HURPPU HORIZON CENTRE HURPPU HORIZON CENTRE THE CENTRE OPPORTUNITIES The proposed Hurppu Horizon Centre is an exciting new operating opportunity in Finland a historical place, located on the coast of South-Eastern Finland. Municipality of Virolahti, initiator of the project, is seeking an investor and an experienced hotel operator for the project, which will be implemented within a large development program in Hurppu, approximately 20 km south-west of the Vaalimaa border crossing point. CONCEPT THE CONCEPT HURPPU HORIZON CENTRE HURPPU is part of the historical resort area and is part of the Municipality of Virolahti, Kymenlaakso region in South-Eastern Finland. The Hurppu Horizon Centre project contemplates the erection of the aquatic granite platform Horizon, the construction of a five-star hotel with a restaurant, SPA facilities and 6 high-standard elite cottages for rent as well as luxury cottages in the residential area. The provision is made for extra guests landing places and a heliport. These structures need to be supplemented by a number of attractive tourist sites, such as recreational area, beach, park, etc. Near the Virolahti municipality center there is a well-known golf course. Hurppu is the location for the shore frontier guard post of Finland that allows those who arrive by yachts or helicopters to quickly pass customs inspection and passport control. The object of the project is the integer long-term business-oriented development of nature, cultural and health tourism, according to the standards of world wide known brands attracting large numbers of visitors. This will contribute to the implementation of a significant number of different business and entertainment activities on a large scale. HURPPU IS A PROJECT UNIQUE IN ITS PROFILE IN FINLAND HURPPU HORIZON CENTRE THE PROPOSED HOTEL Given the proposed location for the hotel, its unique modern design and a wide range of places of interest and different options within the Centre is expected to benefit from strong regional and international demand attracting numerous visitors to conferences, exhibitions and leisure sectors. Significant are brand new target customer groups, such as birdwatchers, nature and history lovers. In return, these streams of visitors will generate higher sales of food, beverages and additional services. GUEST ROOMS 60 RESTAURANT AND BAR 160 seats CONFERENCE FACILITIES 150 m2 THE HOTEL THE HOTEL WITH THE PROPOSED HOTEL convenient and easily accessible location and a wide range of various facilities onsite and close by, it is expected to become a regional and international recreation Centre as well as a place for numerous local, national and international events of different ranges and themes. Furthermore, the Hotel is expected to attract a steady demand constituted by domestic and international tourists seeking a romantic spa or family weekend. GUEST ROOMS AND COTTAGES The planned hotel development is envisaged to have a total of 60 guest rooms, equipped and decorated in a modern design fashion in accordance with the standards used by internationally branded hotels. ln terms of size, guestrooms will offer a standard size of 22-24 m2 and several rooms of suite type 30-32 m2. Several luxurious villas 100-120 m2 offered for rent will complement the possibility of accommodation for more demanding guests. There is a certain flexibility in the choice of style and design, after the approval of the investor and operator. RESTAURANT AND BAR The Hotel will accommodate a 160-seat restaurant, serving breakfast buffets, as well as a la carte menu. Bar and lounge will be part of the lobby area, allowing guests to easily move across the zones and make use of the restaurant and bar services. The provision is made for a terrace with a sea view. HURPPU HORIZON CENTRE THE OUTSTANDING NATURAL BEAUTY, INCLUDING SOME RARE SPECIES OF FLORA AND FAUNA, MAKES HURPPU AN EXCEPTIONAL SPOT FOR TRAVELLERS SEEKING PEACE OF MIND, WITH SCENIC SPLENDOUR AND OUTDOOR ACTIVITIES CONFERENCE AND MEETING FACILITIES The planned Hotel will have several conference facilities of the total area about 150 m2. The facilities are planned to have natural daylight and sea views and to be equipped with high standards modern technology. LEISURE FACILITIES Taking into consideration a strong leisure demand in the region the provision will be made for a SPA facility including a wellness zone. SPA is assumed to include a selection of saunas and a steam bath, a swimming pool, Jacuzzi, treatment rooms, solarium, gym and relaxation area. It is expected that the SPA-center will attract a large number of local and international guests staying at the Centre in rented and own cottages. LOCATION AND ACCESSIBILITY - WEST MEETS EAST THE SITE, proposed by Municipality of Virolahti, is located on the seafront in the center of Hurppu breathtaking landscape. The hotel will be located in the close vicinity to the beach in a unique design building made of natural materials. The building should form a single architectural ensemble with the landscape of the Scandinavian nature. Being situated only 14 km away from E18 motorway linking St. Petersburg with