The subject property is a ±16.93 acre parcel of vacant residential land located at the southeast corner of Avenue I and
12th Street in the city of Lancaster. Previously entitled for a 78 lot detached single family development, the tract map
has expired and the property is currently in an unentitled state. It is possible that this tract map could be re-submitted
with minor changes which would expedite the entitlement process and save a developer some up-front funds.
The site is generally rectangular in shape and is relatively flat. Sewer is located in Avenue I and there is sufficient capacity
for this development. All other utilities are to the site.
This site is located in the Linda Vista neighborhood on busy Avenue I which is the major east-west arterial through
central Lancaster. The surrounding neighborhood is characterized primarily by other detached single family
communities.
In discussions with the city of Lancaster, it may be possible to increase the yield on this site if a developer wants to
process a whole new map. The unit density on the previous map was 4.7 du/acre and the city has approved similar tracts
for densities up to 5 or 6 du/acre. This could possibly increase the unit count on this site up to 102 homes if a more
compact lot product is desired.
