Liz Duenas has all that and the reputation to prove it. With 14 years of real estate under her belt she still oversees every detail herself, even after the deal is done. To Duenas, a real estate agent for RE/MAX Diamond Realty, has to be “a jack of all trades,” she says. “When you’re doing real estate it’s about the service. In order to be successful you have to focus on anything and everything. We’re not in the selling business, we’re in the service business.” That means going the extra mile to make sure clients get exactly what they want. As a real estate agent, “people come to you for help,” says Duenas. “If you needed help, you’d want someone to help you, right? I look at it that way for me. It’s the way I’d want to be treated.” Duenas normally doesn’t leave work until around 7 p.m., and then continues to work from her computer at home until the wee hours of the morning. Although she loves the way her job keeps her busy, being a resource for those in need is what she enjoys most. The right stuff Real estate, to Duenas, is a product that must be packaged correctly. “You need to know your inventory. … You need to know the information,” she says. “Your success is based on the time you spend with your work.” With her life as busy as it is — she has a husband, children, and grandchildren — Duenas still manages to use every opportunity she has to set the right example and ensure things are done right, as well as throw in a Irwin Tumbucon/For Guam Home Finder little advice Aw a r d s : R E / M A X D i a m o n d of her own. In fact, her humility makes her even more personable, transforming her from a real estate agent into a neighbor with a plethora of knowledge. “What has made me a better agent is observing and learning from other agents,” she says. “You look at other agents and you think about what made them successful, and see how those traits can improve you and your skills.” Vol. 1, No. 1 Guam Home Finder A monthly publication of the Pacific Daily News PUBLISHER Rindraty Celes Limtiaco MAGAZINE EDITOR Arleen Mad ADVERTISING Worthwhile moments Duenas’ ethical focus on servicing the customer, not her pocketbook, has repaid her with moments she treasures. “One stands out in my mind,” she says. “The transaction happened to be a home that was foreclosed on. … The daughter wanted to purchase the home to bring it back into the family.” Duenas worked tirelessly dealing with attorneys involved in the situation as well as the off-island company that held the home’s title. “The reason for the foreclosure was really tragic,” she says. The commission Duenas made from the sale was extremely small, she says. However, she points out, it wasn’t the money that mattered. “The home went back into the family’s hands,” she says. “That makes the difference because you truly made a difference in the family’s life.” It’s possible that Duenas is the saint of real estate; don’t think for a minute that potential commissions roll through her head as she drives past properties on Guam. Her driving time is actually quite solitary. “It’s my thankful time — my prayer time,” she says. Looking forward Guam’s real estate industry can rely on Duenas for years to come since she doesn’t have any plans on retiring — ever. In five years “I’ll still be doing real estate,” she says. “I think the excitement of what I do kind of fuels the spirit. I can’t see myself not working. Pahl, he knows that his tag line is more famous for busting ghosts than for selling real estate. But he had to have SOMETHING cool to use, since he planned to update his Facebook status pretty often. And “Call me for your real estate needs” sounded boring. “Who you gonna call? Duane Pahl!” he says. “People remember the line, and it rhymes with my name. It was perfect.” The Seattle native relocated to Guam 15 years ago and has spent the last six years as a Realtor. He’s motivated to provide for his sons — Daniel, 9, and Kai Jacob, 5 — and money doesn’t come easy. And with more than 400 Realtors for customers to choose from on Guam, he wanted another way to stand out, one that wouldn’t cost so much. Facebook, he says, works. It took a year — slow at first — to build his Facebook friends list to the 1,600-plus listed on his profile. But it didn’t take him that long to realize it was a valuable sales tool. He gets inquiries once or twice a week via his page and some of those inquiries lead to a paycheck. “I advertise a lot. But when times are tough, advertising’s the first thing to get cut. But advertising’s what you need the most when it’s slow,” he says. “It’s nice not to have a fiscal investment in this page, other than my time.” His latest example: a few weeks ago, he posted a picture of the view from a Santa Rita property to his page, which led to a few comments and inquires. Shortly afterward, he closed a