Building Code Information 16 Project Description 11 Standard Reference Symbols 211-080P 6 Site Plan 1" = 60'-0" 1 7/29/2011 12:56:37 PM Sheet Number G-100 2.7 before submitting a proposal all contractors shall visit the premises, familiarize themselves with the existing conditions and satisfy themselves as to the nature and scope of work and the difficulties that attend its execution. 2.8 the submission of a proposal shall be construed as evidence that such an examination has been made and later claims for labor, equipment or material required or for difficulties encountered, which could have been foreseen had such as examination been made, will not be recognized. 2.9 each contractor shall check and verify all dimensions and conditions at job site. 2.10 all correspondence shall be sent to the owner and architect. 2.11 all contractors shall contact the building owner to determine the roles of the building owner for construction determine when & how deliveries can be made (see below), what phases of construction can be done on regular or overtime, and in general, any special building requirements which will affect their work. (if overtime work is required by any trade, including cost). The general intent is that all construction work shall be done on regular time except noisy work and work in occupied areas. 2.12 each contractor shall make all required arrangements for delivery of equipment and/or materials. It shall be the responsibility of each contractor to check the rules and regulations governing work on the premises, including the following: 2.12.1 date and time of delivery shall be established in conjunction with the person having jurisdiction over the premises. 2.12.2 building conditions, size of doorways, corridors, elevators, window openings, etc., shall be checked for items being delivered by contractor requesting delivery. 2.13 Prior to beginning any work, the general contractor shall furnish a construction schedule showing the chronological phases of work, and all related work for the completion of the project. This schedule shall indicate all ordering leadtime, length of the time for each phase, its start completion, with a projected completion date. 2.14 Each general contractor, his subcontractors, and all other contractors involved in this project shall take note that any defective or ill-timed work, as a result of, but not limited to inferior workmanship or materials, improper scheduling or delinquent ordering shall be borne by the party therefore. The general contractor shall remove all rubbish and waste materials, including that rubbish which is a byproduct of carpet and cabinet installation, telephone company installation, etc. 2.15 The use of the words "provider" or "provided" in connection with any item specified, is intended to mean, unless and otherwise noted, that such item shall be furnished and installed and connected where so required. 2.16 Where the terms "approved equal", "other approved", "equal to", appear in these notes it shall be understood that reference is made to the ruling and judgment of the architect. 2.17 The general contractor shall submit all fabrication shop drawings and fixture cuts to the architect for approval. All shop drawings and cuts signed "furnished as submitted" shall supersede originating in design appearance only. Contractors shall assume responsibility for all errors in their drawings. 2.18 All woodwork attached to premises and all wood doors shall comply with local building code regulations. 2.19 The general contractor shall exercise strict control over the job cleaning to prevent any dirt, debris or dust from leaving the job site. 7. All areas, scheduled to remain, but damaged by the demolition, shall be repaired as required to match adjacent areas in material, and fire rating unless otherwise noted. 8. In all areas where demolition (removal of tile, carpeting, tackless, partitions, etc.) Causes an unevenness in slab, the general contractor shall patch to level the slab to receive the work. 9. The owner shall be notified of all additional plumbing, electrical and hvac items, required to remain active, that are found during the demolition. Work to reroute and/or conceal these items shall not commence without agreement on how to proceed and written approval to proceed. 10. The electrical contractor shall maintain reasonable power service and lighting in all areas of the work, for the use of the trades. At no time shall the lighting level be such as to create an unsafe environment or to restrict the progress and or quality of the work. The electrical contractor shall provide for the presence of a electrician during the demo. portion of the work. 2.27 All existing appurtenances not being removed shall be refurbished where required, any loose items tightened (ceiling exit sign, etc.) and any missing parts replaced to achieve a finished first class installation and appearance (light fixture diffusers, etc.) by the general contractor 2.28 All required exits, way of approach thereto, and way of travel from the exit into the street shall continuously be maintained free from all obstructions or impediments to full instant use in the case of fire or other emergency. 11. Upon completion of demolition work, the demolition contractor shall provide that all areas be left broom clean. 12. All plumbing shall be removed to the point of concealment, and shall be properly capped or plugged. 2.29 The contractor shall file drawings with the department of buildings. The general contractor shall pay filing fee and obtain approval and obtain building permit. 