PinnaclePulse Q3 2015 A Message From President & CEO Rick Graf Team members, Each year I look forward to the Annual Leadership Conference where our corporate and regional teams come together to discuss goals, learn new tools and engage in a rare face-to-face fashion. The personal connections made during this week are invaluable as they build trust and camaraderie. While several conference sessions resonated with me personally, there was one in particular that seemed to captivate everyone. Keynote speaker and former Navy Seal Brent Gleeson translated important lessons from the battlefield into everyday business practices. Teamwork was an essential component, as was trust, as you might imagine. After all, when you are engaged in battle, you must rely heavily on others. The same holds true in business. We all need to feel confident that leaders and co-workers have our back or there is no motivation to continue the mission. Brent also shared an infantry principle, which I feel is particularly relevant to our success: “Shoot. Move. Communicate.” Applying this maxim to Pinnacle, we must continually target new client relationships and key personnel, aim at revenue enhancing opportunities and shoot decisively. We might occasionally miss the target but we must always remain fluid. Movement is perhaps a bit more difficult because it sometimes demands that we maneuver outside of our comfort zones, or foxholes if you will, to improve processes. Internally, we do this by exploring new methodologies, committing to our training courses, and consequently growing in a way that the industry commands. We must remain alert and adapt. Finally, communication is key to successful shooting and moving. To grow in our mission, we must share our perspectives and best practices from the field to increase effectiveness. I challenge each of you to know your markets and the competition, elevate your resident experiences, and communicate this ground-level information to your leaders and teammates. By doing so, Pinnacle will continue to hit new targets and accomplish extraordinary things. PINNACLEPULSE 2 Events and Awards 2015 ANNUAL LEADERSHIP CONFERENCE NAVIGATING THE FUTURE Pinnacle’s annual leadership conference in Carlsbad, CA, drew around 140 Pinnacle team members and offered more than 20 scheduled events over a four-day period. Educational sessions discussed fraud, legal, finance, marketing, training and more. There were team building activities, exceptional motivational sessions, contests, and an awards ceremony recognizing several of Pinnacle’s top performers over the year. In addition, over 35 of Pinnacle’s preferred business partners and event sponsors hosted a Trade Show displaying products and services to enhance value for our communities and clients. Special recognition goes out to Jennifer Staciokas, Senior Vice President of Marketing and Training for her exhaustive efforts planning and running the event, to the speakers who shared their expertise and insights, and to the participants whose interactions helped make it worthwhile. THE MAIN EVENT PINNACLE WOMEN LEADERSHIP CONFERENCE Selfie Contest Winners The 2 0 1 5 In April 2015, Pinnacle hosted the 1st Annual Main Event, a Women’s Leadership Conference in Scottsdale, AZ. This amazing three-day event was attended by 15 of Pinnacle’s female clients, six Pinnacle female leaders and several sponsors from CoStar, EPMS, Apartment Finder, Zillow and Real Page. The Main Event provided an opportunity for women executives in the multifamily industry to come together to learn, network and have a little fun. The education sessions covered topics ranging from the state of the multifamily industry to trends in marketing and technology as well as a keynote session on dynamic leadership. The event was so well received by our clients that we already confirmed next year’s date! PINNACLEPULSE 3 CREW – THE COMMERCIAL REAL ESTATE WOMEN NETWORK Pinnacle solidified its commitment to growing women leaders in our industry and specifically within our company by becoming a sponsor of the organization, CREW – the Commercial Real Estate Women network. The CREW network exists to influence the success of the commercial real estate industry by advancing the achievements of women. CREW focuses on business development, industry research, leadership development and career outreach initiatives. Pinnacle is proud to be a sponsor and get involved in this great organization! GABE CSIZMADIA PANELS COLLEGIATE DECA CONFERENCE IN ORLANDO Regional Property Manager Gabe Csizmadia spoke at the Collegiate DECA International Career Development Conference and trade show in Orlando. DECA prepares emerging leaders for careers in marketing, finance, hospitality and management in high schools and colleges around the globe. As conference hosts, NAAEI introduced 500 college students to the multifamily industry and highlighted career opportunities during a presentation led by Sarah Levine, Director of Workforce Development for the organization. Gabe joined guest panelist Missy Riley, Greystar’s Director of Strategic Staffing and Recruiting, to provide students with a high level overview of the multifamily industry’s evolution, introduce residential property management career opportunities and talk about transferrable skills from other industries. After the presentation the speakers met with students to answer questions and distribute recruiting collateral. The event and tradeshow was a huge success. L to R: Missy Riley (Greystar), Sarah Levine (NAAEI), Gabe Csizmadia (Pinnacle) DAVID BALES PANELS IREM STATE OF THE MARKET DISCUSSION Pinnacle’s Regional Vice President David Bales (second from right) was part of a four-person panel in May for the Institute of Real Estate Management (IREM), Orlando chapter 60. Speaking on behalf of the multifamily sector, he joined other specialists