It is my pleasure to welcome you to the 25th Annual Parade of
Homes presented by the Home Builders Association of Billings.
We are very excited to showcase 12 beautiful homes this year in
the Billings and Red Lodge communities.

Sponsors, Vendors, Trades, and of course the Builders. I would
like to personally thank everyone involved for helping make this year a success. Special thanks
to our Parade of Homes sponsors; Billings Insulation, Emineth Custom Homes, MDU, ReMax of

The Twilight Tour was popular again this year, with all four motor coaches selling out in record
time. Additionally, we would like to thank our Twilight & Builder Tour and Media sponsors;
Bobcat of Big Sky, First Interstate Bank, Pierce Flooring & Cabinet Design Center, Rocky
Mountain Bank, Chicago Title, Ferguson Enterprises, and Billings Gazette Communications.
We hope you enjoy touring all the wonderful homes. Don’t forget to deposit your ticket at the

CHOOSING THE RIGHT HARDWOOD FLOORS
FOR YOUR HOME
Generally, there two types of hardwood flooring— solid and engineered. Whether it’s
a strip or plank, solid hardwood flooring is a single piece of wood, which can easily
be customized and can be re-sanded to change finishes. Engineered hardwood, on
the other hand, is made of 3 to 5 layers laminated together with grains running at
different angles.
There are different advantages for each type of floor. They will both give you
a beautiful, natural look for your floors. In fact, once installed, you may have a
hard time telling the difference at all. This can make choosing difficult. Here are
the important facts you need to consider before you choose between solid and
engineered hardwood floors.
Location, Location, Location
Where your floors will be installed is a very important factor in choosing what is right
for your home. Solid wood floors are only appropriate for above ground installation,
so if you’re looking for flooring for a basement, engineered floors are clearly the
appropriate choice. Solid wood floors are also more sensitive to moisture. Even
seasonal changes in moisture can affect solid hardwood floors. You may notice that
floors contract during drier months and expand when humidity is high. If you manage
the humidity levels in your home well, this may not be an issue but it is something to
be aware of. Solid wood floors may also not be appropriate for extremely moist
areas of the home like a bathroom or even a kitchen.
While engineered hardwood looks like solid hardwood, it is actually more structurally stable and can be used anywhere, even
places like basements where moisture may be an issue.
The Look (or Looks) You Love
While both engineered and solid hardwoods come in many
different species and styles, once you choose your engineered
floor, you are committed to the stain color of your floors. Solid
floors, however, can be sanded and re-stained many times over
the lifetime of the floor. Refinishing floors is not an easy process
by any means but it can be a more cost-effective way to change
your look than buying new floors.

Eclectic. Western. Elegant!
There are some extremely good reasons to travel to beautiful Red Lodge to see
this impressive vacation townhome. The style and finishing details are exquisite.
The vision for this home began with a bathroom fixture—faucets crafted to look
like moose heads.
The homeowner worked closely with Bill and Sue Kiely, owners of Island at
Rock Creek, to craft her ideal mountain retreat.
In a word, the collaboration works.
This townhome is situated on the banks of Rock Creek. While there are several
other properties nearby, you get a sense of being far removed from everyday
life, even though you’re just a short hop from downtown.
You will marvel at the nine-foot, two-tone hickory and knotty alder doors. They

are spectacular. The kitchen is a sight to behold. The homeowner spared no
expense and has used the finest appointments. The mixed colors used on the
cabinets simply add to the charm.
There are three bedrooms on the second floor, which you could access either
by the stairs or the elevator. Yes, elevator. But it’s no ordinary conveyance.
Behind the stained glass doors is a carpeted, padded room complete with
chandelier to carry you in style.
There are three master suites on the second level, each with access to the deck
overlooking Rock Creek. Every bathroom in this home features a different type
of granite surface, each of them more breathtaking than the last.
This home is truly custom at every turn. This is your chance to see what happens
when creativity meets craftsmanship. Take the time. Make the trip. You will be
glad you did!

Although most styles of hardwood floors – both solid and
engineered - are timeless and classic, you may find yourself
drawn to trendier stains and a desire to change your look more
frequently. Remember, hardwood floors are very long-lasting.
If this is the case, you may benefit from the versatility that solid
wood floors offer.
Enjoying Your Floors
No matter which type of flooring you choose, properly installed
and sealed hardwood flooring requires minimal care to
maintain its good looks. Simply vacuum regularly and wipe
weekly with a damp mop. And, since it’s sealed it can’t absorb
spills, so it won’t stain.

work is simply wonderful.
The wide steps leading to the stained glass front door remind you
of a more genteel time. As you turn and look out from the porch, the
view seemingly goes on forever...right over the home’s private apple
orchard.
As you head upstairs, you realize the bedrooms are separated by a
catwalk. Toward the front of the home, you can see the front entry or
look out the high, transom window toward the orchard; on the other
side you overlook the Great Room and windows to the spacious
backyard.
The main level has a front parlor with place for quiet dining. Walk
through the Butler’s Pantry and you are in the kitchen and Great Room.
Your eye will be drawn immediately to the two-story stone fireplace. It
commands your attention and is truly magnificent.
There is no shortage of acreage on the country ranch located between
Laurel and Billings on River Road. The site is phenomenal and the
home is splendid. All that’s missing is the smell of apple pie made from
orchard-fresh apples!

