Kingsbury has 37 years of sales and marketing experience with many of the South’s most sought-after resort and residential communities, including Daniel Island, Fripp Island and Queen’s Harbor Yacht and County Club in Jacksonville, FL. He is a 1966 graduate of Myrtle Beach High School and a 1973 graduate of the University of South Carolina, after a three year stint with the US Army including a year in Vietnam. At St. James, he will direct a team of ten sales executives and a support staff of more than 20 associates. “I’m excited to be at one of the premier private communities in the country,” Kingsbury said. “This place is special, and I don’t know of any other community on the Carolina Coast that can match what we offer here. “In terms of amenities, lifestyle and quality of life, St. James stands in a class by itself,” he added. “That’s why we’ve been the number one-selling community in the Coastal Carolinas for 23 straight years, welcoming more than 4,500 property owners since our founding in 1991.” Conrad Broussard MEMBERSHIP WITHOUT LIMITS (continued from cover) “In fact, it was just what we’d been looking for. “Golf is what really sold us on St. James,” Dennis said. “We’re impressed with how the courses always are in such great condition and how much fun they are to play every day. “We’d recommend membership to anyone who’s thinking about moving here. For us, it’s everything we ever wanted and then some,” he said. The St. James lifestyle also played a big role in luring Amanda and Stephen Kiel to the community from Ohio four years ago. “On our first visit here, we saw people walking and riding bikes and playing golf and tennis,” Amanda said. “Everyone looked so fit and healthy,”she said. “This was in January and everyone back north was stuck indoors. “Here people were outside and having fun and staying active. We couldn’t wait to join them!” The Kiels took the option of a social membership, giving them privileges at both fitness centers and dining at all four clubhouses. They love socializing and making new friends. “One night last summer we hung around the pool at Seaside, with a full band, dancing and cocktails in the moonlight – so much fun!” she said. “Things like that go on here all the time. There’s no excuse not to join in.” The Reserve Club Course STATE OF THE TURF For most superintendents, 18 holes is a full day’s work. If you’re Conrad Broussard, that doesn’t even get you to lunch. As Director of Agronomics at The Clubs at St. James Plantation, Broussard is responsible for the maintenance of 81 holes, four varieties of grass, 550 possible pin placements, 70 acres of ponds, 200 acres of protected wetlands, and over 10 miles of fairways. He oversees a staff of four superintendents, six assistant superintendents, 60 fulltime workers and an annual budget of over $4 million. “Our courses are consistently in the best shape of any on the coast,” says director of golf Dave Kjome. “I don’t know how he does it. He has to have a magic wand.” Broussard joined St. James in 1996 as assistant superintendent of the newly opened Players Club. He worked his way up to full superintendent, then earned his present position when Troon arrived in 2006. Broussard grew up in West Texas and played on the Texas Tech golf team. After a brief stint in retail, he and his wife Tonya moved to Myrtle Beach in the early 1990s, where he earned a degree in turf management. They’ve been married 20 years and have two teen-aged daughters. Chef Kurt Gushman • Saute all mushrooms together in a little olive oil until well-browned. • Add garlic, shallot and herbs. • Continue to cook down until all liquid that has released from the mushrooms has reduced away completely. • Pan should be dry but be careful not to scorch the mushrooms. • Remove from heat • Fold in the boursin cheese • Allow mixture to cool for 15 minutes • Fold in beaten eggs, combine thoroughly, chill completely To assemble: Carefully brush one sheet of phyllo completely with melted butter. Lay another sheet of phyllo on top of the first and brush it with melted butter. Continue this process for a total of four layers of phyllo dough. Cut the phyllo into six equal rectangular portions (2x3). Place 2 tablespoons of the chilled mushroom mixture into the center of each. With a point of the phyllo facing you, fold in the left and right side points towards the center. Then, taking the point facing you, roll the phyllo away from you until the strudel is formed and sealed (similar to an egg roll or spring roll). Brush the outside with butter and sprinkle with a little salt and pepper. Repeat the process for the remaining