealed its solar project to harvest sunlight to support 80% of the hotel’s electricity usage. Co-owner John Scipione announced that $2,895,390 has been invested into their solar farm project. He estimated that the project is projected to save $7.3 million over the life of the farm after covering the initial investment. The Scipiones purchased the Ramada hotel in May of 2009. Since then they have implemented many “green” practices around the property. These “green” practices range from simple replacements of incandescent lighting to compact fluorescent bulbs to the installation of a solar power farm. The switch from incandescent to fluorescent bulbs is projected to save $2,500 per month according to the owners. Future plans for this property also include a state energy audit to try and reduce gas consumption. The Vineland Ramada Inn is one of the first in the Wyndham Hotel Group family to use solar power for its hotel. According to associates within the hotel, the solar farm will generate approximately 620,620 kilowatts of power each year – enough to power about 50 normal family households. In addition to this, it also prevents the emission of 863,220 pounds of carbon, 4,717 pounds of sulfur and 1,552 pounds of nitrogen. “The system is expected to pay for itself in about 2.7 years,” said Scipione. “There are federal tax credits that reimburse 30 percent of the costs of the project. It’s just something we wanted to do to save money and also become part of the state’s green economy.” 33 Thank you to the participants of our global program Helen Allison Ana Aznar-Meyer Michael Babicki Fiona Beetar Dave Blodgett Frank Campana Noelle Capuzzi Sue Crane Tara Davis Nicole Eresman Jeff Esquillo Mary Falvey Shirley Fischer Nicole Gaglio Miggy Gogolen Diane Grabowski Steve Holmes Kirsten Hotchkiss Alyson Johnson Deborah Keegan Ellen Kolakowski Patti Lee Justine Lynn Gus Manz David Marconi Len Marotta Scott McLester Carolyn Mesce Joanne Morreale Theresa Orben Gurvinder Patara Nick Rossi Nancy Rudella Lori Smith Faith Taylor Hakeemah Bowe-Walker Gerron Wooten Andrew Ahern Geoff Ballotti Robin Bellefuil Kim Benetti-Longhini Brian Bruno Brian George Melinda Gibson Matt Holmes Bas Hoogland Jeannette ten Kate Amanda Li Linda Lim Lesley Millman Itzel Orozco Bradley Pennington Anders Pii Katherine Revett Faye Tylee Chitra Vijaya Ruth Webb Dave Akins Jeff Anderson Bernie Bernloehr Doug Bowman Sam Buckingham Lisa Burby Gary Byrd Shelly Cambron Mark Faulkner Kevin Filer Carmen Gibson Franz Hanning Rob Hebeler Pete Hernandez Stuart Humphreys Ted Hunter Gary Hyde Sarah King Tonia King Rob Landry Julie MacPherson Ken Martin Mark McClain Jody McKenzie Jamie Olson Stratis Pridgeon Barry Robinson Stuart Sanford Marion Smart Kerri Taylor John Wilkinson Evy Apostolatos Belinda Atkins Vicki Banner Jeremy Barker Diane Barr Rui Barros William Brewer Edwin Broers Tramaine Cooper Marc Cunningham Chris Demetrio Eric Danziger Jim Darby Aly El-Bussani Kathleen Flores Greg Giordano Ken Greene Phil Harvey Madhu Jonnada Michele Kelly Alice Lazore Gert Noordzy Chris Nowak Dino Pallotta Keith Pierce Michael Poynter Caryl Porter Des Pugson Dave Rives Fernando Salazar Marc Stanley Wayne Susser Kerri Taylor John Valletta Jeff Wagoner Pei Yong Mark Young Michael Zager Franchisee Advisory Board “Champions of Green” Art Bartsch Thomas Belford Joe Guidry Anuragg Mullick Mayur Raval Tony Sahyoun Navroz Saju Rishi Shah Craig Smith Steve Sparks Tom White 34
