Panels were shored to the perimeter slab-on-grade prior to erection of the supporting steel, which was captured by the precast and partially erected by the Shockey Precast crew. Valley Health’s Cancer Center features two-story architectural precast wall panels with punched window openings. The panels were finished with a combination of acid-washed architectural mix and thin brick cast into the panels. Like Shenandoah Memorial Hospital, the use of precast and thin brick is a conversion from the original steel-and-masonry design. Precast for the Cancer Center was erected from outside the building footprint to shore the panels to the perimeter slab-on-grade, prior to erection of the supporting steel, which was captured by the precast and erected by The Shockey Precast crew. The precast scope of work for the Cancer Center also included two pedestrian bridges. The precast, prestressed, load-bearing façade carries both building perimeter gravity loads from the floor and roof, as well as the building’s lateral loads. Precaster: The Shockey Precast Group The use of precast manufactured and erected by Shockey Precast gave Valley Health the opportunity to trim cost and duration while maintaining an aesthetically striking visage on both projects. For Valley Health’s Shenandoah Memorial Hospital and Cancer Center projects, the owner had initially planned to construct a steel frame structure with field-laid masonry and EIFS at exterior. Early in the planning stage, the project faced concerns of a growing budget and a lengthy duration. General contractor Howard Shockey & Sons, Inc., proposed utilizing the benefits of precast concrete to alleviate these concerns. After some resourceful collaboration, it was determined that The Shockey Precast Group would be able to deliver cost-effective precast solutions that would also meet Valley Health’s schedule for the projects. For the Shenandoah Memorial Hospital project, The Shockey Precast Group manufactured three-story wall panels with punched window openings and recesses for spandrel glass installation. The panels were finished with a combination of acid-washed architectural mix and thin brick. By using precast walls, most of the perimeter steel was eliminated. Thin brick was cast into the wall panels, effectively eliminating a large quantity of masonry work in the field. By combining the exterior wall system from steel and masonry into a single precast system, The Shockey Precast Group helped the owner save time and money on the project. The precast, prestressed, and architecturally finished load-bearing façade carries both the perimeter gravity loads from the floor and roof, as well as the building’s lateral loads. Precaster: The Shockey Precast Group For the construction of the new Trex Warehouse in Winchester, The Shockey Precast Group manufactured 206 insulated precast wall panels, approximately 15’ x 38’ in size. The panels were used as load-bearing members for the roof structure, which eliminated the need for exterior columns and beams. In addition to offering cost savings for the owner, the use of precast offered an overall construction schedule that was shorter in duration than the schedule for steel construction. Design, LEED, and Erection Logistics Highlight Complex Parking Structure Verde at Greenbelt Station Parking Structure Location: Greenbelt, MD Owner: Atapco Properties, Inc. Architect: Gate 17 Architecture, LLC Engineer: Gate 17 Architecture, LLC General Contractor: Lend Lease Precaster: The Shockey Precast Group Design of the Verde at Greenbelt Station parking structure offered numerous challenges even during the bid process, as features including precast planters hung off the spandrels, separate cornice pieces, and a non-repetitive mix of architectural colors and textures were added to the design. Shockey’s flexibility and expertise in handling complex parking structure projects ensured that the changes were quickly and seamlessly incorporated into the estimating process, and a price and schedule were developed that would meet the owner’s budget and overall construction schedule, as well as aesthetic vision for the Verde at Greenbelt Station residential community. For the four-story, one-bay parking structure located in Greenbelt, Maryland, The Shockey Precast Group manufactured 524 pieces of precast, including 141,606 SF of 12’ x 30” deep double tees. Shockey also produced and erected flat slabs, shear walls with architectural finish, wall panels with architectural finish, stairs, columns, inverted t-beams, horizontal rampwalls, architectural rampwall parapets, and architectural cornices. The 200,849 SF parking structure features the use of multiple colors and finishes, including tan, red, and grey, acid wash, brick form liner, and thin brick. The site’s location adjacent to