Cinema Development Addition, an addition to the City of Hudson Oaks and Weatherford, according to the plat thereof recorded in Cabinet C, Page 353, Plat Records, Parker County, Texas and also Lot 3R2, Block 1, A.B. Cinema Development, as recorded in Cabinet P, Page 208, Plat Records, Parker County, Texas 5. Future Agenda Items 6. Adjournment I, Shelley Scazzero, City Secretary, do hereby certify that notice of the above meeting was posted on the front window of the City Hall of the City of Hudson Oaks, a place readily accessible to the public at all times, on the 6th day of July, 2016 at 5:00 p.m. and remained continuously posted for at least 72 hours preceding said meeting, and that said notice was posted in accordance with chapter 551 of the Texas Government Code. Call to order/announcement of quorum With a quorum present, the Regular Meeting of the Planning & Zoning Commission was called to order by Chairman Tim Carter at 7:17 p.m. on Tuesday, April 12, 2016, in the Council Chamber, Hudson Oaks City Hall, 210 North Lakeshore Drive, Hudson Oaks, Texas, 76087. 2. Citizen Comments No citizen comment. 3. Consideration of Planning & Zoning Commission minutes for March 8, 2016. ACTION: Motion made by Commission Member Davis and seconded by Vice-Chair Wilkins to approve the Planning & Zoning Commission minutes for March 8, 2016. The motion passed unanimously (4-0). 4. Public hearing and discussion/recommendation on a request for a Final Plat, Lots 3 & 4, Block 3, Dun Roamin Estates, being a 2.635 acre tract situated in the J.M. Moore Survey, Abstract No. 884, Parker County, Texas, and being a replat of a portion of Block 3, Dun Roamin Estates according to the plat recorded in Cabinet A, Slide 64, plat records, Parker County, Texas. Chairman Carter opened the public hearing at 7:22 p.m. Ed Childress, SD Engineering, on behalf of the owner and applicant, Mr. Childress respectfully requested the Board’s recommendation of approval to the Council. Chairman Carter closed the public hearing at 7:23 p.m. ACTION: Motion made by Vice-Chair Wilkins and seconded by Commission Member Gibbens to recommend approval of a Final Plat, Lots 3 & 4, Block 3, Dun Roamin Estates. The motion passed, (4-0). 5. Future agenda items No future items requested. 6. Cinema Development, as recorded in Cabinet P, Page 208, Plat Records, Parker County, Texas Meeting date: Agenda Item #: Action being considered: July 12, 2016 4 Recommend Approval Staff Recommendation: Recommend to Council approval of the AB Cinema Addition Re-plat. Prior Board or Council Action: City Council and the Planning and Zoning Commission approved the planned development district in 2015. Background Information/Analysis: The proposed re-plat is the final step required prior to submission of the building permit for Creekside at Hudson Oaks by the developer. The re-plat is under review by the City Engineer, but City Staff expects completion of the review prior to City Council approval. The re-plat (after City Engineer approval) meets the terms of the City’s development agreement and the planned development district approved in 2015. *Historical Information* The property is located in front of Splash Kingdom at Cinema and Gateway Drive. The proposed development will bring approximately 40-50k square feet of commercial/retail development and 338 residential units built within the mixed use urban village. The Planned Development (PD) district allows the City to approve a development and maintain complete development control during and after project completion.
