Introduction
Optima Group of Companies is one of the UAE’s leading integrated HVAC companies, with divisions

Founded in 1991 by our managing director Mr. George Constantinides Al Bunyaan Trading is a well
known, respected and successful trading company based in Oman delivering projects across its
business activities and to many satisfied clients. Over the years many long term relationships have
been formed with our customers, both companies benefiting from the trust, commitment and
understanding of a true business partnership.

Mr Constantinides, now based in Dubai, has worked in the Gulf region for over 25 years and is
passionate about the business. He prides himself on delivering projects on time and within budget
adopting a “customers for life” policy.
Optima Group of Companies, Dubai opened its doors for business over ten years ago and now

Established since 1999 in Oman this busy division of the company has been responsible for many
projects around the Middle East region. The success of our Oman office, which is now the leading
BMS supplier in the Sultanate, led to the forming of our Dubai operation.

Organisation
Priva has identified separate market groups to enable it to be faster and more flexible in its
response to specific demands and developments in those markets. These are the Agro
Business division, which focuses on businesses in protected cropping, and a Building
Intelligence division, specialising in Building Management Systems (BMS).
Priva is active in the field of energy management by means of its independent subsidiary
companies Van Beek Ingenieurs en Priva Energy Monitoring.
Staff departments such as HR, ICT and Accounting are based at the company headquarters
in De Lier, the Netherlands, as are the support departments, subdivided into Marketing &
Communications, Innovation & Research and Logistics & Production. The Dutch sales and
service office serves the Benelux region and all markets in the world where Priva is not
represented by local offices. Local offices are located in Germany, the United Kingdom,
Sweden, Canada and China.
Furthermore Priva is represented in many other areas by independent Priva partners.
Building Intelligence
Priva Building Intelligence is a national and international specialist in climate and process
automation for public and commercial buildings. Using intelligent, dynamic systems, Priva
guarantees a comfortable and healthy living and working environment and efficient building
management.
Priva's systems are used in offices and hospitals, hotels and shops, schools and universities,
at conference centres and sports halls. The systems contribute to the creation of an

systems for package 208, controlling the AED 320 million MEP works for the Khalifa Port and Industrial Zone

This package consists of 29 building with the largest 75,000 square metres, and another 28 smaller buildings,
so the whole job is about 112,000 square metres.

The Grand Millennium Hotel in Dubai is a luxurious 5 star hotel located in Al Barsha just off
Sheik Zayed Road and near to Mall of the Emirates. Op.ma Interna.onal LLC has
successfully completed the design, engineering, supply and commissioning of Priva Building
Management system to control the mechanical services of the hotel to ensure absolute
client comfort and maintain maximum energy savings.
The hotel boasts 149 suites and 203 bedrooms together with Bars, Interna.onal
Restaurants, swimming pools and breathtaking sea views. Op.ma manage to control and
monitor with strategically located control panels that serve the 13 Air Handling Units, CHW
plant with Heat exchangers and associated pumps fed from the district cooling system and
various other building services plants

Case Study
Dalma Mall located just off the island of Abu Dhabi. Anchored by Carrefour, one of the worlds leading retailers, the
mall will boast over 150,000 square metres of leasable space. The development includes a mul screen cinema, a
food court, family entertainment centre and of course many retail outlets including the high end fashion brands. Car
parking spaces in excess of 7000 are available around the mall and in two mul storey facilies to ensure easy access
to all floors of the development.

Opma Internaonal LLC was chosen to design, engineer, supply and commission its building automaon system
ulising leading edge open system technology. The mall supplied by chilled water from the district cooling system
along with seventeen Fresh air AHU’s that supply tempered air to the buildings 38 Recirculaon AHU’s and common
area Fan coil units are all BMS controlled and monitored to ensure a perfect environment for the end user. All toilet,
general smoke extract, smoke extract and smoke pressurisaon fans are monitored and or centrally controlled
Opma. Other services within the building are connected for informaon gathering and smooth operaon of the
building. These include: Panoramic Li;s, Escalators, Travelators, UPS systems, Generators, Fuel Systems, Fire Alarm
system, Security system, Lighng Control system and the Central Ba=ery System. Monitoring and load shedding of
the MDBs, Gas and chilled water consumpon for the tenancies is also provided by BACnet interface.

