And they are sitting at stupidly high levels. Yes, stupidly high! The media is constantly reporting about houses selling for record prices… people paying well over the reserve price at auction… properties disappearing within a week of coming onto the market… overseas money pouring in like lollies… And frankly, this has got me very worried! Well before I tell you how to find out about these property goldmines (and yes, there are more than one), let me introduce myself. My name is Karen Anderson and using our unique property investment strategies, my husband and I were able to go… x x x From Almost Nothing to $6.5M in Property in 7 Years However, what has given us even more joy is that over the last 15 years, we have helped over 1,000 people create wealth through property. x x Sure it all sounds exciting but just how much longer can prices keep rising for? You don’t want to be the poor person who buys that property for nearly a million dollars (if not more)… leverage yourself to the maximum… only to see property prices start to flat line... or worse, go backwards! So if that’s not a position you want to be in then this could be the most important letter you ever read. Why? Because I have some good news for you… What if I told you, you can still get into high capital growth property for less than $495,000? We’re not talking about high rise units with massive strata fees either! No way! What if I also told you that you can get into these properties without having to go too far from where you live right now? And what if I told you that one of Australia’s most respected and trusted research organisations said these are ƚŚĞ ŽŶůLJƉůĂĐĞƐƚŽŝŶǀĞƐƚ in property right now… Would you be interested? We’ve helped them find areas with great capital growth potential… and then combine those properties with our unique Freedom Accelerator System. It is this unique two pronged approach that has helped our clients achieve results such as these… 2 Investment Properties In 2 Months “I met Karen in early 2002. What Karen proposed seemed realistic… and easy to follow. 2 months after I met Karen, I bought 2 investment properties and I’m now about to buy my fifth. The BRFP is a community initiative that involves Berowra District’s four largest sports clubs. Under the banner ‘Berowra United - Make it Happen’ these clubs have joined together with other local community groups, and the four local schools to raise money for an urgently required upgrade of the existing amenities block and the addition of a new toilet/ storage facility on the far eastern side near the netball courts. When we arrived we were met by members of ‘The Big 4’: Berowra’s Rugby League Football Club ‘The Wallabies’, Berowra Netball, Berowra Soccer, and the Berowra Cricket Club. To set the scene for us, a game of cricket was underway. We could see that great progress had been made with construction of the new amenities. The steel frames of the main amenities block were nearing FRPSOHWLRQDVZHOODVWKRVHRIWKHQHZEORFNRQWKHIDUVLGHRIWKH¿HOG Not only is the project being funded by community’s fund raising and grants, but the community is also doing the actual building. Led by retired commercial builder and Wallabies Life Member Andy Paterson, the army of volunteers are working very hard to have stage one complete of the BRFP open in time for the start of the winter sports season in mid-April. We could see that great progress had been made with construction of the new amenities. The most recent to provide direct funding are Berowra RSL Club, Berowra Village Tavern, Bambinos Berowra and the Berowra RSL Sub-branch. A conman recently talked his way into the home of an elderly person in Mount Colah, on the pretence of wanting a drink then trying to hard-sell his ‘roof restoration’. This person would not leave until the homeowner told him that visitors were about to arrive. At this news, the conman quickly left. Police are warning that people posing as roof repairers (but could be any other trade) are going door to door and picking on the elderly and vulnerable, often pushing their way into their homes. Don’t be conned! If you are approached by or spot any of these conmen, report it to the national Travelling Conmen Hotline 1300 133 408 or report it to Hornsby Police or Crimestoppers (details below). LETTERS TO THE EDITOR Dear Bush Tele, Re: “NSW’S Worst Road - About To Get Worse” TBTW 12/2/15. Bush Tele’s NSW’s Worst Road article on page 5 leaves me bemused. I note that Matt Kean MP said that Pennant Hills Road is regarded as one of the worst roads in Sydney. It will continue to be so and NorthConnex will not solve the problem when the Liberaldominated Hornsby Council has been granted Gateway approval by the State Government to rezone the 240 ha South Dural rural area for a 3,000 dwelling development. The arterial roads serving Cherrybrook are presently heavily