No Service Charge Get a free quote over the phone or at your home. We are Local Dog-friendly hotels — not so much. I knew it was only a matter of time before our aging air conditioning units called it quits. With rather large dogs, I also knew a hotel was not an option if our units died in the middle of the peak season. My wife and I decided to look into replacement before the inevitable occurred. We had five quotes from both local and larger valley contractors. Travis with ProSkill impressed us with his promptness, knowledge, and thoroughness. Travis was the only contractor to do a calculation on our house, then come back and present a proposal in person. I knew I had my guy! Their pricing was beyond fair for top quality units, especially when considering all the extra work they did beyond just “changing out the boxes”, as Travis says. The final install was a work of art, and the team cleaned up with care. I will gladly continue to refer Travis and the ProSkill team to all my neighbors and friends. - Charles H., Magic and Zoe, Anthem Resident We live in Anthem. Dear Doreen, My neighbor is short selling his house. I’m thinking of buying it as a rental. I’ve never been a landlord, but it seems straight forward. Anything I should know? Future “Landlord” Dear “Landlord,” Glad you asked! It is not all that easy. Many investors (that is what you would be) fail. Why? Because they don’t treat their business like a business. They treat tenants like friends, especially if the property is nearby. They don’t create clear policies for finding good tenants. They approach investing like a hobby… and it shows. Consider these points: • Treat your business like a business. Monitor its health, hire the right people to do jobs right, look for ways to improve your bottom line. • Develop systems to help it as it grows. • Risk is powerful but dangerous. Caution is warranted. • Educate yourself. Read books, the paper, real estate blogs… • Understand all the numbers before you buy. Good luck! Doreen Living In Anthem & Loving It! IN&OUT STAFF PHOTO Marc Buckhout was last seen at the South Rim of the Grand Canyon Aug. 2. A body believed to be his was discovered four days later. Community leaders reflect on his life. T he ability to make a story truly come alive through written word and photographs is a gift; a gift which Marc Buckhout had. He was devoted to sharing the story of Anthem—its colorful residents, its unique local businesses, beloved sporting events and more—and kept us all engaged in our community and beyond through stories in the Foothills Focus and as a writer for the Anthem Community Council. He did so with accuracy and integrity, passion and commitment. He was an important part of our team here at the Anthem Community Council and will be deeply missed. Jenna Kollings Community Executive Officer, Anthem Community Council A s managing editor of the Foothills Focus, Marc handled nearly all writing and editorial duties. It was during this time I got to know him. As journalists for competing publications, we developed a friendship and mutual respect for one another 12 IN&OUT | THURSDAY, AUGUST 14, 2014 while covering many of the same events and community meetings. We managed to keep our discussions non-competitive and shared several laughs as we predicted outcomes of meetings or which way the vote would sway. Marc’s hard work, passion for telling a story and desire to make a difference in this community is evident in all of his accomplishments. Karen Goveia Managing Editor, In&Out Publications I met Marc when he worked at Foothills Focus. He was always so gracious and professional in publishing any communityrelated press release I sent him. His coverage of Daisy Mountain was fantastic; He hiked the mountain and truly appreciated the need to have it safely preserved. I’ll miss his cheerful greetings and love of adventure. Ann Hutchinson Board Member, Desert Foothills Land Trust Planning & Development Liaison, New River-Desert Hills Community Association M arc was true friend of the Daisy Mountain Veterans. He would often call me for updates on news of the veterans—I never had to call him. He went that extra mile to do the very best job he could. And, he was always so upbeat and positive. We have lost a good friend and ally. Mary Ann Derryberry Parade Chairperson, Daisy Mountain Veterans M arc seemed to enjoy covering Land Trust pieces as a hiker and outdoorsman. He was a talented reporter and incredibly engaged in the community. I will miss him as both a reporter and an individual. What a tragic loss. Sonia Perillo Executive Director, Desert Foothills Land Trust E arly in my time as a member of the Parkside HOA and the Anthem Community Council, I became aware of a guy who seemed to be at every community meeting. I was told he was Marc Buckhout, a local reporter. I came to know Marc as a young man completely dedicated to his craft and his community. Marc was never content to just report the outer appearance of events, he always pushed himself to learn the underlying ideas and feelings. Very few knew the people and history of Anthem as well as Marc, but even more rare, Marc understood the soul of the community. Anthem has lost an irreplaceable resource and a fine young man. William Clower Former President, Anthem Community Council M arc’s passion was telling the stories of our residents and businesses through articles, photos and social media. His hard work, unique perspective and colorful prose helped us increase readership and connect with readers. We are deeply saddened to learn of Marc’s passing and mourn the loss of a great journalist and friend. Karen and John Alexander Owners, The Foothills Focus THURSDAY, AUGUST 14, 2014 | IN&OUT 13 NEWS » COMMUNITY IN&OUT STAFF PHOTO ValleyCrest Landscape Loves Anthem. A Lot. By Amanda Niemerg aniemerg@anthemnews.com A nthem Community Council is in the midst of negotiating a contract extension with ValleyCrest Landscape Companies, LLC. The finalized contract will be brought to the board for approval at its Wednesday, Aug. 27 meeting. According to Community Operations Officer Neal Shearer, the contract for landscape maintenance is Anthem’s most expensive—at $1.1 million per year—and most crucial. “It is arguably our most important contract because of the critical importance of the quality of landscaping and aesthetics to this community,” he told the board at its July 23 meeting. 