The fifth largest municipality in South Carolina, Bluffton’s growth has held fast to its historic charm, celebrating the eclectic Old Town district known for its artists, merchants, restaurants and many community events which wrap around the town’s center, along the May River. Its development has been carefully planned by town leaders, from the Promenade walkable shopping district to Buckwalter Place, home of the Don Ryan Center for Innovation, the town’s public/private partnership with Clemson University, that’s advancing new technology start-ups. Town Manager Marc Orlando is tasked with implementing town council’s vision which has shaped Bluffton’s innovative programs. That vision and those programs have garnered national media attention along the way, including Old Town Bluffton’s Wharf Street Redevelopment Project, awarded “Best Community Revitalization” in Southern Living magazine. Orlando shares his thoughts about Bluffton and its direction. CBM: What’s the biggest challenge to balancing Bluffton’s high growth? ORLANDO: Bluffton’s growth, with its increasing population and changing demographics, presents challenges and opportunities. As the town continues to grow, town council and staff continue to discover ways to provide affordable and workforce housing options, public infrastructure, natural resource protection, adequate open space and parks as well as a diversity of employment opportunities. CBM: Town Council has appointed former director of growth management, Shawn Leininger, as the new executive director of the Bluffton Public Development Corporation. Tell me about that role and the organization. ORLANDO: In 2012, town council established two non-profit organizations to direct Bluffton’s economic development initiatives. The Don Ryan Center for Innovation provides business start-up and incubation assistance while the Bluffton Public Development Corporation (BPDC) oversees the Town’s Commerce Park at Buckwalter Place and also provides leadership and business development expertise. Town Council appointed Shawn Leininger as the BPDC’s executive director in October. With an emphasis of attracting and retaining more innovative, knowledge-based companies to the area, Leininger will lead the recruitment of new businesses while supporting the retention and expansion of Bluffton’s business community. He will also act as the liaison among town council, developers, state officials and local economic development partners. Leininger has been with the Town since 2011 as director of growth management and has held many roles in the town’s Planning Department. His love of Bluffton, can-do attitude, strong business acumen and business relationships in the community make him a perfect fit for this role. CBM: Why do you think Bluffton is attracting such increased commercial and residential growth? ORLANDO: This answer is detailed in the Covenant for Bluffton which reflects the town’s core beliefs. The Town honors social, cultural and economic diversity, natural resource protection, individual freedoms, a sense of community and historic preservation. This is what makes Bluffton special. CBM: Look for next month’s Q&A with Hilton Head Island Town Manager Steve Riley. 4 December 2015 | CHAMBER BUSINESS MONTHLY | hiltonheadblufftonchamber.org HGTV Comes to Town! Local Realtor Brad Wilson Shows Off Island Local realtor Brad Wilson of Charter One Realty has been sharing Hilton Head Island’s charm with interested homebuyers for over 37 years. So when HGTV’s popular “Island Life” show came calling, Wilson was a natural fit for the popular series. “Why visit when you can make it your permanent home?” says Wilson, explaining the incredible success of Hilton Head Island’s showings on the HGTV program. “Since the first show aired, the response has been amazing. While I thought it would be really great for our island, you can’t really put a price on this type of exposure. I had zero expectations of what it would bring. Then the calls started coming, from as far away as California, Texas, and West Virginia, not to mention the local response. It’s been phenomenal!” Finding dream homes that exemplify the best of “Island Life” came easily to Wilson, whose years of experience and knowledge of the Lowcountry were an incredible asset to HGTV producers, who quickly booked him for three segments, somewhat of a rarity for the popular program. The chamber worked with producers on this shoot and many others, assisting with footage requests, shoot locations, crew needs and more. Stay tuned for more of Hilton Head Island on additional HGTV shows, The Today show and others. Working with three separate couples, he was able to find Vince and Lori Fultz their Lowcountry-style dream home in Long Cove; young couple Jennifer Morse and Christopher Monteleone’s West Indies-style home in Bermuda Pointe on the Intracoastal Waterway and Jay and Kerri Wiendl’s traditional style home in Hilton Head Plantation, a short walk from their boat slip at Village of Skull Creek. The rest, as they say, is history, as these happy homeowners settle into their new “island lives” on Hilton Head Island. 2016 Chamber Board Candidates The Nominating Committee of the Hilton Head Island-Bluffton Chamber of Commerce has designated a slate of candidates to run for election to the Board of Directors.