Beige, the taupe equivalent can be found with Sherwin Williams Tony
Taupe 7038. Warm greys serve as an excellent backdrop to accents
of bright colors. Have you ever noticed how the green leaves of a tree
appear so vividly against a stormy gray sky? A similar effect can be
replicated in your own home with accents of yellow, green, turquoise
or even hot pink to introduce a cheery and playful feel. If leaning
toward a sophisticated, serious space, taupe finishes can be layered
monochromatically
with warm wood
tones to prevent a
room from feeling
“cold.” As a
precaution, greys
can be tricky as

Ah, the joys of building a brand new home! Chances are likely, you
or someone you know has been through the process of building a
brand new home in the Billings area sometime over the past 5 years.
The ability to custom design one’s very own house from flooring and
cabinets, to lighting and faucets has become all the rage, fueled by
HGTV® and Pinterest®-inspired ideas. Not to mention the technology
that is now available to make our homes more efficient or convenient
with the push of a button on our smart phone app. As a local Interior
Designer and Realtor® who has assisted numerous clients in the design
process of new construction, I’m excited to share the latest trends you
might expect to see in this year’s Parade of Homes!
The trend continues with various shades of
warm greys, also known as “taupe.” From
wood flooring that appears to have been
taken straight from an old barn to walls
trimmed in a crisp white. Considering
the taupe trend was introduced to our
local building trades around 3 years
ago, it’s safe to say taupe is the
new beige. While some still find
comfort in the traditional warm
tones of Sherwin Williams Kilim

Lighting trends for the home
By Emily Stewart
From dim to dazzling, lighting transforms any space. Beyond illumination, lighting fixtures can instantly change
the look and style of a room from traditional to modern/contemporary and everything in
between. When planning your next upgrade, consider incorporating these trending fixtures
for an instant boost.
Lighting trends
Jewelry inspired – Lighting is referred to as
the “jewelry of the home,” but now designers have
interpreted that description quite literally. Chandeliers,
accent lights and wall sconces incorporate sparkly
jewels delicately strung along intricate metal framework.
Whether used as a centerpiece for the dining room or to
create a jaw-dropping experience in the entryway, these
fixtures are a great conversation starter.
Decorative LED – LED lighting is now available in a wide range
of sophisticated choices to match any design concept. Advancements
in this eco-friendly technology
creates light in innovative forms
that not only mask the LED
bulb, but also affords for more
decorative and stylistic lighting
designs. Consider placing these
fixtures in a living room to
provide ambient lighting or as
accent lighting to emphasize
artwork, sculptures or a large
plant.
Pendalier – A chandelier encased in an
oversized pendant - also known as a
“Pendalier.” This unique lighting design
encompasses both the traits of a
chandelier and a pendant in one
daring fixture. Take a formal
dining room from traditional to
contemporary by clustering several
pendaliers in varying sizes to
create even more scale and drama.
How to get started
When shopping for lighting fixtures, consider
the following:
•Define your style. You can bring along magazine photographs,
color swatches, paint chips, rug patterns, Houzz Ideabooks or
anything else that reflects your vision for your space.
•Bring all measurements and electrical wiring specifications.
•Think of the functional and decorative purpose of each light
source.
Whether you incorporate a new lighting trend
into your next upgrade or stick with a tried and
true/traditional design, selecting fixtures that
illuminate your space and reflect your personal
style is always on trend.

Building Codes: What You Should Know
If you are shopping for a new home, how can you be sure that it
was built so that it does not cause health or safety problems for the
members of your household?
The answer can be given in two words: building codes.
A building code sets forth requirements to protect public health, safety
and general welfare as they relate to construction and the occupancy
of a building. These codes include specific requirements for building
materials, fire protection, structural design, light and ventilation,
heating and cooling, sanitary facilities and energy conservation.
There is no national building code enforced by the federal
government. Different areas of the country have different construction
methods; the techniques used to build houses in a cold climate will be
different than those used in a warm climate. Most construction in the
United States is regulated at the local level. Only a few municipalities
(mostly major cities) write and revise their own codes. Some states
have mandatory statewide building codes.
Building homes is a complicated process, so building codes are often
long and complicated. To prevent each local jurisdiction from having
to develop its own complicated codes from scratch, there are several
major model code organizations that draft codes that local areas can
adopt.
The local area has total authority for adoption and enforcement. It may
adopt a model code as is, adopt only specific portions, or add some
of its own changes.
Code writing is a dynamic process, involving constant interaction
between the public and private sectors of the construction industry.
Federal, state and local governments and individuals involved in
code writing and revision represent the views of labor, management,
manufacturers and trade associations, contributing much time and
technical expertise to the process.
Building codes do not deal with issues such as the quality of the
workmanship and materials. Consumers are protected in these areas
through their warranties.
For instance, if a building code inspector is examining a home and
sees a gouge in a kitchen floor or countertop, that would not be an
item affecting health or safety, and as such would not be covered by
a building code. However, it would be covered in the warranty on
workmanship and materials.

How Long Does It Take
to Build a Single-Family Home?
The 2014 Survey of Construction (SOC) from the Census Bureau shows that the average completion time of a single-family house is around
7 months, which usually includes around 25 days from authorization to start and another 6 months to finish the construction. The timeline from
authorization to completion, however, is not consistent across the nation, depending on the housing category, the geographic location, and
metropolitan status.
Among all the single-family houses completed in 2014, houses built for sale
took the shortest time, 6 months to completion after obtaining building permits,
while houses built by owners required the longest time, 11.5 months. Singlefamily homes built by hired contractors had around 8 months from permit to
completion, and homes built for rent normally needed between 9 and 10
months. Compared to a prior 2012 analysis, the average permit-to-completion
timespan of single-family houses built for sale and for rent was one month longer
in 2014.
A large proportion of single-family homes built for sale and on owners’ land built
by either owners or contractors began construction within the same month after
obtaining building authorizations. However, homes built for rent typically had a
one-month lag between permits and construction start in 2014.
The average time from authorization to completion also varies across the nation.
The Middle Atlantic division had the longest time of 9.5 months, followed
by New England of 9 months, Pacific and East North Central of 8 months
in 2014. These four divisions all had above average time from permit to
completion. The shortest period, 6 months, happened in the Mountain division,
which also had the shortest waiting period from permit to construction start.
The SOC also collects sale information for houses built for sale, including the sale date when buyers sign the sale contracts or make a deposit.
In 2014, the share of single-family sold while under construction was almost 70 percent, with 30 percent even sold before construction start and
12 percent sold during the same month of completion. The percent of single-family houses completed in 2014 stayed unsold at the first quarter of
2015 fell to 5 percent from 6 percent in 2012, indicating an improving sale market for single family homes.