Helsinki, Turku and the rest of Scandinavia, the Centre benefits from excellent motorway access from both Helsinki region and from St. Petersburg. Distance to Vaalimaa - the primary customs and border crossing point between EU and Russia via E18 is approximately 20 km. The Status of lengthy passage of motorway E18 leading to the Russian border has recently been upgraded to comply with the EU motorway standards. The remaining part of the motorway connecting Hamina and Vaalima (35km) will be completed by 2018. HURPPU HORIZON CENTRE WITH A HISTORY DATING BACK TO THE RUSSIAN EMPEROR NIKOLAI II, THIS IS A PLACE WHERE STORIES OF THE PAST MEET PRESENT DAY LEISURE TIME Virolahti is the easternmost municipality in Finland at the Gulf of Finland. The municipality was founded in 1336. The border between Finland and Russia often determined the life of the municipality and actively contributed to the historical development. Coastal roads of Virolahti is some tens of kilometers long, but the shoreline is much longer. The vicinity of the sea has been used in the 1800's for the development of trade relations. Bright economic activity laid the foundation for a lively atmosphere, which influence is of significance even today. Virolahti is known to be the oldest province of Kymenlaakso. Arrived from different places Virolahti residents formed their own people's image, which is characterized by openness, readiness to work together and activity. In Virolahti there was an amusement park founded by Tsar Nikolai II. The Emperor used to spent time in Virolahti with his family in 1906-1914. HURPPU HORIZON CENTRE THE COMPETITIVE MARKET The hotel market of South-Eastern Finland still remains an underdeveloped area and has a limited hotel supply. In the nearby town of Hamina dominated the 31-room SPA Hotel Hamina which provides basic accommodation in the city with the ability to use a public swimming pool. Regional hotels located in neighboring Karhula, Kotka and Kouvola, tend to take a lower level and work both independently or with the help of local operators with a weak international recognition. In 2013 the regional hotel market that includes 7 hotels with a total of 728 rooms, reached a market wide occupancy of 54 % and an average room rate of 75 €. A higher competition in the market for the proposed complex represents 5 SPA-hotels in the wider area of Southern Finland Lappeenranta, Imatra, Savonlinna and Porvoo. In comparison with the regional hotels, those SPA hotels have achieved much higher average room rate of 96 €, while occupancy has hovered around 54 % in 2013, partially due to the opening near Imatra of a new 221-rooms Holiday Club Saimaa in 2012. Overall, both hotel groups are working with similar concepts and can not be a serious competition for the Centre, which has a unique location and profile, high quality service and new rooms, as well as completely new client target groups. Estimated room rate at the five-star hotel in proposed Centre will be 210240 €, the cost of cottage weekly rental will be 2300-2600 €. Estimated hotel occupancy will be 60 % and cottages occupancy 65 %. STATUS CURRENT PLANNING AND DEVELOPMENT STATUS MUNICIPALITY OF VIROLAHTI is looking for an investor and a hotel operator for the project. At the moment, under consideration is the question of creating the company for the construction and subsequent operation of tourist facilities in Hurppu, which are the granite platform Horizon, a hotel, a restaurant, SPA facilities and cottages for rent. The second company will be created for the construction and subsequent operation of the residential area in Hurppu. Municipality of Virolahti has approved the preliminary plans of the development of the Centre on the proposed site. With the view to the investor approval process, the construction could start in 2016-2017 in close cooperation with the selected hotel operator. ANTICIPATED TIMING Subject to receiving the building permits, drawing out the necessary detailed concepts and the construction process, the Centre is expected to be operating from 2018. THE TERMS Norados Oy has been appointed to define and agree the initial terms with a suitable investor and an operator. Potentially both lease and management agreements will be considered, although a preference will be given to a lease (either fixed rent, turnover based rent, or a hybrid set up, subject to discussion). Norados Oy also will participate directly in the construction and operation of the Centre and in the project management. HURPPU HORIZON CENTRE EXPECTED INDICATORS OF THE PROJECT: TOTAL INVESTMENT € 27.1 MILLION EXPECTED RETURN ON INVESTMENT 13-16% THE CENTRE IS EXPECTED TO BE OPERATING FROM 2018 ABOUT VIROLAHTI Municipality of Virolahti confirmed the intention to developed Hurppu and is ready to lay the utility networks at its own expense as soon as the Investor of the Hurppu Horizon Centre is chosen. The distance to the existing joint is 10 km, the estimated cost is 1.8 million €. Approximately 5.2 million Russian tourists, predominantly from St. Petersburg area have visited Finland through the south-eastern border crossing points in 2014 (TAK Oy).
