SITUATION
The Village of Peterston-Super-Ely lies some three and a half miles north of the A48 trunk road
between Bonvilston and St Nicholas. The Village includes a Church, garage, two public houses
and a village Shop, together with a local primary school, which is now a feeder school for
Cowbridge Comprehensive School. Community activity within the Village is quite extensive and
there are further facilities available in the Market Town of Cowbridge which is approximately 7
miles to the west with a modern leisure centre and quality shops and restaurants etc. The
Capital City of Cardiff lies approximately 8 miles to the east with comprehensive retail and
commercial facilities, Theatres and Concert Halls, in addition to a main line link to London in
around two hours. The Village is also convenient for commuting, being a short drive to the M4
interchange at Miskin Junction 34.
DESCRIPTION OF PROPERTY
Backing onto farmland to the rear, Brantwood is a deceptively spacious home. It offers over
2000sq feet of accommodation, including four double bedrooms and three large reception
rooms. A covered porch leads into a central hallway, off which all the principal reception
rooms are located. The large lounge has a deep bay window looking into the front garden and
double doors connecting into the dining room. From here, French doors open to the rear of the
property and look over the garden. The kitchen, like the adjacent dining room, also looks out
onto and has a door opening to the rear garden space. It includes a particularly comprehensive
range of storage units and retains ample space for a dining table. Appliances, where fitted, are
to remain. An adjoining utility room includes a pantry / store to one corner and houses a
freestanding, modern Worcester boiler. A door from here opens to the driveway elevation. An
additional reception room looks to the front elevation and lends itself to varying uses, including
family sitting room / study. The ground floor also features a shower room and WC.
To the first floor are the four double bedrooms. The master bedroom has a contemporary, en
suite shower room and the largest three bedrooms all include fitted wardrobes / storage
provision. A modern family bathroom serves these bedrooms.
GARDENS AND GROUNDS
Brantwood is set in a good sized plot to the northern side of Little Avenue, backing onto a
paddock. From Little Avenue a pillared, gated entrance opens to a long, tarmac topped
driveway. This runs past a large lawned front garden surrounded by rose beds and continues
past the western side of the property to the garage. The garage (approx. max 5.3m x 5.1m) is
accessed via an electric, roller-type door and has power and water connected. To the rear of
the garage is a greenhouse connecting in to a potting shed, both of which look out ove r the
field to the rear. The main garden, overlooked from the rear of the property, is a sheltered and
very well maintained space. A deep walkway, accessed from both the kitchen -breakfast room
and the dining room, has steps leading down to the garden with its central lawn and paved
seating areas catching the sun shine at different times of the day.
