Our Not-for-Profit Difference: • We are governed by a local, volunteer Board of Trustees. • We have no shareholders or stockholders. • We were developed to meet the needs of Green Valley and the surrounding communities. • Our excess revenues are used to promote our mission and stay in the community for the community. In Our Nature As La Posada completes its 27th year of operations, we are able to reflect on the beauty of the campus, both in its surroundings and in the positive relationships that create bonds that strengthen our program and mission. The experience of La Posada is deeply impacted by the nature we enjoy around us, as well as by the nature in which our mission is expressed and shared by residents, employees and the community at large. La Posada’s mission is to enhance the life experience of all by maximizing the well-being of those whose lives we touch. The concepts of “living well” and “aging well” have been studied and researched by many over the past decades, and it is clear that the program of La Posada embraces much of what is needed to accomplish this goal. Specifically, it is believed we have the best chance to live and age well if we continue to have a relationship to nature; positive, meaningful relationships with others; a sense of purpose and belonging; an opportunity to learn and grow; intergenerational encounters; healthy food and physical activity. One of the highlights of 2014 was the finding of the Eller School of Management study on La Posada’s economic impact for the larger community. We were pleased to quantify a $52.9 million dollar per year economic impact created by La Posada. We invite you to review our past year and appreciate with us the unique experience of La Posada. We thank our residents, employees, donors and the community for their support and efforts to help us achieve our mission to serve. Casa Community Services: • 2,434 days of care in Adult Day Services • 145 children served at Los Niños del Valle • 7,443 lunches served at the Casa Community Center • 21,396 individual visits logged at Community Center events and classes • 150 counseling sessions at Casa Volunteers: In Our Nature • 23,565 hours residents volunteered on campus • 31,645 hours residents volunteered off campus • 148 off-campus volunteers gave 12,648 hours to the La Posada campus (includes Casa) • 67,858 total volunteer hours valued at $1,528,000 The Shoppes at La Posada: • $105,820 supporting activities and courtyard benefit events Community Connect: • 2,940 visits by individuals • 15 groups using the location for meetings • 92 individuals screened for balance • 1,101 attendees at health events and group meetings Environmental: • 100 tons of paper or cardboard recycled To Serve In Our Nature To Nurture Our employees are an integral part of life at La Posada. It is our philosophy that taking good care of our employees is the right thing to do. Additionally, we believe if we take good care of our team, they will be better able to meet the expectations of our residents and the community. Happy employees are part of the formula of the La Posada culture. In 2014, La Posada employees: • Continued to become U.S. citizens, thanks to resident mentoring and support; • Were able to participate in a new diabetic nutritional counseling program; • Took advantage of $100,000 in scholarships; • Became healthier through our specialized Posada Life wellness program. La Posada provided meaningful employment to 796 individuals with a payroll of $14,900,063, much of which is spent in our local community creating a positive economic impact. In Our Nature To Care R esident life at La Posada in 2014 provided innumerable opportunities to have memorable experiences and to enhance well being. Some of the year’s highlights include: • Refurbishment of our Observatory and revitalization of this interest group • Benefit concert series at La Posada Shoppes • Moon Flower dedication • Volunteer appreciation event • La Vista lobby and library remodel • Senior FIT program • Green Valley Women’s Conference - “Pathmakers & Pathbreakers” • Expanded wellness: brain aerobics • New residents and new friendships • Anniversary celebration events • Hosting the Taste of La Posada for the community • New staff leaders and program for our cul de sac of care • Community Connect and Mosaic are featured in the Journal of Active Aging Community Benefit Highlights… • The University of Arizona Eller School Masters Program students studied La Posada and determined that La Posada provides a $52.9 million dollar annual economic impact to the community-at-large. • The “Dreams Come True” program awarded its first recipient. • The Shoppes at La Posada hosted its 5th Pancreatic Cancer Walk, raising over $100,000 over the 5 years. CAMPUS WIDE SATISFACTION OVERALL SATISFACTION - ANNUALLY In Our Nature In Our Nature To Innovate Innovation is one of La Posada’s strengths. The development of new ideas and programs is facilitated by our culture of actively listening to resident and employee suggestions and a willingness to embrace change in order to step toward the future. To Create Our 2014 Creations: • Prose and chess gardens • New La Hacienda enhanced assisted living • A beautifully painted water tank becomes art • New website: www.PosadaLife.org • Vacation exchange program with a Portland, Ore., community • La Posada Shoppes recognized state-wide as a Best Practice • Los Niños outdoor classroom is envisioned and receives funding • Community Connect and Mosaic continue to serve the larger communiy with at-home services • Pavilion refurbishment and expansion In Our Nature To Sustain La Posada’s financial performance across the years continues in a positive and encouraging vein. Financial well-being is essential for resident security and well-being, and makes it feasible to pursue more opportunities in the greater community. The 2014 results are consistent with recent years. Many years of good financial health have improved the company’s ability to handle uncertainty and to deal with an increasingly regulated and litigious business climate. For 2014 changes in FASB accounting rules required reversing almost $16MM of amortized refundable entrance fee revenue back to January, 1997. That adjustment reduced the change in net assets budget for 2014 by $1.1MM, and moved $16MM from net assets (retained earnings) to deferred and refundable entrance fee liability. This adjustment is reflected in financial report columns for prior years with the heading “as adjusted” and “restated”. Several projects in 2014 are noteworthy. The high acuity Assisted Living program in the La Hacienda building was in operation for its first full year. The midnight 12/31/2013 transition saw no residents leave the building. Census climbed from 25 (of private and semi-private suites) in December 2013 to 35 (of 39 private suites) by May 2014. Management expected this climb in occupancy to take 10 to 12 months. The expected favorable