13. Unless indicated on plan, all existing wall covering, carpet, padding, flat wire electrical systems, base, and ceiling tile shall be removed from all areas of the work. 2.30 The contractor shall follow and be familiar with the established requirements of the Memorial Hermann design and finish standards. 064000 Millwork 1. The millwork contractor shall furnish all hardware (hinges, drawer slides, magnetic catches etc.) To insure the proper operation of the work. Pull handles shall be installed on all millwork unless otherwise directed by the owner Cleaning: 4.1 All "existing to remain", existing relocated or new items, installed by the general contractor in addition to being amply protected throughout the period of construction shall be thoroughly cleaned to the satisfaction of architect just prior to being turned over to tenant. 4.2 The general contractor shall thoroughly clean out all debris and vacuum clean before a finished floor is installed. 4.3 The general contractor shall thoroughly clean all light fixtures lenses; A/C diffusers and registers; base cove and straight base; all vinyl wall covering installations; all doors, etc. prior to leaving the job. 8. Where members are mitered or butted, they shall be joined and secured in a manner to insure against the joint opening. 9. All finished work shall, as far as practical, be assembled and finished in the shop and delivered to the building ready to erect in place. 10. All finished veneered wood shall be free from knots, shakes or other defects affecting either durability or appearance and shall be carefully selected for grain and color so that there will be no marked variation at joints between veneers. 11. The general contractor shall provide protection for all doors and bucks to prevent denting, scratching, or marring of the finished surfaces during the construction period. Should such damage occur, the general contractor shall be required to replace at his sole cost and expense any and all damaged doors and bucks. 2. NFPA-99(2005 edition)-20-2.7.1.1 the requirements of NFPA 70, national electrical code, or local electrical codes shall apply to electrical wiring and equipment in hyperbaric facilities within the scope of this chapter, 7. All electrically operated hardware i.e. dead bolts, strikes, door hold openers, etc., whether specified or not shall be a fail safe model and shall be hooked up to the life safety system of the building unless otherwise noted. Also, the G.C. shall verify the proper transformer voltage and circuiting of each unit. 3. NFPA-99(2005 edition)-20-2.7.1.2 all hyperbaric chamber service equipment, switchboards, panels, or control consoles shall be located outside of, and in the vicinity of, the chamber. 8. All items of hardware shall be carefully fitted and secured in place as part of the work of this division. 4. NFPA-99(2005 edition)-20-2.7.2.1 all hyperbaric facilities intended for human occupancy shall contain an electrical service that is supplied from two independent sources of electric power. 9. Upon completion of the work, before final acceptance of the job by the owner, the contractor shall, in the presence of the owner show that all hardware is in satisfactory working order; fit all keys in their respective locks, and upon acceptance of the work, shall tag and deliver all keys to the owner. 5. NFPA-99 (2005 edition)-20-2.7.2.1.2 for hyperbaric facilities using prime-mover-driven generator set. It shall be designated as the "emergency system" and shall meet the requirements of chapter 4, of this standard for hyperbaric systems based in health care facilities. 6. NFPA-99 (2005 edition)-20-2.7.2.1.3 article 700, emergency systems, of NFPA 70, national electrical code, shall apply to hyperbaric systems located in facilities other than health care facilities. 7. NFPA-99(2005 edition)-20-2.7.1.5. All electrical equipment connected to or used in conjunction with hyperbaric patients shall comply with the requirements of chapter 8, "electrical equipment in health care facilities", and with the applicable paragraphs of 20-2.7.3. 8. Framing shall not be screwed to metal duct. The contractor shall install a compressible filler between the two metals to control vibration. 9. The framing contractor shall double up metal studs at all doors. 10. All gypsum wallboard partitions shall be erected as shown on the plans, details or as called for in the specifications (notes). All gypsum wallboard partitions joints shall be located so that panel edges fall on alternate studs. All joints shall be taped, spackled and finished smooth to receive finish wall treatment and they shall extend down to slab. 11. The contractor shall use corner beads and tape and spackle at all exposed corners and ends 13. At all locations (new and existing) where a partition intersects a perimeter convector, the drywall contractor shall very the presence of, and shall install sufficient sound proof insulation within the perimeter convector at that location so as not to compromise the stc rating of the system. 7. When requested the millwork contractor shall submit samples of all finishes, materials and cuts of all hardware for approval prior to fabrication. Transportation: 7.1 The general contractor agrees to pay all transportation charges on his material and or equipment to the point of use, and shall be responsible for all unloading, checking and storing of same in connection with this contract. 