AN OUTSTANDING OPPORTUNITY
This is an excellent opportunity to manage one of the top
condominium projects on the East Coast. Located on the Grand
Strand in the year-round playground of Myrtle Beach, South
Carolina, Maisons-sur-Mer is the premiere oceanfront high rise
condominium project centrally located on Shore Drive in the
Arcadian Shores area of Myrtle Beach.
The Board of Directors of the Maisons-sur-Mer Condominium
Association is seeking a proven, dedicated and experienced
individual for the General Manager position. The Board wants
an individual who would ideally have a background in
maintenance and engineering and who is a strong
administrator, manager and supervisor. The successful individual
will possess considerable experience in facilities management
and maintenance and be a person who is up to date
technologically. The Board is seeking a person who has good
interpersonal skills and is a good communicator who will treat
home owners and employees equally and with respect. The
ideal candidate should be an effective director and evaluator of
staff and an individual who is comfortable and effective in
dealing with owners. This individual should be someone who
practices team management concepts and a person who is
comfortable attending functions with owners.
Other attributes sought in the next General Manager are
someone who understands a balance sheet and the budget,
someone who has good knowledge of electrical and plumbing,
someone who can learn the mechanics of a 25 story building,
someone who knows the challenges and pluses of a 35 plus
year-old building and a person of high integrity and ethics.
Under the overall guidance of a strong Board of Directors, the
successful candidate for the General Manager position will
excel in high quality facility management and maintenance of
the condominium project in a timely and cost effective manner.
The successful candidate for the General Manager position may
be a retired military facilities engineering or facilities
maintenance person, a retired city or county manager or public
works or facilities director. A person with a hotel/motel
management and maintenance background or who comes from
a similar background will be considered.
ABOUT THE POSITION
The General Manager of the Maisons-sur-Mer Condominium
project serves at the pleasure of the Board of Directors and
directly supervises 17 full-time and some part-time staff. The
General Manager is responsible for the management of facilities
and maintenance for a luxury high rise, 253 unit condominium
project that includes owners and renters. Rentals are handled by
a variety of local real estate firms and are not the direct
responsibility of the General Manager. The annual operating
budget for the condominium project is in excess of $2 million.
The functional responsibilities of the General Manager are to
ensure that the condominium project is provided with regular and
high quality:
• Facilities Management and Maintenance
• Security
• Housekeeping (Primarily trash handling and removal and
upkeep of common areas)
• Administration
• Personnel Management
• Contract Management
• Enforcing Board and House Rules
Under the overall policy direction of the Board of Directors, the
individual selected for the General Manager position will have
full authority to manage the condominium project. The Maisonssur-Mer Condominium Association currently has an up to date
Security Manual, Employee Manual, Member Handbook and the
Board operates in accordance with a set of adopted Bylaws.
THE MAISONS-sur-MER
CONDOMINIUM
ASSOCIATION, INC.
Every person, group, corporation, trust or other legal entity, or
combination, which owns a condominium unit within the
Maisons-sur-Mer condominium project is a member of the
Maisons-sur-Mer Condominium Association, Inc.
The
Association meets annually on Saturday of Easter weekend of
each year. Special meetings may be called by the President of
the Association.
The affairs of the Association are governed by a Board of
Directors composed of seven (7) members elected by the
members of the Association. Directors are elected for a term of
three years and may succeed themselves. They receive no pay
for their service as Directors. The Board of Directors meets Bimonthly and it is the responsibility of the General Manager to
prepare the Board Meeting Agenda.
The Board of Directors has all of the powers and duties
necessary for the administration of the affairs of the Association
and the condominium project. These powers and duties include,
but are not limited to:
• Care, upkeep and surveillance of the condominium project
and its general and limited common elements and services
in a manner consistent with law, the provisions of the
adopted Bylaws and the Master Deed.
• Establishment, collection, use and expenditure of
assessments and/or carrying charges from the members.
• Designating, hiring and/or dismissal, and determining the
compensation of the personnel necessary for the
management and good working order of the condominium
project and for the proper care of the common elements,
and to provide for services for the project in a manner
consistent with law and the provisions of the Bylaws and
the Master Deed.
• Promulgation and enforcement of such rules and regulations
and such restrictions on or requirements as may be deemed
proper respecting the use, occupancy and maintenance of
the project and the use of the general and limited common
elements as are designated to prevent unreasonable
interference with the use and occupancy of the condominium
project and of the general and limited common elements by
the members, all of which shall be consistent with the law,
the provisions of the Bylaws and the Master Deed.
• Entering into agreements whereby the Association requires
leaseholds, memberships and/or other possessory or use
interests in real or personal property for the purpose of
promoting the enjoyment, recreation or welfare of the members.
• Purchasing insurance on the condominium project in the
manner provided for the in the Bylaws.
• Repairing, restoring or reconstructing all or any part of the
condominium project after any casualty loss in a manner
consistent with the provision of the Bylaws and to otherwise
improve the condominium project.
• Leasing, granting licenses, easements, rights-of-way and
other rights of use in all or any part of the common elements
of the condominium project.
• Appointing the members of the Architectural and
Environmental Control Committee and a number of other
Committees provided for in the Bylaws.
The principal officers of the Association shall be a President, Vice
President, Secretary and Treasurer. All officers are elected by the
Board of Directors who are members of the Board. The President
shall be the Chief Executive Officer of the Association. He/she

