Kudos to Virginia who has done an excellent job overseeing the pool and maintenance at the civic center. Our completed summer projects include: 1) A new fence on the west side of the playground. 2) The trees were trimmed on all of the common property. 3) The problem house on Saulsworth now has a new garage door, soffit and fence repaired and yard maintenance. 4) The problem house on Ensbrook now has a fence around the pool and the pool will be maintained in the near future (if it isn’t by the time this goes to print). 5) The beds at the civic center were worked and mulched. 6) The roof leak at the AC vent on the CC building was repaired. 7) A trench was dug on the west side of the Civic Center building to allow drainage (it was flooding into the main building). 8) All non-working light bulbs were replaced. 9) The Burlingame entrance was groomed.— See Lopez on page 5. 10) The boards were replaced on the swinging bridge in the children’s park. Thank you volunteers Stanley Victor and Joe Nicklo. 11) We hired a new attorney. There is still a lot of work to do, and we need volunteers. We are presently getting bids but could accomplish so much more if we had volunteers. Our project list includes: 1) Tile floor for the civic center, (it is expensive to have the linoleum tiles stripped and waxed each time and some tiles are damaged. We need tile layers to volunteer). 2) Repair bathroom ceilings (both ceilings are literally falling down). 3) Repair/replace ceiling in main meeting room, (already started). 4) Paint inside of civic center. 5) Remove trees from behind fence at back of soccer field (they are pushing and breaking the fence). 6) Repair pool tiles and coping, resurface bottom of pool. 7) Update Security System. 8) Small handyman repairs all around. Thanks to all of the residents who have assisted us in finding problems in the neighborhood and working with us to correct them. Tree/Junk Waste material should not be stacked under low overhead electrical wires or other cabling, signs, or mailboxes, next to fences or posts, or on top of water meters, gas meters, fire hydrants, or other exposed utility components. Materials should not be placed in the street, on the sidewalk, or other right-of-way, or in any manner which would interfere with pedestrian or vehicular traffic. Tree/Junk Waste collection is limited to residential units and vacant residential lots only if the waste generated is in connection with the maintenance of the property. Styrofoam blocks or loose packing material should not be mixed with Tree Waste/Junk Waste piles. Styrofoam does not decompose. We encourage you to bring your styrofoam to the Westpark Consumer Recycling Center or your local Neighborhood Depository. Styrofoam in peanut shape is accepted by Mailboxes, Etc. They can be reached at 713.667.5116. The last alternative is to bag your styrofoam and put it out for your weekly garbage collection. PEANUT BUTTER PUMPKIN SOUP 4 tbsp. unsalted butter 4 c. pumpkin pie filling 2 c. pureed sweet potatoes 1 c. peanut butter 6 c. chicken broth (canned) 1 tsp. freshly ground black pepper 1 tsp. salt Chopped chives, garnish Sour cream, garnish Melt butter in a soup pot over medium heat. Stir in pie filling, sweet potatoes and peanut butter. Add broth, pepper and salt. Stir well until smooth. Reduce heat and simmer for 20 minutes. To serve, garnish with chives and sour cream. P O O L N E W S The Pool officially closed for the 2010 Family Swim Season at 8 PM September 6. You can still swim if you are a member of the Adult Swim Club. Adult Swim Club members can swim from 6:30 AM to 9 PM Tuesday through Sunday through April 30, 2011. To join the Adult Swim Club you must be a Parkglen resident in good standing, over 21 years of age, already have a pool card (or purchase one) and pay the Adult Swim Club dues of $20. If you are currently an Adult Swim Club member, please be sure we have your email address for updates. Page 2 About our sponsors… While selling ads for the newsletter I realized how lucky we, in Parkglen, are. Not only are we in a great location, located at Beltway 8 and Highway 59, we also have an assortment of exceptionally good restaurants located within blocks of our homes. I hope you are supportive of these community-minded businesses. They give back to us as you will see when you read on. The Lopez family has “adopted” the Burlingame entrance to Parkglen. Our new sign letters have arrived and they will be installed on freshly painted wrought iron signs soon. The Lopez family is providing the laborers and will continue to provide them to maintain the entrance. Most of us have eaten many a meal there as we watched the children grow. Thirty two years they’ve been feeding the residents of Parkglen! I know several families that moved from here years ago but still drive back to eat at Lopez Mexican Restaurant. They are a valuable asset to our community. Mr. Sal Rosas, a thirty year resident of Parkglen and owner of Amore Mangola’s (previously Mangola’s) and Salvador’s Tax, Title Service and Insurance purchased ads for both of his businesses. Amore Mangola’s has a lovely ambiance and is an ideal place for a delicious Italian meal. Buon appetito! Fajita Flats is a