Development headlines are exciting once again. Trader Joe’s is headed to
Tampa at Dale Mabry Highway and Swann Avenue and rumored to be looking at
a location in St. Pete. Dick’s Sporting Goods is remodeling the former Saks Fifth
Avenue space at Westshore Mall, Gander Mountain is coming to Tampa along
with Bass Pro Shop in Brandon. Commercial corners vie for the
food/gas/convenience packages of WaWa, Racetrac, 7-11, Circle K and Thornton’s while off-corner locations continue the trend for the dollar-type stores.
The homebuilders demand for developed homesites is quite strong but look for
some cooling of the land rush for larger tracts of residential land. We think there
will be a bit of a breather on the acceleration of prices as builders assess the impact of rising interest rates and monitor the development of new homes. At the
same time, rising prices of new homes have created a gap at the entry level so
some builders are again offering townhomes. So far, most of the demand has
been met with existing developed townhouse pads with prices ranging from the
lower to upper teens per developed pad.
Meanwhile, prime locations are fetching offers for undeveloped single-family
lots (typically 50’) from the lower to mid-$20,000’s. National builders are well
capitalized with cash resources. WCI recently issued an initial public offering of
over $100,000,000, acquired Sarasota National, a 2400-acre golf course community in Sarasota and hired Keith Bass as the new President and CEO. The apartment market has seen demand in the key urban areas of Tampa but there are
signs of a maturing market with some developers experiencing issues with their
equity sponsors and lenders.

Team Dirt Dog continues to lead the way and share our market
opinions and directions.
Bill Eshenbaugh, ALC, CCIM was selected as the moderator of
a marketing session for the 400+ members of Florida Gulf
Coast Association of Realtors at the marketing meeting in September. There was a celebration of 20 years of success since the
forming of FGCAR to represent the commercial producers. As a
reminder of 1993, our only way to effectively market our listings was a presentation to other brokers at “pitch sessions”
weekly. Today of course, we have websites and email as the
primary marketing tools.
Ryan Sampson ALC, CCIM made us proud as a panelist for
NAIOP at their annual “Broker Update” held on 9/25/13. He
provided a prospective on land activity, trends, and pricing.
This is Ryan’s second year to be selected and we are pleased at
the recognition.
Nancy Surak, ALC, CCIM has been selected as the lead-off
speaker in San Francisco in November at the National Association of Realtors-Realtors Land Institute annual conference. She
will speak on “Transitional Land; Current Trends in Use and
Markets”. Hope to see you there!

New Jobs Report
Code of the West
Bristol-Myers Squibb reports that they are leasing 70,000 square feet on Eisenhower near the
Veterans and will employ approximately 250
workers in information technology. This is in
addition to a 579-job growth expansion they
announced earlier this past summer.
Live each day with courage.
Amazon is poised to break ground (likely will
be moving dirt by the time you read this) on
over a 1,000,000 square foot facility at South
Shore (I-75 and SR 674) in south Hillsborough
County.
We look for increased interest in our Ruskin
area listings for developed homesites, communities, apartments and retail over the coming
months as this is expected to create over 1000
new jobs. The land deal closed on October 9th.
Take pride in your work.
Always finish what you start.
Do what has to be done.
Be tough, but fair.
When you make a promise, keep it.
Ride for the brand.
Talk less and say more.
Remember that some things aren’t for sale.
Know where to draw the line.
I hope as you read this article and the points of the
“Code of the West”, it makes sense to you. Wouldn’t
our days be a lot fuller if each of us reviewed these
rules every morning and lived by them during the
day? Sounds like a lot of honor, duty, loyalty,
integrity, and pride are the key ingredients to living
a deeply rewarding life.

Scout Wisdom
When someone is
having a bad day….
It is hard to buy clothing, sporting goods and
tools that aren’t “Made in China”, but more surprising to me was reading that Chinese firms
own Volvo, ThinkPad and AMC Theaters. Now, a
Chinese firm paid $7.1 billion to acquire Smithfield Foods, aided by a $13 billion dollar financing package from Morgan Stanley. The brand
also included Armour Foods. CEO Larry Pope
may have reaped as much as a $37 million dollar
windfall and issued a press release saying
“Smithfield will continue to be defined by the
strictest adherence to the highest standards of
food safety and quality”. Apparently this was in
response to scandals over repeated food safety
problems in China with tainted milk, pork with
deadly chemicals and of course, the pet food
sold in the USA that killed a lot of cats and dogs.

and nuzzle them

I for one, will probably not be shipping any
Smithifeld hams this year for Christmas or
Easter!
Flood Insurance
October 1st was a big date for flood insurance
changes. Since 1978, Floridians have paid more than
$16,000,000,000 in premiums compared to $3.7 billion in claims. By contrast, Louisiana owners paid
$4.5 billion while receiving more than $16 billion,
with a lot of dollars paid out for Hurricane’s Katrina
and Rita in 2005.
So my friends, why are Floridians being socked to
pay for damages in a city below sea level?
Go figure…..

