Located directly off I-76 and City Avenue (Route 1), it offers tremendous convenience to employees living in the Philadelphia City limits, Western Suburbs, and even South Jersey areas. The historical strength of Bala Cynwyd is based on the fact that this is the first suburban market outside of the city. It has no city wage tax and offers an excellent public transportation routes through SEPTA bus stops, as well as train at Bala Avenue. Bala Cynwyd holds an additional strength for it maintains a significant number of New Jersey commuters that work for Bala Cynwyd companies. This has influence on the market stability because relocation to a submarket west of Bala Cynwyd would result in the loss of certain New Jersey based employees who will not travel the additional distance down I-76. The “New Jersey” effect helps stabilizes the submarket. Bala Cynwyd will continue to remain as one of the strongest suburban submarkets due to the fact it is an established community of first class office buildings complimented by a strong residential area. Public Transportation Bala Cynwyd is served by SEPTA rail via the R-6 Train, which stops at the Cynwyd Station at Bala Avenue and numerous SEPTA Bus Stops at City Avenue, Presidential Boulevard, Monument Road, St. Asaphs Road and Belmont Avenue. II.Renovation Overview O ne Presidential Boulevard will quickly become one of Bala Cynwyd’s sought after corporate locations. With its easy access to Center City and surrounding retail and food establishments, One Presidential Boulevard will be one of the Main Lines premier business addresses. Under new ownership the building is going through a total exterior and interior restoration to distinguish it as the sleek high end corporate building of the Main Line. Keystone Property Group commissioned Thomas E. Hall Architects to design the building exterior and Meyer Associates to conceptualize their vision for the building interior. The first floor lobby and public spaces will undergo a large transformation. One Presidential Blvd Bala Cynwyd, Pennsylvania The new light filled lobby will be entered through glass double doors to two types of imported white marble flooring from Italy sprinkled with dark grey quartzite tiles. The focal point of the lobby will be a two story atrium, overlooked from the second floor, with custom designed glass sculptural structure. The atrium will open up to the second floor allowing natural light from adjacent windows to illuminate the space. To further accentuate the atrium the two story focal wall is covered with glistening large dark quartzite tiles which reflect light from the full story windows and glass sculpture. The surrounding walls will add contrast with rich dark mahogany panels and stainless steel insets. The space will be highlighted with brilliant silver leafing applied to three ceiling soffits with new light fixtures throughout. The design concept carries through the main lobby to the elevator lobby with lustrous wall covering, silver leafed ceiling soffits and black polished mosaic wall tiles at the rest room vestibule. The transformation continues into the main rest rooms with new oversize porcelain floor tile with black polished mosaic wall tile at each entrance. The floor tile will carry throughout the rest rooms along with new white solid surface toilet partitions, Kohler automatic plumbing fixtures, and white Zodiaq vanity with dark mahogany wall panels and custom inset mirrors. The space will feel bright and airy with new overhead light fixtures along with sconces at mirrors. Once on the second, third and fourth floors the elevator lobbies and common corridors continue the design with new Karastan loop carpet, wall covering, ceiling tile, over head light fixtures and sconces. The elevators themselves will be upgraded with new corrugated stainless steel panels, ceiling and lighting. The rest rooms will be transformed with new porcelain floor tile, ceramic subway wall tile, Kohler automatic plumbing fixtures along with white Zodiaq vanity, frameless glass mirrors, wall covering and light fixtures.