strudels. Bake at 400 degrees for 8-10 minutes until the phyllo is a rich golden brown and the filling is 165 degrees. Taylor Ryan enjoys a run beside the lake at Woodlands Park Joan Justice Lisa Frye ST. JAMES PROPERTIES RULES RESALE MARKET If you live in St. James and are ready to sell your home or homesite, the best number to call is (910) 253-7886. That’s the direct line to Joan Justice and Lisa Frye of St. James Properties. They are our highly motivated resale professionals, specializing in selling your home or homesite for the highest price in the fastest time. St. James Properties has ruled the resale market for nearly two decades. Last year was no exception, with a total of 132 resale closings for $32 million, according to the Brunswick County MLS. That’s more than the combined total for all the other real estate companies doing business in St. James Plantation. It’s easy to see why St. James Properties commands the resale market. “We spend $1.5 million in marketing dollars to bring prospects to St. James Plantation,” Joan said. “And when they get here, we show them everything, whether it’s developer-owned or resale properties. “If anybody tells you we don’t do resales, don’t believe it,” adds Lisa, a St. James resident. "In fact, we sell far more resales than company product." The Oak Island Beach 23 STRAIGHT FOR ST. JAMES It’s one of the most impressive winning streaks in real estate. For 23 straight years, we’ve been the number-one selling private community in the Coastal Carolinas. We kept the streak alive in 2014, welcoming over 320 new families last year and producing over $50 million in sales. New owners Carole and Norman King will attest that St. James has lost none of its allure. “We fell in love the minute we passed through the front gate,” she said. “Having the amenities already in place was a huge plus, and there are a lot of dining and entertainment options close by. And you just can’t beat the private beach club on Oak Island.” The Kings and their dog Junior moved into the Woodlands Park neighborhood last year from Marshall, W. Va, where they had grown tired of the “snow and ice and power outages”, she said. They didn’t know a soul in St. James when they got here, but that didn’t last long at all. “It’s been easy meeting lots of friendly people,” she said. “It seems like we make new friends every time we take Junior walking in Woodlands Park.” The Founders Club Course Woodlands Park WOODLANDS PARK GETS $1 MILLION UPGRADE More than $1 million in improvements is coming to Woodlands Park, the popular 16-acre family gathering place in the heart of St. James Plantation. Highlighting the project are plans to terrace the hill overlooking the Woodlands Park Amphitheatre, improving sight lines to the stage and adding more seating capacity to the 300-seat venue. Plans also call for construction of a 7,500 square foot open-air pavilion, a new children’s playground and four 12x18-foot family picnic shelters, each equipped with its own grilling equipment and tables. Other improvements include: creating a new community garden area in the northeast corner of the park; planting specimen live oaks along the upper garden area; selective tree-clearing to open views of Woodlands Park Lake and adding 57 new parking spaces at three locations. The project is expected to be completed by early2017 and will be completely funded from Property Owners Association (POA) reserve funds, according to POA board member Jeff Toner. “Woodlands Park is already considered one of the premier outdoor amenities on the Carolina Coast,” Toner said. “When these new improvements are in place, that reputation will be significantly enhanced.” Opened in 2009, Woodlands Park features a twoacre lake, a 300-seat event and performance amphitheatre, recreational fields and picnic pavilion, dog park, walking and fitness trails, and environmental education signage. Strolling at Woodlands Park MEDICAL CENTER JUST AROUND THE CORNER By next summer, high-quality healthcare will be just around the corner for St. James residents. Dosher Memorial Hospital has announced plans to open a state-ofthe-art medical center just outside the St. James Plantation Seaside Gate off of East Middleton Road. The Medical Center will offer a comprehensive set of healthcare services, including internal medicine, a geriatric advanced clinical practitioner and cardiology and cardiac rehabilitation. It will also include physical and occupational therapy, imaging and testing and space for rotating specialists. The facility will feature more than 26,000 square feet on two floors. It will provide ample room for parking, according to Tom Siemers, president and CEO of Dosher Memorial Hospital. ‘Health care at your doorstep is one more big advantage of living at St. James.’ “The new Wellness Center will be a beautiful, modern outpatient facility,” said Mr. Siemers. “We at Dosher Hospital are looking forward to being able to provide easy access to a wide variety of much needed health services for the people living in and around the St. James Community.” Construction is expected to begin this summer, with completion in 2016. In addition to St. James residents, the facility will serve patients from Southport, Oak Island and elsewhere in Brunswick County. “Excellent healthcare at your doorstep is just one more great reason to live at St. James Plantation,” General Manager Bobby Masters said. “Today’s real estate buyers tell us the proximity of healthcare is one of the most important things they look for in making the decision on where they move,” he said. ST. JAMES HELPS HABITAT HIT 50 St. James residents are reticent to talk about their role in building the 50th Habitat for Humanity house in Brunswick County. They don’t want to toot their own horn, but they do want to spread the word about the good works Habitat for Humanity performs in Brunswick County. St. James became the official sponsor of the 50th Habitat house last year. Taking the leadership role in the project were Ruth Smith, Carol Szot and Kay Gallota, all members of the St. James Service Club, along with St. James resident Peter Jansen, a Habitat board member. St. James residents quickly raised over $40,000 for the project – half the total needed for construction. The St. James Builders’ Guild and St. James Properties LLC stepped up for the other half with donations of cash, materials and labor. What’s more, a group of about 20 St. James residents did much of the work in building the house, including plumbing, wiring, painting, cabinet installation and interior design. And ‘The Lunch Ladies’ served great meals for the workers every Tuesday and Thursday during construction. As a result, Southport hairstylist Kelly Rhyne is now the proud owner of her own home, and she and her 12-year old daughter Shea have already moved in. A house-warming celebration and dedication was held at the site on Pine Village Drive in late January. “Habitat is the best thing I’ve done since I retired,” - Ed Bowers “Habitat is the best thing I’ve done since I retired,” said Ed Bowers, 78, a former lineman for the New Jersey power company and now a master trim carpenter with 29 Habitat houses under his belt. “It’s a way to give back for all the blessings in my life. Plus it beats the hell out of sitting around the house all day.” Dee Antonio, executive director of the Brunswick County Habitat for Humanity, is a big fan of St. James. “It would be easy for them to just go behind their gates and never take part in local affairs,” she said. “But they don’t do that. They are strong supporters of our organization and many other local charities. We love St. James.” WEYMAN GOES FOR THE GOLD At age 75, Ken Weyman still loves to compete. Only now it’s more about competing against himself and trying to reach the best within him. Last January, the St. James resident set two goals for himself – one, to be the fastest free-style swimmer in his age group in North Carolina, and two, to be the fastest in the entire country. One down. One to go. Weyman dominated last year’s state Senior Games in Cary, winning every race he entered, taking home four gold medals and setting a North Carolina age-group record in the 500-yard freestyle with a time of 8:06. Now he’s back in the pool training harder than ever, determined to be in the best shape of his life when he goes to Minneapolis in July for the National Senior Games. Ken Weyman eyes medals His weekly workouts would put guys a third his age to shame. He swims three at Nationals competition or four times a week, doing more than 2,000 yards a day. When he’s not in the pool, you’ll find him at the St. James Fitness Center, lifting weights and vigorously stretching two or three times a week. Weyman started swimming again eight years ago, when chronic back pain forced him to give up golf. “I loved golf, but it turned out to be a good thing, because it got me back into swimming,” he said, explaining that his last swimming competition was over 50 years ago in high school. In 2009, he jumped back into the water with both feet. After only a few months, he entered the Senior Games, and has been a regular competitor every year since. Now he’s headed to Minneapolis, determined to bring home the big gold.