Thanks to Pinterest, there are endless Life-Hacks that can be
incorporated into our existing homes. But when you are building a
brand new home, the blank canvas offers opportunity to incorporate
organization from day 1. Here is what you might see in your newly
constructed home.
Upon entering through
the garage door,
into the mud room,
a bench awaits over
a row of cubbies,
individually tagged
for each person in
the family to store
their shoes, scarf,
and gloves. In the
kitchen, cabinets serve
deliberate purposes,
such as concealing
the trash behind a
pull-out cabinet door or a spice rack conveniently available next to the
stove. Pots and pans are no longer stacked on a stationary shelf, but
rather organized in a drawer that can be easily accessed. Peg-style
systems keep Tupperware®, plates, or pan lids upright in the drawers.
Laundry rooms have ironing boards incorporated into the wall cabinet
and bathrooms have heat resistant components to easily conceal
daily grooming tools. Companies like Rev-A-Shelf offer endless
hardware options that can contribute to a more organized lifestyle
Local cabinet designers are a great place to start when looking to
organize your home.
Technology offers convenience around the home. From the touch of
a button on your smartphone, you can adjust the temperature of your
home while leaving your office for the day. Would
you like the entry light to turn on automatically
when you pull into the garage? With
bluetooth technology, smart LED
light bulbs can make that
happen. While the integration of
these technological advances might
not be something you will notice on
the Parade of Homes Tour, chances
are likely they were integrated for the
convenience of the future
home owner. Your local
builder can point you to a vast
array of ways to make your home “smarter.”

This superb home by Emineth Custom Homes
offers luxury and lightness. Everything is
done in a grand scale, from the nine-foot
entry door with leaded glass inset and side
lights to the magnificent view from the great
room. This home feels opulent.
The kitchen has a generous island with
seating and is adorned with a light grey and
white Quartz. This compliments the light
grey, hand-textured walls (seen throughout
the home} and contrasts with the darker
cabinets.

Insulation in your home provides resistance to heat flow. The more heat
flow resistance your insulation provides, the lower your heating and
cooling costs. Properly insulating your home not only reduces heating
and cooling costs, but also improves comfort.
How Insulation Works
To understand how insulation works it helps to understand heat flow,
which involves three basic mechanisms -- conduction, convection, and
radiation. Conduction is the way heat moves through materials, such
as when a spoon placed in a hot cup of coffee conducts heat through
its handle to your hand. Convection is the way heat circulates through
liquids and gases, and is why lighter, warmer air rises, and cooler,
denser air sinks in your home. Radiant heat travels in a straight line
and heats anything solid in its path that absorbs its energy.
Most common insulation materials work by slowing conductive heat
flow and -- to a lesser extent -- convective heat flow. Radiant barriers
and reflective insulation systems work by reducing radiant heat gain.
To be effective, the reflective surface must face an air space.
Regardless of the mechanism, heat flows from warmer to cooler
until there is no longer a temperature difference. In your home, this
means that in winter, heat flows directly from all heated living spaces
to adjacent unheated attics, garages, basements, and even to the
outdoors. Heat flow can also move indirectly through interior ceilings,
walls, and floors -- wherever there is a difference in temperature.
During the cooling season, heat flows from the outdoors to the interior
of a house.
To maintain comfort, the heat lost in the winter must be replaced
by your heating system and the heat gained in the summer must be
removed by your cooling system. Properly insulating your home will
decrease this heat flow by providing an effective resistance to the flow
of heat.
R-Values
An insulating material’s resistance to conductive heat flow is measured
or rated in terms of its thermal resistance or R-value -- the higher
the R-value, the greater the insulating effectiveness. The R-value
depends on the type of insulation, its thickness, and its density. When
calculating the R-value of a multilayered installation, add the R-values
of the individual layers. Installing more insulation in your home
increases the R-value and the resistance to heat flow. To determine how
much insulation you need for your climate, use an insulation calculator
or consult a local insulation contractor.

Pamper Yourself with an In-Home Spa
Buck Tradition
Do you often dream of vacationing at a relaxing spa and unwinding
in an oversized soaking tub or steam shower?
Today’s home owners aren’t saving decadent spa experiences for
once-a-year vacations anymore; they’re remodeling their own homes to
have luxurious spa-like baths for everyday enjoyment.
In fact, making the bathroom a place to slow down and relax is one
of today’s most popular home remodeling projects. Bathroom remodels
also add value to your home.
Here are some bathroom tips and trends to help you design a
bathroom that beckons you to relax and unwind.
Home owners are including furniture like chaise lounges, chairs and
recliners for reading and relaxing in their remodeled bathrooms. Even
gas or simulated fireplaces are making their way into master baths to
help complete the warm and inviting haven.
Include nontraditional furniture such as an armoire for linen storage or
as an entertainment center in your new bath. More home owners are
selecting vintage pieces to use as vanities or for decorative accents
such as towel racks or sitting chairs
Bring the outdoors in by installing a retractable wall next to your
tub or shower leading to your private patio, or put in skylights to let
in natural light.
Wash the Day Away
Home owners are knocking down walls to make their current
bathroom larger, more functional and comfortable. Expanding the
size of the room allows home owners to design “his and hers” private
space, such as separate showers, deep double sinks, dual mirrors and
adjustable vanities.
Create One-of-a-Kind Designs
Heated tile flooring will take the edge off stepping out of your warm
shower or bathtub. Brilliantly colored tile floors now come in myriad
designs and materials, allowing home owners to create personal
designs.
Today’s showers offer more sophisticated features than ever before.
Imagine standing under a cascading rainfall shower head, while
being massaged by six shower streams strategically encircling you.
Or, decompress by taking a stress-reducing steam shower
Not only are home owners using tile on the floor, but they are creating
unique designs for the shower and tub area. Consider using
ocean colored glass tile to create a warm and relaxing
shower atmosphere. To create the look on a budget, many
home owners are opting to combine glass and porcelain
tile to craft accents or borders that are more affordable.
More than ever, home owners are opting for showers with automatic
temperature controls and frameless edges that present a clean look in
the bathroom. For home owners yearning for a relaxing bath, consider
a near total immersion whirlpool bathtub that continuously re-circulates
heated water.
To help you create your perfect in-home retreat, contact
a professional remodeler. For information on hiring a
professional remodeler, call the Home Builders Association
of Billings or review the membership directory in the back of
this book for remodelers.
All of this down time can be made even more enjoyable while
listening to music from a surround sound entertainment system or
speakers built into the shower head and wirelessly connected to your
iPod or smart phone. Or, watch a flat-screen television that is built into
your mirror or shower or tub wall.

