I. Welcome Welcome to our community, the best kept secret in Western North Carolina. Though first developed in 1971, Connestee Falls continues to flourish as one of Western North Carolina’s largest gated communities. Nestled in the beauty of the Blue Ridge mountains, Connestee features over 1200 homes within 4000-acres of natural settings, preserved green space, and four well-stocked lakes. Connestee Falls offers something for everyone. Whether that something is testing your game on our 150-acre George Cobb designed 18-hole Championship golf course or exploring one of our many walking and hiking trails or simply getting to know the personal stories of your neighbors, Connestee prides itself on being an active year-round community. With over 50 community, activity and volunteer groups, Connestee residents are usually out-of-the-house and getting involved. If you cannot find something to do in Connestee Falls, you might just be staying inside too much. The Overlook Clubhouse is the activity center for most of the community. The Overlook houses the Carolina Dining Room and our more casual Grill and Bar. Both are open to residents and guests. The Cherokee Room and Blue Ridge Lounge are located on the top floor of the Overlook Clubhouse and are frequently used for social, administrative and community activities. The Golf Shop and Wellness Fitness Center are located on the first floor (downstairs) of the Clubhouse and are open 7-days a week. We hope you enjoy your stay. Renters Information As of 5/24/2011 Rules & Regulations Basic Information The residents of Connestee Falls urge you to thoroughly read the Rules and Regulations of the Connestee Falls Property Owners Association, which is located within the rental unit. (Most rental homes have a copy prominently located by the phone.) If you have not received a copy, please let us know so that we can provide you with one during your stay. As a guest in our community, you are bound by these legal documents and your strict compliance is required. Please conduct yourselves in appropriate and respectful manners. Please refrain from disturbing other guests and residents by reason of sound, appearance or sight. Please report any consistently occurring annoyance or nuisance to Administration or to your Property Management Firm or realtor. Included in this book are certain excerpts from these Rules and Regulations which will help you get established in Connestee. If you have a question regarding acceptable practices and restrictions, please read the complete governing articles. You may also contact the Administration Office at 828.885.2001. Use of the Roads: Maximum Safe Speed – 25 mph The motor vehicle laws of the State of North Carolina shall apply as rules and regulations with respect to roads within the Development. Under normal conditions, the maximum speed on the roads within the Development shall not exceed twenty-five (25) miles per hour or such lower speed as indicated by appropriate markers. All vehicles shall be careful to remain on the right hand side of the roads. No passing of a moving vehicle is allowed. Use of Amenities: Guests are invited to join any of the activities in which you might be interested. This packet lists the basics about many of our facilities and amenities. Please contact Administration (828.885.2001) if you have any questions and to seek additional information. Household Pets All household pets must meet county and state requirements as to licensing, rabies inoculations, etc. When not on its Owner’s Lot, each household pet must be accompanied by a responsible person controlling the animal by leash. No household pet shall be permitted to cause or create a nuisance or unreasonable disturbance or noise. All household pets must be registered with Security in accordance with policies and procedures established by the Board. Problems with your Rental Unit: IF YOU ENCOUNTER PROBLEMS WHILE RENTING, PLEASE CONTACT THE PROPERTY MANAGEMENT FIRM OR YOUR REALTOR. If you have rented directly from the property owner, please contact him/her. Connestee Falls Property Owners Association CANNOT authorize, nor assist, with any type of maintenance on these units. Please see the service numbers at the end of this booklet to contact utility companies or consult the yellow pages of the local telephone book for other services. Suggestions/Complaints: All suggestions or complaints involving employees, policies or activities of the Association, shall be made in writing to the General Manager. Distributed on Friday mornings, The Friday Flyers are available at any entrance gate or within the Overlook Clubhouse. The Monthly Overlook – our monthly newsletter – lists the events, announcements and news of the month. It is available within the Clubhouse and at any entrance gate during the first of the month. Guests can also contact the Administration office at 828.885.2001 or 2002. Amenities Dining and Dress Code: Carolina Dining - 884-5622, Casual Grill - 877-3977 Appropriate Attire and Reservations are required for Carolina Dining. The Carolina Dining Room of the Overlook Clubhouse is a delicious, unexpected treat within Connestee Falls. Featuring fine dining and great values, Carolina Dining will please any appetite. Needing only reservations and appropriate dress, the Carolina Dining Room is open for dinner Wednesdays to Saturdays, and occasionally for Sunday brunch. For more information, contact the Dining Room Supervisor at 884.5622 or the Club Manager at 885.8208. Payment methods accepted are cash, check, and Mastercard or Visa credit cards. The more casual Grill & Bar is a great place to relax after a round of golf or during the day. Enjoy lunch on the patio, order a fresh homemade pizza to go, or meet a friend for soup and salad. The Grill is open 7-days a week from 11am to 5pm (3pm November through April). Fridays and Saturdays feature specialty pizzas and extended hours until 7pm. Our only request is that you order your pizza no later than 30 minutes before closing. Call The Grill at 877.3977 for more information and daily specials. Dress Code for dining in the Carolina Room, Banquet areas and Connestee Grill & Bar: For men, proper dress is defined by slacks, shirt with a collar, and appropriate footwear (does not include golf shoes.) For women, proper attire is defined by slacks, dresses, walking shorts, appropriate tops and footwear (does not include golf shoes.) In the Grill, proper attire is as listed above plus walking shorts, casual workout clothing and tennis attire. Inappropriate attire: Tank tops, gym shorts, tee shirts, bathing suits without cover-up, and flip flops are inappropriate in any venue. Blue jeans are not permitted after 5:00pm in the dining/banquet areas of the upper level of Clubhouse. Blue jeans are not permitted on the golf course, driving range or practice greens at any time. Connestee features a full-service Golf Shop and PGA Professional instruction and clinics. For more information and to reserve a Tee Time, call 885.2005. Men’s and Women’s groups play regularly throughout the year. Ask the Golf Shop if openings are available. 