The current situation with BIM in Estonia and plans for future Aivars Alt, UAS Tallinna Tehnikakõrgkool Landmarks — 2006 – firts projects with BIM elements — 2007 sept. – first public lecture of BIM by Kari Ristolainen, Senate Properties — 2008-2009 – State Real Estate Company Ltd (RKAS) adopts COBIM — 2009 – IT cluster initiates new cluster activities in Estonia including construction sector, — 2010 first BIM procurement , Narva PPA — 2011 Ragn Sells waste treatment facility - MARU — 2011 3D model of Old Town of Tallinn — 2012 Senate Properties new COBIM — 2012 Estonia as observer in buildingSMART Nordic — 2013 translation of COBIM 2012 —2013-2014 Research projects (parametric elements, information classification, BIM execution plan template) —2014 - initiative of forming of construction cluster of Estonia. BIM as supportive technology Estonian BIM Maturity Level 3 Designers activities short review Estonian design market – mostly small enterprises, best of them are usually concentrating for one design discipline only. Could be users of softwares but not developers, not really interested about BIMinteroperability. Several of them using BIM softwares for their own discipline already for many years (architects, structural, HVAC) but presenting dwg-s as a rule also for design management . Some bigger companies (in Estonian scale) adopting and integrating BIM for all basic design disciplines. Quality varies (both engineering- and BIM-capability quality) Quiet ignorance (in public) to develop BIM capabilities by older generation and quiet rise of young (sometimes unexperienced) BIM-generation. Resume of all – implementing BIM is just a question of time. Latest years – tuff economical situation for Estonian building industry incl. designers. But getting better. 4 Main BIM-softwares in use Archicad has been a favourite for architects for many years but output from architects to others only dwg-files as a tradition. For benefit of Autodesk products is long tradition and superior amount of Autocad users among Estonian engineers. Supported by several sellers, frequent campaigns and long list of product names (high expectations for interoperability). Tekla is not widely presented and used mostly in companies tied directly to some building industry branch producer (concrete elements, steel structures). No sellers/representatives in Estonia MagiCAD and CADS Planner presented and used but rarely BIM. Bentley is presented in Estonia but rare users among building designers. Rare Solibri paid software versions. Solibri not presented in Estonia. Allplan not presented and probably not used in Estonia SketcUp is real play maker Archibus is going to utilize BIM. Used by several bigger real estate owners in Estonia, representative in Baltic States locates in Tallinn. 5 Kiriku 2/4 Tallinn => vacant, tenant needs ca 2000 sqm Office building area ~1700 m², 2 floors Kiriku 2/4 Tallinn area ~2000+ m² including attic suitable for a tenant Art School in Tallinn —1st stage: architectural competition —2nd stage: BIM – – – – walls slabs space elements room names Art School in Tallinn 8 BIMs Art School in Tallinn Location – buildings Quantities – area, volume Spaces – location Tasks – costumer (user) needs Wismari 7 Tallinn => scan to FM BIM Office building area ~2000 m² Wismari 7 Tallinn => scan to FM BIM Point cloud before cleaning cleaned • Who creates a BIModel? • What software to prefer? • What kind of information to add, where? space vs element Wismari 7 Tallinn => scan to FM BIM part of the building a door a room Wismari 7 Tallinn => scan to FM BIM Model BIM Narva Police and Rescue Station => new building, 5000 m² Stage 1: • Different users Different functions • • • • • office customer service training and meeting rooms jail 24h rescue works 24h design Narva Police and Rescue Station => new building, 5000 m² Softwares: — — — — — ArchiCAD Revit Structure MagiCAD Solibri MC Tekla BIMsight Main goals: — — — — — better quality construction project quantity analysis clash detection energy analysis by models better communication Narva Police and Rescue Station => new building, 5000 m² Narva Police and Rescue Station => new building, 5000 m² Stage 2 — Construction planning and management — FM BIM Softwares: • • • • • Synchro VICO office Revit Solibri MC Tekla BIMsight Suur-Ameerika 1 Tallinn => new building Office building —2 towers —Underground parking —Closed net.area ~22,000 m² Suur-Ameerika 1 Tallinn => new building —Softwares: Revit MagiCAD CADS Planner Solibri MC Tekla BIMsight Suur-Ameerika 1 Tallinn => new building … under way —Tallinna Vangla (prison) —Rahvusarhiiv (National Archives) —Piusa kordon (border quard station) —Kiriku 2/4 Tallinn kontorihoone (office building) —Pärnu PPA (police and rescue station) —Lubja 4 kohtumaja (court building) Thank you!