The effectiveness of an insulation material’s resistance to heat flow also
depends on how and where the insulation is installed. For example,
insulation that is compressed will not provide its full rated R-value. The
overall R-value of a wall or ceiling will be somewhat different from the
R-value of the insulation itself because heat flows more readily through
studs, joists, and other building materials, in a phenomenon known as
thermal bridging. In addition, insulation that fills building cavities densely
enough to reduce airflow can also reduce convective heat loss.
Unlike traditional insulation materials, radiant barriers are highly
reflective materials that re-emit radiant heat rather than absorbing it,
reducing cooling loads. As such, a radiant barrier has no inherent
R-value. Although it is possible to calculate an R-value for a specific
radiant barrier or reflective insulation installation, the effectiveness of
these systems lies in their ability to reduce heat gain by reflecting heat
away from the living space.
The amount of insulation or R-value you’ll need depends on your
climate, type of heating and cooling system, and the part of the house
you plan to insulate. To learn more, see our information on adding
insulation to an existing house or insulating a new house. Also,
remember that air sealing and moisture control are important to home
energy efficiency, health, and comfort.
Types of Insulation
To choose the best insulation for your home from the many types of
insulation on the market, you’ll need to know where you want or need
to install the insulation, and what R-value you want the installation to
achieve. Other considerations may include indoor air quality impacts,
life cycle costs, recycled content, embodied energy, and ease of
installation, especially if you plan to do the installation yourself. Some
insulation strategies require professional installation, while homeowners
can easily handle others.
Insulation Materials
Insulation materials run the gamut from bulky fiber materials such as
fiberglass, rock and slag wool, cellulose, and natural fibers to rigid
foam boards to sleek foils. Bulky materials resist conductive and -- to a
lesser degree -- convective heat flow in a building cavity. Rigid foam
boards trap air or another gas to resist conductive heat flow. Highly
reflective foils in radiant barriers and reflective insulation systems reflect
radiant heat away from living spaces, making them particularly useful
in cooling climates. Other less common materials such as cementitious
and phenolic foams and vermiculite and perlite are also available. For
more information, contact an insulation specialist. You can find them in
the membership directory beginning on page 78.

The kitchen is contemporary and boasts a flush mounted refrigerator and wine
cooler. The horseshoe island looks out to the Great Room.
Image Builders tread where few builders in Billings have gone before. This
year’s Parade home is described as Mid-Century Modern. It uses an open floor
plan with the intention of bringing the outdoors in. They succeeded.
The west side of the home has three bedrooms, one with an en suite bathroom.
As you approach the entry, you skip across the pathway, no ordinary sidewalk
will do, past the sculptured evergreen to a welcoming wall of windows. You
know the interior is going to be unlike anything you have seen before.
The Master Suite consumes the entire second level. There is an anteroom that
will allow the homeowners to relax, watch TV and make use of the wet bar.
From the bedroom windows, they can look out to the backyard pool.
As you enter, you are greeted by a three-sided, see-through gas fireplace set
in a column that separates the world from the Great Room. A glance upward
reveals a 14-foot midnight blue ceiling. In the Great Room, there are three
suspended sheetrock beams that hold the lighting, they are painted white to
contrast with the high blue ceiling, but also hang lower to make the space
more comfortable.. The trim is dark Alder. There is a wall of windows that looks
out toward a rather large backyard.
The backyard centerpiece is the pool with a water curtain that flows from the
eaves of the change house. It is breathtaking.
After a rousing swim, one can enjoy the backyard grill and firepit or retreat to
the game room.
There is plenty to see and enjoy in this contemporary oasis!

Home Storage Tips and Tricks
When you first move into your new home, you wonder how you are going to
fill up the large, empty space. Pretty soon life takes over — and before you
know it, you are wondering where all of that space went.
If you find yourself struggling to find room to store everything you’ve
accumulated over the years, see if these storage options might work for you.
Do An Audit
Before you invest a lot of time deciding where things should go, look through
your closet, files and drawers to determine what can be thrown or given
away. For clothes, it is a good rule of thumb to get rid of items that you have
not worn in more than 12 months.
A lot of your household financial documents and papers may be available
online through the provider company’s website. If that is the case,
discard old financial statements or bills that you can more easily access
electronically. Invest in a paper shredder for these documents to protect
your identity and accounts.
It is very easy to allow cabinets and drawers to become cluttered over time, especially when you have to do a quick cleaning of your home
when you have surprise visitors. De-clutter those drawers periodically to keep from accumulating outdated flyers, menus, magazines and
newspapers. This will open them up so you can store more day-to-day items that you need to quickly reach.
Buy Furniture That Doubles as Storage
If you are looking to replace old, worn-out furniture in your home, buy pieces that also can serve as storage. Consider a coffee table that has
drawers or an ottoman that can open up and double as a spot to store your blankets.
Make Use of Wasted Square Footage
In closets and in the kitchen, use all of the space that is available to you. Often home
owners are giving up valuable square footage if they don’t install cabinets or shelves that
go up to the ceiling. Store items that are either out of season or that are rarely accessed
— such as holiday decorations — on the higher shelves where they are out of the way.
This will free up the lower shelves to allow you to get to the things that you use on a
regular basis.
Bed Risers
By simply raising the height of your bed a few more inches, you can gain a lot more
storage space that is also hidden away. Bed risers can be found in home design and
improvement stores in different shapes, styles, textures and colors to complement your
current bedroom furniture. They are inexpensive and not only give you added storage
space, but will also give your bedroom a new look.