Mentoring in Life, A Very Important Roll
In October, we will have the pleasure of attending my cousin Wally’s 90th birthday. Wally is Dale Waldenmyer and his mother
was my Father’s youngest sister. Wally provides me with a great connection to the past in my family. As a youngster, he spent
his summers on my Dad’s farm, knew my Dad, my Uncle Dick and my Grandfather W.D. very well.
Wally’s role in my life has been immense. When I was 16 and in possession of a brand new driver’s license, I drove 150 miles
from our farm in Pennsylvania to Wally’s home and place of business in Dover, Ohio, south of Cleveland and Akron. Wally had a
homebuilding company that was developing a sub-division and he took me along on a business trip to meet Prudential Insurance, a lender with whom he was discussing a development loan. I can remember them talking about a lift station for $25,000!!
That was 5 years salary for a school teacher, which I was sure was my future profession. I’ve never forgotten Wally showing me
abandoned commercial real estate projects that had been launched in 1955-56 in good times but the recession of 1958 had
caused them to be abandoned. His theme was a good one; equity and the proper amount of debt will help a developer through
the tough times.
When it came time to make a decision about college, I was sure I’d be a history teacher and go to a local college. Wally, who
had attended Penn State, encouraged me to take a look at their business program. My Dad thought the world of Wally so with
Wally’s encouragement, Dad and I visited a Penn State recruiter. On the day of my senior prom, my Penn State University acceptance letter arrived!
While I was a freshman, away from home and as homesick as all get out, Wally arrived on a Saturday afternoon in his new T-Bird
convertible, took me out to dinner and spotted me a few bucks spending money. All through my college years, he would call,
offer encouragement, congratulations, or advice and every once in a while, $50 would show up. Again, that was a mountain of
money in my college days!
At graduation time, a class ring arrived. He knew I was so broke I wouldn’t buy one but he felt it was important to have one so
he made sure it was there.
Throughout college summers, he hired me to work in his subdivisions, cleaning up models and construction trash, and hosting
buyers on Sundays. He helped me find a job one summer researching titles for a title insurer and I spent days in the basement
of the Akron, Ohio courthouse tracing deeds. My white shirt sleeves were black by noon as Akron was the rubber capital of the
world and the black residue from the tire manufacturing was everywhere.
After graduation, he helped me land a job as a mortgage underwriter for Prudential where my mainstay was underwriting single family homes (average loan was about $9,500). Part of my experience then was to be selected as a junior team member assembled to underwrite a loan on a mall. Now, the big deal part of this is that this was the first mall for DeBartolo Development
and I had to ask the question , “What is a mall?”, as there were none in those days.
Throughout my working career, he’s always been there to advise and counsel me. I was finally rewarded with an opportunity to
help him when he decided to sell his 150 apartments complex in Ohio. I set up broker interviews, wrote listing and marketing
criteria, and then weeded out 12 of the 15 brokers; Wally reviewed the final three and picked the one he was most comfortable
with as a working relationship. We were able to get the units sold at a very good price and let Wally enjoy life to the fullest.
I encourage all of you to mentor a youngster, help them make good choices, be there with a few bucks when times are tough for
them and stay interested; it will make all the difference in the world.

Team Dirt Dog Fishes in the TBBA Tournament!
Team Dirt Dog enjoyed a great day of beautiful
weather in early September fishing in the Tampa
Bay
Builders
Association
tournament.
Unfortunately, the red fish held by The Dirt Dog
(pictured right) was too long to be legal and too
short to win any prizes. On the bottom right is a relaxed bunch including the M/I Homes team plus
Rob Ahrens of Metro Development, Lee Nelson of
Shutts & Bowen, Chris Bowers and Bill
Eshenbaugh.
The tarpon plaque below was a surprise! Two of
my client friends have invited me for a day of tarpon fishing for the last several years. In 2012, we
dubbed it the “Dirt Dog Birthday Tarpon
Invitational”. Please look closely at the winner for
most fish boated in 2012 and 2013, in spite of a
15-20 year age disadvantage for the Dog!!! It
appears the plaque has enough room for 10 more
years so already the smack talk is heating up!

Don’t take your guns to town, leave your guns at home!
That’s the message from Starbucks who has taken a position of asking
customers to no longer carry firearms into their shops. Apparently, they are ignoring the rights of many patrons who have been duly screened and granted
concealed weapons permits. On the one hand, Starbucks has the right to set
the rules for their facilities. On the other hand, patrons have the right to vote
with their feet and walk to the next Panera’s or alternative sources for high
priced coffee. For my friends and clients who are licensed and carry, just
remember that Starbucks will take your money but they don’t want you on the
premises if you’re exercising your right to carry.
