TIMBERWOOD PARK OCTOBER 2016 Vol. 18 Issue 10 Timberwood Park Owners Association, Inc. A Neighborhood News ™ Publication LETTER FROM THE PRESIDENT Hello fellow residents. As fall season approaches, so do the end of year activities in the neighborhood. Hopefully you were able to attend the October Board meeting and met the candidates that are running for the three open board positions. If you did not get a chance to attend the meeting, please see the candidate bios later in this newsletter. The Annual Meeting notice and Proxy/Absentee ballots should be in the mail to each resident on or about 10/24/16. This is an important process for the neighborhood and the three folks that get elected will join the other existing four board members that will have the responsibility of allocating your assessment money towards running the community and for any capital improvements. Board members also spend a considerable amount of time on administrative functions such as working to ensure deed restrictions are followed and taking related action as necessary; developing and maintaining the TPOA budget; planning and staffing the various neighborhood social events; and much more. It is very important to the community that you do your part and cast your vote, either by proxy vote, absentee ballot, or casting your vote at the Annual Meeting. We must have at least 270 votes to make quorum. If you choose to vote by absentee ballot, please read the ballot carefully and send your ballot via email to contact@spectrumam.com before 5:00 p.m. December 2, 2016. The Halloween event is one of the largest events of the year. If you’ve never been to a Halloween event, I highly recommend it, even if you don’t have children of the Trick or Treating age. This event is one of the best examples of what makes Timberwood Park a great place to live. As I mentioned in last month’s letter, we will be doing things a bit differently this year with regards to access to the park. We will have security folks at the gates to ensure safety. Only residents will be permitted to park inside the park and admission will be granted to folks with gate cards and wristbands. There is limited parking inside the gates so even if you don’t get to park inside the gates, make sure to bring your gate card or have wristbands for your guests to gain entry. The rear gate to the park from Harmony Hills will be for pedestrian use only. The event is for Timberwood Park residents AND their guests. Please see the article later in this newsletter for more information. The possible clubhouse project continues to be a hot topic. At the well-attended August Board meeting, residents proposed that we have a community vote on the project due to the size and scope of this project. The Board agreed and a paper ballot vote for the clubhouse project will be sent in the mail to all residents along with the Board Election ballot around October 24th. This vote will be completely separate from the election ballots and will not be tied to the board election votes. Please read both ballots carefully and follow the directions on how to cast your vote. There will only be one vote per household. There will be no proxy votes for the clubhouse project. Spectrum will tally the votes for the clubhouse before the end of November and the Board will share the results of the clubhouse votes with the community. Should the project move forward, there will be many additional meetings Continued inside 2016 Board Meeting Dates All Meetings are held at 7:00PM at the Clubhouse at the Park. MEET THE CANDIDATES OCTOBER 4 6PM ANNUAL MEETING DECEMBER 6 Continued from Front Page Clubhouse and Fitness Center Hours discussing budget, design, and other major aspects of the project. This improvement project is very important to the community and we hope to have ALL residents cast their vote. Please take the time to weigh in with your vote. As time passes and technology advances, much of the communication regarding the neighborhood will continue to evolve and become more electronic. I’ve mentioned in many of my newsletters, if you are not registered with Spectrum to receive E-blasts, please do so by logging on to www.spectrumam.com . See the instructions later in this publication for details. In my last newsletter, I commented on an experience I had with the Nextdoor website. Since then, I’m aware of some additional social media pages that were created to move some of the more controversial conversations off the Nextdoor site. While I agree that discussion on neighborhood topics is good, I still caution readers on all social media sites to know the source and realize that much of the information is opinion. I also encourage all residents who visit these sites to be civil in their posts. I’ve seen some really negative comments by some residents and don’t really understand why there is so much negativity towards people who have opposing viewpoints. Remember, we all live in the same neighborhood. According to the administrator of the site, Nextdoor is a site that should be used like a community bulletin board, for informational posts, Crime watch posts, lost pets, for sale items, etc. The Nextdoor site is a great site for the neighborhood when used as it is intended. If you have any additional questions regarding the Nextdoor site, please logon to the site and contact an administrator. As a quick reminder, we have another brush and bulky waste pickup on November 5th. There is more information later in the newsletter. We need plenty of volunteers for this and every event, both men and women. Several folks will be needed to help direct traffic so come on out and support your community. Many volunteers are also needed for the Halloween event. For the middle and high school students that need community services hours, these events are a great option. The Clubhouse is open to property owners and their guests Thursday through Sunday, from 9:00AM to 9:00PM. The Clubhouse is closed on Mondays for cleaning. Fitness Center Hours: Monday: 12:00PM- 9:30PM Tuesday-Sunday: 5:30AM - 9:30PM The Fitness Center is closed on Monday until 12:00PM for equipment maintenance and cleaning. To reserve the clubhouse, please contact the