The Commodore Slone Building was originally built in the 1950s by the person
after whom the building is named. Commodore Slone was not only the builder but
also the campus architect for Alice Lloyd College in Pippa Passes, Kentucky, for
many years. This facility was originally used as a science building then became
the home of the June Buchanan School before being renovated to house the business program. The renovation of this 4,930-square-foot native stone structure
started in May 2009 with a construction cost of $1.1 million.

A Message to Our Readers
Dear Friend,
Thank you for reading this edition of The Alliance Approach. Alliance Corporation
finished up strong in 2011, and 2012 is looking to be a busy year for us with many
projects underway and others in the planning stages.
Earlier this year, Alliance Corporation was awarded two AGC of Kentucky building awards for projects we completed in 2011. One was for the Monroe County
Justice Center in Tompkinsville, Kentucky, which we will feature in this issue,
and the other was for the Franklin-Simpson High School Gymnasium, which was
featured in our last issue of The Alliance Approach.
Also in this issue, we will feature a recently completed renovation/addition
project for Jim Johnson Nissan Hyundai in Bowling Green, Kentucky, and the
renovation of the Commodore Slone Business Center at Alice Lloyd College in
Pippa Passes, Kentucky.
We will also update you on the recently completed downtown Bowling Green
Parking Garage and the progress we’re making on T.J. Health Pavilion in
Glasgow, Kentucky.
We believe 2012 will be another exciting year for Alliance Corporation, and we
are proud of the success we have with the clients who allow us to serve them. “Our

The Commodore Slone
The Commodore Slone Building was originally built in the 1950s by the person after whom the building is
named. Commodore Slone was not only the builder but also the campus architect for Alice Lloyd College in
Pippa Passes, Kentucky, for many years. This facility was originally used as a science building then became the
home of the June Buchanan School before being renovated to house the business program. The renovation
of this 4,930-square-foot native stone structure started in May 2009 with a construction cost of $1.1 million.

This renovation presented many challenges throughout the construction process.
The location played a vital role in the
sequencing and scheduling of the project.
The building is nestled high above the
main part of campus, limiting access to the
construction site. The bulk of material had
to be stored in other locations on campus.
The renovation presented many other challenges throughout the building process as
well. The entire building interior, including
a large portion of the exterior stone, had to
be selectively removed and later re-installed.
With only a portion of the four exterior
walls remaining, two feet of the interior
sub-grade was removed to accommodate the
HVAC duct, which was installed under the
new concrete slab. The interior portion of
the building consists of conventional wood
framing and drywall. Pre-engineered wood
trusses were utilized to create a large portion
of the roof structure. The finishes inside the
building included vinyl composite tile, wood
laminate flooring, ceramic tile, wood trim
and base; and tongue-and-groove pine lumber was installed on the ceilings throughout
the building. Also, two mechanical rooms
were added underneath the building to house
a portion of the mechanical equipment. This
facility includes a state-of-the-art geothermal heating and cooling system, which
provides lower energy consumption. Fiber
cement siding and trim was utilized on the
exterior of the building to help blend with
the original look from the 1950s.

MONROE COUNTY
Justice Center
Alliance Corporation has a long history with the Monroe County Fiscal Court.
In 1979, Alliance Corporation had the great honor of constructing the Monroe
County Courthouse. Thirty years later, Alliance Corporation was chosen by the
project development board as construction manager for the new Monroe County
Justice Center.
T
he Monroe County Justice Center is a 41,953-square-foot,
two-story structure over a partial basement. The building
contains district and circuit courtrooms, along with a family
courtroom and spaces for the county clerk. Secure parking for the
judges and clerk is located in the building’s basement.
The new court facility is designed to greatly enhance the delivery
of court services. It is equipped with the latest computer, video
and networking technology. The justice center also provides the
highest level of Kentucky court security through a single-point
entry with magnetometers and security personnel. In addition,
prisoners will be segregated from the public by separate entrances
and corridors.
The project began on November 23, 2009, and was completed on
May 27, 2011. From beginning to end, the project was on schedule,
within budget and built with the highest quality standards.
The site was only 0.72 acres (31,327 square feet), and, due to the limited staging area, additional coordination was necessary to properly
stage material and contractors within the tight construction limits.
The project was in the heart of the downtown area, and material
delivery and construction coordination were constant challenges
throughout the project so it would not interfere with the day-to-day
commerce, traffic and other public activities. An additional challenge was that the building was within 10 feet of the neighboring
bank’s property and 30 feet from the main road.

Alliance Corporation had an excellent and strong relationship with the
project development board and the administrative office of the court’s
representative. Monroe County Judge Executive Tommy Willett said,
“Alliance Corporation kept me informed and updated of all the construction and progress.” Judge Willett included, “My experience with
Alliance Corporation was friendly and very professional. I would recommend Alliance Corporation for any future services of this nature.”
This project is the beginning of reshaping the downtown area and
encouraging redevelopment and new development.
The lead architect on this project was DLZ Architects, the mechanical/electrical engineer was WBW Engineering, and the civil/structural engineer was Associated Engineers.

he Associated General Contractors
of Kentucky (AGC) recently hosted
its annual Build Kentucky Awards
Banquet in Lexington, Kentucky. This event
recognized the outstanding work performed
by Alliance Corporation and the members of the Kentucky Construction Industry
throughout 2011. More than 250 people
representing all aspects of the industry
attended. Special guests included representatives from each of AGC’s member classifications, the design teams and owners of
the recognized projects.