fantastic place for margaritas and parties. You may have seen Henry and Jesse and their crew from Specialist Tree Service when the trees were trimmed in Parkglen. They did a beautiful job, discounted our price and bought an ad. Penny has patronized them for many years and introduced me to their veterinary practice three years ago. My cats still don’t like going to the vet, but I do. I was surprised to see that there is a laundromat in the Randall’s center. I was even more surprised to find that Texas Laundry had been there for four years. I went in to sell an ad and was pleased to see the place was clean and the employees were friendly. I’ll be taking my summer quilts there to prepare them for winter storage soon. We have more complaints about deed restrictions not being adhered to than any other form of complaint .Our most common deed restriction violations are listed below. If you are violating any of these rules, you have an opportunity now to correct the problem. The board is preparing First Notice letters. If the violators still fail to comply, their names will be turned over to the new Parkglen attorney and they will then be charged the legal fees. Each of us, as home buyers agreed, at the time of purchase, to abide by the deed restrictions. For more information you can view the entire Deed Restrictions and By-Laws on line at www.parkgen.net. If someone has trash out when they shouldn’t, non-operational cars on the street or in the driveway, 18 wheelers parked on the street, or you see a suspicious character, YOU, as a resident, can take action yourself by calling 311 to report the violation. The most common deed restriction violations are: Nuisance. No noxious of offensive activity shall be carried on upon any Lot or Common Area nor shall anything be done thereon which may be or become and annoyance to other Lot Owners. No major repair work on or dismantling of motor vehicles or any other machinery or equipment shall be permitted on any street, driveway or in any yard adjacent to a street or in the Common Area. Garbage and Refuse Disposal. No Lot shall be used or maintained as a dumping ground for rubbish. Trash, garbage or other waste containers shall be screened by adequate planting or fencing or be kept so as to conceal them from public view except on designated days and special trash collection days. Exterior Maintenance. The owner or tenant of any lot must maintain the premises in a manner satisfactory to the Board of Directors of the PCIA, and in conformance with the other lots in Parkglen (this includes regular painting, yard work and other upkeep). Motor Vehicles. No truck, tractor, trailer, automobile, boat, motor home or other vehicle shall be stored, parked or kept on any driveway of any Lot or street within Parkglen unless such vehicle is in day-to-day use off the premises or used for day-to- day travel; and if such vehicle is not in day-to-day use, such parking shall be allowed for a temporary time only. No vehicle shall be parked or stored on any Lot’s lawn area visible from any street except pedal-powered vehicles. No boat trailers, boats, travel trailers, inoperative automobiles or campers of any kind are to be semi-permanently parked or stored in the public street right-of-way. Window and Wall Air Conditioners. No window or wall-type air conditioners shall be permitted to be used, erected, placed or maintained on any building or structure except as installed so as to not be seen or visible from public except during which time the regular “in-house” unit is defective and in a state of being repaired. Enforcement. The Association, or Lot Owner, shall have the right to enforce by any proceeding at law on in equity, all restrictions, conditions, covenants, liens, reservations and charges now or hereafter imposed by the provisions of this Declaration. In the event legal proceedings are necessary to enforce any of the provisions of this Declaration, and the tenant or Lot Owner is found in violation of any such provisions, the Lot Owner or tenant shall be liable for reasonable attorney fees, court costs and related expenses incurred by the Association or Lot Owner enforcing any provisions herein. Failure of the Association or any Lot Owner to enforce any provision herein shall in no event be deemed a waiver to the right to do so thereafter. W e may be forced to close the children’s park if we are unable to stop the people that are drinking, breaking bottles and throwing their trash in the park. On Saturday, September 25th, volunteers Nanette Tucker, Mariana Mejia and Lina Salazar joined with Board members Penny Allen, Virginia McPherson and Lynn Nicklo to work at the Civic Center. Nanette was our champion, climbing onto the roof and cleaning all of the gutters (which were so full we had small trees beginning to grow). Air conditioning vents were removed, cleaned and re hung with new filters, paint was scraped in the pool office, the rubber baseboards in the meeting room were removed and the area was scraped, the ledge around the meeting room was cleaned and the damaged ceiling tiles were removed. We are now ready to hang the new ones. Although we accomplished a lot, we could have done so much more if you had joined us!
