I-10
The interstate that
stretches from Florida to
California forms the
northern
border
of
Southwest Jacksonville. West will take
you to Tallahassee and beyond, while
going east will merge you with I-95 and
take you to different areas of
Jacksonville, such as downtown and the
beaches.
I-295
The “loop” that travels
in
and
around
Jacksonville forms the
eastern boundary of
Southwest Jacksonville. North leads you
to Jacksonville International Airport
and the Northside, while going south
will take you to Orange Park and I-95.
Normandy Boulevard
This long stretch of road leads from
I-295 through Southwest Jacksonville
and ultimately to US 301. Along the
way, many businesses have sprouted up
and the area is a hotbed of growth residentially and commercially.
103rd Street
Another road that cuts through
Southwest Jacksonville, 103rd Street
goes from Cecil Field to Roosevelt Blvd.
It is flanked by neighborhoods and
commercial malls.
Branan Field-Chaffee
Road
Running south from I-10 and into the
OakLeaf Plantation area, Branan FieldChaffee Road is one of the quickest
growing areas residentially and commercially in the area.

WHAT THE REALTORS SAY
We asked area Realtors: “What are some of the better qualities
in Southwest Jacksonville?”
“One of the best perks of Jacksonville is its low cost of living and remarkable
housing prices, which are particularly evident on the Westside. The overall cost
of living here is nearly nine percent below the national average.”
– Amber King, Marketing Director of DR Horton
“People are coming to Southwest Jacksonville because you can get more
home for the money and it is convenient to I-10, I-295 and I-95. It’s a “laid
back” and friendly area. You can be riding around a subdivision and you will get
several waves from residents walking or working in their yards.”
– Jensine Henderson,Vanguard GMAC Realtor
“You get more house for your money, but it’s more than that. You’re still on
the edge of half-country and half-city with great access to Orange Park, the airport (Jacksonville International Airport) and downtown. It’s a good area for
first time homebuyers and it’s a nice mix of people.”
– Doug Smith, Broker Weichert Realtors
“I think it’s the easy access to Baker County, I-10 and interstates. It’s just a
good growth area because of the larger parcels of land available. The same with
OakLeaf, which is probably going to have the biggest amenities centers out
here.”
– Ryan O’Brien, Manager of Watson Chaffee Road Office
“You’ve got a lot of parks and things like water skiing at McGirts Creek, and
it’s conveniently located to many other areas.”
– Loraine Drinkwater,Watson Realtor
“There are a lot of new developments. My gosh, you get a house similar to
something you’d get in other areas of town for significantly less. The values are
going to leap in a few years. Cecil Commerce Center is a big draw and there are
lot of job opportunities.”

Toney Sleiman is the president and CEO
of Sleiman Enterprises, which has done
numerous projects around Jacksonville
including the Jacksonville Landing, Sadler
Square and Roosevelt Plaza. He currently
has two projects in Southwest Jacksonville
and answered a few questions about them
and the area.
Q: You are currently working on two
projects in Southwest Jacksonville, Chaffee
Square and OakLeaf Plaza. Can you tell us
a little about them?
A:
Chaffee Square is about 30 acres of
land and it’s going to total 150,000 feet of
retail. Right now we’re talking with tenants
about filling vacant lots and we’re going to
use the same colors and patterns that
resemble the West Regional library on
Chaffee Road. OakLeaf Plaza, we’ve
already done some things like the
Walgreens, AmSouth bank and the Gator’s
Dockside. In Phase 2, you’re going to see a
new 80,000-square-foot Belk come to the
area to total about 200,000 square feet of
retail.
Q:
What do you foresee for Southwest
Jacksonville in the next few years from a
commercial point of view? Given the
amount of land available, what is the
potential to develop?
A:
I think you’re going to see more controlled growth on the retail side. People
are clamoring for things like restaurants in
the area, and it’ll happen once the residential side of things picks up some.
Q:
What are your thoughts and expectations for the OakLeaf area?
A:
OakLeaf is just unbelievable. The
entire area is just exploding. All it’s done is
increase the entire value of the area. The
way they’ve set up the residential and commercial layouts for it is just great, and it’s
almost certainly going to keep growing.

Jacksonville and graduated from Trinity
Christian Academy in 1991. He went to
Maranatha Baptist College in Watertown,
Wis, where he received his degree in liberal
arts. It was there he met his wife, Rebekah,
and the couple reside on the Westside with
their four children, Alivia, Caroline,
Christian and Gabriel.
“I grew up out there and I plan on living
there the rest of my life,” said Davis. “In the
EUROPEAN FLORIST
back of my mind, I want my kids to have
better opportunities than me. I wake up
every day trying to make this area better
not only for my family but for everyone in
the community.”
Davis serves as a councilman to
Southwest Jacksonville and is also the
executive director of the Northeast
Builders Association, which represents the
building and construction industry
throughout Duval, Clay, Nassau and St.
John’s counties on statewide issues.
Davis spends his spare time with his
children, enjoys playing golf and is a deacon and Bible fellowship teacher at Trinity
Baptist Church.
He sees a lot of improvements on the
horizon for Southwest Jacksonville,
including a boom in residential and commercial growth that will add to the quality
of life in the area.
“We know we are growing and the sky
is the limit,” said Davis.
Davis is active in the community and
has served on the board of directors for
Emergency Pregnancy Services and
Westside Civic Center. He won a leadership award for his work with the Trinity
Rescue Mission—Women and Children’s
Shelter and participates in NEFBA’s
Builders Care, a program that helps repair
severely damaged houses for the elderly
and disadvantaged.
“One of the highlights of the area
really is just the quality of people, and I
appreciate the opportunity to serve
them,” said Davis.
“It(Southwest
Jacksonville) has a small town feel and a
real bright future.”

Recreation and Parks
Equestrian Center
13611 Normandy Blvd.
573-4895
Opened in March of 2004, the
Jacksonville Equestrian Center offers
Southwest Jacksonville a kind of entertainment you won’t find anywhere else in
the area.
The center hosts multi-day equestrian
regional and prestigious national events,
such as International Federation for
Equestrian Sports(FEI) World Cup qualifying events. The majority of these events
are free to the general public. Other than
these, there are 5-6 ticketed events such as
rodeos and bull riding each year that offer
a change of pace from the norm.
Boulevard past Cecil Field. It serves as an
economic and entertainment boost for
Southwest Jacksonville.
Growing in size and fame each year
since its opening, the center is slated to
host over 100 event days this year, compared to only 30 event days during its first
year in 2004.
Though the focal point of the center
tends to be equestrian events, the center
began branching out into other means of
entertainment, including rock concerts, a
demolition derby and the center is even a
potential site for indoor sports.
With its continued growth and ideal
location in Southwest Jacksonville, the
center is looking to be a focal point of
entertainment.
“It’s not just for horsepeople,” said
Williams. “We really want to make this
building the entertainment center for the
Westside.”

Today, it is envisioned as a focal point to be a commercial, industrial and
retail hub that will be similar for Southwest Jacksonville to what Deerwood
Park is in the Southside area of town. In October of 2006, a study showed
that Cecil Commerce Center employed 2,285 people. The same study
showed that the growth of the center would result in a 37 percent increase
in jobs, to 3,134 by December 2007.
The study showed that the Center will continue to economically bloom
and contribute greatly not only to Southwest Jacksonville, but to all of
Jacksonville.
With this estimated boom in industry, the residential areas are already
heating up as evidenced by many new subdivisions and housing areas
around Southwest Jacksonville.
