MeadWestvaco Office Building Summerville, SC The design for this interior upfit for a leading global packaging company created a welcoming, professional workspace for the client while achieving Four Globes under the new Green Globes Sustainable Interiors rating system. The overall aesthetic is clean and sophisticated, with an inviting and calming palette of natural materials such as wood and stone. The same sensibility has been poured into finishes, furnishings and accessories throughout the office, with understated and classic design that evokes a sense of stability and distinction. Each office has a “room with a view” and abundant natural light. Sourcing local artistic talent was a key design goal. A custom pendant lamp created by a local sculptor hangs over the main seating area in the lobby. Large scale murals in the employee community space highlight the vibrant and dynamic work of a local nature photographer, and custom textured glass walls created by a local glass company offer texture and visual interest. The main lobby features a custom wood veneer wall and ceiling, curved art glass wall, natural stone reception desk, custom wool rug, and distinctive custom light fixture. Strategies for sustainability included daylighting, high performance glass and HVAC systems, and water-conserving fixtures, and an environmental purchasing policy. Wilmington, NC The expanded North American headquarters for this German manufacturer tailors a German aesthetic to an American workplace. The addition maximizes the constrained site and strict budget, with clean lines and modernist design. The result is crisp, contemporary, and comfortable. A double-height lobby welcomes visitors and leads into a product showroom, while administrative spaces include offices, workstations, conference rooms, and a centralized break area. A renovated facility includes administrative offices, a machine shop, and a state-of-the-art laboratory for research and development. The updated facade blends seamlessly with the administration building. A new pilot plant was added to supplement the manufacturing capacity. The client required a building which would help build brand identity in the United States, and wanted the headquarters to be a visual symbol of their sleek, modern, European products. The resulting bold design incorporates large expanses of glass walls, white metal panels, and accents of color to highlight important spaces. Renovations to an existing facility, a single story brick building built in the mid-1980’s as a spec manufacturing building, were phased so that operations in the manufacturing and assembly areas could continue with little interruption. The existing facade also received a facelift, creating a seamless look transition to the new administration building. As a “deep dive” into the project, the design team traveled to Germany to learn about the client’s services, products, processes, and goals. PROJECT DETAILS COMPLETION: 2014 SIZE: 16,500 SF Addition FEATURES: Offices, Workstations, Conference Rooms and a Centralized Employee Break Area GKN Driveline (Getrag) Newton, NC Getrag, a German automobile transmission manufacturer, expanded its plant operations to include a high profile two-story office building adjacent to an existing plant. The initial concept drawings and engineering were developed in Germany. The LS3P design team preserved the German building technologies and aesthetics, and adapted them to US codes and construction techniques, and translated European sustainability requirements to US Green Building Council levels, to maintain a close collaboration with the German team throughout the project’s implementation. The 27,771 SF project entails the complexities of demolition, retrofit of the existing plant, and construction of a new office building adjacent to the existing plant. Design emphasis is on employee comfort: the ceilings are 11’-0” tall with all glass facades and all regularly occupied spaces are less than 30’-0” from exterior glass. The facades are designed with automated shade devices with solar-tracking capability. An 8’-0” wide covered, cantilevered balcony wraps the two glass facades providing additional shading, an additional employee amenity. First floor spaces adjacent to the plant have glass doors and windows to create a sense of unity between office and plant workers. Second floor conference rooms and all regularly occupied spaces on the plant side of the office building have clerestory glass for additional natural light. The significant use of daylight reduces the need for artificial lighting throughout the new office building. The project achieved LEED® Silver certification. The company was acquired by GKN Driveline in 2011. PROJECT DETAILS COMPLETION: 2008 SIZE: 27,771 SF FEATURES: Office Space; Automated Shade Devices; Solar-Tracking Capabilities; Balcony; Conference Rooms RECOGNITION: AIA/NC (Merit Award); LEED® Silver Certified PHOTOGRAPHER: Tim Buckman IN ASSOCIATION WITH: studio_3 architekten Le Creuset Headquarters Charleston, SC Located along a tranquil marsh in Charleston, this new headquarters facility draws inspiration from its stunning natural setting as well as the client’s sleek, brightly-colored high-end cookware. The new design transformed an aging seafood restaurant into a beautiful, functional office space which showcases the company’s products and celebrates the five senses. The project required major structural modifications and