S. 771-8639 WHAT THE REALTORS SAY We asked area Realtors: “What are some of the better qualities in Southwest Jacksonville?” “One of the best perks of Jacksonville is its low cost of living and remarkable housing prices, which are particularly evident on the Westside. The overall cost of living here is nearly nine percent below the national average.” – Amber King, Marketing Director of DR Horton “People are coming to Southwest Jacksonville because you can get more home for the money and it is convenient to I-10, I-295 and I-95. It’s a “laid back” and friendly area. You can be riding around a subdivision and you will get several waves from residents walking or working in their yards.” – Jensine Henderson,Vanguard GMAC Realtor “You get more house for your money, but it’s more than that. You’re still on the edge of half-country and half-city with great access to Orange Park, the airport (Jacksonville International Airport) and downtown. It’s a good area for first time homebuyers and it’s a nice mix of people.” – Doug Smith, Broker Weichert Realtors “I think it’s the easy access to Baker County, I-10 and interstates. It’s just a good growth area because of the larger parcels of land available. The same with OakLeaf, which is probably going to have the biggest amenities centers out here.” – Ryan O’Brien, Manager of Watson Chaffee Road Office “You’ve got a lot of parks and things like water skiing at McGirts Creek, and it’s conveniently located to many other areas.” – Loraine Drinkwater,Watson Realtor “There are a lot of new developments. My gosh, you get a house similar to something you’d get in other areas of town for significantly less. The values are going to leap in a few years. Cecil Commerce Center is a big draw and there are lot of job opportunities.” – Cliff Broughton, Manager Fleming Island Branch of Prudential Network Realty Community Link Southwest Jacksonville Quick facts: Southw est New Wal-Mart o n the way Wal-Mart is expand ing in Sout Retail developer sees opportunity Jax hwest Jacksonville. recently purchased The retail giant land at the intersec tion of Normandy and Chaffee Road, Boulevard across the street fro m the project bein g developed by Toney Sleiman. Toney Sleiman is the president and CEO of Sleiman Enterprises, which has done numerous projects around Jacksonville including the Jacksonville Landing, Sadler Square and Roosevelt Plaza. He currently has two projects in Southwest Jacksonville and answered a few questions about them and the area. Q: You are currently working on two projects in Southwest Jacksonville, Chaffee Square and OakLeaf Plaza. Can you tell us a little about them? A: Chaffee Square is about 30 acres of land and it’s going to total 150,000 feet of retail. Right now we’re talking with tenants about filling vacant lots and we’re going to use the same colors and patterns that resemble the West Regional library on Chaffee Road. OakLeaf Plaza, we’ve already done some things like the Walgreens, AmSouth bank and the Gator’s Dockside. In Phase 2, you’re going to see a new 80,000-square-foot Belk come to the area to total about 200,000 square feet of retail. Q: What do you foresee for Southwest Jacksonville in the next few years from a commercial point of view? Given the amount of land available, what is the potential to develop? A: I think you’re going to see more controlled growth on the retail side. People are clamoring for things like restaurants in the area, and it’ll happen once the residential side of things picks up some. Q: What are your thoughts and expectations for the OakLeaf area? A: OakLeaf is just unbelievable. The entire area is just exploding. All it’s done is increase the entire value of the area. The way they’ve set up the residential and commercial layouts for it is just great, and it’s almost certainly going to keep growing.
