FERGUSON.COM/SHOWROOMS 9 CHOOSING THE RIGHT HARDWOOD FLOORS FOR YOUR HOME Generally, there two types of hardwood flooring— solid and engineered. Whether it’s a strip or plank, solid hardwood flooring is a single piece of wood, which can easily be customized and can be re-sanded to change finishes. Engineered hardwood, on the other hand, is made of 3 to 5 layers laminated together with grains running at different angles. There are different advantages for each type of floor. They will both give you a beautiful, natural look for your floors. In fact, once installed, you may have a hard time telling the difference at all. This can make choosing difficult. Here are the important facts you need to consider before you choose between solid and engineered hardwood floors. Location, Location, Location Where your floors will be installed is a very important factor in choosing what is right for your home. Solid wood floors are only appropriate for above ground installation, so if you’re looking for flooring for a basement, engineered floors are clearly the appropriate choice. Solid wood floors are also more sensitive to moisture. Even seasonal changes in moisture can affect solid hardwood floors. You may notice that floors contract during drier months and expand when humidity is high. If you manage the humidity levels in your home well, this may not be an issue but it is something to be aware of. Solid wood floors may also not be appropriate for extremely moist areas of the home like a bathroom or even a kitchen. While engineered hardwood looks like solid hardwood, it is actually more structurally stable and can be used anywhere, even places like basements where moisture may be an issue. The Look (or Looks) You Love While both engineered and solid hardwoods come in many different species and styles, once you choose your engineered floor, you are committed to the stain color of your floors. Solid floors, however, can be sanded and re-stained many times over the lifetime of the floor. Refinishing floors is not an easy process by any means but it can be a more cost-effective way to change your look than buying new floors. The answer can be given in two words: building codes. A building code sets forth requirements to protect public health, safety and general welfare as they relate to construction and the occupancy of a building. These codes include specific requirements for building materials, fire protection, structural design, light and ventilation, heating and cooling, sanitary facilities and energy conservation. There is no national building code enforced by the federal government. Different areas of the country have different construction methods; the techniques used to build houses in a cold climate will be different than those used in a warm climate. Most construction in the United States is regulated at the local level. Only a few municipalities (mostly major cities) write and revise their own codes. Some states have mandatory statewide building codes. Building homes is a complicated process, so building codes are often long and complicated. To prevent each local jurisdiction from having to develop its own complicated codes from scratch, there are several major model code organizations that draft codes that local areas can adopt. The local area has total authority for adoption and enforcement. It may adopt a model code as is, adopt only specific portions, or add some of its own changes. Code writing is a dynamic process, involving constant interaction between the public and private sectors of the construction industry. Federal, state and local governments and individuals involved in code writing and revision represent the views of labor, management, manufacturers and trade associations, contributing much time and technical expertise to the process. Building codes do not deal with issues such as the quality of the workmanship and materials. Consumers are protected in these areas through their warranties. For instance, if a building code inspector is examining a home and sees a gouge in a kitchen floor or countertop, that would not be an item affecting health or safety, and as such would not be covered by a building code. However, it would be covered in the warranty on workmanship and materials. 25 How Long Does It Take to Build a Single-Family Home? The 2014 Survey of Construction (SOC) from the Census Bureau shows that the average completion time of a single-family house is around 7 months, which usually includes around 25 days from authorization to start and another 6 months to finish the construction. The timeline from authorization to completion, however, is not consistent across the nation, depending on the housing category, the geographic location, and metropolitan status. Among all the single-family houses completed in 2014, houses built for sale took the shortest time, 6 months to completion after obtaining building permits, while houses built by owners required the longest time, 11.5 months. Singlefamily homes built by hired contractors had around 8 months from permit to completion, and homes built for rent normally needed between 9 and 10 months. Compared to a prior 2012 analysis, the average permit-to-completion timespan of single-family houses built for sale and for rent was one month longer in 2014. A large proportion of single-family homes built for sale and on owners’ land built by either owners or contractors began construction within the same month after obtaining building authorizations. However, homes built for rent typically had a one-month lag between permits and construction start in 2014. The average time from authorization to completion also varies across the nation. The Middle Atlantic division had the longest time of 9.5 months, followed by New England of 9 months, Pacific and East North Central of 8 months in 2014. These four divisions all had above average time from permit to completion. The shortest period, 6 months, happened in the Mountain division, which also had the shortest waiting period from permit to construction start. The SOC also collects sale information