IMPROVEMENTS
A 2001 16X68 Manufacured 3bedroom 2 bathroom home sits at the front of the property. It is in really
good shape and makes for a great hunting camp. There are also 2 storage sheds and a small set of cattle
pens that are included in this sale. The property is completely fenced and cross fenced. There is also
approximately 2,000' of electric fence being utilized to aid in seperating pastures for a more intesive
grazing system. The ranch also has an irrigation well and all equipment that conveys with it. The current
owner is leasing 50 acres next door that could possibly be continued by the new owner.
WATER
This ranch has a valuable commodity that many do not have but need in this time of drought an irrigation
well. The well is an estimated 340’deep, it has 8″ casing, and water comes up to 60′. The 8 stage 6″
turbine is set at 120′ and pumps approximately 60 gallons per minute. The irrigation well is run by a
Detroit 253 two cylinder diesel engine that is very efficient at .75 gallons/hour. A Detroit 371 with a 5′
turbine is connected to the 6″ mainline and will pump 600 gallons per minute out of the irrigation tank.
The irrigation equipment included in the sale consists of approximately 1000′ of 6″ mainline, 1200′ of
5″ mainline, 1200′ of 4″ pipe with risers and a 1250′ sideroll.
UTILITIES
Karnes electric is the utility provider to the property. The home has a 1000 gallon dual chamber concrete
septic system with a drain field installed in 2008.
McCoy rural water supply provides water to the home.
PROPERTY TAXES

This property is located just 3 miles from Leming and Poteet in either direction. From Leming take Fm 1470
west and go appoximately 3 miles. Take a right on Barn road and then right on Cobble road. Ranch is 1/2
mile on right. There is a very controlled 100'wide access that opens up to the remainder of the ranch. It is
only a short 30 minute drive from San Antonio.