Hot Housing Trend: Outdoor Kitchens
Many home owners enjoy the summer months — and
sometimes spring, fall and winter, too — with the
sizzle of their outdoor grills. But running back and forth
between the kitchen and the barbecue can be a hassle.
Outdoor kitchens make life easier for those who enjoy
grilling their meals and entertaining outdoors, making
your deck or patio an extension of your family’s living
space. It also can enhance your home’s resale value.
With proper planning, you also can enjoy your meals in
the great outdoors. Here are some factors to consider when
determining if an outdoor kitchen is right for your family.
What works best in your space?
Outdoor kitchens can be as elaborate — or as simple —
as you’d like. But to make the most of your new space, you
need to carefully consider the design.
Think about how the space will be used. Do you want
guests to eat outside or just mingle while you cook?
What features (pool, trees, etc.) are already in your
back yard and need to be worked around? Is there
enough ventilation area so smoke from the grill can
blow away?
Have a professional check the patio or deck where you
plan on building your outdoor kitchen. While most can
support the additional weight, you may need to add
structural support.
Make sure there is plenty of space for people to gather
without getting in the way or being too close to open
flames. Typically, there should be 3 feet of space on either
side of the grill for work space and food preparation.
or sparks, such as a stone patio. You won’t be able to
take it with you if you move, so think carefully before
investing a lot of money in a permanent grill.
Take into account your lighting needs. If you eat or
entertain into the dark evening, you’ll want direct light
for the work area so you can monitor the progress of the
meat. Softer lighting works well for socializing areas.
What other equipment do you need?
Standard grill accessories include griddles for grilling
fish and vegetables, a meat thermometer and tongs.
An exhaust hood for a built-in grill will keep smoke
out of your guests’ eyes. Refrigerators with ice makers
are ideal for storing beverages and food that needs
to be kept cold. An outdoor sink makes prepping and
universalawardsonline.com
How often will you be using your
outdoor kitchen?
This will determine numerous factors, including the
equipment you purchase. If you will use your outdoor
kitchen just in the summer, a grill with wheels can be
moved into the garage and protected from the elements
once the seasons change. These types of grills are the
most common and come in a wide variety of sizes and
prices with a range of features.

If you want to use your outdoor kitchen year-round,
consider a built-in grill. Look for one with side burners
in the base unit that allow for cooking at different
temperatures simultaneously. This base can provide extra
countertop and storage space.
Make sure the grill is in an area that can withstand
high temperatures and is impervious to stray embers

cleaning veggies an easy task. Unless you plan on
washing dishes outside, a cold water connection is all
you need.
For small appliances and stereos, you’ll need outdoor
GFCI outlets. Consult with a professional electrician for
local code requirements. Consider purchasing patio
heaters or an outdoor fireplace if you plan on grilling in
the chilly months.
For those days with inclement weather, you’ll want to
get a cover for your grill. Select weatherproof materials
for countertops, cabinets, and other elements of your
kitchen. Stainless steel, slate, tile, stucco and stone all
work well. A large tent or outdoor umbrella can cover
your guests and equipment and provide shelter from the
sun or rain.

Making Parade of Homes
a reality
Tens of thousands of
people have been through
Parade homes since the
Home Builders Association
of Billings began hosting the Parade 25 years ago. We walk
through the homes and marvel at the craftsmanship, the trim work,
the carpeting, cabinets, and everything else that makes these homes
spectacular. For those outside the building industry, you have seen
many homes built. They seemingly start from a hole in the ground, add
a little concrete, some framing, a roof, and a whole lot of contractors
scurrying about. After a few months, a house stands where there was
once a mere vacant lot. But there is a lot more to homebuilding, it
starts with a lot of planning and preparation before the excavator
scoops that first load of soil from that vacant lot.
a memorable event that people want to attend from year to year. To
accomplish this, the committee begins meeting in January...a full eight
and a half months before Parade.
Before we have a single home entered into Parade, the committee
goes over the rules and requirements for Parade homes. These rules
must be adhered to by the builders in order for them to show their
home during Parade. Sub-committees are selected: Builder, Sign, and
Twilight Tour.
By April 1, builders interested in participating in Parade of Homes
must have submitted an application along with their blueprints to
the Parade Committee. The committee reviews the documents and
determines whether or not the builder’s project meets the requirements
for being a Parade home.
From that point forward, HBA staff and each Parade committee goes into
high gear. They have specific tasks they must perform to ensure Parade of
Homes is a success.
The Parade of Homes is much like homebuilding. As attendees of
Parade, you purchase your ticket and drive from home to home.
But have you ever considered what it takes to create an event the
magnitude of Parade of Homes.
Builder Sub-Committee
Parade of Homes Committee
The Parade of Homes committee is comprised of members of the Home
Builders Association of Billings. They volunteer their time to meet twice
a month to plan this event. Their goal is to make the Parade of Homes
The Builder Committee oversees the progress of the builders. After several
years of hosting Parade of Homes, the Parade committee has a fairly
good idea of the pace at which a Parade home must be built. There isn’t
a lot of wiggle room at the end. Our dates are set and the homes must be
complete and must pass a safety inspection to protect our guests.
Sign Sub-Committee
The sign committee plays an important role in getting the word out
to the community about Parade. They are the ones who run about
town hanging banners and posting our bright flags. They are also
responsible for coordinating the signs at each of the homes.
Twilight Tour Sub-Committee
A few years ago, the committee brainstormed to come up with
a value-added event for Parade. Twilight Tour was born. For the
uninitiated, Twilight Tour is a wonderful event that allows participants
to have a sneak peak at some of the Parade homes. We treat our
guests to hors d’oeuvres and complimentary beverages, then we
escort them via motor coach to several of the Parade homes. During
the ride, the sponsor of the bus will provide a narrative about the
homes they are visiting and provide interesting tidbits. But it isn’t all
business; the coach rides are fun as well as informative. The Twilight
Tour Committee arranges for the food and beverages, determines the
tour routes, and arranges for the amenities guests might need.
HBA Staff Responsibilities
Without our sponsors, Parade of Homes simply would not be possible.
As you may well imagine, Parade of Homes is a costly endeavor. Our
sponsors provide the necessary funds to get Parade off the ground.
The HBA staff contacts members of the Home Builders Association and
secures all the necessary funding commitments for Parade.

