Charleston New Homes Snapshot Volume SIX | Issue ONE | March 2014 Observations & Trends Welcome to the first issue of the Charleston New Homes Snapshot for 2014. I hope everyone is off to a great start in the new year! Our local real estate market experienced the best year since 2007 in several categories ranging from over 12,000 closings in the overall market to over 2800 new home closings and over 3700 permits pulled by area builders. As we enter 2014, we will be challenged by the shortage of finished lots, however, the development activity has returned to 2006 - 07 levels with many parcels in all three counties going through this tedious process. Below we will take a look at how we end 2013 regarding permits, closings, and the ranking of the top 10 builders in our market. Overall, permit activity is up almost 50% since 2011 and is the highest since 2007. Typically, strong permit activity is a good sign that builder confidence is increasing in the market. New Homes Closing Year over Year Comparison Above you will find a graph from Real Estate Information Service, Inc that shows the new home closing activity for the past four years. As you can see, new home closings edged closer to the 3000 number mark in 2013 and is up 38% over the past two years. With permit activity continuing to grow and new developments taking shape this year, we will continue to see this number increase over the next several years. Overall, there was a 28% increase from year over year for this group and they also represent 78% of the total new home closings in the entire market for last year.