The New Oasis Shopping Mall on the famous Sheikh Zayed Road in Dubai is being built on the same site
as its predecessor tragically destroyed by fire. The new Mall will be a truly comfortable and convenient
family centre with more than three mes the retail space of its former namesake.

Automaon Requirements of the centre . Around 70 air handling units and almost 500 FCU’s are
controlled by Opma with two Chiller plants and all the associated pumps and fans.

Integraon to the Chiller Management system via BACnet and Modbus connecons to the MDB’s and
meters that will ensure that this building is at the fore front of technical innovaon.

Case Study
The Cayan Business Center a freehold commercial tower in Tecom on the Sheikh Zayed Road. This 12 storey
office block has 4 levels of underground parking, retail areas, a stylish atrium and accommodates offices of
between 1700 and 12,000 sq. 4. The atrium, which allows natural light to illuminate the building, has a stylish
water feature giving the feeling of space and tranquillity.

Opma Internaonal was selected to design, engineer, supply & commission an open building automaon
system to control its building services with the ability to ulise leading edge internet technology which is
energy efficient and easily expandable to support planned future developments. Chilled water, Fresh air AHUs
supply tempered air, Fan coil units are all BMS controlled, Car park venlaon is controlled and monitored by
the Building management through CO detectors which will also alarm if high levels of the gas are detected.
Staircase Pressurisaon Fans, Li4s, Generators, water tanks along with all pumps and fans are controlled and/
or monitored by DDC controllers that where strategically installed throughout the building to ensure control
and monitoring all of the essenal building systems. Lighng control for all public and common areas was also

Comfort Inn hotel in Al Barsha selected Op"ma Interna"onal LLC to supply, design, engineer and
commission the Building Management system to control the mechanical and electrical services. One of a

New premises for the Commercial Bank of Dubai located on the famous Sheikh Zayed Road has its
services controlled and monitored by a PRIVA Building Management System. Control specialists Opma

Having installed Building Management systems in other premises the requirement here was for a more
flexible approach ulising the latest advancements available in the market. PRIVA with its long history in
leading edge technology through connuous R & D was an easy choice. Individual room control was a
requirement of the project but in order to maintain overall control and reduce energy all of the FCU’s
were fi3ed with Priva Comforte CX controllers. These MS/TP BACnet units are fi3ed with local room
control units to allow the occupants to select the desired temperature within the limits set by the Facility
Manager. The programmable keys also allow the user to select fan speed.

Blue ID system overview
Simple installation
A base can simply be clicked onto a DIN rail. When doing
so, the necessary internal connections are completed. If
a rail is full you can easily loop through to the next rail.
The modules are addressed automatically. There is no
requirement for jumpers or dip switches therefore. This
will prevent mistakes.
Easy to wire using terminal blocks
The wiring for the peripheral hardware to be connected

Because the wiring is connected to the base, there is no
need to disconnect wiring when replacing modules.
Modular and well organized
The Blue ID system has a modular design around the
controller. It has a well organized range of I/O modules
that tie in with practice. There are, for example, modules
with analogue outputs with and without manual override,
relay outputs with and without manual override, analogue
and digital inputs and modules for serial communication.
A module can easily be removed from and placed back
in the base without tools. This can be done live
(hot swappable).
Manual override
Some modules are available with manual override to
allow manual intervention. Such a module can be
installed on the base of a similar module without manual
override. The system does not have to be switched off
to do this. Nor do you have to change the DIN rail layout.
A number of variants of various modules are available
with more or fewer I/O. As a result, there is always a
good solution meaning the space in the panel can be
used optimally.
Blue ID Lifeline
The modules are equipped with blue LEDs. Together,
these LEDs form the Blue ID Lifeline. If the blue line is
continuously on, the modules and bases are in the correct
place according to the configuration in TC Engineer.
Unique base-module combination
Each module only fits in the corresponding type of base
and has a unique colour code. Therefore, you cannot
accidentally place a module in the wrong base. This
simplifies replacement.