in commercial, retail and student housing to discuss the viability and increasing stability of the market. Bales spoke on the strength of the market and explained that “with 80 transactions over the past 12 months in Central Florida, average per door pricing topped $80,000 per door while overall square foot rents continue to climb.” Pinnacle can certainly speak with certainty to that point having taken over two Class A acquisitions in the region since December. BEAUTIFICATION AWARD Oak Run Manor Apartments in Pasadena, Texas received a Beautification Award from the Pasadena Chamber of Commerce for the front lawn landscaping. This is the second year in a row for the community to receive this recognition. PINNACLEPULSE 4 SAN ANTONIO AWARDS CEREMONY In mid-May, The San Antonio Region held a Quarterly Awards Ceremony at the Embassy Suites in San Marcos, TX. Awards were given for Outstanding Leasing Consultant, Outstanding Maintenance, Shining Star, NOI and Performance. MAINTENANCE COOK-OFF SAN ANTONIO APARTMENT ASSOCIATION Pinnacle participated in the Maintenance Cook-off hosted by the San Antonio Apartment Association on Saturday, March 28. Thirty-two team members from the region helped to decorate a booth and cook sausage for the event. CONCIERGE OF THE YEAR AWARD Lam Hoang, team member at 360 Residences, was awarded the 2015 Excellence Award - Best Hospitality Concierge of the Year by the San Jose Downtown Association. Lam has been providing exceptional concierge services to the community since February 2014. PINNACLEPULSE Team Member Spotlight ALEX CERRITOS Maintenance Supervisor, Waterstone Media Center (Burbank, CA) Pinnacle Team Member for 4-1/2 years Describe your role at Pinnacle: My journey at Pinnacle started four and one-half years ago as a Maintenance Technician. I was referred to Pinnacle by my previous employer who told me it was a great company. After meeting with James Villa, he offered me the job. Now a supervisor, I schedule a range of work events at Waterstone Media Center to ensure the property’s upkeep meets both Pinnacle and Pacific Urban Residential standards. In this role, I most enjoy resolving resident issues in their homes and the spontaneity of having new work experiences every day. It seems that I never do the same thing twice, which keeps me on my toes. I also like turning negatives into positives. When residents are upset because there is no hot water or the gate malfunctions, I deal with the emergencies and make them happy. What interests you most about the industry? This industry is awesome because you can set very achievable, long-term goals. My five-year plan came true and now I’ve set a new three-year goal to go even higher. What did you want to be when you grew up? As a child I wanted to be a heavy machinery operator. With the fluctuations in the economy, I tried to keep my options open to learning different trades and adapting to various situations. It is best to be flexible and never rely on only one path. 5 What has been your favorite accomplishment so far? When I was 20, I had finally saved enough money to put a down payment on a house after working very hard for eight summers. Then I was blessed with the news that my wife was pregnant and we had a foundation to build upon. Who has been your greatest influence in your life? My brother-in-law took me under his wing when I was 12 and taught me to work hard and stay out of trouble. As a young apprentice, I helped him with asphalt and paving, always wanting to do more. At the age of 18 and after being with him and the company for many years, I was running a crew of nine men who were much older than me. I earned their respect, as well as that of my brother-in-law, who said, “Now you can go and have your family because you are a man and I know you will be always be there to provide for them. I’m proud of you.” What is the greatest trip you have ever taken? I flew to Mexico to visit my grandma and met the woman who is now my wife. We travelled back and forth for a couple of years. On my last visit, I asked her to marry me and she said yes. Nothing but good times ever since. What would be your ideal vacation if money or time was no concern? I would definitely travel back in time and tell myself to invest in Apple stock. I would also take a few winning lotto numbers with me! If you could have a discussion with anyone in the world, dead or alive, who would it be and why? I would speak with my brother-in-law who passed away three years ago from diabetes. I never had a chance to thank him before his passing for making me the person I am today. I would also let him know that I will always try to help anybody out in their career to better themselves. What would people be most surprised to find out about you? I never expected to get the prestigious Beyond Extraordinary Award for doing my job and helping out where needed. I would like to thank those who believed in me. I want to say that with hard work and determination even someone like me can make a difference. Thank you all very much. If you could pick another profession, what would it be and why would you choose it? If I were to pick an alternate profession I would work with at-risk teenagers and young adults who were never given the opportunity or shown a trade to provide for themselves. I would hope to help keep them from making bad decisions down the road. I was lucky enough to be raised by an awesome person who taught me hard work and dedication. Those traits will get you anywhere you want to go. Give a brief description of your family. Happily married for 17 years, I have a 16-year-old son who is starting his senior year in high school this summer and planning to attend UCLA. My 13-year-old daughter is on the student council of her school and will be graduating with honors next year. I also have a nineyear-old son who is