SCHEDULE Request for Quotes Issued Deadline for Submitting Questions Addendum Issued (if necessary) Quotes (and Attachment A) Due Evaluation of Quotes/Vendor Selection Friday, May 29, 2015 Friday, June 5, 2015, 5:00 PM Monday, June 8, 2015, 5:00 PM Friday, June 12, 2015, 4:00 PM Week of June 15, 2015 Page 2 of 3 Introduction Atlanta BeltLine, Inc. is seeking professional home inspectors for a new owner occupied rehabilitation program. The home inspections will be an integral part in ensuring home defects are identified and verifying that the contractor’s rehabilitation work has addressed these defects. We anticipate inspecting over ten (10) homes in this calendar year. A home inspection is a documented, professional opinion of a home based on a visual evaluation and operational testing of the home’s systems and components to determine the current conditions. Scope of Work Once contacted, return call/email of ABI or our agent within one (1) business day to schedule a visit to the identified home. o Inspect the identified home within three (3) business days at a time that works for both ABI or our agent and the homeowner. If the inspection cannot be scheduled within three (3) business days due to the inspector’s schedule, notify ABI or our agent within one (1) business day so the work can be reassigned. Send a complete detailed electronic report to the City within two (2) business days of the inspection. Review, certify, or reject page five of the Pre-Work Certification form (Attachment A), within two (2) business days of receipt from ABI or our agent. Once the rehabilitation work is completed, return call/email of ABI or our agent within one (1) business day to schedule a visit to the identified home. o Confirm that the work identified in the Pre-Work Certification is completed by visiting the home within three (3) business days. The inspection shall occur at a time that works for both ABI or our agent and the homeowner. All inspection reports must meet industry standards, satisfy any City and State requirements, note existing code violations, and include emerging items that are anticipated to fail within the five-year (5) period from purchase. Page 3 of 3 Inspector Requirements Inspector must be bonded and insured. Insurance must include both workers compensation and errors and omissions; Inspector must have relevant certifications; Inspector must have no less than five (5) years of experience. Submission Requirements Quotes and Attachment A shall be submitted to James Alexander at jalexander@atlbeltline.org and shall include the following items: o Quote per home for the Scope of Work; o Copy of relevant certifications; o A current Certificate of Insurance; o Inspection report example of a home that required significant rehabilitation work; o Provide no less than three (3) references of completed residential inspections within the past two (2) years. o Completion of Attachment A
