Party responsibly and mitigate your business risks
By Heather Pilcher
It’s corporate holiday planning season,
which means guest lists, venue options
and party themes are at the top of the list
as your party takes shape.
Whether organizing a large company
holiday party or an intimate event to
thank your top customers, good planners focus on minimizing their business risks by expertly managing their
guests’ alcohol consumption during
this festive season.
The risks: According to the 2011 National Highway Traffic Safety Administration, in 2010, 10,228 people died in
drunk-driving crashes — one every 52
minutes — and 345,000 people were injured in drunk-driving crashes. In Florida alone, more than 660 lives were lost to
alcohol-impaired-driving fatalities.
The bar offering can be the central focus of a memorable party if managed
responsibly. There are multiple options, such as levels of alcohol and
ways to manage both bar costs and
your guests’ alcohol consumption.
First, meet with your venue representative to discuss available
choices. Consider the level of alcohol
to choose from at your event. The lowest
level of liquor, ranked according to price
per drink, commonly is referred to as
“well liquor,” followed by premium, super premium and specialty or top shelf.
Each venue may vary its category names,
so get a list of all the alcohol brands in-
cluded in each bracket. Or, to save money, opt for a beer-and-wine-only bar.
Once you select a liquor level, you
must decide if you will have an open
bar, a hosted bar, a cash bar and/or
drink tickets.
An open bar allows guests to have as
many drinks (alcoholic and non-alcoholic) as they choose within a certain time
frame determined by the planner or company. These are set at a per-person rate
based on the amount of hours selected.
The second option, a hosted bar, is
similar to an open bar, but the planner or company pays per drink, not
per hour. The third option, a cash bar,
is when guests pay cash or credit
individually for all
drinks consumed.
The last option, a
drink ticket, is bought
by the planner or
company ahead of
the event and distributed to guests upon
arrival, and they use the ticket to get
a drink at the bar. Drink tickets can be
bought at a specific level of alcohol and
usually are paired with a cash bar, so
guests may use their drink tickets and
then buy more drinks.
To limit guests’ alcohol consumption:
• Limit the amount of time an open or
hosted bar is available. Use an open bar
for the first hour and then transition to a
cash bar for the rest of the event.
• Consider offering only beer and wine
instead of hard liquors.
• Use drink tickets, and limit them to
two per person, where no additional alcohol can be bought by the guests. Also
offer a company-hosted non-alcoholic bar
with sodas, waters and juices.
• Instead of alcohol, offer festive “signature” non-alcoholic mixed drinks.
For example,
try a “com-
pany cooler” made of mango juice, Sprite
and a splash of lime.
In addition, look at your demographics,
the level of alcohol from last year’s event
and the amount of alcohol consumed. Determine the maximum number of alcoholic drinks you want consumed to best
manage your risks. Most companies provide one to two drinks per person.
Next, meet with your venue representative to review levels of alcohol, bar options
and rules of your event location. Confirm
that your party location has a liquor license and that all alcohol will be served
by professional bartenders or caterers.
Reiterate that bartenders should not
serve underage or intoxicated employees.
Review your company’s alcohol policies and insurance coverage, and make
sure parties are covered.
Before the party, designate a group of
trusted, non-drinking company managers to monitor the event and control
any situation in which employees may
become intoxicated. Specifically, have
the designated monitors call and pay for
cabs or arrange other public transportation should a party-goer need it.
And remember: A company newsletter or email advising how to make everyone’s holiday season happy and safe by
abiding by the company alcohol policies
is a great way to reinforce the message.

Allow plenty of time when planning company holiday event
Shop talk
mas party plan to a Halloween/fall
event for increased participation and
lower costs.
By Anna-Michelle Lavandier
Paula Wyatt’s goal is to make her client’s holiday dream party a reality.
As chief excitement officer of Posh
Able Events in Orlando, Wyatt has
organized more than 200 events during
the past four years.
While no two events are alike, Wyatt,
38, relies on a corporation’s mission
statement or goals to set a foundation
for its event.
Of course, everyone loves a good
holiday party, but Wyatt finds a deeper
meaning behind these corporate celebrations. “It’s not about the parties; it’s
about the relationship between people
and these corporations.”
How to avoid inappropriate costumes at a
corporate Halloween event: Know your
audience and label the invitation with
key words that specifically describe the
kinds of costumes expected like “tasteful,” “funniest” or “most creative.”
How much companies typically spend on
fall and winter parties: From $7,000 to
$70,000.
Amount of time needed to plan a corporate
event: It’s ideal to have at least 90 days
to give yourself time to gain event exposure. Any less would increase costs
and reduce selections for the party.
However, the usual length of time
ranges from one to 14 months.
New trends in the corporate party planning world: Social media. Many
companies are starting to integrate
their events with their social media
websites. They see these social media connections as an opportunity to
build relationships with clients, vendors and the community.

