Sound planning, design, engineering and construction techniques are being used to create an urban oasis while protecting natural resources. When Bulfinch purchased the Arthur D. Little site in 2000, it quickly returned nearly 10 acres back to open space and natural vegetation restoring areas of the 1950s post-war office park into bountiful green space as it was in the early 1900s. Former parking lots and impervious areas were restored into a natural buffer between the Little River and portion of the property to be developed (closest to Route 2), including adding ponds and other natural features that strengthen the sustainability of the Park. GREEN INITIATIVES AT CDP INCLUDE: • Wetland preservation • Roof greening • Tight building envelope to conserve energy • Sustainable purchasing • Water-efficient landscaping and ponds for rainwater runoff • Electric charging stations • Highly efficient heating and cooling systems • Zipcar car-sharing station • Waste management and recycling of building materials • Bicycle sharing program and storage • Water and energy conservation through efficient plumbing and lighting • Preferential parking for carpooling and hybrid/electric cars HVAC BOSTON Logan International Airport MINUTES TO AREA AMENITIES Park87 Residences CAMBRIDGE Fresh Pond Park way Recreational Fields Archstone CambridgePark Residences Route 16 to 93 Footpa th to Minuteman Bike Path Alewife Station MBT A St atio Atmark Cambridge Residences 180 CambridgePark Drive Residences FUSE | 165 CambridgePark Drive Residences The Residences at 160 CambridgePark Drive Hanover CambridgePark Residences Alewife Reservation The Residences at 130 CambridgePark Drive n 400 500 2 P PSHIRE Lawrence North Andover Silver Maple Forest Lowell elmsford 495 Essex Andover Route 2 to 95 Tewksbury Vox on Two Residences Carlisle 3 95 62 38 225 128 Reading Billerica Wakefield Salem Burlington on FUTURE DEVELOPMENT Beverly Danvers IDEAL LOCATION Marblehead Woburn Bedford Peabody 128 cord 1 Lexington 2 CAMBRIDGE 20 BOSTON Wellesley Newton 9 WHY CAMBRIDGE DISCOVERY PARK am 109 Franklin 9-MIN 9-MIN 24-MIN 5-MIN shuttle ride to Alewife MBTA Red Line station Medford Somerville Weston Natick 5-MIN walk to new AC Hotel by Marriott coming in 2016 Malden Waltham 1-MIN Logan International Airport Massachusetts Bay 1 • World-class 128Cambridge address • Superior tenant roster Milton Sherborn • Build-to-suit/Make it your own • UrbanDedham conveniences with suburban appeal Quincy • Proximity to public transportation • Abundance of on-site amenities Westwood Braintree •MillisPlentiful green space Randolph 1 parking • On-site covered Canton Walpole • Green design 24 • Numerous new 95 residential options Sharon Stoughton walk to the Alewife MBTA Red Line station Hingham Cohasset drive to Logan International Airport 3 Weymouth Brockton 3 East Bridgewater drive to Route 128 Zagster bike ride to area amenities OWNER/DEVELOPER: Michael Wilcox The Bulfinch Companies 781.707.4000 mbw@bulfinch.com FOR MORE INFORMATION, OR TO SCHEDULE A TOUR, CONTACT JLL: Pete Bekarian +1.617.531.4195 peter.bekarian@am.jll.com Molly Heath +1.617.316.6489 molly.heath@am.jll.com John Osten +1.617.531.4107 john.osten@am.jll.com Andrew Whipple +1.617.316.6422 andrew.whipple@am.jll.com www.cambridgediscoverypark.com
