Town Center at Sawgrass will add approximately 150,000 square feet of

With more than 370 stores plus dining and entertainment
options, the Sawgrass Retail Complex is one of the best
centers in the country and a luxury brand mecca.
The center is the largest single-story mall in the U.S. with
over 2.3 million square feet of GLA featuring 24 anchors
including notable brands Bloomingdale’s – The Outlet Store,
Neiman Marcus Last Call, Nordstrom Rack and Saks Fifth
Avenue OFF 5TH. Century 21 Department Store will join
the mix in November 2016.
The center recently opened a 130,000-square-foot
expansion featuring Scotch & Soda, Original Penguin,
Volcom, Finish Line and Columbia just to name a few.
The complex is the highest NOI producer in the Simon
portfolio. Non-outlet retail represents 56% of all GLA and
43% of the total sales at the property. A substantial number
of the full-price retailers perform at over double the Simon
company average for productivity and total sales.

The Colonnade Outlets at Sawgrass Mills features an
exclusive upscale collection of over 70 style-defining outlet
stores and elegant dining in an open-air promenade. Recent
additions include Diane von Furstenberg, Gucci, Jimmy Choo
and Versace.
A new 80,000-square-foot expansion featuring 30 new
stores is now open. A 1,700-car parking deck is set to open
in the summer of 2017. In addition to attracting the world’s
finest luxury brands, The Colonnade performs exceptionally
well.
The Colonnade attracts high-income, style-savvy shoppers
from around the globe who delight in discovering the
unexpected. On average, The Colonnade shopper earns
$12,000 more and spends three times as much as the
regular mall shopper. The addition of the new full-price,
lifestyle-shopping section conveniently located next to The
Colonnade will create a synergistic shopping experience
for this discriminating customer to conveniently shop their
favorite luxury brands and take advantage of the new lifestyle
destination as well.

ENTERTAINMENT
HAVEN
The Oasis, the outdoor dining and entertainment
component of the Sawgrass Retail Complex, offers
destination restaurants The Cheesecake Factory and
California Pizza Kitchen, along with a 90,000-squarefoot Regal Cinemas & IMAX.
This section of the complex is also being revitalized
with new restaurants: Texas de Brazil, Yard House,
and mojitobar & plates by Douglas Rodriguez. A
complete, dynamic renovation of the common areas
and storefronts is scheduled for completion by Holiday
2016.
The Sawgrass Complex boasts the second highest
performing P.F. Chang’s and the fifth highest
performing The Cheesecake Factory in the Simon
portfolio. Other notable high-performing restaurants
include Grand Lux Cafe, Rainforest Cafe, Villagio and
Zinburger Wine & Burger Bar.

Adding to the already extraordinary retail mix, Town
Center at Sawgrass will become the third open-air
component and is set to raise the bar in full-price retail.
The development will provide a world-class selection
of retailers and restaurants and will be centered on
an inviting plaza ideal for community gatherings and
events befitting the expansive trade area of over two
million people.
Town Center at Sawgrass will be easily accessible
from both Flamingo and Sunrise Boulevards. Four new
sit-down restaurants and a new parking deck with a
2,000-vehicle capacity will flank the development.
Both the pedestrian and vehicular circulation patterns
at Town Center at Sawgrass will be fully integrated into
the greater Sawgrass Mills complex.