Look at your events and event budget
on an annual basis, and look for a way
to tie in the event sponsors within the
pool of clients, vendors and companies
you work with.
Common mistakes clients make: By not
budgeting well, you can increase your
event cost by 30 to 40 percent.
Top five tips for your firm’s next party:
• Plan well and budget well.
• Include a charity or a nonprofit.
• Involve vendors and clients for
co-op funding.
• A lways u se a n event a s a n

Developer plans distribution Hard Rock wins national
center in Seminole County Social Madness title
By ANJALI FLUKER
Illinois developer Becknell Industrial
has a 4.9-acre site at 535 N. Elder Road in
Seminole County under contract for an
undisclosed price, with plans to build a
25,000-square-foot, built-to-suit warehouse and distribution center there.
Costs of the construction, which could
start by November, likely will range
from $2.5 million-$5 million, creating up
to 50 temporary construction jobs and an
unknown number of permanent jobs.
Lake Mary-based property owner
Monroe Invesments LLC is expected to
finish site-plan revisions and submit
them to the county this month. The county may approve rezoning the site from
agricultural to planned commercial development by October or November, said

Apple reveals iPhone 5
Apple Inc. announced the iPhone 5
smartphone at a Sept. 12 conference.
The new device will be two times
faster than the current generation of
phones, have a 4-inch screen, higher
screen resolution, better battery life,
improved picture options and made entirely of glass and aluminum.
In addition, the iPhone 5 will join
the 4G LTE network family — something competitor devices already have
been providing — and will be available through major carriers like AT&T,
Sprint and Verizon among others.
Picture and video quality also has
improved with added features such
as panoramic photos and being able
to take photos while recording video.
Also, the new phone will feature the
updated iOS 6 with fresh in-company
applications, and will debut turn-byturn map navigation, abandoning the
Google Maps feature.
The new phone will come in white or
black and have a new charger connector.
The iPhone 5 will cost $199 for the
16-gigabytes version, $299 for 32 gigabytes and $ 399 for 64 gigabytes. The
new iPhone will be available for purchase on Sept. 21. Pre-orders for the
phone will open on Sept. 14.
Orlando gets 2012 MUNI award
for Main Street Program
Orlando Mayor Buddy Dyer announced this week that the city of Orlando received the Florida Citizenship
Award from the 2012 Florida Municipal
Achievement Award Program.
The awards program was developed
Bo Bradford, the landowner’s real estate
representative and managing partner at
Lee & Associates-Central Florida.
Orlando-based Florida Engineering
Group Inc. is the project engineer.
Paul Thurston, vice president with
Becknell Industrial, said in an e-mailed
response that his firm wants to have
the building ready for occupancy in
May 2013. Thurston declined to disclose
the end user, which has a presence in
metro Orlando and is restructuring its
logistics operations. It selected this site
because of its access to the highway and
property dimensions, Thurston said.
Becknell Industrial’s existing property on Jetstream Drive in south Orlando
is leased to Horsham, Pa.-based Bimbo
Bakeries USA, a division of Mexican
baking giant Groupo Bimbo (BMV: BIMBO). Sources speculated Bimbo Bakeries may be expanding its local distribution operations. The firm, which has a
second facility on Mid Florida Drive in
Orlando, declined to comment.
Meanwhile, Seminole County’s industrial submarket is struggling with a
12.4 percent second-quarter industrial
vacancy rate. But the submarket also
had more than 49,000 square feet of new
space under development in the last
quarter, a number that has been at zero
for much of the last two or three years.

Hard Rock International is the official winner of the medium-company
category in American City Business
Journal’s 2012 Social Madness contest.
There were three national champions, including Hard Rock, with Target
Corp. crowned as the large-company
category winner and OneLouder Apps
named the small-company champion.
For most of the national competition, Orlando-based Hard Rock was on
the heels of the No.1-seed TOMS Shoes.
It wasn’t until the final round of the
competition that Hard Rock outpaced
TOMS and took over the lead.
“We had it on our radar that we were
doing well and we really drove our fans
to help get us over the hump,” said Sebastian Quinn, digital marketing manager at Hard Rock International. “We
reached out to our cafes, hotels and
casinos and engaged each one of them,
rallying our strength from around the
world. If you looked at our growth as a
whole, it increased as we engaged a lot
of our local properties.”
Hard Rock was the only secondseed competitor to win against a No.1ranked company in the finals. Both
Target and OneLouder Apps were the
leaders in the final round.

“It’s a testament to the power of partnership between our business owners,
our local government and our residents,” said Dyer. “It’s a further testament to the hard work our small business owners have put in over the last
few years to help fuel our local economy during a nationwide recession.”