railroad tracks also presented challenges for Shockey, especially in terms of precast erection logistics. To absorb some of the sound on the side of the parking structure facing the railroad tracks, Shockey incorporated quadratic diffusers as sound attenuation measures. To comply with requirements for LEED certification, the parking structure’s design included a solar array mounted on top of the structure. Shockey engineers worked with the project team to address potential load issues created by the addition of the solar array. Additional challenges included coordination of the residential buildings with construction of the parking structure. Shockey worked with the project team to provide recommendations and to develop solutions that would ensure smooth project flow. Onsite meetings were also utilized to maximize project plans. Although the Verde at Greenbelt Station Parking Structure project presented complex issues from design through erection, The Shockey Precast Group worked closely with the owner and the project team to ensure open communication, customer satisfaction, and successful project completion. Precast Design the Right “Market” for Philly to help develop a precast design that met the owner’s budget and schedule. Shockey Precast produced and hauled approximately 408 pieces of precast for the project, including 86,776 SF of double tees. With minimal to no on-site storage available, Shockey had to provide its own drop lot and jockey pieces to the site. Additionally, the building’s difficult footprint and unusual layout created complex challenges in terms of handling and erection of the precast components. Shockey worked extensively with the City of Philadelphia and erector Precast Services, Inc. to coordinate a two-lane shutdown on 20th Street that enabled PSI’s Union erection crews to use a larger crane for the precast erection. 1919 Market Street Parking Structure Due to the Pope’s visit to Philadelphia, street closure permits were revoked early, nearly two weeks before Shockey’s contracted completion date. Shockey crews worked overtime and successfully completed the project before the new deadline. Although the 1919 Market Street parking structure project offered more than its share of challenges during its 35-day precast erection schedule, The Shockey Precast Group overcame each challenge, affirming its expertise as a leader in complex parking structure projects. Location: Philadelphia, PA Owner: Brandywine Realty Trust Architect: Barton Partners Engineer: O’Donnell and Naccarato General Contractor: Hunter Roberts Construction Group Precaster: The Shockey Precast Group Designed for precast, the 1919 Market Street parking structure features five levels, a green roof, and approximately 400 spaces. Despite the logistical challenges associated with erecting precast in downtown Center City Philadelphia, the cost savings and shorter overall construction schedule associated with precast made it the best choice for owner Brandywine Realty Trust. Shockey’s Business Development Manager worked with general contractor Hunter Roberts Construction Group and engineering firm O’Donnell and Naccarato for nearly 18 months prior to award of the project Recently Awarded Projects • Navy Federal Credit Union PS/OB, Vienna, VA (Gilbane) • Capitol Crossing, Washington, D.C. (Balfour Beatty) • Trex II Warehouse, Winchester, VA (Howard Shockey & Sons) • One Loudoun Parking Structure, Ashburn, VA (Howard Shockey & Sons) Silver Line Rail Yard – Among Shockey’s recently awarded projects is the MWAA/WMATA Phase 2 Silver Line Rail Yard and Maintenance Facility in Dulles, VA. The complex consists of seven structures housing transportation police, maintenance, wash facilities, administration, and controls. Shockey will produce and erect 623 pieces (3,705 cubic yards) of precast concrete, comprised primarily of wall panels and other precast components, for the seven facilities, with precast erection scheduled to begin in September 2016. Shockey plans to use multiple crews and crane mobilizations to ensure precast erection is completed as required during the first quarter of 2017. The project team includes design builder Hensel Phelps Construction Company, architect Giulani Associates, and structural engineer Systra Engineering. Howard Hughes Merriweather Parking Structure – The Howard Hughes Merriweather Parking Structure in Columbia, MD is another exciting project recently awarded to The Shockey Precast Group. Featuring 311,331 SF of precast double tees and consisting of 936 precast pieces, the parking structure is scheduled for precast erection in the second quarter of 2016. The project team includes owner Howard Hughes Development, general contractor HarveyCleary Builders, architect Design Collective, and engineer Tarantino Engineering Consultants.