14 IN&OUT | THURSDAY, AUGUST 14, 2014 The ACC is responsible for the beautification and maintenance of 73 acres of park land and sports fields, hundreds of acres of desert and lush landscaping, approximately 20,000 trees, as well as landscaping for the community center, civic building and the Paseo neighborhood. According to Shearer, ValleyCrest has not raised its pricing since it won the current contract (a two-year contract, renewable annually for three years) in a 2011 bid. ValleyCrest’s Eager Offer Should the board approve staff’s recommended five-year extension, pricing would not increase and ValleyCrest has offered several incentives valued at more than $100,000. NEWS » COMMUNITY CONTRACT EXTENSION INCENTIVES • Maintenance of Opportunity Way Park, when developed in 2016, at no additional cost— an estimated savings of $50,000. • A $5,000 increase in the annual Reinvestment Certificate (from $30,000 to $35,000)—a credit that can be used annually or carried forward for landscape projects. • $6,000 annual credit for tree pruning. • An increase in free granite from 50 to 150 tons installed per year, valued at about $10,000. • Maintenance services for Liberty Bell Park, once planned renovations are completed in 2016, at no additional charge: a potential savings of $13,000 based on preliminary estimates. ValleyCrest will continue ACC event sponsorships in the amount of $20,000/ year. ADDITIONAL INCENTIVES FOR 5-YEAR CONTRACT • A one-time cash credit of $90,000 to construct and maintain a sod nursery proposed for ACC land west of EPCOR’s water treatment plant. The sod, used to renovate sports and turf fields, could save about $50,000 a year. The credit could be applied to another project if Council chooses. ADDITIONAL INCENTIVES FOR A 3-YEAR CONTRACT • A one-time $60,000 cash credit for renovation of the small park by the train tunnel in the community park or the baseball field. Renovation of the small park, a reserve project for 2015, has an estimated $75,000 budget. The credit could be applied to another project if Council chooses. Staff is here recommending the five-year extension because we believe that we have a very positive corporate partner who has worked with us, frankly through thick and thin,” Shearer said. Is ValleyCrest Up to the Task? Some residents complain of a marked difference between the quality of Country Club’s landscape (maintained by DLC Landscaping) and Council property and Parkside property (both maintained by ValleyCrest, formerly maintained by DLC Landscaping). According to Shearer, residents are concerned about seasonal conditions such as weed and tree-growth spurts, mesquite bean droppings and pale grass that persists during the transition from winter rye to summer Bermuda. ValleyCrest has agreed to bring in additional crews to address those needs with the new contract, Shearer said, in order to provide better service at no additional cost. How Can They Do it? For those who are thinking ValleyCrest must have been overcharging all along, or that some other aspect of service will surely suffer to accommodate all those incentives, Shearer offered this reassurance: “If it’s not meeting our satisfaction we can give proper notice and give them the opportunity to cure those deficiencies, and if they’re not cured we can move forward with termination of the contract.” io T H E TA L K » BY BRAD WOOD ANTHEM’S UPKEEP “As Anthem considers renewal of ValleyCrest’s contract, what do you think about its maintenance of the main park, Liberty Bell Park and the Anthem entrance?” Nick Padilla Chad Langdon “They are good, they do pretty well. There are hits and misses, but they do good work. They do work well enough to renew them.” “I think they do a really good job. They keep it nice and clean. They do good enough for renewal.” Retired, Anthem Chef, Anthem Mari Sullivan Cynthia O’Donnell “I’m not satisfied. When you look at our plants and trees they are over pruned. They look mutilated. The plants are structurally deficient. Next storm, I fear lots of damage. Do not renew them.” “Yes. I’d say I am satisfied. They keep it clean; no trash. Some understand the importance of POA. But, in my 11 years experience, I found many seem to think POA stands for “procrastinate or avoid” making a decision. This is because having POA status is usually tough. After all, she is still your mom and when she says “I don’t want to leave my house” you naturally want to look past your fears and abide by her wishes. I estimate 70 percent of people I talk with are in denial about their parent’s deteriorating condition. But with POA, it’s now your job to act in her best interest. Ask yourself (or someone who can be objective) the following: • Is mom a fall risk? (For example, if the doctor has told her to use