Organise your Own Event
Why not take the opportunity of the current warm weather,
and organise your own event?
The grounds adjacent to ‘J’ block are for Oyster Quay
residents use and enjoyment. This landscaped area with
ornamental ponds and gardens has two barbecue areas
designated for your use and picnic tables with seating for
approximately 30 people.
If you would like to reserve the barbecue for an
event, contact Steve, the Resident Manager, giving
at least one week’s notice.

barbecue, the electric awning, and the toilet. He will
also provide information on how to operate the facilities.
NOTE: The use of barbecues on apartment
balconies is strictly prohibited — please use the
outside barbecue area.

Leisure Centre Refurbishment
The leisure centre is a main feature of Oyster Quay. It provides
private leisure and fitness facilities to all residents and is a
main social point for regular users. Being a main selling point
pictures of the swimming pool feature heavily in all estate
agency literature adding value to all of our properties. The
Leisure Centre Refurbishment Sub Committee have been
working hard to plan the refresh and repair of the area and
have designed the renovation and colour scheme themselves.

Communication Screens
The Board are finalising the plans for communication screens
to be installed on the ground floor of each apartment block
and in the leisure centre. These electronic ‘TV’ screens will
convey important messages in a smart efficient way. They
will replace the paper notice boards currently in use.
‘Mood Board’, showing colour scheme and sample tiles
The changing room and shower areas are to be modernised and
tiled in a contemporary grey colour scheme. The main pool
area floor will be retiled in a pale grey which will blend with
the existing tiling. The outside of the jacuzzi will be retiled,
however the wet pool tiles remain sound and will be unchanged.
The large yellow duct/vent by the pool will be stripped back
to metal, cleaned of rust, and then repainted.
The sauna will be refitted in the same location and power
showers with on/off sensors will be fitted by the pool and retiled.
There will be a secure downstairs locker area installed.
The small downstairs changing rooms will be combined and
converted into two larger changing rooms with one to include
a shower. The w/c by the entrance will be modernised.
Upstairs the currently unused changing rooms and some
cupboard and corridor space will be utilised to make a large
family changing room including a new shower.
The gym will be repainted and the current gym equipment
recovered and renovated. Gym accessories, work out mats
etc, will be replaced to give a more modern fresh feel.
We will ensure that the work will be carried out as close to
the schedule as possible and with little disruption. We all
look forward to the opening!
Lighting Trial
Automatic on/off light sensors have been installed in ‘B’
Block as a trial to see if we can save electricity, compared
to permanently lighting the common areas. We will let you
know if the outcome is successful, and whether it will be
rolled out to each of the apartment blocks.
Apartment Refurbishments
Are you having any apartment refurbishments particularly bathrooms, cloakrooms, or kitchen — either doing
it yourself, or having contractors? We strongly urge you
to contact Steve, our Resident Manager, who can provide
guidance on essential information you need to know
before starting work.
If you instruct contractors to undertake the work, please
inform Steve of the work, date and times.
At such times disharmony has resulted from problems
experienced by neighbouring residents, such as damage
and general mess in the common areas, from impaired
access due to lift doors being jammed open, and from
noise. Consequently, contractors must be subject to daily
supervision by the owner, or the owner’s representative.
Also, as weekend and evening working is particularly antisocial in a residential environment, contractors should be
required only to work on weekdays and during normal hours.
Residents are responsible for disposal of waste material
generated by themselves and their contractors.

Important Announcements
Security
— Lock Approach Burglaries
Two burglaries took place on 4 June, during the day time,
in the Lock Approach area where front doors have been
forced. This may be part of a wider series of similar
burglaries where apartments are being targeted. Once
the offender(s) have gained entry, force is applied to
front doors of properties.
Only allow access to expected visitors, or ask for positive
ID. Ensure a picture of the caller is shown on your intercom
screen prior to pressing door release.
If your video intercom is faulty, contact OQ staff.
Please be vigilant and inform the Police/OQ staff of any
suspicious activity. The local Police Station’s telephone
number is 0845 045 4545, or 101.
Fire Safety Information
Follow these handy hints, provided by Hampshire Fire and
Rescue Service to help keep you and your family safe:

Ensure you have smoke alarms in your apartment. Test
them regularly to ensure they are working. There are
10-year fire alarms now available. Also consider Carbon
Monoxide alarms.
If a fire breaks out in your apartment, remain calm, act
quickly and get everyone out. Don’t return for valuables
or to investigate the fire.
When escaping from your apartment do not use the lifts.
If you know of a fire in another apartment phone 999
and report it.
Ensure stairwells and corridors remain clutter free. If there
is smoke present when you are moving through them, keep
low to the ground where the air will be clearer.
When told to, quickly and calmly leave the building and
gather at the assembly point.

Closed-circuit Television (CCVT)
CCTV cameras are strategically placed around the estate
and images are recorded and held in accordance with the
provisions of the Data Proection Act.
Examples of footage are:
Apartment Etiquette
Balconies: Only items included in the general definition of
garden furniture and planters may be placed on balconies.
Please ensure no clothing/washing is hung out. This is to
preserve the quality of the environment for all Oyster Quay
residents, by avoiding the unsightly proliferation of items
such as laundry, pianos, wardrobes, bicycles, storage, etc.
Smoking: If smoking on your balcony, please show
consideration to neighbours by ensuring that smoke does not
drift into adjacent apartments. Do not throw cigarette ends
from the balcony. It is a fire hazard and unsightly.
Pets: Pet licenses are required and can be obtained from
Countrywide - michelle.hodgson@countrywide.co.uk. Dogs
must be kept on a lead at all times.
Parking: Please be considerate when parking. Ensure that
you park your vehicle all the way into the space to avoid
overlapping on to the pavement — this can be dangerous
for pedestrians. Short-term parking at the entrance to your
block is permitted, for the purpose of loading and unloading
only. This is limited to 15 minutes and must have hazard warning
lights flashing. The car parking security company may ticket any
offending vehicle.
Waste Collection: Please do not leave waste outside your
door during the afternoon or overnight, but place it in the
estate refuse bins located next to the Marina access gates
by ‘A’ and ‘J’ block, or in the bin store adjacent to the
Manager’s Office.