Average weekly earning in Orlando’s

The city was No. 47 in percentage

Lakeland was the only other Florida

Projects expected to bring residents close to stations, spur development

• Construction and vendents close enough to the stations to encourage commercial development.
“Within the transit-oriented development equation, it’s important to
have bodies in downtown,” said John
Omana, Lake Mary community development director. “You maximize that
through apartments.”
The projects are well-timed, since
apartment construction financing is easier to get than other projects as demand
remains strong for rental units in Central
Florida. Metro Orlando had a 92.7 percent
midyear occupancy rate for apartments
with average monthly rental rates of
$826.12, said CBRE Inc. That compared
with 93 percent occupancy and monthly
rent of $843.54 in the year-ago period.
Here’s more on the projects:
• Florida Hospital Health Village
Apartments: Orlando-based Ustler Development Inc. plans to begin construction by year’s end on its $ 34 million,
230-unit work force housing complex
near Florida Hospital, the residential
piece of the hospital system’s planned
Health Village surrounding one of four
downtown Orlando SunRail stations.
Orlando-based J. Livingston & Associates Corp. is set to raze existing
structures on the site this month. The
project should be completed by April or
May 2014, said Craig Ustler.

taking half of the firm’s 8-acre site near
the Longwood rail platform, said managing partner Ryan von Weller.
Office and retail will be a future phase.
Winter Park-based ACi Inc. is the

President Marc Reicher. That project

construction to begin in spring 2013,
said John Omana, city community development director.
Sources estimated construction costs
at $25 million-$27 million.

Among Xymogen’s other plans:
• The company is getting into contract manufacturing.
• The firm plans to make over-thecounter drugs.
• It’s starting a second manufacturing work shift, creating 15-20 immediate jobs.
• The company needs manufacturing and lab equipment, furnishings and
maybe even more space to lease in the
next year.

million in revenue.

Pegging a solution
to the jobs problem
L
ast week, Orlando Business Journal took an
in-depth look at the chronic unemployment
problem plaguing the region and state, and
talked with some local residents still struggling
to find work.
The findings: Too many unemployed workers
from industries like construction that aren’t rebounding fast enough, while at the same time,
companies have open positions — 3.7 million in
the U.S. as of the end of July — that can’t be filled
because many of the unemployed don’t have the
right skill-set.
So we decided to come up with possible solutions to the square-peg, round-hole problem.
Our findings: We need a prog ram where
firms with hard-to -fill positions get incentives for hiring unemployed or underemployed
workers and then pay for the training needed
to fill the job.
Now wait just a minute, you might be saying at
this point.
How are we going to finance such an endeavor?
We’re glad you asked.
According to the work
force experts and economists we talked to during the past few weeks, a
jobs stimulus in Florida
big enough to impact the
unemployment rate would
cost about $200 million.
So to address the region’s need to get people back to work, we suggest the Legislature
t a ke a ha rd look at t he 2 4 6 exemptions to
the sales tax currently in place that cost the
state $10.8 billion.
Before you get out of your chair and use your
OBJ as bird cage liner, hang with us a little longer
as we explain.
A good number of the sales tax exemptions make
sense. Like not taxing people on the food they buy
for consumption. Or not making patients pay taxes
on the meals they eat when in the hospital.
But then there’s that $700,000 exemption for
high school and college sky boxes.
And the $42.2 million exemption on bottled noncarbonated water.
As economist Hank Fishkind noted: “There
are literally billions of dollars of exemptions that
merit review given that they’re no longer doing
the job they initially were designed for. Using the
extra revenue to promote economic development
would be appropriate.”
We agree.
That’s why we propose seven sales tax exemptions that could be eliminated to fund training
for out-of-work Floridians. However, that’s not to
say legislators shouldn’t take a hard look at other
sales tax exemptions, as well.
The good news: Rep. Stephen Precourt, R-Orlando, said state lawmakers plan to tackle a number of economy-related issues in the 2013 legislative session.
The bad news: Funding such a project will face
an uphill battle, because every time we’ve looked
at eliminating an exemption, special interest
groups pop up to fight against it.
There’s also the fact that expectations on immediate results would be high, seeing as the training
program carries a $200 million price tag.
Even so, wouldn’t it be nice for a change if government leaders eliminated wasteful spending
and used the money saved to benefit the very people they represent?
We believe it’s an idea worth exploring further.

Jobs Playbook: ProNet Career Resources is here to help
Last week, Orlando Business
Journal started a three-part series on the jobs market in Central Florida.
In the Sept. 7 issue, we
looked at the problem: Central
Florida still has too many unemployed people. In this issue,
we’re looking at some of the
solutions.
Here’s one so lution offered by
a local unemBlog of the Week
ployed citi zen,
Howie Appel.
He’s 64 and unemployed. He’s also executive director of ProNet
Career Resources, a networking and
job-hunting nonprofit.
The group has 1,800 members,
of which about 500 are active, and
meets on the fourth Monday of the
month at Central Branch Library
in Casselberry (its next meeting
is Sept. 24). It offers free classes,
such as how to use LinkedIn, and
resume coaching.
Abe
Aboraya
Remember Diane Neff from last week’s issue?
She goes to the meetings and speaks highly of
the group.
So what’s Appel’s story? He was a recruiter for a
large construction and engineering company and
was downsized in 2009.
While no one comes out and says it, Appel believes companies won’t hire him because of his age
and his status as a Vietnam veteran.
“Unfortunately, I’ve been put out to
pasture by too many people,” Appel
said. “Basically, being over 55, companies are looking for bright young
blood. They’re less likely to take
people who have experience and a
wealth of knowledge.”
So what needs to be done? Here are
a couple of Appel’s ideas:
• Someone has to step up to the
plate at major corporations and
say, “Let’s hire more veterans.”
• Companies have to start understanding that baby-boomers
are not too old. They’re not ready
to enter retirement homes.