a walker and she refuses, the answer is, yes!) • Is mom becoming forgetful? • Is mom eating nutritious meals regularly? • Does mom see other people throughout the week? When considering an assisted living situation, remember our perception is our reality, and so is mom’s! Hollywood’s portrayal of the 1950s “nursing home” bears no similarity to today’s luxury assisted living home. Do your homework, learn what mom is missing out on, then talk to a professional about your options. Independent Living? Assisted Living? Living with Me (or my brother/sister)? Ask the experts! New Medical Building Planned for Anthem By Karen Goveia kgoveia@anthemnews.com P lans to construct a 20,000-square-foot medical building in Anthem are progressing as Anthem Community Council approved the design presented at its July meeting by Wyatt Wood and Gregory Sheppard. Wood and Sheppard, owners of Wood Orthodontics and West Valley Pediatric Dentistry respectively, purchased land at 41930 N. Venture Drive just south of Gateway Office Park and will begin the permitting process for construction with Maricopa County. Each business plans to occupy 5,000 square feet, leaving the remaining space available for lease. Wood Orthodontics will gain an additional 2,000 square feet over its current space, and West Valley Pediatrics will gain an additional 1,000 feet. Long-term tenants of the Anthem Medical Plaza at 3628 W. Anthem Way, the two doctors determined it would be less expensive to build than to continue leasing or to purchase a building in Anthem, Wood said. Wood told In&Out, “One of the main [advantages] is that we will be a little more visible… We’ll be able to service emergencies quicker… It is a great new location with the space to design our offices the way we want.” Construction is scheduled to begin this fall with completion slated for fall of 2015. io THURSDAY, AUGUST 14, 2014 | IN&OUT 19 OV E R T H E P R I C K E FENCE CHOOSING A RECLINER Like Choosing a Mid-sized Car IS TRICKY By Chris Prickett cprickett@anthemnews.com I decided that, as king of my castle, I deserve a throne worthy of my haughty stature. More specifically, one that reclines. I soon discovered that shopping for my new snooze sled was no simple task. Like any faithful Google-ite, the first thing I did was search “most comfortable recliner.” In hindsight, I should have added the phrase “that costs less than a mid-sized automobile.” I quickly discovered several Scandinavian countries take the art of recliner-making to a level of decadence reserved for, well, Scandinavians. For research purposes, I test drove a few and discovered this All-American body does not bend like a Norwegian. It felt more like preparing for a space shuttle launch than an afternoon nap. Through my internet search, I also discovered there is not a single piece of furniture ever fabricated that someone does not think is “junk.” You name it, someone has trashed it. I’ll be the first to admit they don’t make home furnishings like they used to, but something has to be good, and cost less than $4,000. Right…? My search took me to more than a dozen stores to sit in at least 100 recliners. (Oh, the humanity!) I sat in all leather, partial leather, top- 20 IN&OUT | THURSDAY, AUGUST 14, 2014 grain leather, bonded leather, split leather and what is fashionably called “vegan leather,” previously termed Naugahyde (how many Naugas do they have to slaughter to make one recliner?) or vinyl. I also tried microfiber and linen. I sat in chairs that rocked, swiveled, vibrated, and heated. There were manual recliners and motorized recliners. They could be special-ordered oversized, overstuffed and definitely overpriced. Some had cup holders, wine glass holders, even iPad holders, fold-out dinner trays, adjustable headrests and even position memory, for crying out loud! I ended up needing a nap after all that standing up and sitting down. Sadly, I couldn’t find a chair comfortable enough to fall asleep in. Alas, in the end, I did find something that fit my budget and my butt. As a matter of fact, it’s so plush and inviting, the whole royal family likes sitting in it… Dang! Hadn’t thought of that. Here are a few tips to get you on your way to reclining utopia: 1. Try before you buy. Like dating, your quest may result in OV E R T H E P R I C K E love at first sight only to discover your mate to be a long-term pain in the neck. If you’ve narrowed your choices to a couple prospects, grab a good book and snuggle up for an hour or so. Once you get it home, it’s yours, like it or not. 2. Match the chair to your usage. FENCE optimal yelling angle was a must. 3. Under $500? Stick to fabric. Unless you find it on Craigslist or at the ReStore, there’s nothing good in real leather for under $500. The Reese Reclinaway by La-Z-Boy allows you to place the chair just inches from the wall and still recline, making it a good option for smaller spaces. I found some uber-comfy chairs that would have been perfect, if not for the fact that they left me staring at the ceiling. Since my recliner will be tasked with providing comfort and support as I scream at NFL players, buying one that oriented me at 4. Motor or Manual? An insider told me virtually all of the motors come out of the same overseas factory. They aren’t Yugos, but they aren’t Ferraris either. If there’s a big price difference, go with the oldfashioned push-back kind. Heck, it might be the only exercise you get all day. io $19 NEW PATIENT Dr. Pile is pleased to provide exceptional Cosmetic, Preventative, and Family Dentistry to Anthem and surrounding communities.