• The cost of roof repairs and maintenance, service, repairs and
replacement of equipment for central services, the maintenance
of paved areas and the cost of painting, maintaining, replacing,
repairing and landscaping the common elements and such
furnishings and equipment for the common elements as the
Board of Directors shall determine are necessary and proper.
shall preside at all meetings of the Members and the Board of
Directors. Subject to the control and direction of the Board of
Directors, the President shall have all of the general powers and
duties which are usually vested in the office of president of a
corporation, including, but not limited to, the power to appoint
such committees from among the membership from time to time as
he/she may, in his/her discretion, decide are appropriate to assist
in the conduct of the affairs of the Association.
The Association, acting by and through its Board of Directors,
shall manage, operate and maintain the condominium project,
and for the benefit of the condominium units and the owners
thereof, shall enforce the provisions of the Bylaws and shall pay
out of the common expense fund at least for the following:
• The cost of providing water, sewer, garbage and trash
collection and electrical, gas, and other necessary utility
services for the common elements and, to the extent that the
same are not separately metered or billed to each
condominium unit, for the condominium units.
• The cost of fire and extended liability insurance on the
condominium project and the cost of other such insurance as
the Association may affect.
• The cost of the services of a person or firm to manage the
project together with the services of such other personnel as
the Board of Directors of the Association shall consider
necessary for the operation of the condominium project.
• The cost of any and all other materials, supplies, labor,
services, maintenance, repairs, taxes, assessments or the
like, which the Association is required to secure or pay for
by law, or otherwise, or which in the discretion of the Board
of Directors shall be necessary or proper for the operation of
the condominium project; provided, however, that if any of
the aforementioned are provided or paid for the benefit of a
particular condominium unit or units, the cost thereof shall be
specially assessed to the owner or owners thereof in the
manner provided in the Bylaws.
The Association maintains a reserve fund for major repair
projects such as the roof, waterproofing and painting of outside
of buildings, residential hallways, and elevators into which funds
are deposited and repair expenses paid there from in
accordance with provisions of the Bylaws.

The Maisons-sur-Mer condominium project is the premiere
oceanfront high rise containing 253 luxury units on Shore Drive

COMPENSATION
The starting salary for the new General Manager of the Maisons-sur-Mer Condominium
project is open, depending on the experience and qualifications of the selected individual.
The salary will be market competitive. In addition, the Association expects to provide a
fringe benefit package to the successful candidate which consists of life and health
insurance, annual vacation and sick leave, a three percent match to a 401(k) account,
mileage and training. Reasonable relocation expenses are negotiable.
