spaces are trending to be in short supply. This could be a problem for larger employers
needing to expand or desiring to locate in Northern Colorado.

•As vacancies tighten, negotiating power is leveling.
•Vacancy rates in Loveland and Fort Collins have trended down in the last few years.
Rents are showing signs of rebound, and we expect to see this trend continue.
•Strong absorption of Class A office space in Fort Collins and Loveland may lead
to a shortage of supply in the near future.
•Considerable supply of Class B and C space continues, resulting in many options
for tenants.
•The Greeley market continues to struggle with absorption of inventory. Consequently,
rental rates remain the lowest of the three major Northern Colorado cities.
