touchwood extension proposals
OUR PEOPLE AND PARTNERS ALL SHARE THE SAME VISION; TO CREATE THE BEST PLACES THAT WILL LEAVE A POSITIVE LEGACY FOR FUTURE GENERATIONS, AND TO MAKE A REAL DIFFERENCE TO COMMUNITIES AND SOCIETY AS A WHOLE W HO ARE WE ? Lend Lease has had an involvement in the success of Solihull town centre for almost twenty years. Since Touchwood opened in 2001 the asset has been managed by Lend Lease on behalf of its owner, the Lend Lease Retail Partnership. The Lend Lease Retail Partnership is a property fund, also managed by Lend Lease, on behalf of a number of major investors. In October 2014, we signed an agreement with Solihull Council to extend Touchwood. Our organisation has an unparalleled track record in creating sustainable new neighbourhoods. We work with communities, clients and partners to create positive legacies – whether they are large scale health facilities, schools, sustainable residential communities, productive workplaces or inspiring retail and entertainment destinations - in short, places where people want to live, work and visit. £51 million Leicester Performing Arts Centre (The Curve) The Hydro, Glasgow, one of the host venues for the 2014 Commonwealth Games Our £1.5 billion regeneration of Elephant & Castle in central London £165 million Worcester Royal Hospital Radiotherapy Centre PFI project Four Dwellings Primary School, part of the four year Birmingham Schools Framework providing new accommodation for 16000 children TO U CHWO O D E X T E N S I O N P R O P O S ALS WHY ARE WE CONSULTING? WE ARE PREPARING A PLANNING APPLICATION FOR THE SITE AND SEEK THE VIEWS OF THE LOCAL COMMUNITY It is important that strong and vibrant town centres such as Solihull continue to evolve, particularly in light of new competition from other centres and developments. The Lend Lease Retail Partnership plans to extend Touchwood, which in turn will support the long-term viability of the wider town centre. Our vision for the Touchwood extension is to expand and reinforce the already successful centre, to create a shopping and entertainment experience that is desirable, stylish, authentic, easy to use and welcoming to all. OUR VISION IS TO EXPAND UPON AND REINFORCE TOUCHWOOD’S POSITION AS A SHOPPING AND ENTERTAINMENT EXPERIENCE THAT IS DESIRABLE, STYLISH, AUTHENTIC, EASY TO USE AND WELCOMING TO ALL Solihull is a vibrant and thriving town centre, with Touchwood at its heart. It is one of the UK’s strongest towns and it is important it stays that way. The most successful centres have recognised that we live in a fast changing world and have continued to evolve and refresh their offer. Shopping has become more of a leisure pursuit and a way in which we relax and enjoy time with family and friends. Touchwood has been a success story over the last fifteen years, however there is more competition than ever before; both from the internet and other developments across the region, which could undermine Solihull’s position and performance. As well as existing tenants seeking larger stores, there is demand for, and from, retailers and restaurants not currently represented in the town. It is vital that Touchwood, and Solihull, maintains its distinct and important regional role by attracting new retailers and restaurants. TO U CHWO O D E X T E N S I O N P R O P O S ALS CO M PLEMENTIN G TH E TO WN CENTRE The town centre contains a wide range of building styles, scale and architecture, reflecting the evolution of Solihull over the centuries. These proposals have been developed to sympathetically integrate the extension within the conservation area. We have considered the scale and massing of the building to develop a range of building heights that reflect all neighbouring buildings. It is important, through the proposed architecture of the extension, to reflect the wide range of architecture in the town rather than recreate a specific style. Sensitively integrating a mix of new uses at the south end of the High Street will help to improve footfall, increase activity and therefore strengthen this part of the town centre. The link to the High Street is being created through buildings that are not listed and has been designed to complement the proposed office and restaurant scheme on the corner of the High Street and Drury Lane.
