Overview
Berlin is the cultural and political centre of Germany and has a
shopping landscape offering a multitude of modern and wellstructured shopping destinations. The largest city in Germany, its
economy is based primarily on the service sector. Tourism is also
a significant contributor to the economy, and in particular retail.

Kurfürstendamm/Tauentzienstrasse
High Street: Although there are a high number of peripheral
shopping malls, the centre of Berlin is still dominant. To the west,
Kurfürstendamm is the city’s most prominent retail location,
forming a ‘shopping mile’ together with Tauentzienstrasse. These
are the most sought-after locations by retailers. The globally
renowned KaDeWe department store is located here, as well as
international and national fashion brands. To the east of the city,
Friedrichstrasse has a high proportion of multiples in addition to
luxury brands and has become more established, while the
Hackesche Market area is popular with tourists and has a retail
environment similar to Covent Garden in London or the Marais
Quarter in Paris.
Berlin is a very important location for national and international
retailers. Prime high street rents are at €2,880/sq m/year and will
remain stable over the coming months. Retailer demand will also
remain strong on the high street, though is softening for shopping
centres. Key money is not usual, only taking effect in particular
cases for prime space.

Shopping Centres: Exciting brands are coming to Berlin and this
is being enhanced by new space, such as the former Zoobogen
Complex now called Bikini Berlin in the Kurfürstendamm/
Tauentzienstrasse area; tenant mix is focused on ‘young fashion’
and discerning labels. Leipziger Platz 12 is a prominent new
development due to open in autumn 2013 with more than 200
shops and 50,000 sq m of retail space. The Schlosstrasse in
southern Berlin is currently dominated by the 64,000 sq m
Boulevard Berlin development; approval for the two building
phases has been awarded and completion is now expected in
2012.