It’s All for You
HBA staff is also responsible for getting
the word out to people like you. Perhaps
you heard a radio spot, saw a television
commercial, banner, flag, or ad in the
newspaper. Perhaps you saw or heard one of
our committee members on radio or TV talking
about Parade. All of this takes planning.
We scramble to get this catalog done. Many
times the homes are far from complete when
the book goes to press. That is Parade. When
the Parade of Homes opens, we want you
to have fun. All of the preparation, planning,
sleepless nights and concern over deadlines
are worth it if you have a good time on your
tour. The Parade of Homes Committee and
HBA staff responsibilities will be done and
they can rest easy...for four months, then it
starts again!

a grand scale as well. It is well-appointed and almost makes you want
to do your laundry just to spend time there!
There is a spacious office for two to the left of the entry that is nicely
appointed with a walnut built-in desk and shelves.
The lower level highlights the creativity of the Classic Design group.
There are three bedrooms, two with en suite bathrooms, done in colors
that are sure to excite the lucky occupants. There is a playroom/fitness
room, wet bar and a bathroom for general use.
The walnut cabinets in the kitchen are grand indeed. They rise to
ceiling height. This kitchen leaves no doubt that it was designed for
entertaining. There is abundant storage including a very large walk-inpantry. The sink in the island/eating bar is a unique grey and accents
the white and grey Quartz perfectly.
Pay particular attention to the tile work, it mirrors the true elegance of
this delightful Parade home.

About
the
Builder
Classic Design Homes LOVES designing and building homes - and the
team prides itself in making the experience fun for the homeowner.
Over the past 11 years, “Classic” has become one of the top custom
home builders in Montana by serving one homeowner at a time.
It starts with in-house design by Doug Wild listening to what the
homeowner has in mind and collaborating with them on design. After
some fine tuning, interior design consultant Tana Hergenraeder assists
in helping make the selections to perfectly fit the homeowner’s taste.
The affiliation of ownership with Century 21 Hometown Brokers is
a huge benefit to clients, because “Classic” is able to locate great
homesites, from close-in locations, to exclusive small developments,
patio homes, small acreages, and neighborhoods all over town.
Dozens of designs, hundreds of photos, as well as location options are
available at billingsbuilders.com

Quick Home Cleaning Tips
Does the mere thought of tackling your weekly house cleaning chores exhaust you? Unfortunately
you can’t eliminate the tasks entirely or you and your house will quickly become the talk of the
neighborhood.
Don’t fret! Simply incorporate these quick cleaning tips into your routine to help make chores more
manageable.
Daily Maintenance
Give the shower and bath a quick wipe down after every use. There
are several daily shower sprays on the market that will do the job.
Keep a sponge or squeegee in the shower, along with the shower
spray, to eliminate the build-up of soap scum and mold, which creates
more work later.

Disinfectant wipes, even baby wipes, are a great way to quickly clean
something when you make a mess. Keep canisters in the kitchen,
bathroom and living room for quick and easy access. When they are
in reach, you are more apt to clean up the mess immediately rather
than put it off until later.
Also, gather all of the supplies you will need to complete a task before
you begin. Put them in a tote or basket to carry around with you as
you clean. You will spend less time traveling from room to room hunting
down the products you need.
Spray and Walk Away
If you are doing heavy cleaning to your bathroom or kitchen, just spray
and walk away. Cleaning products are designed to dig deep into the
stain to help dissolve it. When you spray and then immediately wipe it
off, you are not giving the product time to do its job. Thoroughly spray
down the areas you are cleaning and then tend to another task. When
you go back to the area to be cleaned, the product will have done
most of the work, creating less scrubbing for you.
Beat the Clock
You don’t have to carve out an entire afternoon to take care of your
house cleaning. Set a timer for 15 or 30 minutes and restrict your
duties to that time period. You will find that when you are
“on the clock” you are more efficient and less
distracted. What you don’t get done
in that time frame can be saved
until the next time. By scheduling
your duties in shorter segments
you won’t feel as if it has taken
up as much of your time.

The kitchen is long and highly functional. There is an induction cooktop
range, wall oven, ice maker, and a very long island/eating bar. Cooking
and entertaining is an obvious passion.
Mere words can not describe this contemporary home. From the front it
looks to be a modest home situated on a quiet street. When you swing
open the three-inch, solid Mahogany door, you realize the street view
belies the interior. This home has the potential to have 6 bedrooms and
four to five bathrooms when fully finished. As presented for Parade, it has
two finished bedrooms and 2 full bathrooms, one 3/4 bath and a powder
room.
The backyard is simply yummy, with an in-ground pool, raised bed
gardens, greenhouse and outdoor grill. Please note the large solar array
that makes this home a vision of energy efficiency.
The lower level is partly finished. As you walk down the very wide
staircase, to your right you will see a climate-controlled, glassed-in wine
cellar. The family room has plenty of space for the homeowner to entertain.
The true genius of the home is how the space is designed. The west end
of the home is the homeowner’s suite. More than a Master Suite, it is the
Master’s Quarters. There is a lavatory/bidet, a full accessible roll in shower
and tub room, laundry room, walk-in closet, and a vanity that would
make a starlet jealous! All of the floors are radiant heat to keep things
comfortable during the winter. The main floors of the home are walnut!
This home is a true piece of craftsmanship.