Alliance Corporation received Build
Kentucky Awards for Franklin-Simpson
High School Gymnasium in Simpson County,
Kentucky, for a building project, $5-10
Million category. Alliance Corporation also
picked up an award for the Monroe County
Justice Center in Tompkinsville, Kentucky,
which is for a Municipal & Utilities building
project, $5-10 Million.
The Build Kentucky Awards marked its
22nd year of recognizing the accomplishments of AGC of Kentucky’s general contractor members. Projects completed in
2011 were evaluated on their innovation in
construction techniques; materials; conditions or equipment; development of programs;
economic results; and the endorsements
from the owner, the design team, the community or the media. Separate awards
were presented for projects in the Building
Division, including projects under $1 million up to more than $60 million in overall
project value. In addition to the Building
and Municipal & Utilities Division, awards
were also presented for categories including Design/Build, LEED Project and
Historic Preservation.

JIM JOHNSON NISSAN HYUN
Alliance Corporation recently renovated the
interior and exterior of Jim Johnson Nissan
Hyundai on Scottsville Road in Bowling
Green, Kentucky. In the Nissan dealership, approximately 6,000 square feet in the
showroom and sales offices were updated
to the current Nissan image standards. The
showroom received new image-compliant
ceramic floor tile, paint and wall cover-

ings, casework, furniture, ceilings and light
fixtures. The exterior received new ACM
wall panels and a Nissan entry element. An
addition of a new-car-delivery canopy was
constructed as well. Alliance Corporation
also renovated the service manager’s office
and the service reception drive and installed
new lighting in the existing service bays for
more efficient customer service.
The Hyundai renovation included 4,500
square feet in the existing showroom and
sales offices to new Hyundai image standards, as required. New ceramic tile, paint,
casework, furniture, ceilings, light fixtures and Hyundai new-car-display fixtures were added. The exterior received a
new Hyundai entry tower, as well as new
EIFS and paint.

The project also included the construction a new 12,500-square-foot Hyundai
service bay. This addition on the back of
the existing showroom/sales building presented many challenges, due to the proximity to the Bowling Green/Warren County
Airport. Since there are height restrictions
on buildings in this area, the services bays
had to be below-grade. In the end, Jim
Johnson Hyundai has a state-of-the-art service area, which includes a car-wash bay.
Even though the service area is belowgrade, the new service area is user-friendly
and efficient.
Alliance Corporation was able to complete
this project in a timely manner and brought
Jim Johnson Nissan Hyundai up to industry
standards with a top-notch modern facility.

Bowling Green
Parking Garage
With the opening of the new Southern
Kentucky Performing Arts Center (SKyPAC)
and its inaugural performance for 1,800 people on March 10, 2012, there was a huge
need for parking in downtown Bowling Green,
Kentucky. Alliance Corporation constructed a
parking structure to accommodate these needs
in less than seven months.
The new parking garage site had already served
as a gravel parking lot for approximately three
years. Prior to that time, the site, just one block
from Circus Square Park, was a mixture of rundown urban housing and vacated businesses.
The block had been razed during and immediately after the construction of Bowling Green
Ball Park adjacent to the new parking structure.
Concrete foundations for the garage started on
September 28, 2011. Submittals and approvals for the precast concrete structure were
completed in late August and early September.
Upon receipt of funding, the fabrication of the
precast parking garage members was initiated
and overlapped the installation of the concrete
foundations. The first precast concrete section
of the garage was installed on December 2,
2011. Precast erection was continuous, as the
foundations stayed ahead of the precast sections and the “stacked” trades of electricians
and plumbers followed a safe distance behind.
Stormwater plumbing was completed along
with electric lighting on all five levels to allow
for a temporary occupancy permit on March 9,
2012, a day before the opening of SKyPAC.
Due to the installation time required, the precast concrete stair towers and elevator shafts
were delayed until the main footprint of the
garage was complete. To comply with public safety codes, temporary wood stairs were
installed, and all handicap parking was put on
the first level.
The addition and location of the parking structure in downtown Bowling Green will accommodate the many activities taking place at
SKyPAC, Bowling Green Ball Park and Circus
Square Park. This project is part of a $150
million initiative taking place in downtown
Bowling Green stretching from the Barren
River to Western Kentucky University.
T.J. Health Pavilion
T.J. Health Pavilion is currently at
the former Walmart building on L.
Rogers Wells Boulevard in Glasgow,
Kentucky. The project is progressing well with demolition, initial site
work, foundations, structural steel
columns and beams, and slabs on
deck substantially complete.

The geothermal well system is ongoing with
horizontal lines being installed. Bidding of the
work is now complete, which allows Alliance
Corporation to focus on building. Alliance
Corporation has assembled a great group of
contractors to work with us in providing the
owner with a quality project. In the near future,
one will expect to see site drainage, interior
concrete work, light-gauge metal framing and
drywall systems, interior concrete work, decking and roofing of the existing building, fire-
proofing, underground plumbing, and mechanical and electrical rough-in occurring.
Alliance Corporation is serving as construction manager for the $25 million project,
which will consist of renovating 126,000
square feet of space for physician offices
and outpatient diagnostic, preventative treatment and educational services. Stengel-Hill
Architecture of Louisville, Kentucky, will
serve as architect.
