Residents, Mr. Brown said, are fearful that an industrial zoning for the land— formerly used by the Oak Park nurseries for growing nursery stock—would open the way for any type of industry on the land, thus ruining the rural character of the vicinity. "The petition," Mr. Brown declared, "seems to be a little fantastic." He presented petitions with over 170 signatures in opposition to the downzoning. After a number of embattled citizens, including George J. Wagner and Mrs. Helen Peters, West Yaphank developers; Frederick W. Van Dervoori, West Yaphank school board member; Mrs. Alice Wagner, a resident , and Herbert LaSorse, who described himself as "just a working man looking for fresh air," appeared to protest any change in the character of the now-undeveloped acreage, Mr. Miller again took the stand. Industry "Either the Town of Brookhaven is going to stay country," Miller admonished, "or with the exodus from New York city and no industry to support it with taxes, you're in for trouble." Addressing his remarks to the group of West Yaphank delegates, he continued, "If the town is going to continue to grow—and it can't do it without industry — somebody's got to have industry in his back yard. It's always nice to say you want industry somewhere else"." Pointing out skyrocketing tax rates in such communities as Centereach, where there has been a vast population increase without industry - to help bear the tax load, Mr. Miller warned that soaring taxes could "drive " you out of your homes if you have no industry to support growth." After a statement that "we must consider Brookhaven town as a whole," Mr. Miller said, "We're ¦ all in favor of industry in somebodyelse's back yard, and I doubt if there's a, place in town where there is no opposition. Unfortunately, it's the coming thing. Call me' a liar if you dare." Henry Neuss;.: Yaphank school board member, rose and said , "I'm sorry this whole .property isn't in our .school district." While only a portion of the ^acreage in question is in the Yaphank district, Mr. Neuss said, the district needs such a boost to help bear its tax load. "The luxury of living in a strictly residential community is more than the average West Yaphank resident can afford ," he asserted.
