STRIKING CURVED SILHOUETTE
Designed by SOM under the creative direction of partner Roger Duffy, FAIA, 252 is defined by a considered
relationship between the exterior and interior architecture, giving it great aesthetic integrity, elegance, and
distinction. Curved Italian glass meets the sky, giving the 65-story tower a sculptured silhouette from every vantage
point. Subtle surface details include ribbons of richly textured etched glass.
VIEWS
The tower’s form with
its distinctive curves, inspired by the famous vase designed by Alvar Aalto, creates unique interior perspectives of
the city’s panoramic vistas. Equidistant from both the East River and Central Park, 252 offers magnificent cityscape,
transformative Central Park, and captivating water views.
PRIVACY & EXCLUSIVITY
252 East 57th Street is a collection of 93 unique residences. The residences begin on the 36th floor, and with no
more than four residences per floor, each home is given a corner placement. Every aspect of the arrival and building
circulation is carefully considered. Owners are offered two exclusive arrivals, a pedestrian entrance on 57th Street and
a gated cobblestone porte-cochère on 56th Street. All entrances, elevators, and over 12,000 square feet of amenities

wall designed by Mathews Nielsen Landscape Architects. The hushed tones of the walnut-paneled inner lobby lead
to the elevators that serve the residences and amenity floors.

most appreciated addresses, including The Dakota, 15 Central Park West, River House, and The Apthorp, offer private
drop-offs for residents. 252 East 57th Street offers a truly signature feature: a gated, attended interior porte-cochère.
An elegant full-height gate offers residents privacy while allowing fresh light and air to circulate around the cobblestone
driveway. Attached to the porte-cochère is the largest automated parking garage in New York, which is exclusively

ENTERTAINMENT
The 34th Floor Club, designed by Daniel Romualdez, is programmed to be an
extension of each resident’s private home. The entire floor, with a 70’ south-facing terrace, is dedicated to social and
leisure amenities. Grandly scaled, with over 16’ ceilings and walls of glass, the art-accented arrival leads to an elegant
library with a marble fireplace and access to the terrace. Residents can reserve a private dining room with catering
arranged by Attaché 57. The oak-paneled lounge overlooking the terrace is ideal for cocktails and conversation, while
the billiards room offers a sophisticated yet playful retreat. Residents can also enjoy an evening of entertainment in
the screening room, where dramatic curtains can be opened to reveal a cinematic view of the city.
FITNESS
Located in the 34th Floor Club, the fitness center features double-height ceilings and glass walls offering skyline views.
The gymnasium is outfitted with Technogym’s Kinesis and Artis lines, offering the most advanced cardio and weight
training workouts. In addition, Peloton bikes will offer virtual spinning classes, including 10 daily live rides and over
3,000 on-demand rides. A dedicated Pilates studio is equipped with Cadillac and reformer equipment. Residents can
schedule personal training in the private yoga studio or Pilates instruction in the private Pilates room through Attaché 57.
75-FOOT POOL The 75’ pool offers two lanes for lap swimmers plus an area for more relaxed
swimming. The serene space is finished with a Bush-Hammered limestone floor and wood ceiling. SPA
Adjacent to the pool area is the spa with a hydrotherapy circuit. This hot and cold circuit, which has long been part
of the European approach to spas, promotes relaxation and stimulates circulation. The experience includes a sauna,
steam room, and ice room equipped with a cold rain spout and a Kneipp hose. 252 East 57th Street is the first
residential condominium in New York City to feature Dornbracht’s Experiential Shower.
GUEST SUITE
252 East 57th Street offers two guest suites, each designed by Daniel Romualdez. The suites provide residents with
convenient and luxurious accommodations for their guests. Each guest suite is finished with a full kitchen and an
en-suite bath.
DOG PLAY SPACE With close proximity to Central Park, 252 East 57th Street offers an
ideal location for dog owners. SPOT 57 can offer an array of custom services to assist owners, such as dog walking

AUTOMATED PARKING
The innovative automated parking system is designed to ensure the