the replacement of all systems, as well as a complete interior and exterior renovation, a new entrance sequence/grand stair, and a new roof and windows. The resulting space is open, light-filled, and tranquil, with expansive marsh views throughout the building. The layout provides both open and private offices, conferencing facilities, a cooking demonstration kitchen, a fitness center, and an elevated outdoor event space. Marsh grasses embedded into resin panels were used as a backdrop for product display to reinforce the connection to the marsh. Elevated architectural planters designed for the new exterior entrance feature a variety of herbs for texture, color, and aroma. These herbs are also used in the demonstration kitchen inside. Where solid walls were required for program purposes, transparent glass walls ensure light and view in the interior. Acoustical panels and acoustical plaster were used throughout the facility to maintain a tranquil environment. PROJECT DETAILS COMPLETION: 2012 SIZE: 10,239 SF FEATURES: Offices, conference facilities, teaching/ demonstration kitchen, fitness center, exterior entertainment area PHOTOGRAPHER: Matt Silk Chiquita Brands International Headquarters Charlotte, NC This office upfit for Chiquita Brands International Headquarters consolidates business units from multiple cities and reflects a ‘clean’ approach to workplace design. The design team used the benchmark values of “Schedule, Simplistic, Standardized, Sustainable and Sense” as the basis for every design decision. The headquarters occupies 7 floors of the NASCAR® Plaza Tower. The lower floors of the space are open office environments with unobstructed views and abundant natural light, with monumental stairs leading to the main reception, conferencing center, boardroom and the management committee space above. Digital exhibits within the main reception areas showcase Chiquita’s history. Chiquita’s primary colors (blue and yellow) accent walls, floors and graphics. Secondary brand colors dot the carpet among the workstations. The ‘Chiquita Banana’ lyrics in wall typography are juxtaposed with the expansive urban views. The project achieved LEED® Gold Certification. The Hub includes a fitness center and café, both important amenities for employees who work long hours. The café includes an upscale “mini market” offering fresh food options, and flexible seating options to accommodate individuals or groups of colleagues. The fitness center includes personal training space, cardio equipment, and weight training. PROJECT DETAILS COMPLETION: 2013 SIZE: 40,000 SF FEATURES: Grab and Go, Informal Gathering, Fiitness Center Electrolux North American Headquarters Charlotte, NC The new North American Electrolux headquarters consolidates numerous US corporate operations into one location in this colorful, vibrant workplace. Office spaces are organized into neighborhoods identified by international cities, with distinct décor and color palettes for easy navigation. These neighborhoods, designed to encourage collaboration among members of the various office departments, feature both bar-height and table seating with white boards and tack surfaces. Beyond the large open office neighborhoods, the facility also houses a streamlined galley break room, a product showroom, a corporate dining facility, an interior courtyard, and numerous impromptu and formal meeting spaces and seating areas for employees and customers alike. Taking a cue from Electrolux’s branded square “E” logo, the design team introduced a series of round elements into the space. These forms contrast with the orthogonal interior architecture. The round forms were referenced throughout the facility in custom accent lighting, dramatic carpet patterns and wayfinding graphics. The facility is an existing LEED-EB® Gold certified space, and the entire project team was committed to creating a sustainable design and healthy workplace environment. Key sustainable features include daylight and views from all points in the office, energyefficient equipment, low-flow water fixtures, energy-efficient lighting with occupancy sensors, areas for recycling, use of recycled/recyclable materials, use of rapidly renewable materials, a green education signage program, and low-emitting materials. Local art complements the office’s overall aesthetics, including a special large piece by Blue Sky commissioned to represent one of the firm’s most prominent clients. PROJECT DETAILS COMPLETION: 2010 SIZE: 18,000 SF FEATURES: Multiple conference rooms, dedicated AV conference room, war rooms, open office legal assistant stations, private offices, cafe style breakroom, and a large high-density file area RECOGNITIONS: LEED-CI Gold Certified (First Law Firm in SC to achieve this recognition) Cardinal Solutions Charlotte, NC This IT consulting firm and software developer for business technology solutions required a new space to accommodate immediate needs and allow for future expansion. LS3P assisted with site selection, providing analysis and space planning for potential facilities. The client ultimately selected Packard Place, a mid-rise, urban building repurposed as a hub for entrepreneurs and business incubators. The historic building is the former Packard luxury automobile garage and showroom, and has full views to Bearden Park. LS3P took special care in the creative design of the 7,000 SF team-oriented “bullpen” to provide an open, modern and collaborative