7. The contractor shall not scale drawings nor alter the design without consulting and obtaining the approval of the architect. 3. The millwork contractor shall coordinate, the installation of blocking and reinforcing, with the framing contractor. 6. When requested the millwork contractor shall submit shop drawings for all millwork items before proceeding. (provide one (1) sepia and three (3) blueline copies). 6.2 All claims for additional work will be submitted in writing for approval by the owner. 6. Unless otherwise noted, all dimensions for partitions are from finish to finish or from finish to glass line. A. Partitions abutting window mullions are centerline of partition to centerline of mullion. At such locations the contractor shall install a compressible filler between mullion and partition. B. Align denotes the finished surfaces of new construction to be in the same line as the existing surface. Where the edge of the two abut, the contractor shall remove the finished edge rein- forcement of the existing surface to create a smooth, crack free, continuous, surface transition between the two surfaces. C. "sheathe over to align" denotes a single layer of gypsum passing Laminated over the face of an existing surface. The single layer Shall dead end at the nearest edge or corner. D. Where double sided drywall meets single sided drywall, the metal Framing shall be staggered to align the finished surface. 12. All doors in drywall or masonry partition shall be set 4" from outside edge of buck to immediate adjacent wall, unless otherwise noted. 5. All shelves shall be 3/4" panolam thermally fused melamine unless otherwise noted. Claims for extra Work: 6.1 If the general contractor claims that any revisions to drawings involve extra cost under this contract, he shall give the tenant, owner and architect written notice thereof within a reasonable time after the receipt of such instructions, in any event before proceeding to execute the work and the procedure shall then be as provided for in the changes in the work. No such claim shall be valid unless so made. Unless otherwise agreed, no payment on such bills will be made until final settlement. 5. Where existing fireproofing has been removed at columns or beams, new fireproofing shall be installed to comply with the required fire rating. General Contractor is to verify in the field. 2. All finishes shall be as noted on the drawings. Changes in the Work: 5.1 The tenant, without invalidating the contract, may order extra work or make changes by altering, adding to or deducting from the work, the contract sum being adjusted accordingly, all such work shall be executed under the conditions of the original contract except that any claim for extensions of the time caused thereby shall be adjusted at the time of ordering such change. 14. All existing and new surfaces shall be prepared to accept the finish specified. A. All existing damaged areas scheduled to remain, shall be patched as required to match immediate existing adjacent areas in material, and fire rating, unless otherwise noted. B. All defective finished surfaces on columns and walls shall be chopped out and/or patched by the general contractor and made free of all irregularities and to match adjacent areas in finish, thickness, and fire rating. 15. The contractor shall apply at least two continuous 1/4" diameter caulking beads at the floor and ceiling channel runners and abutting construction prior to the installation of the gypsum board panels. 16. The contractor shall caulk all penetrations in the partitions i.e. outlet & switch boxes to maintain the required stc rating. 17. The framing contractor shall provide sufficient framing for all wall openings for duct work, return air openings, access panels and grille openings above and below hung ceilings. These are to be coordinated with hvac engineering drawings and the mechanical contractor's shop drawings. All spaces or gaps shall be properly Sealed for soundproofing and vibration. 18. Provide all necessary cutouts for the installation of electrical outlets, switches, and other electrical and/or mechanical devices. 19. Where duct or part of duct is running over fire rated partitions, extends rated partitions around duct to effect a complete maintenance of fire rating. 20. Where pipes, conduits, or low tension wiring penetrate a fire rated enclosure such as wall or slab, the space around such penetration shall not exceed 1/2" and shall be packed solid with batt. Insulation and fitted tightly with escutcheon plates or equal on both sides of the fire rated enclosure to insure full fire rating . 21. Where slab to slab partitions occur, the existing ceiling is to be removed to the point necessary to install the partition. The existing ceiling is to be replaced after the work has been completed at no time shall the grid run through the partition. 22. The framing contractor shall coordinate the installation of the blocking and reinforcing with the millwork contractor. 09500 Acoustical Ceilings 1. In general, the existing ceiling shall remain except where certain partitions must extend to the slab above. The ceiling contractor shall make all repair in such instances and otherwise provide the hung ceiling system shown on the architect's drawings. 2. Ceiling in all areas shall be installed in strict accordance with manufacturer's specifications, local building department requirements and all applicable codes. 3. In general, the ceiling work requirements shall be executed in such a manner as to provide a continuous matching and aligning ceiling.