congested and often at a standVWLOOLQSHDNKRXUVZLWKWUDI¿FMXVW trying to get onto Pennant Hills Road. What will it be like when an additional 6000 cars (two per household) are added? Most of these cars will end up on Pennant Hills Road. As we all know, over the past 12months we have had a huge jump in local real estate prices. For a long time Berowra has been undervalued and comparing us with the neighbouring leafy suburbs, our prices have been well below the true value of where we live. Developing the shopping centre has certainly made Berowra more attractive, coupled with express train to the city and of course we live the Great Australian Dream in our beautiful bushland environment. Foreign investment and interest rates certainly play a part in pushing prices up across Sydney. However ,DP¿QGLQJPRVWRIP\FOLHQWVDUH Australian families who live closer in toward the city and are cashing in on the rise of their own property value, enabling them to escape the high density living and move with more cash to buy their new family home. 12 months ago we were seeing an average family budget of around $650,000 to $800,000. ONLY SITUATED in the Industrial Area 44 Beaumont Rd, Mt Kuring-gaI an Australian owned, family business, in the local area since 1978 Thursday 19 February 2015 7 COUNCIL KEEPS TO THE PLAN TO WITHDRAW ITS CHILDCARE SERVICES … But new Storey Park Community Centre to ‘get a guernsey’ A Notice of Recision moved by Councillor Nick Berman in last ditch attempt to stop closure and sale of council-run child care centres, particularly in Asquith, failed to be supported by a majority of councillors at last week’s council meeting. Parents and child care workers who turned up on the night spoke fervently at public forum in an effort to save four long day care centres operated by Hornsby Council which they fear could spark similar cuts to local government services elsewhere in the state. A spokesperson for the residents said, “Hornsby Council’s attempt to abandon the provision of child care would see the suburb of Asquith left without a long day care centre, while parents fear prices will increase under private owners if the Cherrybrook, Eastwood, and Hornsby centres are sold off.” The United Services Union, which represents local government workers, said there were grave concerns that other councils may follow suit, with almost 150 long day care centres run by 25 councils in the Sydney metropolitan area alone. “Three quarters of the mothers in Asquith are in the workforce, yet Hornsby Council will shut the only long day care centre and sell the land for a multi-storey housing development,” said the USU representative. Storey Park Multi-Purpose Facility In supporting a motion to redevelop the site of the Asquith Leisure and Lifestyle centre and Long Day Child Care centre for multi-storey unit dwellings, the council has vowed to move ahead with the new multipurpose Storey Park community facility, with Councillor Nathan Tilbury going so far to say that they hope to be cutting the ribbon in ‘three years max’. Cllr Tilbury said, “My amended motion ensures the funds realised from the sale of the Asquith child care centre land will be spent locally. “Some might say we are ‘selling off the farm’ however it is important to note that with my amended motion, Council is buying a new and improved ‘farm’ in the form of the new Storey Park Multi-purpose facility with the funds from that sale.” Cllr Antony Anisse said, “Council’s position regarding child FDUHVSHFL¿FDOO\WKH$VTXLWK site has always been clear. The decision to de-esculate Council’s involvement in child care is in line with its previous resolutions made previously, as is the sale of the Council property on Lords Avenue, Asquith.” ASQUITH CHILDCARE CENTRE TO BE CLOSED Council will to seek tenders from private businesses for the operation of its other three centres at Cherrybrook, Hornsby and Somerville Park. ³7KLVZDVDYHU\GLI¿FXOWGHFLVLRQ for the councillors and a great deal of consultation and consideration has gone into it,” Hornsby Shire Mayor Steve Russell said. Mayor Russell said, “Within three kilometres of Council’s centre at Asquith there are 16 different private centres, with another two currently being built.” The tenders to operate the childcare centres at Cherrybrook, Hornsby and Somerville Park will be sought from well-established and highly regarded childcare operators. Asquith Childcare Centre/Leisure Centre (pic below) will continue to operate throughout 2015 and will close at the end of the year. HIGH RISE IN THE BUSHLAND SHIRE Who is responsible? Story by Tom Richmond of Brooklyn “Would the person whose idea it was to build massive, ugly high density housing north of Hornsby please raise his hand? It is the Council’s function to represent the people so we must assume that someone in our community suggested it and that strong