About
the
Builder
With the commitment to building quality, efficient homes that are
unique to each customer’s taste, Yellowstone Basin Construction began
building homes in 2007. We recognize that a new home is one of
the largest investments most individuals make in their life, and treat
every home we do as such. For that reason we want to develop close
relationships with each client so that we can get to know their likes
and dislikes, and together, create a home that they say is their design
that they are proud to own. We strive to incorporate higher efficiency
heating, cooling, lighting and insulation systems into every home we
build. Yellowstone Basin Construction is very much a hands-on builder,
working alongside any subcontractors, if we aren’t doing it ourselves!
For us, construction truly is a labor of love and we feel every home we
build should reflect that when we turn over the keys to our customer.

Emergency Preparedness Begins at Home
America is more “connected” now than ever
before, with on-demand access to information
and just about anything you want delivered
to your front door overnight. But recent natural
disasters in Billings and around the world
have shown that even in this modern age,
you and your family need to be prepared to
survive on your own after an emergency.
It may take days or even weeks for
emergency and relief workers to get to
everyone impacted by a disaster. And basic
services such as electricity, gas, water,
sewage treatment, and telephones may not
be restored to service for a lengthy period of
time.
Every family needs to keep on hand enough
food, water and other necessary supplies to
sustain themselves until help arrives or you
can safely leave the area and get to a shelter.
The Federal Emergency Management Agency
(FEMA) has a website, www.ready.gov, with
information on how to be prepared for both
natural and man-made disasters.
FEMA recommends putting together a basic
emergency supply kit and keeping it in your
home in an easily accessible location.
The items that should be included in the kit
are:
• A three-day supply of food and water,
including at least one gallon of water per
person per day and non-perishable food
items
• A hand-crank or battery-operated radio
and a National Oceanic and Atmospheric
Administration (NOAA) Weather Radio with
tone alert
• A first-aid kit
• A cell phone with chargers, a power
inverter or a solar charger
• Dust masks, plastic sheeting and duct
tape in case of a chemical event that
contaminates the air
• Items for personal sanitation such as moist
towelettes, garbage bags and plastic ties
• Tools and supplies including a flashlight,
a can opener, a wrench or pliers to turn off
utilities, extra batteries and a whistle to signal
for help
• Maps of Yellowstone County

Other items you may want to keep with your
kit include prescription medications; food

New Home Closing Rules Take Effect This October
This is a big change from the current process that allows the
HUD-1 Settlement Statement to be presented to the buyer
as late as the day of closing and allows changes to be
made to the statement during the loan closing.
Closing on your new home is an exciting time — but it also
can be an overwhelming process. Home buyers are usually
required to sign a seemingly endless pile of documents,
most of which are written in terminology not used
outside of the housing industry and that can be
complicated to understand.
These new rules are intended to streamline the
loan application process and make it
easier for consumers to understand by
clearly spelling out the most relevant
details all on one page – the interest
rate of the mortgage loan, the amount
of the monthly payments and a listing
of all the closing costs.
Fortunately, the process is about
to get easier.
Under new rules required by the
Consumer Financial Protection Bureau,
four closing documents will be
merged into two. The CFPB recently
announced that the changes scheduled
to take effect on Aug. 1 will be
delayed until Oct. 3
For consumers applying for
adjustable rate mortgages,
the documents will explain
how their interest rate
and future monthly
payments could
change based on
certain factors.
The Good Faith Estimate and
Truth in Lending disclosures
will be eliminated and
combined into a new
single Loan Estimate form.
The Loan Estimate must be
delivered to the buyer no later
than three business days after
receiving the application.
For additional information,
please contact your mortgage
advisor. If you need to find a
qualified loan officer, please see the
HBA member professionals starting on
page 78 of this book.
In addition, the final Truth in Lending
Disclosure and HUD-1 Settlement Statement
are being replaced by the Closing Disclosure form.
This form must be provided to the consumer a full three days prior to
the closing, and if there are changes during that 72-hour period, the
closing could be delayed.

Breezy. Light. Airy. Efficient. This beautiful home in Josephine Crossing
reminds you of a breeze coming in off the water. The home is
decorated in light gray and white. The Shiplap siding surround on the
fireplace is modern, but not over the top. It is crisp and clean.
The kitchen has a very functional layout and has a gas range for
cooking convenience. The island hosts the stainless, apron front sink
and also serves as an eating bar.
There is a central family room with plenty of room for relaxing and
watching television
The Master Suite is spacious and has a great walk-in closet. The sleek
tub in the master bath draws your eye to it immediately. It is a lovely
addition to the bathroom and will afford someone some quality soak
time!
On the main level, there is a great room, kitchen with walk-in pantry,
dining room, powder room and access to the two car garage.
The house is complete with two bedrooms toward the front. This would
be a perfect starter home or a great home for someone who has
occasional overnight guests.
Most of the living will take place on the second floor, which continues
in shades of light grey and white.
This Parade home is situated on a corner lot with great accessibility to
the entrance of Josephine Crossing.