for houses built for sale, including the sale date when buyers sign the sale contracts or make a deposit. In 2014, the share of single-family sold while under construction was almost 70 percent, with 30 percent even sold before construction start and 12 percent sold during the same month of completion. The percent of single-family houses completed in 2014 stayed unsold at the first quarter of 2015 fell to 5 percent from 6 percent in 2012, indicating an improving sale market for single family homes. Properly insulating your home not only reduces heating and cooling costs, but also improves comfort. How Insulation Works To understand how insulation works it helps to understand heat flow, which involves three basic mechanisms -- conduction, convection, and radiation. Conduction is the way heat moves through materials, such as when a spoon placed in a hot cup of coffee conducts heat through its handle to your hand. Convection is the way heat circulates through liquids and gases, and is why lighter, warmer air rises, and cooler, denser air sinks in your home. Radiant heat travels in a straight line and heats anything solid in its path that absorbs its energy. Most common insulation materials work by slowing conductive heat flow and -- to a lesser extent -- convective heat flow. Radiant barriers and reflective insulation systems work by reducing radiant heat gain. To be effective, the reflective surface must face an air space. Regardless of the mechanism, heat flows from warmer to cooler until there is no longer a temperature difference. In your home, this means that in winter, heat flows directly from all heated living spaces to adjacent unheated attics, garages, basements, and even to the outdoors. Heat flow can also move indirectly through interior ceilings, walls, and floors -- wherever there is a difference in temperature. During the cooling season, heat flows from the outdoors to the interior of a house. To maintain comfort, the heat lost in the winter must be replaced by your heating system and the heat gained in the summer must be removed by your cooling system. Properly insulating your home will decrease this heat flow by providing an effective resistance to the flow of heat. R-Values An insulating material’s resistance to conductive heat flow is measured or rated in terms of its thermal resistance or R-value -- the higher the R-value, the greater the insulating effectiveness. The R-value depends on the type of insulation, its thickness, and its density. When calculating the R-value of a multilayered installation, add the R-values of the individual layers. Installing more insulation in your home increases the R-value and the resistance to heat flow. For example, insulation that is compressed will not provide its full rated R-value. The overall R-value of a wall or ceiling will be somewhat different from the R-value of the insulation itself because heat flows more readily through studs, joists, and other building materials, in a phenomenon known as thermal bridging. In addition, insulation that fills building cavities densely enough to reduce airflow can also reduce convective heat loss. Unlike traditional insulation materials, radiant barriers are highly reflective materials that re-emit radiant heat rather than absorbing it, reducing cooling loads. As such, a radiant barrier has no inherent R-value. Although it is possible to calculate an R-value for a specific radiant barrier or reflective insulation installation, the effectiveness of these systems lies in their ability to reduce heat gain by reflecting heat away from the living space. The amount of insulation or R-value you’ll need depends on your climate, type of heating and cooling system, and the part of the house you plan to insulate. Types of Insulation To choose the best insulation for your home from the many types of insulation on the market, you’ll need to know where you want or need to install the insulation, and what R-value you want the installation to achieve. Some insulation strategies require professional installation, while homeowners can easily handle others. Insulation Materials Insulation materials run the gamut from bulky fiber materials such as fiberglass, rock and slag wool, cellulose, and natural fibers to rigid foam boards to sleek foils. Bulky materials resist conductive and -- to a lesser degree -- convective heat flow in a building cavity. Rigid foam boards trap air or another gas to resist conductive heat flow. Do An Audit Before you invest a lot of time deciding where things should go, look through your closet, files and drawers to determine what can be thrown or given away. If that is the case, discard old financial statements or bills that you can more easily access electronically. Invest in a paper shredder for these documents to protect your identity and accounts. De-clutter those drawers periodically to keep from accumulating outdated flyers, menus, magazines and newspapers. Consider a coffee table that has drawers or an ottoman that can open up and double as a spot to store your blankets. Make Use of Wasted Square Footage In closets and in the kitchen, use all of the space that is available to you. Often home owners are giving up valuable square footage if they don’t install cabinets or shelves that go up to the ceiling. ProBuild 51 Making Parade of Homes a reality Tens of thousands of people have been through Parade homes since the Home Builders Association of Billings began hosting the Parade 25 years ago. We walk through the homes and marvel at the craftsmanship, the trim work, the carpeting, cabinets, and everything else that makes these homes spectacular. For those outside the building industry, you have seen many homes built. They seemingly start from a hole in the ground, add a little concrete, some framing, a roof, and a whole lot of contractors scurrying about. After a few months, a house stands where there was once a mere vacant lot. But there is a lot more to homebuilding, it starts with a lot of planning and preparation before the excavator scoops that first load of soil from