worked for the offices of Thierry W. Despont and Robert A.M. Stern before opening his eponymous office in 1993.
Since then, his work has been published extensively, including coverage in Vogue, Elle Decor, Departures, and The
Wall Street Journal. Daniel Romualdez is a repeated inductee of the AD100, Architectural Digest’s roster of the most
influential architects and interior designers in the industry.
BESPOKE DESIGN Daniel Romualdez
approaches 252 East 57th Street as a series of private commissions, allotting the same amount of care and detail
to each residence that he applies to his private home projects. Daniel Romualdez creates layouts that express an
elegant drama. As the residences start on the 36th floor, the views and glass wall curvature are used to strategically
guide the placement of the public and private areas of the home. Every residence has a defining signature feature,
whether it is an oversized corner living room properly aligned to display art or a master bath with a freestanding tub
placed within a granite bench beneath a windowed wall.
EXPANSIVE LIVING More than a selection
of condominiums, 252 East 57th Street offers true homes in the sky. Each residence is a corner layout with only one
to four homes per floor. The sense of expansiveness starts at the entry, where a formal gallery leads into the grandly
scaled entertaining spaces. Living and dining rooms, wrapped in glass, feature ceilings ranging from approximately
9’6” to 12’9”. The contemporary yet refined detailing includes custom 18-inch baseboard moldings and white oak rift-cut
quarter-sawn floors. The craftsmanship of construction is evident with the sophisticated four-pipe, ceiling-hung fan
coil HVAC and the design of the Italian-sourced glass walls with parallel projecting operable windows.
KITCHENS
CHEF’S
With his expertise in creating custom private homes, Daniel Romualdez understands the
importance of kitchen design. For many, it is the most important room in a home: an area to create, socialize, and
connect. Daniel Romualdez creates chef’s kitchens that are infused with wonderful natural light and spectacular views.
To deliver superior form and function, Daniel Romualdez partnered with Eggersmann to create custom kitchens
exclusive to 252 East 57th Street. At 252 East 57th Street, horizontal-grain walnut cabinetry frames a HanStone glass
quartz countertop and backsplash. The finishing elements include a Dornbracht Elio polished chrome faucet, a 33”
Kohler Stages collection sink with an integrated walnut cutting board and prep bowls, fully integrated Miele appliances
with a Miele 36” five-burner gas cooktop, and a wine refrigerator.
MASTER BATH RETREATS
Daniel Romualdez creates a sanctuary in the sky by designing the master baths to contain an over-sized window in
all of the residences. The luminosity of natural light inspired the selection of polished white Nanoglass walls, honed
white Nanoglass floors, and a walnut vanity with a white Nanoglass top. The focal point of the five-fixture bath is the
6’ bathtub designed by Daniel Romualdez. Additional luxuries include a rain shower with side-mount and handheld
heads, each with individual volume controls; radiant heat flooring; and THG polished chrome fixtures by Alberto Pinto,
including heated towel bars. All WCs provide electricity for Toto’s optional Washlet system.
BATHS
SECONDARY
Daniel Romualdez creates custom-designed palettes for the secondary baths and powder rooms. The
secondary baths are smartly tailored with large format tiles, a Moonwalk Carrara marble mosaic accent wall, Cancos
tile floors, and Dornbracht Meta .02 polished chrome fixtures.
POWDER ROOM Many residences also
feature powder rooms. Daniel Romualdez finished these jewel-box spaces with hand-selected wallpaper and a Striato
Olimpico marble vanity with an under-mount sink and Dornbracht Tara polished chrome fixtures.
EXPANSIVE BY DESIGN
Limited to four residences per floor, every condominium home is expansive yet intimate with a calculated
division between the entertaining and private spaces. Oversized corner living rooms are enhanced by the
dynamism of the curved glass wall.

CULINARY CRAFTSMANSHIP
The windowed chef’s kitchens are designed for cooking and entertaining. Each kitchen was specifically created by Daniel
Romualdez and Eggersmann to meet the needs of different residents. Various designs include open and closed plans, island
kitchens, and large eat-in kitchens. Innovative for over a century, Eggersmann is renowned for its design and technological superiority.
EPICUREAN WITH A VIEW
Daniel Romualdez collaborated with Eggersmann to design the custom cabinetry, providing an elegant backdrop to
the expansive window wall. Fabricated from sustainable horizontal-grain walnut, the cabinets feature a horizontal grain
with a matte finish that achieves a warm aesthetic. Cooking and work areas are appointed with white lacquer cabinetry.
A LUMINOUS RETREAT
Five-fixture master baths with 6’ soaking tubs are finished with polished white Nanoglass walls, honed white Nanoglass radiantheat floors, walnut vanities, and polished chrome fixtures by Alberto Pinto for THG. All master showers have three heads, each
with its own volume control. All master bathrooms have heated towel bars and WCs that are adaptable for the Toto Washlet system.
NORTH VIEW
A cascade of city lights encircles the lush greenery of Central Park. The bird’s-eye views captured from
252 East 57th Street include the illuminated necklace of the George Washington Bridge.
WEST VIEW
Every home offers a double or triple exposure. Floor-to-ceiling glass walls soar 9’6” to 12’9”, capturing
iconic panoramas of Central Park and Manhattan’s most important landmarks.
SOUTH VIEW
The spectacular view toward Manhattan’s downtown frames New York City’s architectural landmarks, including
One World Trade Center, the Chrysler Building, and the United Nations Headquarters, and sparkling East River.
EAST VIEW