all about fishing, bike riding and enjoying life with his best friend next door. He will be attending fourth grade this summer. Copyright laws can be complex and if not adhered to, our communities could face liability for copyright infringement. Every time a property shuffles songs, plays music on a radio or streams a playlist on site, Pinnacle has to consider whether or not it constitutes a public performance. We are going to take the guesswork out of that process and protect our owners through this licensing solution with Mood Media. Every team member has been tasked with completing a significant amount of training on new products and policies. While it isn’t always riveting, it does determine whether we continue to thrive or simply survive. Pinnacle’s success is measured by each person’s willingness to engage in learning new things, retaining that information, and reaching out to peers and leaders for support. Training programs differ by role. Whether tasked with learning the new Yardi platform or staying abreast of the local Fair Housing policies, everyone must participate in courses to further their understanding and lead by example. CORPORATE During Pinnacle’s annual Leadership Conference, former Navy SEAL Brent Gleeson shared their poignant creed: “We demand discipline. We expect innovation. The lives of my teammates and the success of our mission depend on me – my technical skill, tactical proficiency, and attention to detail. My training is never complete.” He also expressed that training is not always easy. Though our own conditions are not as intense as military boot camp, it is difficult to be pushed outside of our comfort zone. These individuals demonstrate high levels of responsibility in their current positions, the potential for leadership growth, and an interest in enhancing their understanding and effectiveness as leaders. By Patrick Fulcher, Vice President, Human Resources The Emerging Leaders program offers a blended learning experience with an emphasis on the integration and application of leadership knowledge. Participants are matched with a senior level executive coach who will meet with them on a bi-weekly basis to discuss real life experiences, career paths and insights so participants can grow personally and professionally. In addition, participants will be assigned a group capstone project that will force most of them to stretch outside of their current areas of responsibility. The Emerging Leaders group will chose a team name as well as a project manager and use both internal and external resources to complete their assignment. Over 40 Pinnacle team members applied to participate and five were selected by the interview team for the 2015 Emerging Leaders program. A TDD or other such operator who works with the caller, is frequently mistaken by team members as a solicitation or a recording because of the impersonal nature of the call or the slight time delay. Do not immediately hang up on what you might perceive as a “robo-call” until you are certain that it is not incoming from a hearing-impaired caller, especially if you hear an announcement that begins with “This call is.” You could be in violation of applicable fair-housing law. Pinnacle has a duty to treat the hearing impaired with the same service and presentation as other prospects and residents. We must be consistent. Be sure to get contact information so you can reconnect with the prospect should the call get disconnected. Most of all, be patient. It is necessary to remain on the line to determine who in fact is calling. This fair housing violation is very easy to avoid. PINNACLEPULSE 9 In The News PINNACLE LAUNCHES CANADIAN DIVISION: RHAPSODY In April, Pinnacle announced the formation of a Canadianbased property management Rob Martin division called Rhapsody Senior Vice President Property Management Services. Rhapsody Property Headquartered in Toronto, the new Management Services joint venture is initially focused in Toronto, Calgary, Edmonton, Vancouver and Ottawa. The company is currently engaged to provide services on 10 new projects, the first of which is The Metropolitan, a 430-unit luxury lease-up in downtown Calgary with preleasing starting this summer. Rob Martin is at the helm of the new entity as senior vice president, bringing a unique blend of U.S. and Canadian multifamily management experience from both sides of the border. PINNACLE RANKS THIRD IN NATION WITH NMHC Pinnacle ranks third among the nation’s largest apartment managers on the National Multifamily Housing Council’s (NMHC) 2015 Top 50 list. A prominent resource in the multifamily industry, the list provides a benchmark against which to measure trends. The Canadian rental market has historically had a high concentration of condominium sales or rental product that is self-managed by REITS or smaller to mid-size firms. Rhapsody was formed to address the need for sophisticated third party management in Canada and will provide another level of service previously unseen in the market. Rhapsody is setting a new standard by introducing best-inclass property management services for purpose-built rental properties. This presents a long-awaited option for residents who are not ready to own for one reason or another, but desire the upscale features that are available in condominium communities. Over the past three years, the demand drivers for purposebuilt rental housing have been escalating in Canada. Overall vacancy rates, hovering around 3 percent, have been consistently low and the cost for home ownership is high. All of these factors prompted the genesis of the new property management division. There are a significant number of developers in Canada who are being advised to build highly amenitized product as a result of the transitioning market. Our understanding of this new trend in Canada and our experience