1. The President called the Summerfield Board
Meeting to order at 7:00pm.
2. Karen Fatta opened the meeting, attendance was
taken, and a quorum was present. Approved
3. The Board approved the motion to accept the
minutes of February 25, 2015 B.O.D. meeting.

4. The Treasurer reviewed financials; The Everbank
account is $46K over insurance and the HOA
needs to take $90K and purchase a new CD at
a different bank by April. There are eight 2014
charges and/or adjustments that need to be
journal entered into 2014 so that they do not
reflect the 2015 financials. Two attorney legal
amounts were not in Accounts Receivable and
management will review the reason and make
any corrections needed. The Age Receivables
have decreased to $139,052. The People’s Bank
CD that expires on 3/26/15 is being renewed at
the same bank for 18 months at 1.25%. Approve
5. In continuance of the review of homes in legal,

pending the response period to end of March,
1 account pending an order requesting for
a referee from the court that will take until
approximately end of April, 1 account pending
the bank’s attorney to re-make the motion for a
judgment until end of April, 1 account pending
for the HOA Florida attorney to file a claim in
Florida bankruptcy court, 1 home sold to the
bank and waiting on transfer of ownership
documentation. Management was asked to

follow up with the HOA attorney on releasing
a letter to the bank’s attorney, 5 accounts
are continuing with their executed payment
agreements, 4 accounts in the beginning process
of a judgment, with a total of 14 in legal. 1
account was added and immediately removed
due to full payment of delinquent amount.

Reviewed and approved 5 ARFs to add a one
story extension on the back of a home, to install
a new driveway, to install a brick fireplace, to
add a fence and to add a shed 3 ft from side and
back line of property. Approved
Discussed Daycare lease negotiations and will be
working on a new lease drawn for the Daycare
owner’s review. Agreed to allow the Daycare
children to use the pool at their expense for one
hour prior to the pool opening and will draw
an addendum to this year’s contract as well.

Warning letters will be released to stop sign
violators as provided by Maximum Security.

Discussed snow removal damage throughout and
will be addressing the speed bump replacements
further with a Professional to arrive at the best
replacement. During this snow season, the
accumulation was higher than the contract cap
of 57.5 inches causing an additional expense,
however, Brickman will remove this expense
if a renewal is signed. Will be negotiating the
renewal with Brickman. Approved

We are excited that it’s that time of year again, when
Summerfield’s Pool opens and residents are able to enjoy the
warm weather. The pool will open Memorial Day weekend
May 23, 2015 to May 25, 2015. Continuing the weekends of
June 6,7 and 13,14, operating each weekend from 10am to
7pm.
As we get close to school closings, the pool will run
daily from June 15, 2015 to September 7, 2013, operating
from 10am to 8pm.
Your Summerfield issued Photo ID is required for the
Pool, as it is with all common areas. We encourage you to
stop by the Clubhouse before the pool season to get your
Photo ID and be ready to enjoy your summer. Children
under 16 must be accompanied by an adult. Please be
advised Lifeguards will not be able to grant access unless you
have your Summerfield ID.
Please abide by the pool rules including the allowance
of only safety flotation devices as pool toys, no running, ball
playing, no pets, no glass bottles and no food in the pool area.
There are picnic tables outside the pool area if you would like
to eat and spend time with your family.
We are also working diligently with contractors to have
the asphalt repaired in some areas and the speed bumps
placed back. That should be happening sometime in May
and June.
Please be advised that we also had a false employment
address entered in a sex offender registry for a home on
Summerfield Drive. This was not accurate data and the Board
of Directors, Safety Committee along with Management are
working with the New York Police Department Sex Offender
Monitoring Unit that oversees the home location of this sex
offender in Brooklyn to have the registry corrected. The
employment address that was given as Summerfield Drive
needs to be removed since it is completely false information.
Some homeowners have heard about this and the Board
of Directors wants to re-assure everyone that it is being
investigated since the sex offender is falsifying information
and he does not work at Summerfield Drive. We will keep
you updated on this progress.

10. Reviewed the homeowners that will be present at a court hearing in April due to a homeowner filing a claim against the
HOA.
11. In follow up to the roof leaks, management will follow up with insurance inspector on the insulation in the hallway not
included in his estimate. Decided to proceed with Empire Electric on the roof warmers on the roof damming areas at
the clubhouse. Savmor provided the HVAC piping up to the roof so the ventilation from the boiler room is released to
outside the roof instead of inside to the attic. Management will get a roofer pricing to seal around the vents on the roof.

12. During Homeowner Association meetings, the Secretary will be responsible for taking notes to publicize. Approve
13. Management was instructed to find out if computer program holders of different installed programs in the office
computer were Windows 8 compatible. This will help decide if Windows 7 should remain on the possible purchase of a
new computer. Approved
14. A corner 6ft fence was questioned by a homeowner due to poor visibility and the town’s permit will be requested.

15. A homeowner’s Christmas Lights are still up and management will write a letter to have them removed. Approved
16. Social events are currently unable to be coordinated due to lack of volunteer participation. Approved
17. Homeowners who had a late fee in January due to the $11 increase will be forgiven the one late charge as a one-time
exception. A homeowner who was out of the country for several months will have 2 months of late charges waived due
to not being in the community during the communication of this change. Approved
18. The homeowner whose payment was not received by the bank lockbox and submitted a late charge waiver was denied.

