PRE-LEASE AGREEMENT
THIS AGREEMENT, entered into by and between IRONCO
Properties/ 24 FAST Inc & or the Assignee,
Inc., as LANDLORD, and

GENERAL GUIDELINE FOR THE TENANT.
WITNESSETH:
WHEREAS, the Landlord is currently leasing to prospective tenants
at: IRONCO PROFESSIONAL CENTER, 6204-30 Ave, and Beaumont,
Alberta. Canada- WHEREAS, the Landlord is willing to reserve such
unit to be rented by the Tenant provided that the Tenant provides
adequate assurances to the Landlord that the Tenant will
undertake to lease said unit and provided that the Tenant
compensates the Landlord for taking such unit off the rental
market for the benefit of the Tenant.
NOW THEREFORE, for and in consideration of the promises and
agreements contained herein the parties agree as follows:
1. The Tenant now pays to the Landlord the sum of FIVE
THOUSAND Dollars ($ 5000) as a Pre-Lease Deposit to reserve a
unit at IRONCO PROFESSIONAL CENTER. Tenant further agrees to
sign a term of at least SIXTY (60) months lease within 15 days,
once the notice has been be issued by the landlord in writing to
the tenant. Official Lease shall be signed within 60 days prior to
the notified occupancy date by the landlord to the tenant.
2. In consideration of such Deposit, the Landlord will place the
Tenant on a first-come first-serve waiting list for the first available
move in date.
3. Landlord agrees that $5000. Deposit paid by the Tenant
pursuant to this Pre-Lease Agreement shall be transferred to and
become the Security Deposit required of the Tenant pursuant to
the Tenant’s lease of such unit upon the execution of such lease
by the Tenant, the payment of the first month’s rent, and the
Tenant actually taking possession of such unit. Landlord further
agrees that the $5000 Deposit paid by the tenant will be applied
to the Tenant’s damage deposit.
6. The term of this Pre-Lease Agreement shall begin upon the
execution hereof and shall end on the date specified for the
execution of the lease by the Tenant unless the Tenant should
earlier notify the Landlord that the Tenant will not execute such
lease. In the event of such a notification, the term of this PreLease Agreement will end upon the date that the Tenant notifies
the Landlord that the lease will not be executed.
7. The Tenant acknowledges that (a) it is valuable to the Tenant to
be able to preselect a unit, (b) that the Landlord might miss the
opportunity to rent such unit to another prospective tenant by
reason of holding such unit for the benefit of the Tenant and (c)
the Landlord runs the risk of losing rental income if such unit is
not promptly rented to others upon its completion should the
Tenant not lease it as agreed.

4. The Tenant agrees and understands that upon being contacted
to reserve and be assigned to unit(s)______________, Tenant has
24 hours to accept the assignment offer.
5. The tenant agrees that in the event that the Tenant does not
lease such unit as herein agreed, that the Pre-Lease Deposit shall
not be refunded by the Landlord, but shall be retained by the
Landlord as consideration for the Landlord holding said unit off
the market for the benefit of the Tenant and for Landlord’s
agreement to not market or offer for rent such apartment unit
during their term hereof.