that vacant lot. a memorable event that people want to attend from year to year. To accomplish this, the committee begins meeting in January...a full eight and a half months before Parade. Before we have a single home entered into Parade, the committee goes over the rules and requirements for Parade homes. These rules must be adhered to by the builders in order for them to show their home during Parade. Sub-committees are selected: Builder, Sign, and Twilight Tour. By April 1, builders interested in participating in Parade of Homes must have submitted an application along with their blueprints to the Parade Committee. The committee reviews the documents and determines whether or not the builder’s project meets the requirements for being a Parade home. From that point forward, HBA staff and each Parade committee goes into high gear. They have specific tasks they must perform to ensure Parade of Homes is a success. The Parade of Homes is much like homebuilding. As attendees of Parade, you purchase your ticket and drive from home to home. But have you ever considered what it takes to create an event the magnitude of Parade of Homes. Builder Sub-Committee Parade of Homes Committee The Parade of Homes committee is comprised of members of the Home Builders Association of Billings. They volunteer their time to meet twice a month to plan this event. Their goal is to make the Parade of Homes The Builder Committee oversees the progress of the builders. After several years of hosting Parade of Homes, the Parade committee has a fairly good idea of the pace at which a Parade home must be built. There isn’t a lot of wiggle room at the end. Our dates are set and the homes must be complete and must pass a safety inspection to protect our guests. Sign Sub-Committee The sign committee plays an important role in getting the word out to the community about Parade. They are the ones who run about town hanging banners and posting our bright flags. They are also responsible for coordinating the signs at each of the homes. Twilight Tour Sub-Committee A few years ago, the committee brainstormed to come up with a value-added event for Parade. Twilight Tour was born. For the uninitiated, Twilight Tour is a wonderful event that allows participants to have a sneak peak at some of the Parade homes. We treat our guests to hors d’oeuvres and complimentary beverages, then we escort them via motor coach to several of the Parade homes. During the ride, the sponsor of the bus will provide a narrative about the homes they are visiting and provide interesting tidbits. But it isn’t all business; the coach rides are fun as well as informative. The Twilight Tour Committee arranges for the food and beverages, determines the tour routes, and arranges for the amenities guests might need. HBA Staff Responsibilities Without our sponsors, Parade of Homes simply would not be possible. As you may well imagine, Parade of Homes is a costly endeavor. Our sponsors provide the necessary funds to get Parade off the ground. Perhaps you heard a radio spot, saw a television commercial, banner, flag, or ad in the newspaper. Perhaps you saw or heard one of our committee members on radio or TV talking about Parade. All of this takes planning. We scramble to get this catalog done. Many times the homes are far from complete when the book goes to press. That is Parade. When the Parade of Homes opens, we want you to have fun. All of the preparation, planning, sleepless nights and concern over deadlines are worth it if you have a good time on your tour. Simply incorporate these quick cleaning tips into your routine to help make chores more manageable. Daily Maintenance Give the shower and bath a quick wipe down after every use. There are several daily shower sprays on the market that will do the job. Keep a sponge or squeegee in the shower, along with the shower spray, to eliminate the build-up of soap scum and mold, which creates more work later. Keep canisters in the kitchen, bathroom and living room for quick and easy access. When they are in reach, you are more apt to clean up the mess immediately rather than put it off until later. Also, gather all of the supplies you will need to complete a task before you begin. Put them in a tote or basket to carry around with you as you clean. You will spend less time traveling from room to room hunting down the products you need. Spray and Walk Away If you are doing heavy cleaning to your bathroom or kitchen, just spray and walk away. Cleaning products are designed to dig deep into the stain to help dissolve it. When you spray and then immediately wipe it off, you are not giving the product time to do its job. Thoroughly spray down the areas you are cleaning and then tend to another task. When you go back to the area to be cleaned, the product will have done most of the work, creating less scrubbing for you. Beat the Clock You don’t have to carve out an entire afternoon to take care of your house cleaning. Set a timer for 15 or 30 minutes and restrict your duties to that time period. You will find that when you are “on the clock” you are more efficient and less distracted. What you don’t get done in that time frame can be saved until the next time. But recent natural disasters in Billings and around the world have shown that even in this modern age, you and your family need to be prepared to survive on your own after an emergency. It may take days or even weeks for emergency and relief workers to get to everyone impacted by a disaster. And basic services such as electricity, gas, water, sewage treatment, and telephones may not be restored to service for a lengthy period of time. Every family needs to keep on hand enough food, water and other necessary supplies to sustain themselves until help arrives or you can safely leave the area and get to a shelter. The Federal Emergency Management Agency (FEMA) has a website, www.ready.gov, with information on how to be prepared for both natural and man-made disasters. FEMA recommends putting together a basic emergency supply kit and keeping it in your home in an