However, within the past several years, the spotlight has shifted to the 80-plus million Americans between the ages of 25 and 34 known as millennials. Now the largest demographic group in history, this generation is undoubtedly the most studied. Significant research findings, speculations and predictions about shopping habits and motivators are driving the world to cater to this influential group. Homeownership is one example. Many speculate millennials aren’t interested in, or in a position to buy a home because they’re strapped with student loans and a tightened job market. While much of that is true, research paints a different overall picture. In fact, in many U.S. cities, millennials make up half or more of home purchasers (many of them first-time home buyers), according to a recent study by Realtor.com and reported by Bloomberg. So what are millennials looking for in their home? According to the recent Responsive Home initiative conducted by Builder Magazine, several priorities rose to the top of their “must have” list when purchasing or building a home: • Ability to maximize all spaces within the home — efficient, creative storage • Urban conveniences in suburban settings — able to walk to parks and schools • Plentiful outdoor space, including an outdoor kitchen when possible • Customizable floor plans — ability to have a nanny or mother-in-law suite with kitchenette and more • Elements with high design that offer functionality and value. Among the unique design aspects was the use of satin black as a finish throughout many of the bathrooms. Showerheads, faucets and accessories were often mounted on white subway tile (grouted in black) for a fun, impactful style. Outdoor living has proven to be a hot but- ton for many buyers, including these 25 to 34-year-olds. SOLUTION We changed everything when we connected the garage (A) directly to the modified dining room (K). Now it is not necessary to go outdoors from the garage. All of the spaces have been made more casual and useable. We were able to added a laundry room (M) after the dining room (K) was expanded into the abandoned living room (J). We even added a half bath (N). A walk-in pantry (O) went were the former entry (C) was. We divided the kitchen and family room differently by bumping out a window-filled room (P) for the dinette (breakfast) room. The kitchen (Q) is reconfigured and direct 1207289 access (R) is added to the deck (S). There is a glass door in the breakfast room (P) to the deck as well. The family room (T) is brighter and bigger. We added a built-in cabinet (U) for books and other important items. The bearing wall (L) is opened up only where it needed to be with a couple of headers. The front entry (I) is updated and simplified by going to one door and a sidelight. Now the spaces are larger and more user-friendly, and all the spaces will be used. This layout tended to make the living and dining rooms “formal” and the family, kitchen and dinette “casual.” One strange thing about the traffic in this house is that when you park in the garage (A), you would have to walk outside (B) and into a small entry (C) to get to the kitchen (D), past the tiny dinette (E). There also is a laundry closet (F) to be accessed in this small space. Beyond the kitchen is a small family room (G). Both the family room and the dinette have access to the deck (H) through sliding glass doors. The main entry (I) to the house has dated double doors. The living room (J) is really too small for furniture, and beyond it is the formal dining room (K). These rooms — along the front of the house — are rarely used.