managing highend multifamily communities in the United States makes Rhapsody a viable solution for these developments. Rick Graf explains that our company’s high rank “proves that our strategy to exceed client and resident expectations is working. Our focus on building the best teams in the industry enables us to provide a valuable service and consistently keeps us at the top. Historically placing within the top four positions, Pinnacle advanced after the 2014 merger of Greystar and Riverstone combined their assets for the first place rank. The listing comes on the heels of a new study from the NMHC and National Apartment Association (NAA) that revealed the industry’s tremendous economic impact. PINNACLEPULSE 10 Property Spotlight Third Quarter Anniversaries GARDENS OF TRAVILLE Congratulations to the following team members for celebrating 10 or more years with Pinnacle this quarter! One happy resident at the Gardens of Traville in Rockville, MD., expressed her appreciation for the community staff in a letter this past April. Since 2009, Pinnacle has managed the Class A, 230-unit affordable community which is located southwest of Baltimore. We applaud Property Manager Alexa Lopez and the entire team for making a positive impact on the lives of their residents and we encourage them to keep up the good work! Gardens of Traville Management Office To Whom It May Concern: I have lived here for almost 2-1/2 years and couldn’t be happier. Alexa, James and Talia are all wonderful folks. They are always very helpful. That means a lot to me. The maintenance personnel always do a great job. All maintenance is taken care of promptly. The young lady who does the vacuuming and dusting always does a great job and is very pleasant at all times. Our bus drive is courteous to the passengers and helps them getting on and off the bus. Again, I am glad to be a resident at The Gardens of Traville. - Judy Ireland Maitland Office Fun The Maitland office hosted around 15 children on “Take Your Child to Word Day” in April. The day started with an office orientation, breakfast and exercise session. The afternoon progressed with an office tour and scavenger hunt, emptying recycling boxes, passing out mail, eating pizza and more. The event was a huge success and everyone had a great time! PINNACLEPULSE 12 Community Service Corner COOKING FOR A CAUSE Food is one of the most basic needs of all human beings, yet thousands of men, women and children go to sleep hungry every night across the United States. Team members came together at the Annual Leadership Conference to help by preparing food for individuals and families in need. During a Cooking for a Cause team building event, the group set up at stations around a conference room and assembled approximately 75 lasagna trays, over 400 sack lunches and 50 food bags. Brother Benno’s, a non-profit organization serving the poor in San Diego North County, was onsite to collect and distribute the food through their Oceanside, Calif. shelter. Pinnacle also donated $5,000 to the foundation to assist with their loving services. MEALS ON WHEELS ATLANTA Nine team members from Park Pointe North gathered at Senior Connections in Atlanta to assist their local Meals on Wheels program. The organization provides nutritional assistance for area senior citizens, many of whom might not eat without the daily delivery. In one day the Pinnacle team, spearheaded by Property Manager Neicy Jones, prepared 611 meals, 1,200 bread packets and 300 boxes of food. Their dedicated hours of service that day were equivalent to an additional donation of $360 to the charity. PINNACLEPULSE 13 REBUILDING TOGETHER PORTLAND The Portland office recently sponsored a terminally ill, low-income homeowner through Rebuilding Together Portland to assist with essential repairs to her house. Pinnacle teamed with several vendor partners who donated items and expertise to provide structural, aesthetic and electrical work along with new gutters, heaters and a stove. According to the recipient, the efforts brought life back to the home and delivered hope. Since the project was completed, she expressed feeling safe and no longer worries that portions of the house might collapse. She also revealed that the efforts had inspired her and changed her life. The vendors who provided skilled labor and materials included Joe Squires Electrical, Interstate Roofing, Sherwin Williams, NW Gutters, Western Pacific Building Supply, Fergusson and Apartment Finder. Rebuilding Together provides critical home repairs, modifications and improvements for America’s low-income homeowners. The organization rebuilds the homes and lives of the nation’s most vulnerable homeowners and families at no cost to those served. Rebuilding Together Portland organizes over 1,700 volunteers each year to complete $1.25 million worth of improvements. THE DIVA’S CUP GOLF TOURNAMENT – DALLAS/ FORT WORTH Pinnacle participated in The Diva’s Cup, a 9-hole golf tournament hosted by the Apartment Association of Tarrant County (AATC). Held at the Westdale Hills course in Euless, Texas, Pinnacle themed their tee box “Biker Diva,” and had refreshments and games ready for the players. The annual event serves as AATC’s premier education fundraiser to provide scholarships and training for multifamily professionals. The team included Candy Maxey, Paul Beckingham and Patrick Bruce from Pinnacle as well as Jackie Cagle (Rasa Floors), Danielle Keck (Rasa Floors), Jeff Reeves (Arbor Carpet), Ed Morris (Orkin Pest control), and Jann Villanueva (Liberty Group). During a two-hour event, coupons totaling $10,944.80 were prepared to send. Sorting food from a local post office drive. Orlando residents left food donations at the mailbox, which were picked up by the postman and delivered to Second Harvest Food Bank for distribution to area food pantries.
