Thank you to all our cruise guests, the DRHBA raised just over $500 for The Serenity Garden at Hearth Place Cancer Support Centre. The Serenity Garden completes the renovation work at Hearth Place and provides members with a tranquil sitting area. President’s Message Holiday Havoc in Homebuilding Holidays, holidays, holidays. As necessary as they are for all of us, they create havoc in the homebuilding process of today. Because of the very nature of one trade depending on the previous trades to complete his work, it can become a scheduling nightmare for most builders and site superintendents across our region. For example, the painter cannot paint the house until the trim carpenter has hung the doors, cased the windows and nailed on the baseboard. If you deal with smaller contractors that are owner/operators, when the trim carpenter goes on holidays, the painter could be slow. Most end up working extra hard before the holiday and playing catch-up when they return. The necessity and enjoyment of the holiday can sometimes be debatable after the fact. Canadians have been described as people who work very hard but also play very hard. Our play time is often jammed into two short months – July and August – due to the nature of our climate. Which brings me to another point. What is it with all the rain??? Rubber boots are usually company issue in the early spring, not in the middle of summer. The hair on my calves will never grow back if I don’t soon stop wearing these boots. The rain has been great for the new sod we have laid, but has made it very difficult to grade, topsoil and lay anymore this summer. New homeowners are reminded to be patient, it is still coming. The sun will shine for three or four days in a row - eventually. Many builders in our region have inventory homes that are completely finished on the exterior, including sod. Just imagine moving into a new house without living through the dust and mud stages. Often they still have the opportunity to select many of their own interior finishes such as kitchen cupboards and vanities, flooring options, stain colours, and ceramic selections. Many builders can then deliver these houses to the homebuyer in four to six weeks. The Finance Department recently changed the rules governing the SCOTT JEFFERY mortgage industry, tightening up President the government standards. They will no longer guarantee 40 year, zero-downpayment mortgage loans as of October 15th. This will likely spur on anyone who doesn’t have a five-percent downpayment to seriously consider buying a home. In markets such as ours, first-time buyers need the longer amortization to bring monthly payments down to a point they can afford. The Federal government said it was making the changes to its mortgage guarantees to strengthen our real estate market and to help guard against a U.S.-style housing bubble. The options for house financing and the selection of new homes in inventory or under construction make this fall a perfect time to buy a new home. Prospective homeowners would be wise to make good use of their holiday time by studying new home brochures, contemplating locations, exploring school options for their children, and letting one of the many fine homebuilders in our region have the privilege of serving them. These requirements are part of the Government’s plan to create a greener Ontario and a culture of conservation.Phasing in these energy efficiency changes allows building officials and others in the building industry time to prepare for the new requirements. The next phase of this plan will require that homes constructed based on permits applied for after Dec. 31, 2008 include near full-height insulated foundation walls. The Best Practices Guide for the installation of Near-Full-Height Basement Insulation has been produced with the valuable assistance of the Ontario Home Builders’ Association (OHBA); Ontario Building Officials Association; NAIMA Canada and others in the building sector. The guide will benefit builders, designers and enforcement officials by addressing technical and practical issues associated with the details and installation of basement insulation. Our team of Executive and Directors represent the home building industry and our members here in Durham Region at the local, provincial and national level. We are seeking candidates to bring new ideas to the table and to help lead our organization into the future. Members of the Durham Region Home Builders’ Association raised $500 at their annual Summer Fun Cruise for The Serenity Garden at Hearth Place Cancer Support Centre. The Serenity Garden completes the renovation work at Hearth Place which was started in 2005 by DRHBA members. The Serenity Garden will provide a tranquil sitting area for Hearth Place members.
