Lika Lani Projects
Lika Lani completed major projects in recent months. The roof has been
replaced and solar panels are being installed on the south and west roof.
In May, the Board approved a remodel of the bathrooms, and replacement
of the wooden louvered windows in the master bedrooms and bathrooms.
The remodel involved the removal of the existing tub and tile surround
in the master bath; replacing it with a walk-in shower. The shower stall
in the guest bath has been removed and replaced by an oversized tub and
tile surround. These changes have brightened up each of the bathrooms,
and the new windows compliment the lanai doors and kitchen windows.
In the process of this work, the contractor found old termite damage in
the bathrooms and on the west exterior wall of the building. No live
termites were found and these areas have been repaired. Finally, once
the roof was replaced and the solar panels were installed, rain gutters
were added and the exterior received a new coat of paint.

Summer flew by oh so quickly and the holiday season is just around
the corner.
It has been a busy summer and fall here at home. Occupancy is high
and all projects continue to move ahead.
Oh where do I start? Let’s begin east then move west.
The Rooftop Center has received a few additional solar panels; the
mini golf greens have been replaced and vinyl slats replaced the
tennis screen. The slats provides more coverage, looks better and will
last longer.
In Coral, interior tile replacement began in July and 7 units have been
finished so far. The Board selected the bedroom furniture and that
order has been placed. It will be the same as the Banyan furniture,
with a Bird of Paradise motif. Fabric for the drapes has been chosen
and a sample will be available for review at the January meeting.
Also, in Coral, the time has come to replace the range and the
microwave. With a change to the cabinets, we will install the
microwave above the range, providing more counter space. A model
is being completed for the Board to view in January.
In Banyan, bathroom and floor tile renovation continues, with 31
units completed so far.
At Alii, replacement of the walkway carpet has been completed. We
are getting estimates for the replacement of the railings on both the
walkways and the lanais. We are looking for a powder coated
aluminum product that will require less maintenance.
Major appliance replacements were approved at the meeting as
follows:
Alii: range, hood/microwave, washer, dryer and dishwasher.
Banyan: washer and dryer.
Lika Lani: washer, dryer and dishwasher.
I would also like to take this opportunity to remind you of the
upcoming Board election at the January Annual Association Meeting.
The proxy and ballots will be mailed in early December.

An international program that recycles used soap, shampoo
and conditioner. Our Housekeepers place the used products in
recycle bins and it is shipped to the mainland once the bins are
full, where they are sanitized. It is then shipped around the globe
to help disaster victims and third world countries.

Sofa Mattresses with Encasements: The sofa mattresses have been
installed.

Property Overview: Lika Lani recently went through some major
renovation, which included their bathrooms, windows, painting the
exterior of the building, replacing the roof, installing solar panels
and rain gutters.
Area Rugs: After having these cleaned professionally, we decided to
keep using it.

Termite Damage Expenses: (MSP: de Coligny/Blohowiak): To
ratify the termite and wood rot damage repair to the exterior of the
building at a cost of $5,625.18. This was found during the window
replacement.
Financials
October 2014 – August 2015
AOAO: Total income is $71,968; total expenses are $69,147;
with a surplus of $2,821; Capital Reserve balance is $35,760.
TSOA: Total income is $156,638; total expenses are $152,307;
with a surplus of $4,331; Capital Reserve balance is $23,702.

Washer/Dryer/Dishwasher: (MSP: de Coligny/Blohowiak):
To approve the purchase of these items from Home Depot at a cost
not to exceed $8,400.
Receivables
The receivables balance as of August 31, 2015 is $ 209,889
compared to $ 200,702 in 2014 (4.38% variance).
Termite Damage Expense: (MSP: Blohowiak/de Coligny):
To ratify the termite and wood rot damage repair to the bathroom
wall at a cost of $1,000.
Write Offs
AOAO: (MSP: Blohowiak/de Coligny): To approve total write
offs of $57.71.
TSOA: (MSP: Blohowiak/de Coligny): To approve total write offs
of $133.26.

be placed on the ballot pending verification that their accounts are in

Unfinished Business
Interval International Club Gold Program: Approximately 6
months ago we were approached by II regarding this program. We
have decided not to affiliate with this program as they require our
owners list including phone numbers and email addresses. We do
not provide this information based on previous feedback from our
owners.
Report of Executive Session
There was no Executive Session.
Adjournment
There being no further business, the meeting adjourned at 9:38 a.m.

FYE 093014 Audit: We are required to complete an annual audit by
an independent auditor. This year was delayed as our auditor was on
medical leave. The independent auditor issued an unqualified
opinion which is the best opinion you can get during an audit.

for both the AOAO and the TSOA.
AOAO
Roof/Solar: We are currently in Phase IV of our Solar project. The
roof is complete and the solar installation continues.
Bedroom Window Replacement: This project is complete.
Gutters: This project will be done in October.

Are children allowed in the Alii pool area? Yes, children are
allowed at all pool areas. We do not have an adult exclusive pool.
What should I do when I see other guests violating pool or resort
rules? Please contact the Front Desk immediately, they will dispatch
Security.
Where are the designated smoking areas and why do I have
to smoke only in those areas? The designated smoking areas are
located at the Banyan trees in both the Alii and Banyan sections of
the parking lot and at the entrance of the Garage. Designated smoking
areas will have a cigarette urn. Hawaii Law states that it is illegal to
smoke within 20 feet of any building. This law includes electronic
cigarettes or e-cigs.