The controller is the intelligent heart of the Blue ID
system. It handles all input and output based on control
programmes loaded into module. The programs come
from Top Control (Priva's project design and
implementation software).
Galvanic isolation
The modules are powered by a system power supply (24
VDC). The terminals on the modules are galvanically
isolated from the system neutral. This easily avoids earth
loops.
Powerful processor
The controller contains a powerful microprocessor which
guarantees high performance. The unprecedented
processing speed and computing power mesh seamlessly
with the requirements of modern and integrated systems.
The controller uses a reliable operating system that
ensures quality and operational security and a good
connection to the ICT infrastructure. And mutual
communication between controllers is fast and reliable.
The entire system can be accessed via a Web browser.
System power
The 24 VDC system power is distributed via the controller
and then via the bases of the modules. An Blue ID PI60
Power injection module is used if the modules demand
more power than can be supplied via the controller.
Field devices
The connected field devices can easily be supplied with
power via the I/O modules. To do this you can connect
24 VAC and/or 24 VDC to any I/O module and easily loop
through to the next module. The connections for this are
called field power (FP) and field ground (FG).
Operational safety
If the power fails, the control software remains in the
controller. In order to save time and (service) costs you
can equip the system with new control software remotely.
The controller tests this new control software before
switching over to it.
Ethernet connections
You can connect the system to a network via Ethernet
using a Blue ID SN Network module. Depending on the
type, the module provides the system with one or more
network connections for Ethernet, a port for PoE and a
port for IP over 2-wire.
Memory card
The controller provides an option for inserting a memory
card. The card is used to register user actions and to
store historical data, trend data and project data from
TC Engineer. So you always have the latest project data
available. It also simplifies updating.
Power over Ethernet
An operating unit (TouchPoint) can be connected to the
port for PoE, for instance. A major advantage of PoE is
that it does not require a separate power supply.
Operation using TouchPoint
The system is operated using one or more TouchPoints
(touch screens). You can mount them in the door of the
cabinet, in the cabinet itself or against the wall.
Port for IP over 2-wire
The port for IP over 2-wire combines Ethernet with the
reuse of existing twisted-pair cables. This allows you to
use, for instance, existing and unused telephone or
network cabling for the data traffic. This saves both time
and money. An additional advantage is that longer
distances can be bridged using IP over 2-wire.
You can easily expand the number of TouchPoints and
use them anywhere you want. The system recognizes
when a TouchPoint is connected; you don't need to install
software.
TouchPoint with PoE
You can power the TouchPoints with PoE. There is no
need for a separate power supply and power supply
cables.
The system supports both bus and star network
topologies.
BACnet
As a result of BACnet support you can easily exchange
input and output signals from the I/O modules with other
systems and devices.
Browsing via PC
The TC Manager allows you to control all devices
connected to the system from a single location. TC
Manager provides a web based visualization of the
environment to be managed. The system supports the
use of logical names for Web pages instead of addresses.
In addition, both Windows browsers and Mac browsers
are supported.
Interfaces for field bus devices
If one or more field bus devices are being used in a
project, you can connect them to a Blue ID SC
Communication module for serial communication and to
a Blue ID SN Network module for communication via
Ethernet.
Operation takes place via well-arranged Web pages. Clear
tabs and icons make configuration and operation quick
and easy.
A communication protocol is required for each field bus
device. Product interfaces and universal interfaces are
available in TC Engineer for this. Examples include:

for BACnet, Echelon/LonMark and M-Bus.