Whether you walk, bike, or drive through Josephine Crossing,
you’ll immediately notice the difference between its design and
other neighborhoods in Billings. Streets are intentionally narrow to
slow traffic speeds and include safe gathering spots for neighbors,
kids, and pets. Garage doors, hidden from view, are replaced by
welcoming front porches with brightly painted front doors. A central
park, complete with amphitheater and stage, hosts summer concerts
as well as provides party space for neighbors to celebrate events.
A walking path on the south end of Josephine connects it to miles of
riverside trails for recreational use.
The homes in Josephine lend tribute to historic architecture with
elevation options including craftsman, prairie, farmhouse, cottage,
and Josephine’s own, river styles. Starting with numerous floor plan

Eleven years ago, three siblings with a unique vision and family
background in building and land development imagined the idea of a
vibrant and connected community along the banks of the Yellowstone
River. Greg, Brad and Carolee McCall envisioned a place where
homeowners would feel connected to their neighbors, their community,
and their natural environment. In 2006, Josephine Crossing was born.
Today, more than 300 homes are filled with families, first time home
buyers, and empty nesters living as neighbors and in some cases,
extended family. All of the McCall siblings and families believe in
Josephine so much that they built their own homes there.

Enjoy the Great Outdoors with a Deck or Patio
A new deck or patio can be the perfect gathering place, adding a
new dimension to your yard and creating space that you didn’t even
know you had. A well-planned outdoor living space can become a
home owner’s backyard getaway, but the wrong deck or patio can
end up as unused dead space. Keep the following in mind and you’ll
find yourself enjoying the sunshine from your outdoor retreat in no time.
Patio or Deck?
When deciding on whether you’d like your new outdoor haven to be
a patio or deck, first do some research. Some areas have building
codes or terrains that dictate one or the other. Your local home builders
association can be a good source of information. What kind of
budget are you looking at? Decks can be a more affordable option
than patios, but concrete, while more expensive, tends to be the
sturdiest material with the lowest maintenance needs.
Several factors can determine whether a deck or patio is best for you:
•How much weight does your space need to hold? If you are
considering a huge hot tub or spa, a patio might support its
weight better.
•What about climate? Will the surface become too hot to walk
on during summer’s peak?
•Does rain or snow create runoff problems on a flat patio
surface?
If you have a rough backyard terrain, a raised deck may end up your
best choice instead of expensive excavation for patios. Likewise, if you
dislike dirt or have pets, consider a raised deck. Remnants from sand
and stone patios easily find their ways into clean houses. A raised
deck also may work as a better option for low-lying yards that tend to
become soggy when it rains.
Choosing the Design
Once you’ve determined whether a deck or patio is best for your
home, the possibilities are endless. For home owners on a budget,
Tim Taylor, owner of Landscape Creations in Johnson City, Tenn.,
suggests a sand and stone or brick patio. Stone, brick and concrete
pavers are available in a range of styles and colors and are durable.
Remember that site preparation is important for drainage, grade and
proper placement, and can be a lot of work for the DIYer. Weeds also
can pose more of a problem with patios. When in doubt, leave it to a
professional with the experience, not to mention equipment, you need.
“Flagstone and concrete patios also are popular among home
owners,” Taylor said. “Remember to allow for expansion, however,
to prevent cracking.” Cracking in concrete is inevitable, but it can be
minimized with the proper installation.
Home deck made of wood
Materials Matter
Most decks are made of wood, ranging from pressure-treated pine
and fir to more durable—and pricey—woods such as red cedar,
redwoods and tropical hardwoods. No matter what the type, wood
decks require maintenance and even then, with less expensive woods,
swelling and warping will still occur over time.
To reduce the amount of maintenance required, consider composite
and vinyl decking. These materials are less susceptible to swelling
and also are more resistant to insects. The cost, however, can be
significantly higher, particularly if coordinating railing and balustrade
systems. Concrete decks, while much more expensive than wood
or composite, are the most durable and require only the occasional
pressure wash and periodic re-sealing. And no longer just drab grey,
concrete is now available in a nearly limitless variety of styles, colors
and patterns.
Location, Location, Location
Before beginning your outdoor project, assess your space. Where
do you have the best sunlight? Do you want to use your space for
dining or grilling? If so, do you have a large enough area for tables
and chairs? Is there one area of the yard that is quieter and has
more privacy from neighbors? A good home builder, remodeler or
landscape architect can help you design a master plan that’s right for
your space and your ideas.
Once your patio or deck is built, only your imagination limits the extent of
your retreat. Plants, flowers, trellises, decorative screens, garden sculptures,
fountains and furnishings can all enhance your backyard haven.

Creating a Home Office that Works for You
Home offices are becoming less of a luxury and more of a necessity
with more people telecommuting or running their own businesses from
their homes. It is estimated that one in five Americans work from home.
And with the fluctuating cost of gas and increased traffic causing longer
commutes, that number is likely to grow even more every year.
Work space is no longer relegated just to the kitchen table or a corner
of the guest bedroom; it has been promoted to a room of its own in the
home. If you are looking to create a home office, or revamp an existing
one, keep the following points
in mind:
Separate Your Space
Although you are physically
working in the house, it is
important to set up your home
office so that the lines between
your home life and your work
life do not get blurred. By
creating a barrier, you will
be less tempted to take a
television break in the middle
of your work day or work on
spreadsheets when you are
supposed to be “home from
the office.”
Design Your Office to Match
Your Work Style
When choosing the furniture
and layout of your office,
make sure if fits the way you
choose to work. For example,
if you believe in “a place for
everything and everything

in its place,” be sure to allot enough space for adequate storage and
file cabinets. If you work on several different projects, set up separate,
smaller work stations dedicated to each task.
Show Off Your Style
There is no such thing as “one design fits all.” While one person may
prefer the look of dark woods and rich colors, someone else may favor
a more whimsical look with bright colors and clean lines. This is your
chance to bring in designs and items that best reflect your personality
and interests. Don’t be restricted by what you think a home office should
look like. Make it your own since you will be the one spending the most
time there.
Make It Comfortable
When choosing the furniture and amenities for your office, make
sure that you are physically comfortable and that your work space is
conducive to productivity.
•Your chair should be adjustable with adequate seat cushioning.
•Add a couch or armchair to allow for additional seating for
guests or to provide a place to read away from your desk.
•Install recessed lighting which is less harsh on your eyes.
•Buy smaller desktop lights focused on task areas that are used for
reading and writing to reduce eye strain.