Beach Clean-up
was held on October 23rd with a total
of 35 participants. We relocated rocks
from the sand to the rock wall, picked
up trash, and trimmed the overgrown
hedges along the road side. We
included the shorelines across our resort and also
fronting Prince Kuhio Park.

The LBR ‘Ohana entered a walking unit in the Koloa Plantation
Days Parade to reflect the theme “The Legacy Lives On” by
showcasing how Koloa Town used to look in the past on poster size
photos. We won 1st Place in the Walking Unit Division and Best
of Parade!! Mahalo to all who helped, especially our Planning
Committee Leaders: Nick Solatre, Cora Galano, Miles Kobayashi.

Old Koloa Sugar Mill Run The Rotary Club of Kauai is pleased to announce their 13th annual Old
Koloa Sugar Mill Run set for Saturday, November 14, 2015 at Anne Knudsen Park, Junction Maluhia
Rd (RT520) & Emi Rd, Koloa. This is Kauai's premier 5-Km, 10 Km, Half Marathon Runs, and

Festival of Lights The Festival of Lights opens the first Friday in December
at the Historic County Building and runs every Friday, Sat and Sun evening
through Dec. 24 from 6:00 pm - 8:00 pm. The Park lights glow every night
through the New Year. The Festival of Lights interior display of Auntie Josie’s
gorgeous creations and the dazzling creations crafted by Kauai artisans is
open every riday, Saturday and Sunday evening from 6:00 pm-8:00 pm.

Lights on Rice Street Fun Parade with the community lighting up themselves or their vehicles to celebrate the arrival of
the Holiday Season. Parade starts when the Festival of Lights (at the Historic County Building) Lights up at 6:00 pm. and
starts from the Vidinha Stadium and travels up Rice Street to the Historic County Building. There is also a craft fair at the
top put on by the Kauai Museum that lasts all day from 9:00 am - night with food vendors.

Waimea Town Christmas Parade The Annual Waimea Lighted Christmas Parade on December 19th (Saturday)
beginning at 6:00 pm. Beautiful floats decorated with twinkling lights and marching groups all aglow will parade down the
center of Waimea Town to celebrate another brilliant Kalikimaka (Christmas). Arrive early - organizers suggest finding a
spot for parade viewing by 4:00 pm. Many community and business organizations offer food booth items for purchase along
the parade route. Stay after the parade for the town of Waimea?s Christmas party at Hofgaard Park featuring live, on-stage

Waimea Town Festival Kauai's largest and oldest annual festival on the west side of the island that
provides non-profit organizations and clubs with fundraising opportunities while promoting
community unity and economic development! February 13 - 20, 2016, will find the west side of Kauai
filled with LIVE entertainment: a Hawaiian rodeo, canoe and stand up paddle races, a film festival,
softball and 3-on-3 basketball tournaments, a fun run (10K, 5K, 2K), hat lei and 'ukulele contests,

Saturday, Feb 13th - Waimea Town Celebration Regatta 2016 Traditional Hawaiian outrigger
canoes race along the Waimea shoreline competing in the Century and Half-Century Divisions for Men, Women and Mixed

1-Man, 2-Man, SUP and Surf Ski Races Long Course (8 miles) is from Mcbryde to Waimea Landing; Short Course (5
miles) is from Salt Pond to Waimea Landing. Register on Saturday (2/13) between 9 and 11 am at Salt Pond. A shurttle will
run from Waimea Landing to starting lines. Race begins at noon and lunch will be provided at finish for all paddlers. Race

Sunday, February 14 - King Kaumuali'i Festival A festival honoring the legacy of Kaua'i's last king will take place at
Pāʻulaʻula (Queen Elisabeth Russian Fort). It will feature Makahiki games and guided tours beginning at 11:00 am and a
formal program from noon to 5:00 pm. The Festival will feature an original 3-act play depicting important historic events
of the Kingʻs life, special hula performances by Kauaʻi hālau, and original songs written for King Kaumualiʻi performed

Wednesday, Feb 17th - Ambassador of Aloha 2016This annual event celebrates our island tradition of "community" by honoring

tirelessly to honor Hawaiʻiʻs people and heritage by working with countless groups to provide unique, memorable and enriching

Friday, Feb 19th - Saturday Feb 20th - Heritage of Aloha Ho'olaule'a - Enjoy FREE LIVE entertainment at the Old Waimea Mill
site from 5:30 pm until midnight! Support community non-profit groups by purchasing local foods from concession booths. There

Waimea Roundup Rodeo- Traditional rodeo events including paniolo poʻowalu and double mugging, which are unique to Hawaiʻi
rodeos, will be held at the Friendship Do Ranch at the Old Waimea Dairy site. Team Roping on Friday (10 - 5:30 pm) is FREE for
spectators. Saturdayʻs events begin at 10 am with a special Opening Ceremony that includes inducting a talented cowboy into the
Nā Paniolo Kauaʻi a me Niʻihau 2016 Hall of Fame. Admission on Saturday is $5/adults; $3/child (5-12 years). Food concession and

3-on-3 Basketball Tournament - This is the largest 3-on-3 basketball tournament on the island and benefits the Westside Basketball
Club. All games are held at the Waimea Canyon Park Basketball Courts on the corner of Huakaʻi Road and Kaumualiʻi Highway.
The cost is $10/player (school division) and $25/player (adult division). Late Registration is $30/player. Games will be played:
Adult Male Teams on Friday from 6:00 pm - 9:00 pm (5 pm for Adult Late Registration). Youth Teams on Saturday from

Thursday, Feb 18th - Sunday, Feb 21st - Slow Pitch Softball Tournament - Teams from across the State of Hawaiʻi compete in a