onsite office Thursday & Friday from 3-7 PM, Saturday from 9 AM - 1 PM at 830.980.3349. JIM BURDINE Candidate for TWPOA Board • Resident since 1979 (37 years) • President of the first TWP Association • HOA and Advisory Board Experience totaling over 25 years I have watched our community grow and know the hard work and dedication it has taken to bring our community to this point. Schedule Free Irrigation Consultation Because all irrigation heads must be removed from the area where the coupon will be placed, homeowners with automatic irrigation systems must schedule an irrigation consultation to qualify for a coupon. The consultation can be done prior to the application period. If the changes to your irrigation system are extensive, you may qualify for an additional incentive via the Irrigation Design Rebate. That will be explained at the end of your consultation. To schedule, email us or call 704-SAVE. Whether you want to reduce the amount of grass in your landscape or just spruce it up, our WaterSaver Coupons can help you make watersaving changes to your landscape that, once established, will look great for years to come. All you need to do is remove 200 square feet of grass and decide if you want to replace it with droughttolerant plants or a patioscape, or both. Fall 2016 applications will be accepted Sept. 1-Oct. 31. Dream, Explore and Plan Very few of us are landscape designers. And while some gardeners might relish the chance to redesigning their entire landscape at once, others might find the prospect overwhelming. Either way, we have an option that’ll help you hit the ground running. Explore our Design Your Landscape section for landscape design ideas and plans. The 2016 fall edition of the Landscape Coupon allows you to create the backbone of your landscape or add to it. There are 15 trees and 10 shrubs for you to choose from. For the purpose of this coupon, a landscape’s backbone is at least a 200-square-foot bed composed of two small trees, such as desert willow and Mexican olive, and five shrubs such as cenizo and sago palm. Map Out Your 200-square-foot Plot A 200-square-foot garden is bigger than you think. You don’t want to guesstimate it. Instead, use appropriate tools to calculate correctly. If you’ve been thinking of creating an outdoor living space for lounging or entertaining, the Patioscape Coupon may provide you the incentive to finally build it. The coupon is limited to the purchase of the feature item, your choice of flagstone, pavers or stepping stones, which will comprise the patioscape. Customers must purchase enough of the feature item to cover at least 80 percent of a contiguous 200 square feet. Remember, the coupon is only intended to offset a portion of the total project costs. Dig it Up, Cover it Up or Spray it Up Grass can be tenacious and return to compete with new plants if it’s not eradicated properly. Here are three ways to permanently remove grass in preparation for your next garden project. Apply for Coupons Apply for the WaterSaver Landscape coupon or Patioscape coupon online or mail in a paper application starting Sept. 1. Prep for Coupon Launch Review Program Eligibility & Highlights Be sure to read through the program eligibility requirements to be sure you qualify before applying. Of the two coupons, the landscape coupon is the most budget friendly. The patioscape coupon will more than likely have a larger out of pocket expense. With either choice be sure to plan, design and budget wisely. It’ll make your project’s success a lot easier. TPOA is sponsoring another brush cleanup at the park on November 5th from 730 am- 12 noon. This is a great opportunity for all residents to take advantage of a free brush drop off and shredding service. The county assists us twice a year and provides this service to the HOA for free. In addition to brush drop off, we also have bulk waste drop off. Tiger Sanitation will have garbage trucks to fill with junk. Tiger will take almost about anything including metal, wood, furniture, plants, appliances, old patio furniture etc. If you’ve participated in this event before, you’ve probably noticed the small army of volunteers that help residence unload brush. Please keep in mind that these hard working folks are volunteers and are giving their time to help folks unload brush. You’ve probably also noticed, that the lines for drop off can get very long due to difficult unloads. There is a change to the pickup this year. All vehicles participating in the drop off will have to enter through the main gate off Timberline. The newly installed back gate road is not wide enough for two trailers to pass and the turn into the brush drop off area is too tight. That being said, here are some tips to make you brush and bulk waste drop off as quick and painless as possible. 1. Always load trucks with the trunks or base of the branches pointing towards the back of the truck. 2. Try not to cut the limbs into tiny pieces. Larger limbs are easier to drag out than a bunch of tiny pieces. 3. Try to put the largest limbs on the bottom of the pickup bed and the lighter bushy pieces on top. Usually the volunteers can just pull on the large bottom larger trunk pieces and the entire load will come out the back of the truck. 4. If you have a rubber non-slip matt in the back of the truck, remove it before you load the truck. The rubbers matt’s grip the trunks and don’t allow the brush to slide out. JoDee Gilmore BROKER, Realtor® 5. If you have a huge load of brush and can tie a chain round it before you load it, there usually is a bobcat on site and the bobcat can hook up to the chain and pull the load out easily. Direct ~ 210.887.5885 Fax ~ 210.957.7171 Web ~ www.JoDeeGilmore.com Email ~ JoDeeGilmore@gmail.com 6. Smile and be patient. Most volunteers are there for several hours helping to unload. Thinking of selling your house next spring? CONTACT ME TODAY for Fall Projects to do now. 7. Be aware of your surroundings at the drop site. There are many vehicles and people all milling around. Be aware of the bobcat’s location, and stay clear. NEW LOCATION to serve your needs even better! 27560 OLD BLANCO ROAD (across from Bullis County Park) Specializing in...