deal with one of them. “It’s real-time real estate. It’s less lag time. Nowadays, a potential customer won’t wait,” he says. “If you don’t respond within 30 minutes or an hour, they’ll go to someone else.” Besides his desktop computer, where he’ll likely chat with several people in an hour, Pahl uses several tech tools: Twitter, MySpace, a netbook, an iPad and, of course, his mobile phone. He joined Facebook, taking the advice of Today’s Realty’s principal broker Anthony Godwin. “Now HE’s really tech savvy. He’s got all the toys. He talked about Facebook at a Friday sales Photos by Irwin Tumbucon/For Guam Home Finder meeting and he made it sound pretty exciting,” says Pahl. “I was into MySpace back then, but that profile was all work. Facebook is fun!” Besides his posts about properties, customer stories, golf scores, beach volleyball and his kids, Pahl added character to his posts. He posts thoughts and views of his constant sidekick for laughs, for most of his buddies know the “My Little Friend” he writes about is actually a can of Bud Light. “I don’t want to sound boring. I don’t want to be like the guy who posts the same thing over and over,” he says. “I want to stand out. I want it to be fresh.” It might sound corny, he admits, but with the sea of hungry agents out there, coup l e d w i t h G u a m ’s property listings, called MLS, available for anyone to see, Facebook is just another way to separate himself from the crowd. The results speak for themselves. “Business is good. I’ve been able to double my sales every year for the last four years. Gems of Wisdom It’s a fragile case of what do I do, when I do, if I do. Wait a second, aren’t those prevailing thoughts thru out the course of a day. You need to pay attention to how your emotions react to such crisis. A persnickety to detail if you may. What comes out of it can either shape your day or shake you out of the week. Being consistent is being regimental in standards. You’re on a pathway to adding dimensions where distortions are rapid. Can’t seem to cleave old habits without putting up some resistance. What are you going to do? Just as easily as it was to add the tissue you can’t expect a reduction over a new plate setting. If you want to make that transition, you need a well thought out plan not some adumbrated outline you drew on a napkin. Change is never easy. Yes you can work the penumbra but to make internal adjustments takes a massive amount of energy. Most of us are not willing to exert that much effort. We all want the microwave solution. Scratch is out, instant is domain. For as long as the majority fit the description the opportunist will catapult on that phenomenon. Help is there, but it will cost you. Just because this is a tropical island surrounded by warm, clear waters, doesn’t mean everyone gets to bask in its sunshine while surrounded by extravagance. The Pago Bay Resort, The Laguna, readily offers a lush living experience that capitalizes on the serenity and beauty of living on Guam. “It’s a gated subdivision so we have 24hour security,” says Stacie Gensic, the luxury community’s administrative assistant. “We’re trying to be an energy-efficient community so we have solar panels at all the common areas, we have 2,500 feet of beach, (and) three fresh water lakes.” Although the community doesn’t have homes built on it yet, it is ready for construction to begin. With utilities like water, sewer, gas lines, electricity and phone lines already installed underground, builders simply have to start building, Gensic says. Green living The Laguna prides itself on being concerned with Guam’s delicate and stressed environment by focusing on promoting green living in a luxurious way. With 48 acres of Guam’s land to build on, “22 acres are dedicated to common areas,” says Gensic. The Laguna’s common areas “are pretty much park land,” says Angela Park, the community’s director. The community’s private beachfront advertises the beauty of Guam, and prevents it from fading away with erosion barriers. With gabion fencing in place, as well as dozens of vetiver plants growing, the sand of The Laguna’s beaches will stay put for years to come. I think it’s in the common areas (where) it may influence people to perhaps be more aware of their homes.” Gensic may have a point. According to Park, future Laguna residents who have already purchased lots have talked about putting in solar panels when they begin construction on their homes. “We encourage people to get creative and to be more energy efficient in the way they build,” Gensic says. Exclusive With approximately 50 percent of the lots sold since it opened to buyers in October, the community has garnered an elite audience. “So far we have a great mix of people, judging by the existing buyers,” Gensic says. “A lot of them are business