01 ICON What we have planned for you goes well beyond floors. Space to breath, space to gather, space to throw a ball or agrill a burger. You’re right in the middle of the middle of it all. Jump from dinner on Brady to a game at the BC without touching a car key. We would call it a dream home, but no one could’ve imagined this. We looked a few steps ahead when designing these condos....we want your home to be future ready. North End Sales (414) 27-NORTH VISIT US AT www.THENORTHEND.com THE NORTH END A Neighborhood by Design ICON Zennith is using some serious pieces of equipment to take care of the existing buildings. They have 4 machines on site that are working non stop tearing apart the buildings, and will soon have a large crane to help relocate the water tower. Not many people know that the site consist up to 27 buildings, making it a very tough and large project to handle. Zennith will have their hands full as they push on in the coming months. Keep your eyes open as more buildings come down and the site starts to take shape. To keep up with our efforts of being green, the Mandel Group and Zennith will be recycling much of the debris and waste that is generated from this demolition. Workers are separating all the materials and trash, making it easy to recycle and keep the landfills clean. This is becoming a huge factor in recent developments, and Mandel is proud to be leading the way for Milwaukee developers. THE NORTH END As you can see from this picture, most of the windows are gone. The reason behind this is the caulk that was used in these windows contains asbestos, and as a part of our environmental cleanup all asbestos materials must be disposed of properly before the demolition of the building begins. As soon as the environmental clean up is done (any day now) you will really start to see buildings coming down. Zennith is working its way up Water Street, clearing the way for what will be the first building to be developed. A four story apartment building will be located on the corner of Pleasant Street and will run south down Water providing the face for the development. The first floor of the building will provide retail spaces for restaurants, boutiques, and a coffee shop. The retail space will give the apartment residents and future condos owners all the amenities of an urban neighborhood right at their doorstep. THE NORTH END Zennith will be moving the water tower within the next few weeks. We will provide you with future information as we move the historic landmark on its journey to its new home. The water tower is larger than life and will stand as a great icon and landmark for our new neighborhood. You are looking at a view from across the river looking east to the North End site. Demolition is going as planned, and the demolition contractor is clearing the way for our future riverwalk. The Riverwalk will provide a connecting street along the quarter mile of Milwaukee River frontage, and will offer pedestrians and residents a nice opportunity to enjoy a lazy Sunday stroll in the city along the river. ICON A rendering of the river walk from pleasant street looking south. The riverwalk will offer parking for residents and a safe walking path for pedestrians. It will offer a nice green space and European feel for the residents of Milwaukee. A quick footprint of what the eventual site will look like when all is said and done. Buildings C1 and B1 and now been formed into one building and will be the first building built. B2 will be next in line and will be a 6 story condominium unit. All of this sits on top of an underground and 1 story parking garage that will hold parking for all of the units. ICON Fire! As you can see we had a small problem during the environmental clean up a week ago. The fire was started when sparks from a saw ignited debris that was hiding inside an old air duct. Thankfully no workers were injured and the Milwaukee fire department was quick to the call and were able to put the fire out in a matter of minutes. Since we are scheduled to demolish the building there was no big threat or concern other than the safety of the workers. The fire slowed down the demolition for only a half day and everything was back on schedule by the next morning. Demolition on the south side of the lot started a couple of weeks ago and is well underway. Zennith Industrial services is doing a great job and their game plan is to move north and tear down building after building eventually leaving the site clean and clear by late October. Pouring and phasing of the 2 story parking garage will begin once they have the site ready and clean to go. It takes years of condo development experience to build a place that doesn’t feel like a condo development. A neighborhood by design.
