Thick, native brush including mesquite, catclaw, and guajillo, and tasajillo cover parts of the ranch. The
southern part of the ranch is divided into two mostly open pastures with deeper sandy soil. Scattered
mesquite and thick mesquite in some places on the south side as well. The ranch also boasts large old live
oaks and oak motts. There are 3 ponds on the ranch giving it great surface water for livestock and wildlife.

Native wildlife in the area are whitetail deer, quail, dove, hogs, turkey, and varmints. This region of Texas is
well known for its whitetail deer and dove hunting. The closest town to the ranch is Devine, TX only 4 miles
away. Devine has a great ranch supply store Morales Feed, a Tractor Supply is being built, plenty of
restaurants, even a Wal Mart. All owned minerals will convey with the sale of property.
The ranch does have an old house on it in need of repairs, but would make a great weekend or guest
house. The property offers some great homesites locations for a residence or weekend ranch home which
offer great views. There are also cattle working pens, and covered storage for equipment.