impact on resident satisfaction and financial performance were realized. The $1.4MM renovation and expansion of the wellness and exercise Pavilion was completed in late 2014. Significant remodeling of the oldest apartment complex, La Vista, was mostly completed in 2014, at an expense of $1.0MM. The routine remodels and renovations consumed $1.3MM across the campus. Included in the renovations was the first significant year handling La Perla apartments, which opened in 2003. The transition from metal key door locks to “smart” locks across the campus completed the third of the four year project, slowed a few months by strikes at west coast sea ports. Casa Community Services and Community Connect by Posada Life continued to mature. These gave birth to a diverse services program, Mosaic, that was introduced to the greater community in 2014. Revenue and expenses for Mosaic grew slowly, but deliberately. The research for Mosaic was funded in part by a grant from Freeport McMoRan. These efforts comprise a community services initiative committed to improving service and program coordination for seniors in the Green Valley area, expanding or developing services to better fill unmet needs. The new self-insurance program for employee health benefits and wellness completed a successful third year. The program involves several other owners of the captive liability insurance corporation (founded in 2004). La Posada hopes to mitigate health care costs through consumer education, and through creating a clinic presence on campus. Long term, this program is aimed at improving employee wellness which translates into greater staff and resident satisfaction, and to the company’s reputation as an employer of choice. Feasibility analysis for a proposed second site, named Nakoma Sky LLC, in Oro Valley on the Northwest side of Tucson, began in earnest in 2014. A $5.2MM land purchase was completed mid-2014. A marketing firm was retained as well as an architect. Also selected were a civil engineering firm, a construction firm, and an interior design/ procurement firm. The expenses for the feasibility work are mostly being capitalized with the expectation of recovering all expenses when the feasibility is proven, and construction and permanent financing are secured. Northern Trust Bank agreed to a revolving line of credit for funding the expenses. La Posada touches a broad spectrum of age and income levels as reflected in these statistics for 2014. Independent living apartments and homes housed 750 people, assisted living housed 146 people (91% came from campus), outpatient therapies treated 742 patients (77% from outside the campus). In addition to outpatient therapies, community outreach included 2,434 person days of adult care, 7,398 senior lunches served, 9,628 days of child care, 150 behavioral health counseling sessions, and 2,940 encounters in Community Connect. La Posada employed 793 people during the year, 590 on the last payroll. The 2014 independent living and assisted living rate increase was 2.9% . Net assets for operations, excluding Foundation gains, market gains and insurance settlements was $2.3MM, or $1.4MM favorable to budget of which $0.9MM was due to unexpected realized gains on investments. La Posada’s investment strategy has been recognized for its diversification, having 3 significant portfolios with multiple managers plus alternative holdings. Historical performance has been and continues to be favorable. The 2015 increase for independent and assisted living monthly residential rates is 1.95%. The bank-approved 2015 budget for operating net assets is $0.9MM compared with 2014’s restated $0.9MM. For 2015 La Posada expects to continue growing services outside the campus and will use cash from operations to fund capital projects on the Green Valley campus. Recruitment and development of more leaders will continue as part of an on-purpose provision for succession. All covenants with Northern Trust Bank per the November, 2009, loan agreements revised in October 2014 were met or well exceeded for the year. The debt service coverage ratio ended the year at 2.9, well above the 2014 revised 1.25 covenant. The days of unrestricted cash on hand covenant was discontinued, superceded by a loan pledge covenant of $16MM for the margin value of holdings at Northern Trust Bank. These measures were reasonably close to management budget projections. Management remains confident about the health and expansion of La Posada, all of which are true to the mission “To maximize the well-being and care of seniors.” Management and the Board of Trustees remain committed to doing everything possible to meet the expectations of its creditors, to maintain satisfaction of residents, staff, and the larger community. TOTAL PRESENT VALUE OF FUTURE ANNUITY PAYMENTS In Our Nature La Posada doesn’t believe in growth for growth’s sake. In 2014, La Posada purchased land in Oro Valley to develop another retirement community to serve more seniors in ways we have found to be successful. A second campus is strategic positioning for strengthening long-term viability and stability of the La Posada organization. The La Posada campus has already been strengthened by the planning activities and research related to Nakoma Sky, the future campus, as we incorporate new ideas into our daily operations as they develop. To Expand & Strengthen Another way La Posada strengthens is by supporting the future of the Green Valley/Sahuarita communities by promoting and being a sponsor of NMSI, the National Math & Science Initiative of the Sahuarita School District. We must educate the youth of our area to create a strong future. The Pavilion expansion strengthens our wellness program for both residents and employees. The significant growth in new classes to reflect new areas of interest necessitated more space. Additionally, the Pavilion now is ready to provide a medical clinic to enhance and strengthen our continuum in the future. The Home & Community Services initiative to serve a broader population in the Green Valley area has now been underway for two years, and continues to evolve as new needs are identified, for which we then expand our Mosaic, Community Connect and Casa outreach services. In Our Nature To Support Is philanthropy in our nature? We often state that we have a culture of philanthropy at La Posada. It sounds nice but what does it really mean? Culture is the characteristics and knowledge of a particular group of people. Philanthropy is the desire to promote the welfare of others, expressed especially by the generous donation of money to good causes. So, we are saying that our residents, family, clients and friends care for others, remember those who went before us, and leave a legacy that will enhance the lives of those to come. How do I know this? Because it’s in our nature . . . to help our residents who outlive their financial resources to maintain their lifestyle with respect and dignity.