space. Working teams exchange ideas in open, linear workstations; closed and open meeting rooms; breakout areas with flexible, relaxed seating; a formal training room for up to 33, and the kitchen/café area with bar and table seating. Additional impromptu meeting space is provided in upholstered privacy booths with high backs that dampen background noise. Floor-to-ceiling aqua retractable panels subdivide the work configurations, and the concrete floors and ceilings were left exposed. Bright colors, wood panels and comfortable furnishings soften and contrast with the grey, hard surfaces. The new energetic surroundings enable Cardinal Solutions to focus on their mission of providing well-imagined technology solutions for businesses. The design team worked with the owners and staff to develop an airy scheme which organizes the space around an interior board room, making sure every employee has “a room with a view.” The facility features both private and open offices, a reception area, a gallery, a small conference room, a lounge, restrooms, showers, a board room, and a work room. To compensate for its remote location, the office provides a well-stocked kitchen and break room, and includes a fitness room. The interior design celebrates nature through forest-inspired colors, renewable materials such as wood panels and trim, palm wood flooring, hand-made paper artist luminaries, and cleanly detailed furnishings. The conference table is hewn from a single tree trunk, still displaying its natural, undulating edges, to infuse the modern interior with an outdoor spirit. PROJECT DETAILS COMPLETION: 2007 SIZE: 8,500 SF FEATURES: Private Offices; Open Offices; Reception Area; Lobby; Gallery; Conference Room; Boardroom; Lounge; Kitchen; Fitness Room; Showers; Storage Area RECOGNITIONS: AIA SC Merit Award; ASID Carolinas Honor Award PHOTOGRAPHER: Matt Silk Charleston Regional Development Alliance North Charleston, SC This office renovation for the CRDA updated an existing space and provided a new identity for the organization, and worked with inexpensive materials to reduce labor and material costs significantly. The new design features a large banded accent wall connecting the public and private spaces of the office, clad with a pre-finished “real” wood laminate material that offered the warmth of wood without the finishing costs of standard custom millwork. Where possible, existing walls, doors, frames, ceiling panels and overhead lighting were re-used and refinished. Where additional doors and frames were needed to complete the design, the landlord provided additional parts and pieces from a storage inventory on site. Doors and frames were painted with a consistent color to neutralize their differences. PROJECT DETAILS COMPLETION: 2006 SIZE: 5,125 SF The floor plan was re-designed for maximum daylighting to allow natural light into each office. For interior offices where natural light was unavailable, light was borrowed through horizontal “punched” openings created from offices with exterior windows. This planning move not only saved costs in the purchase of artificial lighting, but provided high quality light-filled spaces for the staff. Where privacy was a concern, inexpensive translucent film with the appearance of etched glass obscures the view and allows natural light to filter through. In the heart of the office, an open area coined the “collaboration zone” was designed to encourage collaboration amongst the staff. With a large counter, pull-up seating, and storage, this area serves as a gathering place for impromptu staff meetings. The design was inspired by the spontaneous, energetic, collaborative work style of the technical entrepreneurs. The new work environment includes spaces for employee collaboration, continued education, and overall well-being. Open and private office spaces support varying degrees of work intensity and privacy. A large break area and “village” space features dining and casual meetings space, while an adjacent open, flexible “town hall” space is designed for weekly “Tech Talk” meetings. Interior finishes and furnishings reinforce the contemporary aesthetic, with a custom graphic to highlights the company’s North Carolina roots and company colors used throughout the space. PROJECT DETAILS COMPLETION: 2013 SIZE: 13,000 SF FEATURES: Open and Closed Office; Break Area; Flexible “Town Hall”; Branded Environment Pearlstine Distribution Center Offices Charleston, SC This new distribution center for one of Charleston’s oldest companies provides a first-class work environment for employees and visitors. The building, located on the Cainhoy Peninsula, is a state-of-the-art, controlled environment warehouse/distribution facility. LS3P provided interior architecture services for the project. This “warehouse for the next generation” includes a 3,000 SF hospitality room with a commercial kitchen and state-of-the-art multimedia capabilities, and a fitness center for employees overlooking a lushly landscaped courtyard. The heart of the company’s business operations is the sales area, which opens up to a continuous exterior window wall to provide views and natural light. Exhibition spaces are located throughout the new facility to accommodate rotating displays of the Pearlstine history and corporate vision. COMPLETION: 2003 Natural light throughout the office is used as a key design component, and every member of the organization has views to the outdoors.
