Magnolia Camp Magnolia Camp is a beautiful woodland compound with 450’ +/- frontage on the Satilla River. It’s perfect for hunters, artists, birders, kayakers, or anyone who loves the outdoors. Located in Camden County, Georgia, Magnolia Camp offers a quiet getaway just an hour from Jacksonville and a half hour from Brunswick. The property has been used by writers, musicians and naturalists as a retreat from modern distractions and a base camp for outdoor activities. The property consists of a beautiful carpenter-built cabin (1500+/- SF), small guest cabin (300+/- SF), and barn/shop (2000+/- SF) on approximately 6 acres. Along with the 4 other members of the Satilla Club North homeowner’s association, the owner of Magnolia Camp is part owner of 32 acres+/- acres of conservation property and has access to an additional 204 acres +/- of conservation easementprotected woodlands with miles of Satilla River frontage. Hunting for deer, hogs, turkeys and coyotes is allowed within the conservation property. Home ownership also provides access to a small boat ramp. The cabin is perched at the crest of the sandy bluff above the floodplain swamp of the Satilla River, so it is shady and breezy in summer and has beautiful sunset views through the trees. The bluff slopes through mature hardwood forest down to the starkly beautiful swamp of the Satilla River. The swamp is dry for over half the year, providing endless hiking through a park-like open forest of cypress and gum with an understory of grasses, palmetto, and blueberries. One developed trail to the 32 acre conservation area includes timber bridges that allow mountain bike or 4-wheeler access over the sloughs and out to a gorgeous white sand beach on a deep bend. The Satilla River itself is remarkable: clean, tea-colored water flowing over white sand, endlessly looping back and forth in a mix of deep holes, sandy flats, sloughs, and sandbars. The Satilla has excellent water quality and is well-known for its healthy population of fish and mussels, including some of the best shell cracker fishing around. At night, the star-filled sky is unmarred by any lights and the only sounds are the calls of barred owls and tree frogs. The cabin is constructed of local pine with cypress interior siding. Some of the ceiling rafters were salvaged from the original causeway to St. Simons Island. Windows and doors were crafted in the woodshop on site. One large bedroom upstairs has its own master bath. There is a half bath downstairs and a refreshing outdoor shower. A sitting room downstairs could be made into another bedroom. The living room has a very well-functioning brick fireplace. There is a small screened porch and a larger deck. A brick patio has a large syrup kettle for a fire pit. The guest cabin is one room with a kitchenette and a half bath. There is a large deck with an outdoor shower. The outdoor tub on the deck is the favorite of all the guests. A brick patio with fire pit is adjacent to the deck. The barn has a concrete floor. It is currently used as a woodshop, but its large interior space will accommodate any use. There are large sliding doors on either side. Shed roofs provide additional outside storage. Outside stairs lead to a loft space that is partially finished as a studio apartment with a bathroom and kitchenette area. In addition to the barn, there is a woodshed at the main cabin and a lumber storage shed near the barn. Cleared land between the barn and cabin provides wonderful garden space. All buildings have electricity and well-supplied water. The main cabin has heat and air conditioning. Access to the property is via Douglas Fish Camp Road, a county-maintained dirt road. Camden County taxes are $2450 per year. Satilla Club North Home Owner Association dues are $400 per year. Price: $350,000 payable in cash at closing. “Magnolia Camp” on Satilla River Camden County Georgia Living Room Main Cabin Firepit Dining Area Master Bath Master Bedroom Fireplace Trail bridge Sandy Beach– Satilla River Path through swamp Guest Cabin Barn interior Barn exterior
