While not wholly faithful to the Italianate style of architecture—which was fashionable at the time of its construction—the home maintains what historian Clay Lancaster refers to as “Italian proper” design. The style was “...better suited to the agrarian civilization of Kentucky, not lacking in picturesqueness, appearing as an integral part of its setting…” Chestnut Farm’s residence is indeed as attractive in its classical elements (the centered roof pediment complete with trefoil, four-paneled double hung windows, cornices bordering the front door, et cetera) as it is in its understated, Italian proper-style elegance. It measures approximately 3,700+/- square feet, with three bedrooms and three and a half bathrooms. Entry Foyer (Above Left) A lovely foyer greets those entering the front door with a large, gracious staircase. Parlor (Above Right) Just to the right of the foyer is a parlor room, perfect for after dinner drinks or relaxing upon the completion of a long day. The parlor walks out onto a useful, side screened in porch, and is also conveniently connected to the home’s kitchen. Formal Living Room (Below) Opposite the parlor, and to the left of the foyer, is a large formal living room. The living room adjoins the formal dining room (see next page) which makes for a wonderful entertaining space. Nota Bene: Almost all of the furnishings within the home are negotiable. Formal Dining Room (Above) The formal dining room features a lovely wall mural of Chestnut Farm, along with windows overlooking the rear gardens. It is connected to a 3/4 bathroom (above right,) as well as the Kitchen. Kitchen (Right) At the epicenter of the home, both literally and figuratively, is the kitchen. The kitchen has been updated with newer appliances, lovely cabinetry and numerous built-ins. A small staircase leads from the kitchen to the rear bedroom upstairs. Surrounded by exquisite landscaping, and next to a lovely lake (complete with fountain) the rear garden offers a space fit for a relaxing sanctuary or for a wonderfully entertaining party with friends. An underground well-system feeds water into a stream from the Gazebo to the lake, which can be turned on or off with the flip of a switch. The lake also features a sonic weeding system and numerous goose deterrents. The Barn An incredibly well-thought out and designed barn, Chestnut Farm’s facility boasts 19 stalls (measuring a generous 15’x15’ each) numerous office/ tack/feed rooms and large aisle ways to accommodate equipment movement. What is most significant about this barn, however, is the remarkable ventilation and airflow that it maintains; during the heat of the day, it is a welcome refuge for both you and your horses. The front of the barn overlooks the lake and gardens, but also maintains a front lawn of sorts that would make for an ideal walking ring location. On the whole, the barn is in very good condition. NB: All farm equipment is also negotiable. The Arena Joined to the barn is a large, 48’ x 248’ indoor arena and, like the barn, features heaters for the colder months. Currently the arena houses several temporary stalls, but is large enough to accommodate other daily uses by the staff. The potential for a space such as this is considerable.