easily accessible location. The items that should be included in the kit are: • A three-day supply of food and water, including at least one gallon of water per person per day and non-perishable food items • A hand-crank or battery-operated radio and a National Oceanic and Atmospheric Administration (NOAA) Weather Radio with tone alert • A first-aid kit • A cell phone with chargers, a power inverter or a solar charger • Dust masks, plastic sheeting and duct tape in case of a chemical event that contaminates the air • Items for personal sanitation such as moist towelettes, garbage bags and plastic ties • Tools and supplies including a flashlight, a can opener, a wrench or pliers to turn off utilities, extra batteries and a whistle to signal for help • Maps of Yellowstone County Small Business is Big Business to Beartooth Bank. A disaster can strike without warning, and the best way to protect your family is to be prepared. Closing on your new home is an exciting time — but it also can be an overwhelming process. Home buyers are usually required to sign a seemingly endless pile of documents, most of which are written in terminology not used outside of the housing industry and that can be complicated to understand. These new rules are intended to streamline the loan application process and make it easier for consumers to understand by clearly spelling out the most relevant details all on one page – the interest rate of the mortgage loan, the amount of the monthly payments and a listing of all the closing costs. Fortunately, the process is about to get easier. Under new rules required by the Consumer Financial Protection Bureau, four closing documents will be merged into two. The CFPB recently announced that the changes scheduled to take effect on Aug. 1 will be delayed until Oct. 3 For consumers applying for adjustable rate mortgages, the documents will explain how their interest rate and future monthly payments could change based on certain factors. The Good Faith Estimate and Truth in Lending disclosures will be eliminated and combined into a new single Loan Estimate form. The Loan Estimate must be delivered to the buyer no later than three business days after receiving the application. For additional information, please contact your mortgage advisor. In addition, the final Truth in Lending Disclosure and HUD-1 Settlement Statement are being replaced by the Closing Disclosure form. A well-planned outdoor living space can become a home owner’s backyard getaway, but the wrong deck or patio can end up as unused dead space. Keep the following in mind and you’ll find yourself enjoying the sunshine from your outdoor retreat in no time. Patio or Deck? When deciding on whether you’d like your new outdoor haven to be a patio or deck, first do some research. Some areas have building codes or terrains that dictate one or the other. Your local home builders association can be a good source of information. What kind of budget are you looking at? Decks can be a more affordable option than patios, but concrete, while more expensive, tends to be the sturdiest material with the lowest maintenance needs. Several factors can determine whether a deck or patio is best for you: •How much weight does your space need to hold? If you are considering a huge hot tub or spa, a patio might support its weight better. •What about climate? Will the surface become too hot to walk on during summer’s peak? •Does rain or snow create runoff problems on a flat patio surface? If you have a rough backyard terrain, a raised deck may end up your best choice instead of expensive excavation for patios. Likewise, if you dislike dirt or have pets, consider a raised deck. Remnants from sand and stone patios easily find their ways into clean houses. A raised deck also may work as a better option for low-lying yards that tend to become soggy when it rains. Choosing the Design Once you’ve determined whether a deck or patio is best for your home, the possibilities are endless. For home owners on a budget, Tim Taylor, owner of Landscape Creations in Johnson City, Tenn., suggests a sand and stone or brick patio. Stone, brick and concrete pavers are available in a range of styles and colors and are durable. Remember that site preparation is important for drainage, grade and proper placement, and can be a lot of work for the DIYer. Weeds also can pose more of a problem with patios. When in doubt, leave it to a professional with the experience, not to mention equipment, you need. “Flagstone and concrete patios also are popular among home owners,” Taylor said. “Remember to allow for expansion, however, to prevent cracking.” Cracking in concrete is inevitable, but it can be minimized with the proper installation. Home deck made of wood Materials Matter Most decks are made of wood, ranging from pressure-treated pine and fir to more durable—and pricey—woods such as red cedar, redwoods and tropical hardwoods. No matter what the type, wood decks require maintenance and even then, with less expensive woods, swelling and warping will still occur over time. To reduce the amount of maintenance required, consider composite and vinyl decking. These materials are less susceptible to swelling and also are more resistant to insects. The cost, however, can be significantly higher, particularly if coordinating railing and balustrade systems. Concrete decks, while much more expensive than wood or composite, are the most durable and require only the occasional pressure wash and periodic re-sealing. And no longer just drab grey, concrete is now available in a nearly limitless variety of styles, colors and patterns. Location, Location, Location Before beginning your outdoor project, assess your space. Where do you have the best sunlight? Do you want to use your space for dining or grilling? If so, do you have a large enough area for tables and chairs? Is there one area of the yard that is quieter and has more privacy from neighbors? A good home builder, remodeler or landscape architect can help you design a master plan that’s right for your space and your ideas.