owners on Guam, and a few (of them) are off-island investors.” As for what else could be garnering its popularity, Gensic feels the seclusion is certainly an alluring attribute. “I think people are kind of looking for something different — ready for a change,” she says. “People will be looking for something away from it all with the military buildup. (The Laguna) is exclusive … a different lifestyle.” That exclusivity comes with great views no matter where your house is located. “The whole community is terraced,” Park says. If residents would prefer a little more privacy than the community’s private beach, they are more than welcome to build a pool in their backyard, says Gensic. According to Gensic, many of the buyers have already discussed this option in their building plans — and with each lot measuring approximately one quarter of an acre, there’s plenty of room to build. Residents will be able to take in a view of the beach, lake, or a panoramic, Gensic says. If a buyer desires an ocean view all the time, exclusive beachfront property is also available. The Laguna’s beachfront properties are “the more premier lots,” says Gensic. “Because (residents) can walk out their door and the beach is right there. … It’s something you dream about when you’re a kid.” Although The Laguna doesn’t offer amenities like a gym or public pool, the community makes up for that with its three man-made lakes. Surrounded by the lush greenery of the common area, two of the lakes will be stocked with fish for residents to cast away at. The third lake simply serves to enhance the beauty of the community. The price of a lot at The Laguna depends on where it is located within the community and can range anywhere from $250,000 to $750,000. The more expensive lots have beach views, says Gensic. “There’s 29 lots that are on that one side of the project that have great views of the beach,” she says. Once buyers purchase their prized piece of property, they carefully “work with the architect of their choice,” to begin constructing their dream home, Gensic says. The VA-Guaranty replaces the need for a down payment and because a percentage of the loan will be backed by the federal government, banks are more comfortable in providing loans to “eligible” veterans who have the income and credit to qualify for a specific loan amount. Other advantages of a VA loans are that buyers are informed of the reasonable value of the home through a VA-approved appraiser. Who is eligible for VA home loans? You may be eligible, if you are a current active duty or served under active duty and were discharged with conditions other than dishonorable. You may be eligible if you are an unmarried surviving spouse of a veteran who died during service or of service-connected causes. You may also be eligible if you are a member of the Reserves or National Guard. The length of service required may vary based on war or peace time service. Your VAapproved lender may be able to help you confirm your eligibility by obtaining the Certificate of Eligibility online. If for any reason you feel you may be eligible to participate in the VA home loan program, you can visit any VAapproved lender, who will help you determine if you are eligible by applying for a certificate of eligibility. What can a VA loan be used for? VA loans may be used to purchase a home, townhouse or condominium. VA loans may be used to build a home on land you currently own. You may also use a VA a loan to refinance or pull out equity from your home. Each lender is different, so please talk to your lender to find out what programs they can offer. How do I apply for a VA loan? Step 1. Apply for the Certificate of Eligibility (COE). This step can be done by the veteran directly with the VA. VA lenders have online access to the VA Automated Certificate of Eligibility system and the bank loan officer can order the COE online for the veteran. Step 2. Visit your lender and pre-qualify for a loan. Pre-qualifying will provide a ballpark price range for the home that the veteran can afford with their current income and debt ratios. Note Step 1 and 2 can actually be done at the same time when you visit your lender. Step 3: Work with a licensed Realtor to find a home and negotiate a contract to purchase that home. Step 4: Once the contract is complete, submit a formal loan application with your lender. Incorporated with this step is ordering the appraisal for the home. Step 5: Closing the loan and moving into your new home. Please be aware that even with zero down, there will still be closing costs associated with a VA loan, such as the VA funding fee and lender’s origination cost. Your lender will be able to give you a detailed good faith estimate prior to proceeding with the loan so that you are aware of all costs associated before proceeding.