community support persuaded our councillors to vote for it. One of our politicians has said, “I support development, provided the appropriate infrastructure is provided and that it is sympathetic to protecting the character and amenity of our suburbs.” Where are the infrastructure improvements for this lot? Does anyone really feel that these developments will not change the character of our suburbs? What was previously “The Bushland Shire”, an area of houses and gardens, is now to be scarred for ever by the urban ugliness many people came north to avoid. We have seen, with the “Great Wall of Berowra”, the tastelessness of these developments. We still have ahead of us the creation of “Paris-on-FishpondsCreek” at West Hornsby and the mysteries of the Masterplan for Brooklyn, where intentions are still veiled with secrecy. Through The Bush Tele I would like to locate the person whose idea is to so decimate our area. Perhaps The Bush Tele could publish a photo of him, grinningly VHOIVDWLV¿HGVRZHFDQDOOLGHQWLI\ him.” Sunnyside Up? Do you remember the Sunnyside Farm and Nursery? Calicivirus will be released in the northern Sydney region between late March and early April by the Greater Sydney Local Land Service. Calicivirus, which is also known as rabbit haemorrhagic disease virus (RHDV), is mainly spread by contact between rabbits and by insects. Owners of pet rabbits should talk to their Vet and maintain a vaccination program. In largely urban areas like Hornsby Shire calicivirus has been proven to be the most effective and humane method of rabbit control. “Defibrillators for Schools” advises RED CROSS A three year Red Cross campaign to introduce defibrillators into sporting clubs around Australia is now headed for the nation’s schools. Red Cross first aid trainer, Anthony Cameron says a sudden cardiac arrest can happen anywhere and having a defibrillator on hand can dramatically boost survival rates. “While an actual ‘heart attack’, where a diseased, narrowed or blocked artery disrupts blood flow to the heart is rare in children, a cardiac arrest is far more common. A cardiac arrest can occur in children due to drowning or choking, receiving an electric shock, respiratory related medical conditions such as asthma and anaphylaxis, trauma, poison or congenital abnormalities,” said Anthony. Red Cross and the Heart Foundation both acknowledge the advantage of having easy access to automated external defibrillators wherever large groups of people gather, including schools. “Automated external defibrillators are very user friendly,” explains Anthony. Red Cross Training Services Project Defib can provide schools and sporting clubs with a grant to help purchase and provide training for a Lifeline VIEW Defibrillator. To find out more about Project Defib or to register your interest call 1300 367 428 or go to projectdefib.com.au To purchase a Red Cross first aid kit or to enrol in a Red Cross first aid training course go online to redcross.edu. au or call 1300 367 428. Sometimes clashing appointments are great because it gets you out of something that you didn’t really want to do… ‘having’ to miss a dentist appointment because you ‘have’ to go to a meeting at work or; ‘having’ to miss distant cousin’s birthday because you ‘have’ to catch up with friends who are headed for the beach or; ‘having’ to miss an overtime shift because you ‘have’ to use your tickets to the cricket. Other times you are faced, like I was, with two things that you want to do at once and you are left with the dilemma of choosing one of them. At WKHVHWLPHV,¿QGP\VHOIKDYLQJWR go through a process of elimination and evaluation where I try to work out which one is more important and which one I can afford to miss. I look at whether I can have someone go in my stead or whether I can catch up on what I have missed some other way – but when none of these are possible I have to look at which one is going to have a more lasting effect – which one will make the biggest difference. As I said, I am glad that it doesn’t happen very often and I am glad that I don’t have to make this choice regularly but I am sure that you face this dilemma just as often as I do. As I thought about this I remembered that there is a regular appointment that we all are invited to; it is the daily appointment of conversing with the God who brings life to us all (Prayer). There are many different ways of having the conversation (I don’t think the method you choose is important), there is no particular time set for the appointment (some choose morning, others evening RU"""DQGWKHUHLVGH¿QLWHO\QR particular venue you must use. %XWHYHQZLWKDOOWKDWÀH[LELOLW\LWLV amazing how often we ‘miss’ this appointment because something else is allowed to get in its way. :KHQ\RXFRQVLGHUWKHEHQH¿WV± the lasting effects – it is possibly the most important appointment you have today.
