It can be easy if you remember just a few tips. Make sure that all your records are easily accessible and sorted. Be sure to gather every statement you’ve received from your employer and from the government, both state and federal, including W–2s, 1099s, interest earned statements, interest paid statements, and your tax return booklet with label. You will also need notices of distributions from partnerships, estates, or trusts, records of unemployment insurance or Social Security benefits, and the Social Security numbers for you, your spouse, and all of your dependents. Although this list is not comprehensive, it is a good start on your way to preparing for your tax preparation. Sort through receipts and keep ones that may qualify as deductions, including business expenses, moving expenses, childcare costs, anything related to a home office, medical expenses, and charitable contributions. Organize your records according to type and sort them using file folders for easy access. If you are using an accountant to prepare your taxes, be sure to bring along copies of your last few years returns to check for accuracy. And make sure to make your appointment early enough to allow for time to complete your tax return. To speed up the processing of your tax return even more, consider filing electronically. May your blessings outnumber the shamrocks that grow And may trouble avoid you wherever you go. Page 2 Akoya March 2014 Caring for Your Houseplants Houseplants add serenity and beauty to your home. There is also the added benefit of cleaner, healthier air. With a little luck, and these tips, growing healthy and hearty houseplants can be easy. Place your plants in the sunniest parts of your home, especially in winter, or use artificial lighting that mimics sunlight. Keep your houseplants away from extremes of hot or cold, such as drafty windows, fireplaces, or heater vents. Although houseplants need plenty of moisture, too much water in the soil itself is harmful to your plants’ root systems. Do not water every day. Plants prefer to dry out between waterings, and can go days or even weeks, until the next watering. Provide proper drainage for your potted plants as well. Your houseplants can absorb air more easily the cleaner they are. Dust your houseplants regularly or clean them with lukewarm water, both on top of and underneath the leaves. Contact us for details. Dear Rich: Consultant Corner I have a question about security guards. In my building (I’m a Board member) we have two security guards 24 hours per day. We have one at our gate and one in our lobby. My husband goes out to jog early in the morning and usually finds the guard at the gate asleep. He knocks on the window of the guardhouse to wake him up! The lobby guard leaves the desk all the time to do who knows what, and is on his cell phone quite often. He also puts up a little handwritten sign that says, “be back in 10 minutes” at least 3 times per shift. This expense is a huge item in our budget. What can we do to either improve the security or get rid of the expense of useless guards? Signed, Feeling Unprotected Dear Unprotected, Security is a necessary evil in most large buildings. Even though you don’t mention the size of your building, I’ll assume it’s large due to the fact that you have two security guards per shift. That is a huge line item on your budget, no matter what size building you are in. That being said, you don’t have to put up with sleepy and missing security personnel. Whether your guards are in house (staff) or from an outside security company, you have every right to replace those lazy and inefficient guards immediately. I would spend the money to install 24 hour a day security cameras watching each post where the guard is. The entire Board of Directors and Manager should have the ability to log on to the internet any time of the day or night and see what is happening at these posts. There should also be a very specific set of “post orders” for the guards to follow put in place by the Board of Directors and Management. Most security companies draw their “D” licensed guards from the same pool of talent. It is a simple few hours course to become licensed as a guard. The real training is on your property. Insist on guards that have customer service ability, a firm, yet friendly approach, and the ability to respond in professional ways to security situations which occur. Supervision and training is the key to their success. Without it, they will get bored and take advantage of what can be a very tedious job. And one more very important item… and make this a steadfast rule…No cell phone use while on the job!!!! No talking, no games…NOTHING. Just that one rule will improve any guard’s job performance. Good Luck. March 2014 Page 5 Akoya Celebrate Peanuts Nutrition “March is National Peanut Month, a time set aside each year by the peanut industry to celebrate the positives of peanuts and peanut products,” says industry spokeswoman Betsy Owens. “It’s also National Nutrition Month, making it an appropriate time to focus on the nutritional aspects of peanuts”. A growing body of research by university scientists around the country suggests that including peanuts and other nuts and legumes as a part of a healthy diet may be useful in improving cardiovascular health and may offer some protection against cancer as well. Some possible reasons offered by the researchers include peanuts’ high ratio of unsaturated fat to saturated fat, their fiber content and their antioxidant content. “This good nutrition news about peanuts is reason enough to celebrate March Peanut Month by eating peanuts to your heart’s content”, Owens suggests.