Are you exempt from the health insurance penalty?
As you’re probably well aware, the requirement under the Affordable Care Act (ACA) for individuals to obtain at least
minimal health insurance coverage went into effect in January 2014. If you didn’t purchase a health insurance policy, you
may have to pay a penalty with your 2014 federal income tax return.
But not everyone is required to pay the penalty. In fact, the list of exemptions is extensive.
• Unaffordable coverage. The minimum amount you would have paid for employer-provided coverage or a “bronze

level” plan exceeds 8% of your actual household income for the year.
Short coverage gap. You didn’t have coverage for less than three consecutive months during the year.
Income below filing threshold. Your gross income or household income is less than the applicable minimum threshold
for filing a tax return.
Citizens living abroad and certain noncitizens. This exempts certain U.S. citizens, including those who spent more
than 330 days abroad during a 12-month period and qualified noncitizen residents.
Incarcerated individuals. The requirement doesn’t apply to someone in a jail, prison, or similar penal institution.
Unaffordable aggregate self-only coverage. The aggregate cost of self-only employer-provided coverage for two or
more family members exceeds 8% of household income.
Coverage gap. If you had a gap in your coverage at the beginning of 2014 but enrolled in the marketplace before May
1, you’re exempt.
General hardship. Circumstances such as homelessness, eviction, foreclosure, domestic violence, death of a close
family member, or unpaid medical bills prevented you from obtaining coverage.

A quick message here from the Safety and Security Committee. First of all Happy Spring, the calendar says so, so it must
actually be here. With that, the expectation of warmer weather should return whatever snowbirds we have here. This means
more people, especially children and the elderly will be on our streets playing, walking, jogging, bicycling etc., so lets just
be aware that they are out there and drive with a bit more caution. This also means that landscapers, workers and others
from the outside are coming into the community so lets be vigilant about our surroundings. As we all know, not only was
the snow removed promptly this year so was many of our speed bumps. There is still some debris out there so be patient for
cleanup furthermore, even though the speed bumps are missing it doesn’t mean we can speed throughout the community
with disregard for safety.
I have also noticed that many of our residents, school buses and delivery trucks sees this as an opportunity to utilize our
streets as an obstacle course. This can be risky especially at unsafe speeds. Lastly, when entering either of our two entrances,
be aware that sometimes the residents gate and the visitors gates go up simultaneously, lets be courteous when possible and
allow our guests to enter safely. We know where we are going, they may not. In a perfect world the residents would be given
the privilege of being allowed to go first and security would hold the visitors up however, sometimes those guys are just to
busy. Finally, Stay Safe, Stay Well and enjoy the spring.

Nothing To Sneeze At: 5 Tips For Seasonal Allergy Relief
Spring is upon us, and if you have seasonal allergies, you may be less excited about that than most. After all, what fun
is finally freeing your face from that scarf if you’re just going to bury it in a tissue? It’s no fun at all, but allergies don’t have
to make you miserable.
“The key to surviving spring allergies is knowing what triggers your symptoms,” said allergist James Sublett, MD, president
of the American College of Allergy, Asthma and Immunology (ACAAI). “Because there can be millions of pollen particles
in the air, finding allergy relief can seem nearly impossible for some. But by knowing what triggers your allergy symptoms,
and how to avoid these allergens, you can be on your way to a sneeze-free season.
Here are tips from ACAAI to help you find relief and enjoy spring.
1. The feel of cotton. For allergy suffers, not all clothing materials are created equal. Research shows that when synthetic
fabrics rub against one another, they create an electrical charge that attracts pollen, which, as it turns out, is also
electrically charged. Natural fibers such as cotton also breathe better, so they stay drier and less hospitable to moistureloving mold.
2. Adjust your workout routine. After months indoors, you can’t wait to exercise outside. However, exercising causes
you to breathe more deeply and inhale the pollen that affects your allergy symptoms. If you’re planning a vigorous
workout, try to stay indoors and if you’re planning on taking a casual walk, take a nondrowsy antihistamine before you
go. Exercise outdoors when pollen counts are at their lowest - before dawn and in the late afternoon or early evening.
3. Garden smart. Think your spring allergies are going to force you to quit gardening? Think again. Taking an antihistamine
about half an hour before you head outside will help. You should also wear gloves and a NIOSH-rated 95 filter mask if
your tasks including digging in the dirt, which can stir up pollen. Avoid touching your eyes, and be sure to wash your
hands, hair and clothing once you go back indoors.
4. Take something a little stronger. Over the counter intranasal steroids (nasal sprays) as well as non-drowsy
antihistamines and decongestants can be beneficial for those suffering from mild allergies. However, people suffering
from more severe allergies will benefit from seeing an allergist. “An allergist will help you develop an action plan with
ways to avoid allergy triggers and determine what treatment is best for your individual needs,” says Dr. Sublett. Many
severe allergy sufferers find relief in immunotherapy - allergy shots that help the body build resistance to the effects of
the allergen. While there is no cure for the more than 50 million Americans suffering from allergies, immunotherapy is
known to modify and prevent disease progression.
5. Eliminate uninvited guests. You can make your spring allergies more bearable by limiting your exposure to indoor
allergens. Vacuum your furniture, leave your shoes by the door, shower frequently, cover your floors with washable
throw rugs and use a dehumidifier to limit your mold exposure. All of these steps will help, and look for a good air
purifier with a HEPA filter.
Spring allergies are a fact of life but you don’t have to let them dictate yours. Employ the tips above, and you’ll be able to
enjoy the warmer weather without constantly reaching for a tissue.
