The RANCHO SAN JOAQUIN Community Newsletter - April 2015 Rancho San Joaquin HOA Newsletter RSJ Newsletter No. 4 RSG Landscape Maintenance Contractor. As posted on the RSJ Community Bulletin Boards, the Board of Directors is pleased to announce that it has selected RGS Landscape Maintenance of Anaheim to provide RSJ landscape and irrigation system management. The Board solicited proposals (sealed bids) from six recommended and qualified contractors who could provide the required services. Proposals were received from these six contractors and were carefully evaluated. Three contractors were selected for interviews by the Board members. Following the interviews, RGS was selected as the desired contractor based on experience, reputation, financial strength, proposed account manager, and cost. RGS has assigned Mr. Ralph Figueroa as RSJ Account Manager, who will be located onsite with his team. Residents are reminded that any request for services must be directed to the RSJ Property Manager, Mr. Loit Kaskla, at Accell Project Management, email (loit@accellpm.com). In case of an emergency or urgency, you may telephone him at 949 581-4988, ext 273. Please do not request services of the maintenance personnel who are working throughout the community. Reminder: Trash Enclosures and Dumpsters. Homeowners and residents are reminded once again that only household trash may be placed in the dumpsters or left in the trash enclosures. Construction debris, furniture, appliances, computers and television sets, mattresses, etc must not be disposed of in the dumpsters or enclosures. Please call Waste Management, telephone 949 642-1191, for a pickup in accordance with their policies. When it is necessary for RSJ to have these items removed, it costs us a minimum of $ 90.00 per load. And guess what? These unnecessary additional costs will be passed on to all homeowners in the form of higher monthly assessments! Property Owner Responsibilities. Once again, the Board reminds the property owners who rent/lease their properties that they must provide their tenants with copies of this Newsletter, RSJ Parking Rules and Regulations, notices, and any other documents that will inform them of the way we live together in RSJ. You are also reminded that meeting schedules and agendas, important notices, and the RSJ Newsletter are posted on the three Community Bulletin Boards. These bulletin boards are located next to the Clubhouse at the large pool complex, on San Joaquin across from the entrance to Nuevo, and at the intersection of Arboles and Flores. RSJ Website. Property owners and residents should be aware that Accell Property Management maintains the RSJ Website for the RSJ Homeowners Association. This website features the RSJ newsletters as well as the architectural guidelines, various RSJ rules and regulations, meeting schedules and agendas, and the RSJ HOA insurance certificates. The address for the RSJ website is http://accellpmassoc.com/RSJweb/Home.html. The website is designed to enhance communications with our residents and property owners. Let the Board know what you think about the website, offer suggestions for improvements or content, or comment on the usefulness of the site. Parking. It appears that some residents have not read the RSJ Parking Rules and Regulations document or have chosen not to adhere to the parking requirements. Guest Parking is for the parking of vehicles belonging to our guests. Residents may not park in Guest Parking at any time for any reason. Additionally, residents may not “safe list” their own vehicles. The safe listing provision applies only to vehicles belonging to our guests. Vehicles parked in violation of the RSJ Parking Rules and Regulations will be towed. Be smart: clean out your garages and park inside! Meetings. Property owners are cordially invited to attend the meetings of the RSJ Board of Directors. The date and time of the meetings as well as the agendas are posted on the three bulletin boards and on the RSJ website three days prior to the meetings. A meeting typically opens with the Executive Session, which is followed by the General Session. Unfortunately, the Board cannot always predict the length of the Executive Session, which sometimes runs longer than expected. In the Executive Session, the Board discusses legal issues, contractor selection and performance, and specific property owner actions. It is closed to the general membership. Following the Executive Session is the General Session, which may be attended by all property owners. In this session, other important issues are discussed and acted upon in an open forum. A Homeowner’s Forum is featured at the beginning of the General Meeting, which allows each homeowner three minutes to communicate with the Board.