5 Connestee Falls Welcomes You Renters Information As of 5/24/2011 Golf Shop Hours of operation are 7:00 am to 6:00pm (seasonal) every day. The Practice Range is open until 6:00pm with the last range ball sale 30 minutes before closing. Please ask the Golf Shop staff when carts need to be returned by. Proper Golf Attire is defined by shirts with sleeves and collars, slacks or shorts. Cut-off shorts, gym type shorts, and high heeled boots or shoes are not permitted. Blue jeans are not permitted on the golf course, driving range or practice greens at any time. Wellness / Fitness Center: $5 per day, Call 885-2741 The Connestee Falls Wellness Fitness Center is located on the first (lower) level of the Clubhouse. The Center features state-of-the-art, professional grade aerobic conditioning and strength training equipment. Out Fitness Professional offers free daily exercises classes as well as personal training. Also, our Fitness Professional has coordinated with local massage therapists and offers daily access to these services by prearranged appointment. For more information about available fitness opportunities, please contact The Wellness Center at 885.2741. Guests of Connestee Falls are invited to use the facility for either a daily access fee ($5) or by purchasing a membership. Membership plans range from the Monthly to the Annual level. Contact the Fitness Professional at 885.2741 to ask about current Membership plans. Appropriate dress for the Wellness Center includes gym shorts, tights, workout shirts, and tee shirts. Street shoes are not allowed within the Wellness Center. Tennis: Access via Golf Shop, call 885.2005 for more information Connestee Falls offers its Tenants and Guests access to its Tennis Facilities at no additional charge. Tennis Courts are located across the street from the Overlook Clubhouse, off Connestee Trail. Guests are allowed to reserve courts for no longer than 2 hours and up to 2 days (48 hours) in advance. Keys for the tennis courts are available within the Golf Shop, located downstairs of the Overlook Clubhouse. Appropriate Tennis Attire is required for all players and observers. Street Shoes are not allowed on the tennis courts. Please observe all appropriate tennis rules and regulations that are listed at the facilities. Swimming (Pool and Lakes): Note: All swimming at parks or elsewhere will be at swimmer’s own risk, and notice shall be so posted. Swimming Pool Hours: Memorial Day through Labor Day General Swimming Hours 11:00am to 6:00 pm. (* Optional Rest Periods 10 minutes each hour) Lap Swim Hours 7:00 am to 8:30 am Water Aerobics 8:45am to 11:00 am The Pool is open to all Connestee residents and guests. All persons must register themselves and their guests on the sign-in sheet before entering the pool. Children under the age of fourteen (14) must be accompanied and supervised by a responsible adult over the age of 21. All persons must shower before entering the pool and must be able to swim the width of the pool. Approproate bathing suits does not include dungarees, athletic and golf shorts, cut offs and slacks. All printed rules, instructions and regulations posted around the pool and orders from the attendant must be obeyed. The pool attendant may close the pool whenever an unsafe condition exists or appears imminent, i.e. thunder storms. 6 Connestee Falls Welcomes You Renters Information As of 5/24/2011 Swimming at Connestee Falls Lake Facilities Swimming is available in all lakes at your own risk. Swimmers must remain within the designated swimming boundaries. Connestee Falls recommends the following swimming hours at all lakes: 9:00am to 6:00pm. Fishing and Boating: $10 C.F. P.O.A. Fishing License required Please contact the Administration office to inquire about current Fishing Policies and Restrictions. Connestee Falls practices astute environmental stewardship. The Golf Operations drastically restricts the use of pesticides and herbicides, and seeks to protect the abundant wildlife living near and within our lakes, ponds and creeks. All of Connestee Fall’s lakes are stocked and feature several species of fish as part of the Connestee Falls Natural and Environmental Control programs. Fishing within Connestee Falls requires a Connestee Fishing license and acknowledgement of approved fishing locations. The cost of the license is $10 for anyone older than 16 years of age. You can obtain your fishing license at the Administration Office. Anyone under the age of 16 must be accompanied by an adult with a fishing license, which must be displayed at all times. Almost all of the designated fishing locales within Connestee Falls require “Catch and Release” practices. The Administration Office has access to all current catch regulations and size limitations. All boats and boat trailers must be registered with Security at the Main Gate prior to entering the development and must display a valid Association boat permit. All incoming boats must enter through the Main Gate where the hull of the watercraft and the chassis top and bottom of all watercraft trailers, and the undercarriage of the towing vehicle, will be sprayed with a decontaminate to prevent undesirable weed growth in our beautiful lakes. All boats carried on vehicle roof racks MUST BE REMOVED BY THE OWNER for spraying. There shall be no use of power boats, except those boats with electric motors, allowed on the lakes. An all-purpose court, campfire circle, and roofed pavilion is available at Atagahi Park. 7 Connestee Falls Welcomes You Renters Information As of 5/24/2011 Community and Activity Groups: Join in and Have Fun Connestee Falls has over 50 community and activity groups, ranging from Bridge to Dominoes to Hiking to Quilting. For just about anything that you want to do, Connestee residents have organized a club or group that meets together. The Overlook Clubhouse is the central meeting place for almost any group. Pick up a copy of our weekly newsletter, the Friday Flyer – distributed at any gate or inside the Clubhouse. You can also contact the Administration (885.2001 or 885.2002) office to inquire about what clubs/groups will be meeting during your stay. The Administration Office has access to “leaders or organizers” of groups and clubs within Connestee Falls.
