Dear Homeowner,
The past year has been a momentous one in The Crest journey!
We have made huge strides in most aspects- be it structural progress, appointment
of vendors, MEP works, clubhouse and many more areas.
All towers at The Crest have reached terrace level (structure is complete) which is the most significant
milestone in the construction cycle of any project. It is important to note here that unlike most other
developments, we started work on MEP (mechanical, electrical and plumbing) concurrently with
structural work and hence, today we are at an advanced stage of completion of these works.
To have achieved this with zero compromise on quality and with stringent focus on worker-safety
makes this very satisfying for the team. In this edition of The Crest newsletter, Dinesh Khatri-Project
Head from L&T takes us through some interesting highlights of this journey.

In our recent interaction with many customers at The Crest site, our team faced a lot of queries
regarding safety aspects at the Crest, especially safety from earthquakes. This has always been a key
focus area for DLF and continues to be so at The Crest. Manish Gupta, Partner-Manish ConsultantsIndia’s leading structural engineering firm, takes us through various measures undertaken at
The Crest to secure it from such disasters.
With Richmond Designs on board, The Crest Clubhouse is taking shape into a one-of-a-kind
facility which will offer unmatched luxury to the residents.
While on one hand, the projects team has focussed on construction progress, the marketing and sales
teams have organized many events for The Crest customers to build this exclusive community of likeminded people. It has been encouraging to receive a tremendous response from you at these events.

PPR & PEX water supply piping system is unique & and how it will benefit the end users of The Crest :
* PPR and PEX Piping
In India, the normal practice over the years has been to use galvanized steel piping for the hot and cold water supply pipework.
Invariably, due to the harsh climatic and water conditions in the Delhi NCR the galvanizing quickly deteriorates and pipework
experiences leakage within a few years and may have to be replaced in as little as 10 years at major cost.
Over the past 15 to 20 years alternatives have been developed as replacements for galvanized metal piping and these are generally
made from plastic materials. At the cutting edge of these replacements are PPrR (poly propylene random) and PEX (cross
linked polyethylene) piping.
When designing the services for The Crest, DLF have approached the project with the intent of using international best practice
wherever possible and this has included using PPRand PEX piping for the water supply to the apartments. The main downcoming
pipework from the rooftop water tanks to each floor level and distribution horizontally to the bathrooms and kitchens uses
PPR piping which is generally quite rigid and has good mechanical strength. Jointing of the PPR piping is carried out by fusion
welding by heating the material to its melting point so that the joint fuses together to form one homogenous piece; this forms a
joint which is superior to the joint formed using chemical bonding agents on other plastic pipe materials such as PVC. The PPR
piping terminates in manifold valves in the bathrooms and kitchens from where the PEX pipe is used to feed the sanitary and
water appliances. The PEX piping is flexible and is routed through walls and floors using outer sleeves. The advantages of using
the flexible PEX piping in sleeves are (a) a single length of pipe feeds each tap/faucet etc. therefore minimizing joints and thus
potential leaks and (b) the routing through the sleeve allows easy replacement of piping in future (if necessary) without the need
to break floors and/or walls.
This hybrid system for water distribution provides maximum leakage protection and system longevity. Potential leak hazards
are minimized, thus providing the end user with the best system possible. While this type of system is commonly used in the
Middle East and other international locations, however, in northern India it is unique to The Crest project.
Overview of Site Progress
The key developments/milestones achieved at The Crest are as follows:
- The terrace slabs of all 6 towers have been cast
- Structural work at The Crest Club is in progress
- MEPF (Mechanical, Electrical, Plumbing and finishing work) is in progress in all the towers and basements
- PPR and PEX piping system is being installed for water supply works
A Phenomenal Feat
Engineers, craftsmen and technicians have invested over 18 million man-hours from the
conception of the project till now.
31,000 metric tonnes of reinforced steel have been placed
- Over 1.70 lakh cubic metre of concrete has been poured
- More than 12 km M.S railing and 18 km of S.S railing will be installed at The Crest

The Crest is partnering with class-leading brands for executing various aspects of the project. Some of these
renowned brands that have been recently engaged are as follows:
a) Richmond Designs, UK appointed to design interiors of common areas and clubhouse at The Crest
b) KONE appointed to provide high-speed elevators with speeds of 3 and 4 mps (meter per second).
These are the fastest elevators till date in any luxury residential projects
c) LG Electronics appointed to execute the air-conditioning of the apartments and lobbies
d) Fenesta will provide glazing (windows) at The Crest
e) GROHE has been finalized to provide the CP fittings and the Sanitary ware will be provided by DURAVIT

The Crest Towers have reached terrace levels, how do you
rate the construction progress achieved at The Crest site ?
We have achieved great construction progress at The Crest
site. The entire project team has worked together seamlessly
with DLF to achieve this phenomenal milestone of completion
of the structural works in all towers.
Please take us through the latest construction techniques,
implemented in the making of The Crest.
During the course of execution, we have adopted various
modern construction techniques which includes, but is not
limited to: implementation of innovative ideas like the use
of aluminium formwork and prefab rebar cages. We have
also used latest equipment and processes such as SBPs,
(static boom placers),internal tower cranes, fully automated
reinforcement yard, 24x7 on site RMC production with high
performance batching plants , global monitoring systems and
processes like change management and design management.
Please comment on environment friendly construction
practices being used in the project.
We are extremely serious about ensuring that the
environment is protected during construction. Some of the
best practices we have adopted are - wheel washing facilities
for vehicles going in and out of the site, water sprinkling
in surroundings to reduce dust pollution and many more.
We are also complying with all requirements which are
mandatory for green building certifications like LEED and
GRIHA.
What are the challenges associated with construction of
this scale in terms of management of schedules, labour/
machinery and coordination with various consultants and
sub-contractors and how have you tackled these?
The construction of residential buildings of this scale requires
on -time availability of all 3 M’s (men, material and machines).
In order to achieve the stringent schedule and cycle times, close
monitoring of the macro as well as micro schedules is required.
Scarcity of skilled workmen is the foremost challenge nowadays
in the construction industry, which we have tackled through our
in-house networking with various subcontractors. The result of
these efforts is for all to see, with the structure completion of
The Crest being completed as per schedule.
How do you balance on- time construction along with
maintaining the highest standards of quality?
We have employed our trade-specific work method statements
in order to achieve the highest standards of quality. These
work method statements are developed in such a way that
they balance both construction time with the highest quality
standards. We have engaged highly experienced professionals,
including expats, who are responsible for limiting construction
time as per the strict schedules.

Seismic Design and
Fire Resistance Measures
at The Crest.

Earthquakes occur at various geological fault lines in the earth’s surface (topmost
layer or crust). A region’s proximity to the fault lines and known epicenters of past
earthquakes, along with lithology and tectonic features determine the seismicity of
the area.
Based on these factors our country has been divided into four earthquake zones
namely Zone II, Zone III, Zone IV and Zone V. Zone II is the least seismically
active zone while Zone V is the most seismically active zone.
The Delhi-Gurgaon region has seven active and non-active fault-lines. This region
has been classified as ‘Zone IV’ as is clear from the seismic zoning map below:

We are pleased to share that The Crest Project, DLF 5 has been awarded the “Prashansa Patra” in National Safety Council of
India Safety Awards 2015 held at Vigyan Bhawan, New Delhi. The certificate has been awarded in recognition of developing
and implementing effective Management Systems and Procedures and achieving good performance in OSH for the assessment
year 2014. The certificate was awarded by Shri Bandaru Dattatreya, Hon’ble Minister of State (Independent charge) Labour and
